Investing in an
INDEPENDENT NEWSPAPER By pennie scott Real estate is a fascinating sector with many influences able to cause upward, and downward, valuations of property. Principal of PRD Wagga, Simon Freemantle, is one of the share-holders in Wagga Weekly who bought in to take advantage of another option in the print media advertising space for real estate. “Until the weekly Riverina Real Estate guide, all agents had to advertise in Domain,” he said. “We had no choice.” “It’s fantastic to have an independent local newspaper reporting what is happening as we (who live) here see what’s happening instead of the usual metropolitan style of reporting which is all about sensationalism.”
PRINCIPAL OF PRD WAGGA, SIMON FREEMANTLE.
“As Wagga Weekly is independent, it is not pressured by anyone else telling it what it has and how to report so, here in Wagga, we read the stories as other people who live in Wagga understand them,” Simon said. And Simon’s forecast of Wagga is very positive, especially with the continuing development of the Bomen Industrial Centre. “The Intermodal hub at Bomen is one of the most significant projects and how that plays out over the next 10 years will have an impact on Wagga.

“The PRD State of Play report for the second quarter of 2018 is due to be released soon, providing a detailed analysis of activities, trends and outcomes for Wagga, with the future looking very bright,” Simon concluded.
“The NBN rollout has been laborious and slow in Wagga, but necessary for business to have access to the world as metropolitan cities do,” he explained.

MISTAKES MADE WHEN
styling a home
Five years ago, styling your home for sale wasn’t a big thing. Vendors still tidied up and made things look presentable, but pre-sale home styling wasn’t expected. When I say styling a home for sale what does that actually entail? Does it mean emptying the contents of your home and adding in all new furniture? Sometimes, yes – if you want to ensure the maximum possible price when selling your home by presenting it in a certain way, BUT this is not possible for every vendor. Sometimes you’ll need to use what furniture you have to maximise your end-dollar vision. The idea is to create a relaxed contemporary feel so that any potential buyer will feel like they can live in the home. You need to take some time to do this before you decide to sell, and, yes, it will be extra work, but it’s worth it in the end. If you don’t know where to start, then talk to a real estate agent and get ideas on where to start. There are many styling and de-cluttering gurus around these days, so ask them to recommend someone to help you - even if it’s to find out where to start!
FOR SALE By Katrina Chambers When I am scrolling through real estate ads I’ve seen many mistakes so, here are some tips to avoid! Not cleaning up You must clean, clean and then clean again before putting your home on the market. If it’s not clean you won’t be selling the home at its full potential. This means cleaning windows, tracks, curtains, oven, mirrors, carpet… everything. Not cleaning up will be a huge mistake because no-one wants to move into a grubby house.
RIVERINA WEEKLY REAL ESTATE | PAGE 9
WEEKLY INTERIORS Not paying attention to the exterior Curb appeal is the first impression of your home and neatness, styling and cleanliness are essential for people to take a second look. Is it wellmanicured, clean and inviting? Mow the laws, weed the garden, and use a high-pressure to thoroughly clean the driveway. The exterior of a house can be high maintenance, but if it’s clean, it’s a big plus for potential buyers.
Too much furniture To make your place look bigger, keep the spaces open and free of furniture. Make sure your entry is not cluttered and remove unnecessary sideboards, console tables or decorative chairs. Can people walk easily and freely through your house without having to dodge furniture? It’s better to have less than more and to create an open feeling, keep some walls and bench surfaces empty.
Leaving pets at home This is not so much a styling tip but an order — you must de-animal your home. Hide the pet stuff from inside your house so there isnt any kitty litters, water bowls or cat scratchers in sight. Take your pets with you when you have an open house or inspection because not everyone is an animal lover. People want to wander through your home without pets hanging around or feeling you have had them living inside.
Not letting the light in Remove heavy curtains, turn on the lights and open the windows. Most homes will have a dark area somewhere so it’s important to ensure the entire house feels light and bright. You don’t want people to feel like they are walking through a cave.
Neglecting the clutter Guess what — people look inside cupboards and drawers to check storage space so shoving things in there isn’t the answer to a clutter problem. Time spent de-cluttering and almost halving the contents of your home can take a bit of work, but it is well worth it in the end. Clutter will not sell your home. It is, in fact, a massive turn-off and will prevent people seeing the home’s full potential.
If you’re not consciously thinking of how your home is styled before you put it on the market, I think you’re crazy because some planning and preparation before inspections can mean thousands more dollars. Presentation sells. Good luck.

WEEKLY GARDENING
TREES
for your garden by Mick Forrell: Wagga Nursery There are dozens of species of trees available to suit any style of garden, be it on a large scale or a suburban block. This week we are concentrating on the medium sized house block for our growing area. There are many beautiful trees, both native and exotic species, which can give shade and structure to a garden without taking up large spaces.
Evergreen Native trees which have the advantage of attracting our local birds: Acacia floribunda
A bushy, fast growing, long-lived Wattle to 5m. Yellow flowers in Spring. Remove lower branches to create shade tree. Tolerant of clay soils.
Baeckea virgate
Most commonly grown as a shrub, but with the removal of lower branches a stunning, weeping small tree to 3m high can be achieved. It has a profusion of white flowers during Summer and, to keep the shape bushy, trim the top of plant.
Acacia floribunda
Banksia marginata – Silver Banksia
This is our local Banksia. Grows to 5m in sun or part shade. It has large yellow flowers during Summer and birds love them.
Callistemon ‘Endeavour
This beautiful tree to 3-4m, with bright red flowers in Summer is one of the most drought-hardy bottlebrushes for our local climate. Trim to shape after flowering.
Callistemon ‘Kings Park Special’
Banksia marginata
A small tree to 4m high with bright red brushes in Summer. The removal of old blooms after flowering will keep the plant bushy and neat. This variety will tolerate most soil types and is the fastest growing Bottlebrush for this region.
Eucalyptus ‘Eucy Dwarf’
This dwarf form of Eucalyptus leucoxylin grows to 4- 5m, forms a beautiful shade head and produces beautiful red / pink bird attracting flowers in Spring.
Eucalyptus luehmanniana
Another beautiful small native tree to 6m, with a smooth, silver trunk and weeping clusters of large, colourful leaves. An excellent choice for rocky or well-drained areas.
Fraxinus griffithii
Callistemon ‘Endeavour
This exotic small tree will grow very quickly to a height of 5m in a protected area in your garden, but expect a slower growth rate in an exposed situation. It responds favourably to regular feeding and extra water in Summer.
RIVERINA WEEKLY REAL ESTATE | PAGE 11
WEEKLY GARDENING Acer palmatum;
Deciduous Trees. There are so many possibilities to mention however, here are some well suited to our region. Acer palmatum; The Japanese Maple is a beautiful tree with eyecatching Autumn colours of yellow, orange and shades of red, and can reach a height of 5m. There are grafted varieties produced to ensure a mature growth of around 3m and an accurate Autumn leaf colour prediction. Others have a weeping habit, grafted at various heights to suit many situations. None are suggested for hot, windy or exposed areas, but are ideally suited to our protected areas we have already created in our previously mentioned ‘garden rooms’.
Malus ioensis ‘Plena’
Malus ioensis ‘Plena’
This Crab Apple is our favourite small tree which grows to 4m high and 3m wide and produces large pink-and-white blossoms in Spring with flushes of silvery-green new growth. In Autumn the foliage turns yellow and orange before falling to the ground. They are not a fruit producing Crab Apple.
Malus ioensis ‘Rubra’
A lovely small tree growing to 4-5m high with deep pink blossoms in Spring and a dark coloured trunk. Autumn tones of orange and copper foliage complete the overall attraction of this selection and, as a bonus, this variety may produce a small amount of fruit.
Flowering Peach
Prunus species
These include ornamental Cherries, Plums, Apricots, and Peaches. They are all tough trees growing to a height of 6m. There are many varieties producing double and single flowers and attractive autumn foliage colours. They will tolerate heavy or wet soils and are well suited to our local climate.
Pyrus species
Commonly known as Ornamental Pears, these stunning leafy trees are available in a variety of sizes. All make stunning Autumn statements with bright orange and red foliage colour and, in Spring, copious amounts of white blossoms clad the branches before re-leafing occurs. This variety of trees are fast growers and very easy to establish. For more information on any of the above variries of trees visit Wagga Nursary at 7161 Olympic Highway Wagga Wagga or phone (02) 6931 2600.

WEEKLY INSPIRATIONS
COLOUR MATCHING The 6 Best Tools By Inspirations Paint Wagga Colour matching is an important part of completing your DIY project. Whether starting a new project and you want a specific colour, or you’re needing to match an existing colour for a touch up, it’s important to ensure your colours are matched perfectly. It can sometimes be a time consuming and frustrating process And imagine your disappointment if the colour doesn’t end up being an exact match. But not to worry – we have all the tricks and tools to make colour matching a breeze for your next project.
1. BRUSH OUT BOARDS Brush Out Boards are such a handy little resource when it comes to completing your DIY project. We don’t need to tell you they are one of the best thing to use when selecting your paint colour. They are easy to test in the actual room against a variety of lighting, against your furniture, flooring, etc, but they also make colour matching super easy in the future. The sticker on the back of the board easily identifies the brand and colour of the paint you used. So when it comes time to touch up your paint project, just refer to that Brush Out Board.
2. COLOUR SWATCHES Colour swatches are also a great way to match colour to an existing painted surface, a coloured fabric or a picture. Head into your local Inspirations Paint store to pick up free Dulux and Berger colour swatches, and the process is super easy. Simply hold your colour swatch against the surface you are trying to match and keep changing the colours until you find the best match. There are a few obstacles with matching colour swatches though – not all colours available from Dulux and Berger are available in colour swatches, and the natural light can influence how a colour appears (it may seem brighter in the morning, or deeper in the evening). You can also use your smart phone and compare against the colours used in our Colour Wall. But this method would be recommended as a last resort. The difficulty in trying to match colours solely off a device (be it a smart phone, tablet, computer monitor) is that there are too many variables to get an accurate match. The colour you are seeing on the screen can be affected by brightness, colour saturation and contrast, and can end up being several shades different to the colour you are trying to achieve. So if you are matching off a device, make sure you have a chat to the experts before you decide on your colour. These devices are best used when you are colour matching for a new project and you are slightly flexible with your final colour selection.
RIVERINA WEEKLY REAL ESTATE | PAGE 13
WEEKLY INSPIRATIONS 3. SPECTROPHOTOMETER A spectrophotometer is a very cool device which shines a light onto a surface and electronically measures the colour of the surface. The spectrophotometer is able to calculate the various pigments in a colour to produce an exact colour match and, as it is all digital, it removes the chance of human error, technically providing the best colour match. The spectrophotometer works when you are able to bring in a sample of the painted surface roughly the size of a 10-cent piece which is smooth in texture and free of marks. While this awesome technology removes the opportunity for human error, the irregular texture of a sample such as a brick may cause shadowing on a sample, or a mark can show the colour reading as darker than it actually is. So using a smooth, clean sample is super important. However, bringing in a sample of colour from a pre-painted wall, may be difficult to source without damaging your wall. The equiptment is best used when you are after an exact colour match for a project and you can bring in a sample of the colour you are trying to match.
4. HAVE A CHAT WITH OUR IN-STORE EXPERTS The team at your local Inspirations Paint store is equipped with a wealth of knowledge for all things project related. Most stores have access to incredible Colour Consultants who eat, sleep and breathe everything colour and they can often colour match by eye. The same goes for our experienced staff members, who were naturally colour matching before spectrophotometers even existed. It’s best used when you want to match a colour, but also want to get some good human advice.
5. DULUX’S SNAPSHOT This awesome tool is a game changer for colour matching. Available to purchase from your local Inspirations Paint store, this hand-held device is easy to colour match just about anything – after you’ve purchased your Snapshot device, download the partner app and calibrate your device. After that, it’s as simple as holding your Snapshot device against the colour you are trying to match, push the button and when the three lights illuminate you’ve got your colour. The Dulux colour closest to the colour you are trying to match will appear on your smart device, as well as two similar colours from which you can choose. It’s best used when you need to colour match but can’t bring a sample in store or you’re looking for colour inspiration for that next project.
6. YOUR COLOURS ARE RECORDED WITH PAINT CLUB Do you remember the colour you painted your child’s bedroom? We do. Paint Club is our loyalty program and Australia’s largest paint club which is free to join. Aside from the discounts you receive on your purchases, the biggest benefit of being a Paint Club member is that your purchase history is recorded. So, the next time you need to touch up one of your projects we can tell you the colours, the quantities, the products, the room in which it was done and the day it was purchased. These records are kept as long as you are a Paint Club member and can be accessed from any of our stores nationwide. So after going through the above colour matching exercises and you’ve visited your nearest Inspirations Paint store to make your purchase, we take care of all the recording to save you all that effort next time. Use the facility when you need records of all your purchases to ensure colour matching is a breeze for all future touch ups. Colour matching can be difficult, and absolutely heartbreaking when the colour match isn’t exact. So as with all DIY projects, we recommend heading into your nearest Inspirations Store to have a chat to our expert teams before tackling your next project. If you have any questions please call in and see us at 18 Dobney Avenue and speak to Allan, Tracy, Jenny, Dean or Rob. We are very happy to help.
