Within the new showroom, longstanding brand partner Rolex has a commanding presence with a 56m² showroom featuring a double-storey window elevation overlooking Broadgate Circle. As you walk in you will be greeted by one of their knowledgeable team who will assist you with any questions you may have about the Rolex Collection. On the ground floor, you will be welcomed into an area that offers a consultation desk, two watch bars and an area for more relaxed seating. The usual Rolex finishes are

We talk to Francesco Paparella, General Manager of the new Watches of Switzerland showroom in Broadgate, London Francesco, please tell us about yourself and your role with us? I’m delighted to be the General Manager for our new Broadgate showroom. I oversee a team of 21 people - 16 sales consultants, three sales-floor managers and one deputy showroom director, plus one person back-of-house. I joined the Watches of Switzerland Group in February of this year, and have a wealth of experience when it comes to working with luxury brands. My previous role was Retail Director of a luxury store in Moscow where we sold Rolex, Patek Philippe, IWC and Chopard among other fine watch brands. How exciting is the Broadgate opening? Very exciting, especially as we have opened this flagship showroom in The City of London. We opened our first showroom here in 1924, so it’s like coming back to our roots. There’s a lot of expectation, and we’re looking forward to delivering an excellent service to our clients. What can clients expect when shopping with us at Broadgate? It’s important to note that not only do we sell exceptional timepieces. We also sell an experience. All of our colleagues are experts in luxury horology, and will be advising our clients on specific details across our range to make their visit both rewarding and enjoyable. We want people to remember shopping with us at Broadgate. In your opinion, what makes Swiss watches so desirable? Swiss watchmakers are the very best, and are known throughout the world for making superb timepieces. The heritage of Swiss watches is also very exciting. They are precise, reliable and expertly crafted. Here at Broadgate, we are proud to offer the best of the best from the industry. What is the main advantage for clients shopping in a multibrand retailer like Broadgate? We offer an outstanding range of illustrious luxury Swiss brands. So if, for example, a client is looking for a chronograph, our team can walk them around the showroom comparing offerings from one brand to another, based on requests or needs. We want to provide a complete experience for clients, and we think it’s a great opportunity for people to become fully immersed in the art of Swiss watchmaking.

Do you have a personal luxury-watch story to share? I truly love all of our brands. They are the best of the best. But perhaps my most memorable luxury watch is a Rolex Datejust 36mm that my parents gifted me following my graduation from university. It is very important to me, and a watch I wear on special occasions. For clients considering their first luxury watch purchase, what advice would you share? First of all, our team at Broadgate is committed to ensuring our clients have the best information available on the timepieces they are looking to purchase. Secondly, we like to go with emotions. It’s very important to find watches that create a very strong first impression for our clients. Something that instantly captures their imagination. We are there to help clients make the right choice for them. What are your hopes for Broadgate now and in the future? Superocean Heritage ’57 Outerknown Breitling introduces the third watch in collaboration with Outerknown, the sustainable apparel brand co-founded by surfing legend Kelly Slater.

Pink Gold Égérie The Vacheron Constantin ladies’ collection revealed at the beginning of last year has continued to flourish with a new variation of the Égérie self-winding model. Boldly contemporary and delightfully classic, it now pairs its exquisite curves with an 18K 5N pink gold bracelet. Delightfully supple and as soft as a second skin, feeling like leather on skin, its links adorn the wrist with infinite elegance, making one almost forget it is even there. Draped entirely in gold, this watch presents a seductive composition, capturing the spirit of the times and perfectly suited to all outfits and every occasion, ranging from super-casual to ultra-formal. Inspired by the world of haute couture and the aesthetic sophistication inherited from Vacheron Constantin’s heritage, the Égérie self-winding watch celebrates the collection’s unique style. Its case is a dainty 35mm 18K 5N pink gold pebble rimmed with 58 diamonds. Its silvered opaline dial features a “pleats” pattern created using the time-honoured tapestry technique.

Using a machine dating from 1904 and resembling a pantograph, it is finely engraved thanks to the expertly applied touch of the guillocheur, revealing a subtle play of textures and depth evoking a precious fabric. It is against this backdrop that time performs its fascinating choreography, punctuated by leaf-type hands sweeping across gracefully scripted numerals recalling finely scalloped lace embroidery. Setting a final distinctive touch, the beautifully rounded diamond-set date display is offset along a diagonal line running between Vacheron Constantin’s signature and the crown, perkily adorned with a moonstone. This asymmetry enhances the personality of this extremely chic watch with an audacious contemporary twist. HAWKER HURRICANE HELP FOR HEROES CHRONOGRAPH

Following the sell-out success of the first AVI-8 x Help for Heroes partnership timepiece introduced in 2020, the brand has announced the launch of the AVI-8 Hawker Hurricane Help for Heroes Chronograph Limited Edition, once again in support of the incredible British charity. Dartmouth Brands, the parent company that owns AVI-8, will donate a minimum of £25,000 to Help for Heroes from the partnership which equates to a minimum of 5% of the sale price of this product. Limited to only 500 pieces, funds raised will go directly to charity’s crucial role in providing emotional, social, and financial support to those with injuries and illnesses attributable to their service in the British Armed Forces. Behind each watch is a moving story of recovery, told by a Help for Heroes veteran. For AVI-8, this is RAF veteran Matt Neve. As an RAF veteran who experienced the horrors of war when he was deployed to Iraq on Op Telic 1, Matt is a great example of a wounded veteran who has rebuilt his life through the recovery services offered by Help for Heroes. Matt himself has greatly benefited from the charity’s support system, accessing the Help for Heroes Hidden Wounds service and fellowship group. He has also engaged with the charity’s sports and Invictus Games programmes, receiving a grant from Help for Heroes to fund specialised sporting equipment. He has now gone one step further and supports the charity by reaching out and helping others that need support. The watch hits several vintage notes with regard to the dial layout, and this is where the limited edition piece really shines. A matte black canvas is paired with a white chapter ring and recessed subdials, providing an inverse panda palette. Playful pops of navy blue, red and light blue are expertly implemented in the subdials and hands, drawing inspiration from the Help for Heroes tri-colour motif. The three colours represent the charity’s support for those who served in the Royal Navy, British Army and Royal Air Force. Measuring 43mm, the case comes in a timeless silhouette, expertly crafted for durability and style. The solid frame is elegantly finished with a brushed PVD black coat. The crown is topped with

a debossed roundel inspired by British Hurricanes of WW2. Features nodding to the efforts of Help for Heroes have been artfully employed in this timepiece. Freelancer’s Fresh Face Raymond Weil have introduced the latest Freelancer timepiece with a distinctive personality. This new chronograph model was reinterpreted with legibility and design in mind. The Freelancer Chronograph is one of the manufacture’s most technical collections. Assembled with care by their master watchmakers and meeting all luxury standards of the Swiss label, this men’s automatic selfwinding Freelancer boasts the Calibre RW5200 chronograph movement. Prime Housing Market Holds Firm with Frances Clacy, Savills Research Analyst and Lucian Cook, Head of Residential Research, Savills

extremely strongly since the first lockdown was lifted and the latest social distancing measures have done very little to dent the commitment of buyers and sellers currently in that market, a new survey from Savills has revealed. The successful rollout of a vaccine against Covid-19 is expected to act as a further confidence boost that would help sustain the market beyond the end of the stamp duty holiday. Savills surveyed more than 1,300 prime market sellers and prospective buyers during the second UKwide lockdown and found that while there was slightly greater caution about the prospects of moving within the next 3 months, the lockdown had largely served to reaffirm widespread commitment to moving before the end of 2021. Over two-thirds of respondents (67%) said that the second lockdown had no impact on their hope of moving over the next year, and a net balance of 17% said it had made them even more committed. A net balance of only 2% said it had made them less committed to a move in the short term. Net balances of 13% and 23% of respondents said a vaccine would increase their commitment to moving in the next 3 and 12 months respectively. This, coupled with increased appetite for lifestyle change identified by this and previous surveys will continue to support demand for properties with gardens, and homes in villages and more rural settings through next year. “There has been much conjecture as to whether some of the changes in buyer priorities and preferences brought about by the events of 2020 will continue once a vaccine is found and whether March 31 could represent a cliff-edge in the market,” says Lucian Cook, head of residential research at Savills. “We do expect the economic effects of the pandemic to weigh more heavily on the housing market next year, but it looks as though there is a surprising seam of

sensitive to these factors than the wider market.” What buyers want and where: Homeowners in the countryside, villages or small towns appear most content with their current locations. Asked where they’d like their next home to be, the vast majority (87%) are looking to remain in one of these location types, though there is evidence of movement in and out of these relatively small settlements. Demand for village and countryside locations from urbanites continues to be strong, with just over a third of those currently living in central London and other cities and suburbs still identifying this as the preferred location for their next home. “But there remains a core of demand from those who are committed to urban living, particularly upsizers under the age of 40, first time buyers and a group of downsizers who value proximity to amenities,” says Frances Clacy, Savills research analyst. “And in a sign that the dash for the rural retreat may have slowed a little, 44% of respondents currently based in central London would like to continue city centre living, rising to 47% for the under 40s, while only a third expressed the desire for a more rural setting, and then often as a second home.” Meanwhile, at the other end of the housing ladder, 69% of downsizers currently living in an urban setting indicated a desire to remain in a town or city, while 51% of those in rural areas hope to move into a village or a small town. The research comes at a time when data from TwentyCi indicates that the number of agreed sales awaiting exchange stands at over 556,000, some +56% higher than the same time last year, a figure that rises to +94% in the market over £1m. The stamp duty holiday has given greater urgency to the market over recent months. 59% respondents expressed concern about their ability to complete a

COLUMN purchase prior to the March 31 deadline; it being a significant concern to 26%. Unsurprisingly, that was most noticeable in the market between £250,000 to £500,000 where buyers have benefitted from the greatest savings relative to purchase price, but considered much less of a concern above the £1m mark. Above £2m only 7% of respondents considered the stamp duty saving as a significant motivator. “While we expect transaction levels in the first half of next year to be concentrated in the first three months, this survey tells us is that decisions to move home are not made and broken in days and weeks,” said Cook. “Eight in ten (81%) of respondents made the decision to move either before the pandemic or during the first lockdown. This means decisions were made before the stamp duty holiday was announced, so a failure to move prior to March 31 is not expected to cause substantial fall-throughs. “Rather, situations where sales struggle to complete before the deadline may require pragmatism on the part of buyers and sellers, which suggests that despite robust levels of demand across the prime market, the price sensitivity we have seen over the year will continue to be a factor in the market.”

Will the Docklands Property Market Crash in 2021?

...and the three reasons why it will not be the catastrophic scenario some are predicting.

n the last few months, the Docklands (and UK) property market has resisted and flouted every economist’s prediction. With the economy a shadow of its former self, unemployment set to hit 11.9%, the Government on track to borrow nearly half a trillion pounds to pay for Coronavirus support packages etc., all of this has had no effect on Docklands homeowner’s enthusiasm or capability to want to move home. It highlights the influence of both the emotional impact of lockdown and the enticing appeal of saving thousands of pounds on your Stamp Duty Tax bill. For the last few months, the Docklands property market has been akin to a surfer, riding an unexpectedly large wave. The question is, will the surfer crash down (i.e. the property market) onto the rocks or will it calmly arrive at the beach unscathed? Well looking at house prices firstly …

UK house prices are 4.7% higher than they were 12 months ago according to the Land Registry, whilst in Docklands they are 2.8% lower Looking at the data over the country, things overall are looking good for property prices. Yet it must be remembered the Land Registry data is on completed house sales and is always a couple of months behind, so this data is for house sales up to September that were agreed in the spring. Also, it does not take into account the prices being paid today on Docklands homes (as they will only show in statistics the Spring and Summer of 2021 when the sale completes).

Docklands house prices will inevitably ease in 2021 Anecdotal evidence over the last few months has suggested buyers are using their Stamp Duty savings on the price they are prepared to pay for the Docklands home of their dreams, so when the Stamp Duty holiday finishes in Spring 2021, we will see a reduction in the price Docklands properties sell for, as buyers will now have to hold back some of their cash to pay the Stamp Duty Tax.

Mortgage Approvals at a 13-year high A better statistic to judge the property market by are the number of mortgage approvals. As the vast majority of house buyers need a mortgage, that is another good place to look at the numbers as they are much more up to date than the Land Registry figures. The Bank of England recently stated 97,500 mortgages were approved last month, up from the longterm average of just over 65,400 per month. This was the highest number of mortgage approvals since September 2007, and a whole third higher than mortgage approvals in February 2020 when we had the Boris Bounce in the property market. As a country, we are due to smash through 2019’s 524,000 total number of mortgage approvals this month, despite the fact that the property market was closed for nearly three months in the spring. It’s vital to remember, that mortgage approvals do not equate to people moving home, as many of you reading this can attest to … property sales do fall through. You have a responsibility to get information requested back in hours, not weeks ... because if you don’t, you might not get your Docklands home move through before the end of the Stamp Duty holiday, and without that discount, someone in your chain may pull out of the sale altogether and the chain will break.

The number of people moving home in Docklands is anticipated to drop sharply after the Stamp Duty holiday ends at the end of March 2021

Also, another important factor about the last property market crashes were the levels of interest rates and the amount borrowed.

Interest Rates are the key to the future of the Docklands property market In 1988, mortgage interest rates were an eye watering 11.5% and 6% in 2008, meaning mortgages were much more expensive compared to the 0.1% rate we have today. Also, with 77.2% of mortgagees with fixed rate mortgages, and only 1 in 21 mortgages owing more than 90% of the value of their home (and 1 in 303 mortgagees owing more than 95% of the value of their home), negative equity should not be so much an issue like it was in 1988.

This means most Docklands homeowners are in a much better place to weather the storm of 2021, than they were in 1988 and 2008

And that is probably going to be the biggest impact on the Docklands property market in 2021. Yes, there will be a slight readjustment in the prices paid after March 2021 (as mentioned above) yet, a reduction in the number of people selling their Docklands home does not inevitably lead to a house price crash.

I foresee many Docklands sellers will simply wait until activity in the Docklands property market picks up again before placing their property on to the market. This means fewer properties will be placed on to the market for sale in the later part of 2021, meaning Docklands house prices will tend to hold up. The people that will be affected by less properties coming onto the market will be estate agents, solicitors and home removals people.

Yes, there will be a number of people who have to sell in 2021 because they have lost their jobs (i.e. ‘forced sales’). In the last two ‘Property Market Crashes’ of 1988 and 2008, there were a large number of forced sales in a short period of time (because business owners had to sell their home as their business had gone bankrupt because of the Credit Crunch, as well as people who had lost their job), increasing the supply of properties coming to the market in 1988 and 2008.

I also believe there will be ‘interesting investment opportunities’ to be had for Docklands buy to let in the latter half of 2021 with the potential changes in Capital Gains Tax regulations, although those won’t go on the open market, so do keep your ear to the ground and build relationships with all the letting agents in Docklands so you get to hear of the property portfolios coming up for sale (as they tend to sell ‘off market’).
