1 STUDY HARD Tip
It’s tough to stay unemotional when renovating a home for profit. What we like, (our style and tastes) aren’t always what a potential buyer expects to see after a renovation. The first thing you’ll need to do is learn about which improvements will add value based on the size, current market and who is likely to buy the home. Study the current suburb you’re in. It’s important to visit open homes, stalk the real estate pages and become familiar with which aspects are selling. History, previous sales and the demand for your type of property are key points.
2 BUDGETING Tip
It’s so important to stick to your budget and you need to be diligent about it. Blowing your budget will be the biggest stress you’ll be dealing with. The aim should be to double what you spend on a reno so if you spend $50,000, you’d be hoping to make $100,000 in profit. If you eat in to your budget, you’ll be eating into your profits. Always add a little buffer money along the way for incidentals and don’t forget you need to factor in any loan money, agent fees and taxes if reselling. Get familiar with creating a spreadsheet!

Instead of huge elaborate plans, can you stick to the basics such as new paint, a new front door, light fittings, some new floors and maybe additional storage. If you’re renovating to rent, then smaller improvements will be better. The bigger the reno the more money, the more tradies and the bigger the headache. Big renovations are always more suited to those who’ve had previous experience. If you’re new to the game it’s best to start small.

Will you be hiring a foreman or builder to oversee the entire project, will you be coordinating everything yourself or even completing a lot of the work Do It Yourself style? If you do take on the project yourself you’ll have more control over the timings and budget but, if you do need to source some professionals the best way to do this is through recommendations. If you use a builder you’ll be sure to get some kind of insurance but, if you’re managing the project yourself you’ll need to secure domestic building insurance. If you are subcontrating make sure your tradespeople have their own up-to-date insurance cover.

GARDEN CARE care in the Riverina By pennie scott What is planted and growing in your garden will determine what is needed to maintain it during periods of high temperatures, hot, dry winds and little rain – all the ingredients of a Riverina summer. Soil – healthy, quivering-with-life living soil is the basis for all plants to thrive yet, soil is one of the least understood elements of most gardens. Once a gardener understands soil is a living entity and the microbial populations require everything we do, too – shade and shelter, moisture and food – better care is given. The chicken or the egg conundrum regarding shade, obviously, shady trees provide a multitude of benefits for humans and other critters as they are habitat for food, shelter a nd homes.
However, for trees to mature into the beautiful amenities we love (aren’t lush shade trees around a house an added feature when you see them and you think of luxury?) they need to be planted in soil providing the aforementioned so the young plant can achieve its full potential. Most trees, with some eucalypts and acacias as the exception, have roots which go down, down, down to provide anchorage and to locate moisture. Therefore, when watering trees (and most other plants), water slowly so the soil has time to absorb it and let gravity do the rest. This method of watering is perfectly provided by a drip-irrigation system which is arranged in a circular pattern under the branches of a tree and out to the drip-line which is the outer edge of the tree’s foliage. Recall when there is rain where the drips fall most off a tree’s foliage; this represents the area where the plant’s roots extend to. You may have seen poly-pipe inserted next to trees and this, too, is an ideal way to provide water deep into the soil for the root system. Here at Springview Eco-Farm, all our trees are planted with such pipes which are inserted at least 40cm into the ground next to the tree. Just one 10L bucket of water each week is enough for the soil moisture to remain at the ideal level even during the hottest periods. If you have a hose, fill that pipe until full and the water is released slowly into the soil. Without plants, we do not have life. Without plants, a house is lonely and bereft in a barren landscape. Love your garden and you will be loved back one hundred-fold.
