FARMERS HOME million dollar facelift by Marguerite McKinnon It’s one of the busiest corners in Wagga and reportedly among the busiest in country NSW, and a landmark on the corner of Hammond Avenue and Lake Albert Road, the Farmers Home Hotel, is about to undergo a facelift which will cost at least a million dollars. In a David and Goliath twist, Wagga publican Sean O’Hara and business partners, the Laundy family, took back control of the pub on 18 June from Woolworth’s Australian Leisure and Hospitality Group (ALH), which, among others, owns BWS and Dan Murphy’s. “It’s not Woolworths-owned anymore,” Sean said. “It’s now locally-owned and operated. That’s important to us because we’re a small family business.” Sean and his partners bought the Farmers Home in 2007 before leasing it to Woolworths in 2012 while retaining the freehold. “They were going to have it for longer, but we’ve come to a deal and have taken it back. Now we’re hoping to fix it,” Sean said. When it comes to fixing pubs, Sean has an almost Midas touch following his role in the stunning revival of the Kooringal Hotel, which won the Australian Hotels Association Awards for Best Overall Country Hotel and for Best Renovated Hotel in 2014. Say that to Sean, however, and he will shake his head dismissively. “Well we’ll see. For every one you get right, you’re closer to getting one wrong,” he said philosophically. Sean’s head has been on swivel in the past month as he surveys the vast job ahead to make the Farmers Home Hotel great again. “Look at the carpets, they’re disgraceful,” he said while shaking his head in his refreshingly honest opinion. “Look at how old the front of the bar is. Everything is so run down. You’re right, I’m upset about it.”
But he’s a publican with a glass-half-full outlook. “We’ve got a slogan we’re using. Like Donald Trump said make America great again; we’re making the Farmers great again.” The first big change patrons, and even passing motorists, will notice is what’s no longer there. “I’m a big fan of playgrounds, but it was definitely in the wrong position, so we took it out,” Sean said. “Why would you have a playground in the middle of your main beer garden? We thought it was hurting trade and we had a lot of comments from people before we took over who complained, and I agreed with them. We hope to put in a better play area down the track.” Sean knows the upgrade cannot be delayed, and is thankful the takeover and renovations are both happening in Winter. “We’re painting the fence charcoal, then the pub interior and the roof. It’s going to cost well in excess of a million dollars to renovate,” Sean said. “The positives are it’s in a sensational location on the busiest corner of Wagga, and country NSW. Plus when we ran the pub six years ago we didn’t have the International Hotel across the road.
“If we fix it up, patrons will reward us for taking back the pub from Woolies.” The combination of the Laundy’s and the O’Hara’s is a potently successful mix. The Laundy’s are third generation pub owners dating from 1945, while Sean’s family history dates back around 100 years. “My great grandfather on Mum’s side was running a pub in Chippendale called The College Green in the 1930’s and he went to break up a fight and got either shot dead, or stabbed. Back then there were no security cameras and they never got the killer,” Sean explained. Martin Sayers was in his 30’s when he was killed. “My grandmother, Mary Sayers, got called while she was at the movies in Balmain, and came home to find her dad had been killed.” If Sean’s track record is anything to go by, the Farmers Home Hotel will be one pub definitely worth watching. Pictured Below: Farmers Home owner Sean O’Hara says he and his partners will spend well in excess of a million dollars towards making the Farmers Home Hotel great again.

WEEKLY INTERIORS
How to choose an
INTERIOR DESIGN
style
You might be like me and love a few different designs but don’t really know what you’d call your own interior style. If you’re struggling to bring it all together and can’t seem to get the flow right, here are a few tips on how you can narrow it down to help you on your way. It’s easy to fall in love with lots of different interior design trends, but if you’re not sure how to bring it all to life, then you might need to slim down your choices. Maybe you’re starting out fresh and building a new house, or you think it’s time for a cull and a few new pieces in your home.
THAT SUITS YOU By Katrina Chambers
HERE ARE 4 TIPS TO HELP YOU GET STARTED
> RESEARCH The internet (and Pinterest) can help you research a style you might like. Save photos of rooms which catch your eye and those you think you could live with. Gather a list of paint colours and even fabric swatches. Once you bring images and a few samples of things you like together you should start to see a pattern forming.
RIVERINA WEEKLY REAL ESTATE | PAGE 11
WEEKLY INTERIORS > INSPIRED BY I find display homes are the most inspiring. A display home sticks to a theme cohesively throughout the home. It’s a one-stop-shop for your styling inspiration. If you like beachy, then a display home decorated using this theme will continue it all the way through so you can see how they’d style the bedroom through to the kitchen and outdoor living. Then you can add your own personal touches. Stalk a few project builder’s websites because they often have room tours of their popular display homes.
> NAME IT Even though you might feel like you’ve mashed a couple of styles together (once you look over your saved images/mood board) you might see a couple of interior design buzz themes pop out at you. Examples include Scandi, Industrial, Minimalism, Mid Century Modern, Classic, Contemporary, French Country, Boho. Then you can start searching for inspiration using just these few words.
> CAN YOU LIVE WITH IT? You might be in between a couple of styles, but that’s ok. I am always in between styles, I like to combine a few together. I buy what I like and what I can afford. I also buy what suits my family – three boys and two inside dogs. You must think about the practicality and use of the items in your home. There is no use buying lots of glass items or shiny things if there will be upkeep because the kids smudge food everywhere. Don’t buy all white pieces if that means you’ll be scrubbing finger marks off them.
Research first, find your inspiration, put a name to it and then decide whether you can live with it.

WEEKLY INSPIRATIONS
Luminous with abundant
NATURAL LIGHT By Inspirations Paints Wagga We know how important a good first impression is. The presentation of the exterior of your home can add value and help you express your style. Luminous with abundant natural light, white is one of the most popular and stylish colours to choose when painting the exterior of your home. See how the right white can transform any exterior to feel clean, crisp and fresh or warm, inviting and relaxed.
Contemporary homes lend themselves to simple colour schemes which complement their architecture. Whites with a grey undertone such as Terrace White featured in this image can be used to create a neutral base for charcoals or brighter shades on details such as gates, or in this case, a bright feature door.
RIVERINA WEEKLY REAL ESTATE | PAGE 13
WEEKLY INSPIRATIONS
A tribute to the classic Queenslander, the Miller Mood colour used on the weatherboards, paired with the Lexicon Half used on the fascia provide a cool, crisp palette designed to complement this style of house exterior.
Create a cool costal vibe on a weatherboard home by pairing colours such as Dulux White Box with a bright white such as Dulux Lexicon Quarter. Balance against sandy neutrals to immerse yourself in the tranquil colours of the seaside.
Modern, minimalist, clean and bright, Dulux White Duck provides the right amount of tone to stand out as an accent colour to create this contemporary exterior. If you have any questions please call in and see us at 16-20 Ashmont Avenue and speak to Allan, Tracy, Jenny, Dean or Rob. We are very happy to help.

WEEKLY GARDENING
It’s the time to
PRUNE ROSES
by Mick Forrell: Wagga Nursery
Roses are very forgiving so if you get it a bit wrong, don’t worry! Roses will live without pruning, but as they are deciduous they respond well to a good prune in Winter. Doing this will give you lovely new shoots to replace the old ones, keeping the plant young with more flowers per season and shapely, bushy plants. It is advisable to have a good set of tools to make pruning easier. We recommend a pair of leather gloves and a sharp, clean pair of secateurs. Loppers, hedge shears and a pruning saw are also handy. Start by removing any dead wood and spindly/small branches. Remove older stems if a newer shoot has grown from the crown. With established rose plants, pruning will encourage new growth.
All cutting material and fallen foliage should be placed in the green waste bin and the plants sprayed with a fungicide particularly aimed at killing the spores of black spot, mildew and rust. We recommend lime sulphur to control fungal problems as well as addressing any white scale problems. At this stage it is still too early to get maximum value out of manures or fertilisers. To get a good start to Spring growth loosen the top 2 to3 centimetres of the soil and remove weeds. The beginning of September heralds warmer Spring weather, which is more conducive to plant growth. With quickly developing foliage it is important to commence regular spraying at intervals of 15 days to protect plants from fungal disease and pests, including aphids and caterpillars. This is best achieved in the cool of the evening or early in the morning to avoid leaf burn damage. September is the time to boost plants with a quality seaweed plant tonic such as Sea Tea and begin a feeding program that which bolster growth and encourage flowering.
Next prune the main branches by at least a third, or up to half back in length. It’s best to cut just above a bud. If you want to take extra care you can angle the cut away from the bud. An ideal plant will have at least five main branches after pruning. Keep the base of the rose clear of debris, bark, soil and scaly growth. In mild areas, July is the ideal month for pruning roses. In colder areas, such asWagga Wagga, it is better to delay pruning until mid to late August. I have found this reduces the chance of frost damage to new shoots. The best method is to use sharp secateurs and cut at an angle. Other cutting methods can be used, such as hedge trimmers, However it is important to make sure the cuts are clean to help avoid infection and diseases.
Regular watering is usually needed in September, especially for the new plants. To get more information on any of the above variries of plants visit Wagga Nursary at 7161 Olympic Highway Wagga or phone on 02 6931 2600.
