WAGGA SPECIALIST Building a home can be an exciting time in anyone’s life, especially when you hit the nail on the head by selecting the right builder. Lancaster Homes’ reputation as a reliable builder is well regarded as Baden and his team only build a limited number of houses each year so the quality of finish is assured, as well as being the Riverina’s exclusive licensee builder to a multi-awardwinning design firm from the Gold Coast. “We’ve been working with them for almost two years now, with our very first project together winning an award in the 2017 MBA housing awards,” Baden explained. “We have around 25 base designs as a starting guide and each design is available in a variety of different sizes homes,” Baden said. “In addition, we have more than 60 façade designs which can be adapted to suit the floor plans and all are fully customisable.” “Standard in all our builds are 2.550m ceilings, LED lights, stone bench-tops, a choice of high quality

kitchen appliances, above standard insulation, paths around the house, a (minimum) 3000L rain water tank and, depending on the location, a driveway.” Under construction at the moment is the Pearl Crest (pictured) in Gobbagombala. “This house already is sold however it will be open for inspections from the beginning of July. This style has traditional architectural details including finials, full-length glass front doors and a porthole window adding extra interest to the design,” Baden described. “When discussing a project with a customer, we can give an approximate per-metre price, we test the soil on the building site, prepare the plans and then provide a fixed price contract.” “The most satisfied clients come to us with all their ideas, their budget and we work with them to give best possible design solutions for a price they can comfortably afford.”

“Clients know exactly what to expect before entering into a contract so there are no nasty surprises down the track. Customer satisfaction is our priority and we want to give our clients the best possible value for their money.” “We use a range of building materials including brick, Hebel and Scyon ‘weather-board’ and purchase our materials from businesses in Wagga.” Lancaster Homes builds anywhere within an hour of Wagga, including rural addresses, and enjoys meeting people with design ideas of their own. Managing the limit of builds to only 12 each year, Lancaster Homes assures their clients of attention to detail and complete satisfaction. WEEKLY INTERIORS

Tricks TO MAKE YOUR

LOUNGE ROOM

A small space doesn’t mean you have to be cramped. By changing just a few aspects, a tiny space can become roomy. If in your current arrangement of furniture there’s not enough light, the furniture looks awkward and you feel as though you have to walk sidewards to move through the room, it’s time for a change. With clever use of colour, furniture selection, planning spaces and improving lighting, your small space can feel as spacious as you need it to be. This week, I share nine simple tips which can help make your lounge room look and feel bigger.

LOOK BIGGER

By Katrina Chambers

1

RETHINK YOUR TV CONSOLE

Big, bulky and dark coloured stands need to go. The smaller slimline styles take up less space and hide cords. Mount the TV on the wall if you can, or build-in shelves to create a sleeker look. If you can, do away with speakers and gadgets.

2

UTILISE MIRRORS

Mirrors make any room feel bigger and brighter as they reflect light from windows, which bounces all around the room making the space feel it’s bigger than it really is. The mirror will not only create more light, but also adds to the illusion of greater depth and height in the room.

3

LIGHT COLOURED PAINT

Paint everything the one colour. Skirting boards, ceilings, and walls should seamlessly run into each other making you wonder where the wall starts and stops. Lighter colours reflect light which comes into the room, automatically making it seem bigger and brighter.

4

LESS FURNITURE, BUT BIGGER PIECES

Instead of having a three-seater, two single chairs and a coffee table, think about replacing the couch with a chaise-style in a bigger frame. The one single piece becomes less clunky and there is less to think about when rearranging.

RIVERINA WEEKLY REAL ESTATE | PAGE 9

WEEKLY INTERIORS

7

DECLUTTER RELENTLESSLY

Nothing makes a small space feel more cramped than having too much stuff, which is so easy to accumulate. Less, less, less is more, more, more! Radically reduce your trinkets and vignettes to leave some negative blank space. Keep the floor as clear as possible with items neatly arranged stacked and stored out of sight and the space will feel more open.

8

LIGHT COLOURED FURNITURE

If you’re in the market for a new couch, choose a light coloured one for a smaller space because It will blend better with light walls and the flow will feel uninterrupted.

5

ARTWORK TO THE ROOF

Take your paintings to the ceiling as each piece will draw the eye as high as it can go and makes the room feel taller.

6

ADD LEGS TO YOUR FURNITURE

Lift your furniture off the ground as bean bags and floor cushions create clutter around your feet. Being able to see the floor provides a more streamlined effect, and furniture with legs is easier to clean around.

9

LEAVE YOUR WINDOWS UNCOVERED

Natural lighting expands an area’s space and depth to make it look less crowded. If you’re worried about privacy and decide you do need curtains, stay away from dark colours and heavy fabrics and use sheer or white curtains instead.

WEEKLY INSPIRATION

CUTTING IN

TOP TIPS TO GET THE

PERFECT EDGE

By Inspirations Paints Wagga

What is cutting in? ‘Cutting in’ is the technique used when painting the tight areas of a room - edges of walls, the ceiling line, corners, around window and door frames, skirting boards and architraves. Basically anywhere a roller can’t quite get into.

WHAT KIND OF BRUSH IS BEST? Our top tip for cutting in is to invest in a good quality brush. This implement is equally as important as quality paint, so make sure that you don’t shortcut on your brush. A poor quality and cheap brush can affect the final quality of your paint job. The actual selection of a brush comes down to personal preference, but we recommend either: • Maverick Interior Brush: the thickness of the interior brushes is ideal for internal projects because the bristles are less bulky. • Maverick Sash Cutter: sash cutter brushes were designed for cutting in. Despite the perception that a smaller brush will produce a better result, we recommend using a bigger brush when cutting in because it allows you to produce a straighter line as the bristles hold together better. Our friendly and knowledgeable staff are always happy to chat about paint brushes, so head into your local Inspirations Paint store to chat about your project and work out which brush is best for you.

RIVERINA WEEKLY REAL ESTATE | PAGE 11

WEEKLY INSPIRATION HOW TO CUT IN STEP 1 Hold your paint brush as you would hold a pen.

STEP 2 Dip the brush into the paint can to 1/3 of the bristle length.

STEP 3 Pat the brush on the inside of the can to make sure all the bristles are saturated with paint. Don’t drag the paint brush on the edge of the paint can because this will remove the excess paint – we want to soak the paint into the paint brush to make sure it gets to the hidden bristles for a smooth application!

STEP 4 Quickly apply the paint on the wall close to the edge you are wanting to paint, but not flush against it. You aren’t cutting in yet – we just want to get the paint on the surface. You don’t want to approach the join or corner with a fully loaded paintbrush because the result will not be as neat.

STEP 5 Go back to the applied paint and slowly start spreading it into the edge. You want to glide the brush on its edge at a 45-degree angle in a slight arc motion, ensuring you are getting into the tight areas. The slower you spread the paint, the more concise the brush line will be.

STEP 6 Make sure you cut in on every coat of paint that is applied.

DO I NEED TO USE TAPE? Cutting in removes the need to use paint on your paint project only if you are re-painting all the surfaces in your room. For example, if you are giving your skirting board a fresh coat of paint as well, it isn’t necessary to tape the skirting board because you will be painting over this as part of your project. However, if you are not planning on painting the trims of your window frame, we definitely recommend taping for a cleaner finish.

TOP TIPS • Always cut in first then continue painting with a roller. • Cut in and paint with a roller one wall at a time. If you cut in all areas first and then roll the entire room, the paint which was applied when cutting in will have dried quicker and you will be left with a patchy, uneven finish. • Don’t cut in too wide, only paint a strip approximately 50mm wide. You want to paint a strip that will allow you to get close enough to the adjacent side with your roller but isn’t so wide that your wall dries patchy and with visible lines. • The best order to cut in is: 1 Cornices and ceiling lines; 2 Corners of the walls to about half way down; 3 Middle of the wall down to the bottom of the wall; 4 Skirting boards.

Chat to our Inspirations Paint experts! Head into your local Inspirations Paint store to have a chat to our friendly staff who just love to talk all things paint, and ask all the question you have about cutting-in! Our teams are equipped with so much knowledge and experience and they may have a trick or two to share, a great product to recommend or offer valuable advice. If you have any questions please call in and see us at 18 Dobney Avenue and speak to Allan, Tracy, Jenny, Dean or Rob. We are very happy to help.

WEEKLY GARDENING

Attracting birds

INTO YOUR GARDEN By pennie scott Birdsongs are one of the most beautiful sounds (although the simultaneous screeching of 150 Sulphur-crested cockatoos falls into the category of grunge music) yet few people have the pleasure of hearing the sophisticated call of the grey shrike thrush any more. This little bird isn’t noted for spectacular plumage but, when music is the issue, it is a rock star with the thrush family well known for its range envied by human singers. Widespread across most of the country, its nesting habits have adapted since white settlement as it finds shelter in vines, foliage overhanging creek banks, down-pipes or overhanging tin and internal eaves in high-roofed sheds. A large cup-shaped bowl nest built on a purloin was discovered in the roof of our shearing stand with three hatchlings at Christmas time in 2015.

Two became successful fledglings, but one wasn’t a flier quickly enough and landed in the water trough. Thankfully, she was rescued and became a house-bird (pictured). Her morning songs were the most delightful sound you ever could hear and her enthusiasm for singing was contagious. Rufous chose to sleep in our bathroom and lived outside during the day although, in summer, her preferred nightly boudoir was in the grape vine. She was a wonderful spider-catcher and proficient at using her very sharp beak to jack-hammer open very tough mud-wasp casings and feast on the larvae inside. Having the opportunity to observe her in her natural state then have her perch on a shoulder before retiring for the night was a great privilege and a special relationship with a wild bird.

The bird bath in our garden has regular patronage and as I write, a mob of little silvereyes is taking an afternoon dip and drink. Grey fantails are hassling them for space and willy wagtails are hovering. Blue wrens, diamond firetails and migratory pardolottes are just some of the other species which frequent this space. Also in the garden and paddocks at present are the red-throated wattle birds, the longesttailed honeyeaters on the mainland – raucous songsters at times but, lately, the songs have been very similar to the tinkling of lorikeets. These native birds require a variety of habitats, sources of food, places to nest and the materials with which to make their nests. The red wattlebirds make a large and messy saucer from sticks, leaves and grass, lined with strips

of bark, fur or hair for the two to three pink to reddish eggs. Superb blue wrens create a domed (often with a porch over the main structure) nest using grasses, rootlets, leaves and moss bound together with spiders’ webs and egg-sacs, usually in very dense and spiky undergrowth as protection from egg and hatchling eating crows, currawongs and goannas. If you’d like birds living in your garden, please do NOT kill spiders, because, apart from being a source of food for grey shrike thrushes, their webs are the threads which hold superb blue wrens’ nests together. Invest in The Field Guide to the Birds of Australia by Graham Pizzey so you are fully informed to provide habitats for our amazing wild birds.
