WEEKLY GARDENING

Hedging by Mick Forrell: Wagga Nursery Hedges using specific plants can be used both formally and informally for many reasons. With strategically located hedges, outdoor garden rooms can be created, separating one area from another, providing privacy, and shelter from winds and sun. A hedge along a fence line softens the hard substrate and assists in screening buildings and unsightly outlooks. Hedging will help create a protected area where more delicate plants can grow giving them protection from sun and drying winds.

Australian native plant hedging species Some of Wagga nursery’s favourite hedging plants include Grevillea, Callistemon, Hakea and Acmena varieties because they are ideal habitat for many birds, and attract native pollinating insects.

Callistemon ‘Slim’ 3m x 1.3m

Acmena smithii minor 5m x 3m

Grevillea olivacea red 3m x 3m

RIVERINA WEEKLY REAL ESTATE | PAGE 11

WEEKLY GARDENING Photinia Red Robyn

Exotic plant species for hedges Most people will be familiar with Photinia Red Robyn, Viburnum tinus and Escallonia Iveyi, all very tough plants, well-suited to our Mediterranean conditions they require little water once established and can be trimmed to form a formal hedge. Ligustrum undulatum is another hedging plant with bright green foliage requiring a little more water than the other varietie.

Viburnum tinus

Escallonia iveyi

Ligustrum undulatum

There are now many designer plants available, providing different heights and widths and do not require constant pruning. My personal favourite is the Back Yard Bliss lillypilly which grows to 4m x 1m and is ideal for areas which don’t have severe frosts, or have some protection from them. There are other forms of screening such as olive trees, which can be pruned to form a hedge, and many species of creepers and vines, which will require some structural support to enable them to spread over a desired area.

WEEKLY INTERIORS

Tips IF YOU’RE RENOVATING

You’ve watched a few seasons of The Block and think you can take on a home renovation, but before you start knocking down structural walls, there are many other ways to give your place a great makeover on a budget.

Here are five tips to consider before you dive in to that renovation –

1

STUDY HARD

It’s tough to stay unemotional when renovating a home for profit. The first thing you’ll need to do is learn about which improvements will add value based on the size, current market and who is likely to buy the home. Study the current suburb you’re in and visit open homes, and studying real estate pages helps you to become familiar with which aspects and styles are selling. Analyse the history, previous sales and demand for your type of property in your neighbourhood because they are key points to help make the best decisions.

FOR PROFIT

By Katrina Chambers

2

MANAGING THE BUDGET

It’s so important to stick to your budget and you need to be very diligent about this. Blowing your budget will be the biggest stress you’ll have. The aim should be to double the value of what you spend on a renovation. So, if you spend $50,000, you’re hoping to make $100,000 in profit. Always add a little buffer for incidentals along the way, and don’t forget to factor in any loan money, agent fees and taxes if reselling. If you eat into your budget, you’ll be eating into your profits.

RIVERINA WEEKLY REAL ESTATE | PAGE 13

WEEKLY INTERIORS

3

SIMPLE IS BEST

If you’re new to renovating, start small. Instead of huge elaborate plans, stick to the basics. Simple things including a new colour scheme, changing the front door, updating light fittings, adding new floor coverings and additional storage are all features which will add value. If you’re renovating to rent, smaller improvements will be more cost effective. The rule of thumb is – the bigger the renovation, the more money, the more tradies and the bigger the headache. Large renovations are always more suited to those who’ve had previous experience.

4

TRADIES OR BUILDER?

There are many questions to ponder and make decisions about. Will you be hiring a foreman or builder to oversee the entire project? Will you be coordinating everything yourself or even completing a lot of the work doing it yourself? If you do manage the project yourself, a plus is you’ll have more control over the timings and budget and if you do need to source some professionals, the best way to do this is through recommendations. If you have a builder, you’ll be sure to get some kind of insurance, but if managing the project yourself, take out domestic building insurance. Make sure your contractors/tradespeople have their own insurance cover in order and sight their policies to ensure they are adequate, and current.

5

MAKE SURE IT’S FINISHED

Never put a property on the market which still needs work completed. If outdoor areas, bathrooms, flooring or extensions aren’t finished, potential buyers will look elsewhere as half-done renovations means work for people who may not be in a position to take that on.

WEEKLY INSPIRATION

DROP SHEETS A DIY Project’s best friend

By Inspirations Paints Wagga Drop sheets are such an important part of a home DIY project. We recommend always using drop sheets during projects to keep the rest of your home and furniture free from paint and dust. Here’s information about the two most common types of drop cloths, canvas and plastic, and when to use them.

WHAT IS A DROP SHEET? Drop sheets or cloths are a protective covering to protect furnishings, floorings and other objects from paint splatters and dust. They are a great tool used to restrict renovation messes to the DIY area and make cleaning up much quicker.

WHAT TYPE OF DROP SHEET IS BEST FOR ME? The two most common types are canvas or plastic. Both have their pros and cons and are most effective in different situations.

PLASTIC DROP SHEETS PROS:

>> Cost - plastic drop sheets are a popular choice because they are cheap. We sell our Spitfire Plastic Protective Covering for just $2.76 so you can afford to have many. >> Lightweight and smaller - plastic drop sheets are very light and flexible making them easy to move around. They also fold up to be very small to store if you want to use them again. >> Waterproof – plastic drop sheets are waterproof, so, unless damaged, it is unlikely that any spilt paint will get through.

CONS:

>> Easily Damaged – because they are flimsy, plastic drop sheets can be easily damaged with the possibility of cuts, tears, holes and punctures more likely. >> Not absorbent – plastic drop sheets are effective in catching any spilt paint, However, the plastic material is not absorbent. This means that any paint spilt on the sheets will sit on the plastic and pool, causing potential slip hazards or a messy situation if wet paint is trekked through the house! >> One or two uses – plastic drop sheets are most effective for one-use, but, if cared for, more life from them is possible. The more often the drop sheets are reused, the higher the chances of being damaged.

CANVAS DROP SHEETS PROS:

>> Absorbent – canvas drop sheets are effective in absorbing paint because of the type of weave used to create the cloth. The weave will ‘hold’ any spilt paint because it is absorbed into the canvas. >> Sizing availability – canvas drop sheets are typically available in a variety of sizes, grades and thickness so you can purchase the size and grade of drop sheet most appropriate to your project. >> Reusable – canvas drop sheets are designed to be reused. Their durability and absorbency enables them to be reused many times, making them a great investment for someone who is frequently renovating or completing DIY projects. >> Durable – canvas drop sheets are incredibly durable, withstanding lots of wear and tear while still being effective. The canvas material is unlikely to be torn, ripped or punctured.

CONS:

>> Cost – if you are only looking to use a drop sheet once, then the higher price point of the canvas drop sheets may be a deterrent. However, the higher price point is quite justified if you are completing several DIY projects and need to reuse a drop sheet >> Heavy and bulky – the canvas material is heavy and bulky to store. >> Not waterproof – some canvas or material drop sheets in the market claim to provide an absorbent sheet at a very cheap price. Unfortunately, the reduced price point usually means a reduced quality, or the product is not waterproof or absorbent and can allow paint spills to seep through the fabric.* * Note – our range of Maverick Canvas Drop Sheets have withstood several quality tests and prove to be one of the most absorbent canvas drop sheets available.

WHY NOT USE BOTH?! Some professional painters opt to use both at the same time. They will often lay the plastic drop sheets on the floor or furniture to ensure compete waterproofness, but will then lay a canvas drop sheet on top to make sure nothing is damaged. This gives the best of both worlds. If you have any questions please call in and see us at 18 Dobney Avenue and speak to Allan, Tracy, Jenny, Dean or Rob. We are very happy to help.
