BUYING A NEW HOME?

Ask these questions ABOUT YOUR MORTGAGE By Katrina Chambers Buying a house is stressful on its own and when you add a pile of paperwork, lingo you’ve never heard of and confusing decisions to make the whole process can be daunting and overwhelming beyond belief. If you haven’t done this before, or haven’t got anyone to show you the way, then it is vital to conduct thorough research into what will be the best outcomes for your situation. When it comes to home loans, not all products are equal. There are so many varying factors to take into account. What is right for one person won’t always be right for you. So it’s important to ask a few questions of the financial institutions before you sign on the dotted line. Do you offer any discounts? If you’re a first home buyer, you will be entitled to some discounts. If you’re new to a specific bank/lender then you may also be entitled to some form of discount or cashback incentive.

Will there be any mortgage insurance payable? Depending on the amount of your deposit, you may have to pay mortgage insurance, which exists for lenders to be protected in the unfortunate event of defaulting on your home loan. When lenders agree to lend a customer money, there is a small risk that they won’t get the money back if the customer is not able to meet the repayments. You’ll need to work out what this amount could be because sometimes it is significant and can affect your borrowing capacity. What will the fees be? After your loan has been approved there will be fees, including application and annual fees plus legal costs, and it’s wise to factor all these in before you’re approved. Be aware of any termination or early payout fees. Plus, a transfer fee - for example what if you want to change lenders down the track?

RIVERINA WEEKLY REAL ESTATE | PAGE 9

WEEKLY INTERIORS

Fixed vs variable rate costs

Can you redraw?

If you lock in your fixed interest rate what will (any) fees be if you want to switch to variable; consider both options carefully.

If you pay extra into your home loan can you redraw any of this amount back over the period of your loan? If so, will there be any costs involved in this process and is there a minimum amount has to be redrawn?

Interest only loans If you’re building a new home, you may be able to secure an interest-only loan on the draw down amount. Check all fees and costs associated with this because you don’t want to start building your new home and get caught out paying more than you thought. What is your mortgage repayment schedule like? Double check that you can make repayments monthly, fortnightly or weekly – whichever suit you. This is important so you can schedule them with your own income payments.

Are there any packages they can offer? Ask about additional savings accounts, offset accounts or credit cards. Check fees associated and any penalties if you decide to close these accounts. If they are part of a package be aware they usually all need to stay open and most likely have fees associated with them.

WEEKLY GARDENING

Why choose

‘BARE-ROOTED’ TREES? by Mick Forrell: Wagga Nursery Bare-rooted fruiting and ornamental trees are sold during winter for many reasons, especially because during their dormancy, they are able to handle transport without suffering stress. Once they are planted they have the opportunity to develop their root-systems and, with the warmth of spring, truly bloom where they are planted. They are able to be shipped without soil or pots because the trees are in a dormant state and can survive without soil and water for a short period, which helps to keep packing and transport costs to a minimum. Bare-rooted trees are ideal for many reasons; • They will take full advantage of their new location with full spring growth; • Bare Rooted trees are usually a little cheaper than their potted counterparts; and • Chances are you will find that with rare tree you have had trouble sourcing them in pots. There are two tricks to getting a great result for your bare root tree when planting it, namely pruning and water.

soil level

Buying and planting dormant, bare root trees during winter means that they have late winter and early spring to become established in your garden and, being dormant, the trees are very hardy. Garden centre staff can explain the benefits of buying and planting bare rooted trees.

soil cone

Before you plant the tree, we recommend you trim and prune any broken roots as clean cuts heal faster than ragged edges. Don’t worry, dormant trees are not easily damaged.

RIVERINA WEEKLY REAL ESTATE | PAGE 11

WEEKLY GARDENING Plant in well prepared soil keeping the bud union (elbow) above soil level (except for lilacs) and don’t be tempted to plant the tree too deep. Instead of digging into clay, build up the site with top soil and ensure the hole is at least twice as wide and deep as the root ball. Firmly pack the soil in around the roots and make a small depression, or well around the tree to direct water to the root zone. Spread a handful of complete fertiliser around the tree, then add the water to remove any air pockets and disperse the fertiliser. Finally, prune the branches according to the instructions on the label and cut to an outward facing bud. This is the first step to creating a properly shaped tree. Avoid adding fertiliser to the planting hole as it can burn the roots and stunt growth. Pruning the tree helps restore the balance between the top of the tree and the root system, a proportion of which is lost when the tree is dug in the nursery. During summer, remember to water the tree once or twice a week. Using a 10L bucket full of water is a good way of making sure an adequate quantity is applied, and pour slowly to make sure the water penetrates to the root zone. Mulch is beneficial, but do not mulch right up to the trunk because it can divert water from the root zone. Planning landscaping properly and including site-suitable trees can increase your property’s value by up to 20 per cent reducing your heating and cooling costs by the same percentage, so start planning your spring garden now. To get more information on any of the above variries of plants visit Wagga Nursary at 7161 Olympic Highway Wagga Wagga or call them on 02 6931 2600.

WEEKLY INSPIRATIONS

Amazing uses of

PURPLE PAINT By Inspirations Paint Wagga

Do you know why the colour purple used to be associated with royalty? For centuries it was only affordable to aristocrats and the very wealthy because purple was such a rare pigment. During Roman times, it required four million crushed mollusc shells to create one pound of purple pigment. Purple tends to occur rarely in nature, so is regarded as rare and intriguing. While violet occurs naturally in the visible spectrum, purple is actually a combination of blue and red and known as a compound colour. These days, we at Inspirations Paint still believe purple paint projects should be treated like royalty. Check out these gorgeous images of paint projects which have made great use of purple paint. Purple is often associated with wisdom and creativity and adding this colour to your bedroom can inspire magic and intrigue. This bedroom beautifully showcases shades of purple with art deco style. If you

want to promote high levels of energy and independence, this is a great colour to add to your bedroom. A purple feature wall in your dining room can provide a warm, intimate backdrop for a collection of complimentary crockery, objet d’art and pictures. When applied in a sitting room, purple’s association with stability and independence makes it a great colour. It also is symbolic of mystery to the subconscious, making it desirable to use for relaxing areas such as a reading corner. There is a vast range of hues within the colour purple and, for a kitchen, perhaps use an aubergine tint for a small area you want to highlight. Remember there are gloss, matte, and chalky finishes available with each, giving a different energy and sensation to that area.
