The reasons for renovating are usually confined to two reasons - to sell or to improve a home. And the rewards are money and satisfaction or a mix of both. Renovating a home can be a stressful experience and can be messy and painful if you aren’t sure where to start. My husband and I are now quite experienced because we’ve built three times, renovated twice and bought two houses. Each time we’ve decided to move, I am the one who does all the research, usually a long process and one I don’t take lightly! Out come the spreadsheets and notepads and I like to cover every base and make sure the end result is going to be the best option for us financially.
Not only is renovating very popular these days (hence lots of renovating TV shows), it’s proving to be a good financial move for some families. Whether you hire a builder to take on the whole job, or manage some of it yourself here’s something you may not have thought of; Home and Contents Insurance while renovating. Many Australian home owners are opting to improve their current home rather than moving and spending an average of $48,000 renovating their property. So, if you’re renovating and hopefully adding value to your property in the process, you might want to consider Home and Contents Insurance while the work is being carried out.

>> What happens if you move out during the renovation? Will your current Home and Contents still be valid if you’re not living there? >> What does the builder insurance cover? Does it differ from your own Home Insurance? Check what will be covered by a builder’s insurance and your own. Or if you’re managing the project yourself, you’ll need to secure domestic building insurance, which isn’t the same as Home Insurance. Make sure your contractors and tradespeople have their own insurance cover in order too. >> Vulnerable access points. During the renovation doors may be ripped off, and walls removed so suddenly your home becomes very exposed. Make sure the property is secure and you have proper Home and Contents Insurance in place in case something unexpected happens, such as an unwanted visitor entering your home. This helps ensure your valuable belongings remain secure if the renovations compromise the security of your home.
>> A renovation is an investment. Your Home and Contents Insurance will need to increase as you add more value to your home. That’s pretty obvious, but can be an easily forgotten when you’re neck deep in bathroom layouts, colour selections and floor types. >> Now you have a home which is hopefully worth more money you’ll need to update that Home and Contents Insurance to be fully covered. It’s a good idea to start thinking about this as soon as the project is nearing completion.

Salvia by Mick Forrell: Wagga Nursery
If you’re looking for plants which flower almost all year ‘round and require a minimum of care, Salvias may be the plant for you. There are more than 900 members of the salvia family with most best suited to a sunny position, but, there a few shade lovers. Flowering times vary from cultivar to cultivar, but the best displays are from the second half of Summer through to Autumn. As gardeners become more restricted in the availability and cost of water, the most efficient plants are those which are drought tolerant. Once established, many Salvia plants will thrive in sunny positions with very little water. In Australia Salvias are best grown in hotter, dry environments which make them ideal for our climate
PLANTING AND CARE OF SALVIAS Plant Salvias in groups for a stunning display of colour in garden beds, or use the smaller more compact varieties for pot displays around patios and entertainment areas. Most love a position in full sun and well-drained soil. Mix well rotted cow manure into the soil before planting for strong healthy foliage and flower display. An occasional application of soluble flower and fruiting fertiliser will keep the plants in bloom for a long time. Too much nitrogenous food will result in excess foliage at the expense of growing flowers.

WEEKLY GARDENING They are tolerant of moderate droughts, although in poor soils it is advisable to protect their roots with mulch during prolonged periods of hot and dry weather. Annual and perennial varieties can be pruned after flowering to remove spent flowers and reproportion top-heavy plants, while the larger shrubby types should be cut to approximately 45cm from the ground in Autumn, after which they will produce fresh new growth almost immediately.
EDIBLE SAGES Medieval gourmets discovered that Salvia officinalis, commonly known as garden sage, was a multi-purpose culinary plant. It teams up superbly with meats and is still used as a digestive aid for fattier meats, such as goose and pork. Its pungent flavour also spices up soups, stews, salads, pates, smallgoods and cheeses and the dry leaves can be infused into a relaxing tea.
SALVIA FOR SOGGY SITES. Most salvias resent wet feet but one, Salvia uliginosa, revels in the soggy conditions, which gives rise to its common name of bog sage. This is a particularly graceful variety, sprinkled with a waft of true, sky blue flowers on long wands which sway in summer breezes. Propagate Salvia by taking cuttings, either softwood cuttings in early Spring, or semi hardwood cuttings a little later in Summer. HOW TO ACHIEVE THE

By Inspirations Paint Wagga Your ceilings can sometimes be overlooked, but, with a gorgeous colour and a flawless finish, you’ll give people a reason to look up and admire your handy work.
PREPARATION All good projects begin with good preparation and having the right equipment. So, clear your area, lay down a drop sheet, get the broom, ladder, brushes, painters tape, roller, extension pole and tray, and you’re almost ready to begin. Begin by cleaning your ceiling. Remove cobwebs with a clean broom then wash the area with Selleys Sugar Soap using a bucket of water and sponge mop. It’s true, no one enjoys cleaning, but neglecting this step could spell trouble later. Another good tip is to set floodlights on the floor onto the ceiling because they can illuminate where you’ve already painted more clearly. Before you start, remember to tape around cornices, edges and any downlights.

WEEKLY INSPIRATIONS PAINTING For this project we recommend using Dulux Ceiling White - a flat white ceiling paint with excellent hiding power. Pour some paint into a bucket. This will make it easier than having to hold a full tin of paint when you’re up the ladder. Just like a vertical wall, begin by cutting-in where the roller won’t reach. Using a cutting-in brush such as the Maverick Sash Cutter, paint around downlights and edges to create a border. A handy tip is to cut-in small areas at a time to ensure when you eventually paint with a roller that area is still wet and will blend smoothly. Once the cutting-in is done, it’s time to start rolling. The roller evenly loaded, begin in one corner and move fluidly in a parallel motion. For best results, work in onemetre sections, painting across and then down. For best results, roll as far into the previously brushed sections as possible.
QUICK TIP When you’re painting a ceiling with a roller, keep the end of the roller facing the side of the surface that you have already cut-in. This makes sure the roller’s metal frame doesn’t damage your walls.
LAYING OFF Now a large section of your ceiling has been painted, while it’s still damp begin laying-off the paint which is a crucial step in achieving a smooth and consistent finish. Using an unloaded roller, begin in the top left corner of your ceiling and gently pull towards you in a straight line with no pressure. A lightness of touch will prevent new brush strokes from forming. Repeat this action, only this time, slightly overlap your last movement so the roller rubs away the line created by the previous stroke. If your ceiling requires two coats, simply wait two hours for your first coat to dry then recommence byre-cutting your ceiling. Once you have finished painting, clean the paint brush and roller so they’re ready to use again. The only thing left to do is tidy up and enjoy the look of your beautiful ceiling.
