Nothing shouts British Summer quite like the BBC Proms. Whether you’ve snapped up tickets to one of the many live events or are happy to put the radio on and enjoy the sounds drifting across your garden whilst sipping on a nice gin cocktail, there are plenty of ways to get involved. It is probably a little late in the day if you are a music fan to try and get your hands on tickets for the remaining festivals and shows across the summer, but there are still a few up for grabs and plenty of free admission events across London to help get your festival fix. If you do find yourself with some free time and not much on the horizon to fill it, then there is more than just music to get your head around, the latest exhibition at the Natural History Museum launches this month celebrating everything about the majestic whale. Thanks to the addition of an impressive Blue
Whale skeleton at the museum you can indulge in some fun facts and have a (sorry) whale of a time... Hopefully there will be even more to celebrate if Mr. Murray can keep his fitness and make it through to become champion once again, but either way, it’s a great excuse to get out and enjoy some great British tipples and maybe a few strawberries along the way. Despite the early ‘heatwave’ that was enjoyed earlier in the year, there will be some more sun heading our way, so don’t switch back to the winter wardrobe just yet. Dust down the BBQ , prepare the paddling pool and get ready for some summer fun in the sun. If you don’t hold out much hope for the weather - nobody would blame you - then try escaping to a spot of guaranteed sun, sea and tranquility in Antigua for a quieter way to spend you summer.

BBC Proms 14th July - 9th September
122 years since it was founded,The BBC Proms will kick off on 14 July featuring more than 90 concerts over eight weeks, including four Last Night celebrations around the UK. Continuing its founder-conductor Henry Wood’s aim of bringing the best classical music to the widest audience, the festival marks major composer anniversaries in 2017, including Monteverdi at 450, Handel’s Water Music at 300 and John Williams at 85. The birthdays of two pioneers of American minimalism are also celebrated - John Adams’ 70th birthday is marked throughout the festival including the first and last nights, and Philip Glass’ 80th birthday is celebrated with the first complete live performance of Passages, the 1990 studio album he created with Ravi Shankar, performed by the Britten Sinfonia, conducted by Karen Kamensek with sitar soloist Anoushka Shankar. Following its launch last year, the Proms At… series will return, matching music to five different venues and for the first time in recent history travels outside of London to Stage@TheDock in Hull, the UK’s 2017 City of Culture, for a concert inspired by the 300th anniversary of the first performance of Handel’s Water Music. As well as eight Proms Chamber Music concerts at Cadogan Hall, the series presents choral music at Southwark Cathedral, music theatre at Wilton’s Music Hall, new and experimental music at the Tanks at Tate Modern, and returns to Bold Tendencies Multi-Storey Car
Park in Peckham for a wide-reaching programme featuring The Multi-Story Orchestra and Youth Choir. Engaging new audiences remains a vital part of the BBC Proms mission as the festival opens its doors through special initiatives including the first ever Relaxed Prom. Presented in collaboration with the BBC National Orchestra of Wales (BBC NOW) and the Royal Albert Hall Education and Outreach team, the concert offers an informal environment for people with autism, sensory and communication impairments and learning disabilities as well as individuals who are Deaf, hard of hearing, blind or partially sighted. In keeping with its founding values, the 2017 Proms presents a wide range of the very best music, with jazz and soul music a main focus of the season. The festival marks 100 years since the births of Ella Fitzgerald and Dizzy Gillespie with a concert starring vocalist Dianne Reeves and trumpeter James Morrison. The music of jazz giant Charles Mingus is celebrated by conductor Jules Buckley and his Metropole Orkest, BBC Radio 2 presenter Clare Teal returns with bandleaders Guy Barker and Winston Rollins for a concert celebrating big band legends including Duke Ellington, and Jools Holland and His Rhythm and Blues Orchestra pay tribute to the legendary Stax/Volt Revue, credited for its championing of Southern and Memphis soul music.

EVENTS Young musicians are firmly at the centre of the festival as the First Night of the Proms features the 300 singers that make up this year’s BBC Proms Youth Choir, while the BBC Proms Youth Ensemble joins forces with Bang on a Can All-Stars in a Late Night Prom for a specially commissioned work from Michael Gordon. The festival continues to bring the world’s best musicians to London, with a stellar opening-weekend line-up including conductors Edward Gardner, Daniel Barenboim and Bernard Haitink, and soloists Igor Levit, Lisa Batiashvili and Isabelle Faust. Visiting orchestras and conductors in 2017 include two American orchestras - the Pittsburg Symphony Orchestra conducted by Manfred Honeck and, making their Proms debut, the Cincinnati Symphony Orchestra conducted by Louis Langrée. The Vienna Philharmonic appear twice this season, conducted by Daniel Harding and Michael Tilson Thomas, and Sir Simon Rattle conducts the London Symphony Orchestra, together for the very first time at the Proms. The BBC Orchestras and Choirs remain the backbone of the festival, appearing in 30 concerts across the season. Further 2017 highlights include 30 premieres, a tribute to

Proms conductor Malcolm Sargent, who steered the festival from 1947 until his death in 1967, with a recreation of his 500th Proms concert and a Last Night tribute and Rodgers and Hammerstein’s Oklahoma!, presented by Proms favourite John Wilson with the John Wilson Orchestra and directed by Rachel Kavanaugh. Beyond the performances, the Proms offers ways for audiences to learn more and get closer to the music through a series of contextual events, including 72 Proms Extra events - free daily pre-concert talks, readings, film screenings, workshops and participation events for all ages. There are around 100,000 tickets available at £12.50 or under this summer including Promming (standing) tickets costing just £6, which will be made available on the day of each concert. For the sixth year running seats are half-price for under 18s for all Proms (except Last Night). Every Prom is broadcast live on BBC Radio 3, and in a UK first, the entire festival will be streamed in the highest quality audio the BBC has ever broadcast, as a lossless audio stream at bbc.co.uk/ proms, letting listeners experience the concerts as if they were present at the Royal Albert Hall.

Somerset House Summer Series

Set in one of central London’s most iconic gig locations, Summer Series at Somerset House with American Express returns from 6 - 16 July 2017 as an established part of London’s festival scene, bringing fans a spectacular line-up of established and emerging artists. The eleven-night line-up reflects Somerset House’s commitment to showcasing truly world-class talent. Known for curating a mix of both international and homegrown artists, this year’s festival presents headline acts from the UK, US, Jamaica, Mali and Lebanon. Nine-time Grammy Award winner Norah Jones is set to open this year’s Summer Series at Somerset House for her only London show of 2017, performing a special selection of her best loved tracks plus new and original songs. The following day welcomes fellow Grammy Award winner Damian “Jr. Gong” Marley, who weaves hard hitting social commentary with heart pounding reggae beats. If you don’t manage to get tickets this time don’t worry, August will see the return of the Summer Screen at Somerset House marking another spectacular summer for the venue.
With more than 100,000 cyclists expected to take part, Prudential’s RideLondon is truly a celebration of cycling. The annual two-day occasion encompasses seven separate events for top level pros, keen cyclists and fund-raising, two-wheelers. The two-day festival includes: the Prudential RideLondon Grand Prix, the Brompton World Championship, the pro level Prudential RideLondon Classic and the open-to-all Prudential RideLondon-Surrey 100. 25,000 riders are expected to participate in the 100-mile event which starts at Queen Elizabeth Olympic Park and finishes on The Mall in front of Buckingham Palace. For those thinking 100 miles sounds too far, there’s always the Prudential RideLondon Surrey 46, a 46-mile challenge for 5,000 new, young or less experienced cyclists. And the whole family can get involved in FreeCycle, an eight-mile inner city circuit giving you the chance to cycle through central London over traffic-free roads.

Whales at The Natural History Museum 14th July - 28th February
Honouring the massive blue whale skeleton that will take centre stage this summer in the Natural History Museum’s Hintze Hall, Whales is the latest exhibition for all the family. More than 100 specimens from the Museum’s research collection will be brought out from behind-the-scenes for the first time to show the huge diversity of whales, dolphins and porpoises. Complete skeletons reveal the secret to swimming like a whale and skulls, flippers and jaw bones uncover how they move, breathe, feed and sense their surroundings. Visitors will be given the chance to get up close and personal with a variety of different species, from the vast sperm whale, the largest toothed predator on Earth that’s similar in length to a double decker bus, through to the compact 1.5 metre long harbour porpoise, one of the smallest cetaceans. Explore their remarkable adaptations to ocean living yet how they are surprisingly much more like us than you might expect. Like humans, whales today are sociable mammals that communicate across vast distances and adopt popular behavioural trends. The exhibition will showcase the many sounds and songs species use to attract potential mates and explore how their complex brains enable them to experience a range of emotions. Richard Sabin, whale expert at the Museum says: ‘Whales are incredibly mysterious and complex creatures, as well as being the giants of the seas. This exhibition brings you face to face with some of the world’s most impressive whale specimens, and shows how we are starting to understand and answer the biggest challenges facing whales today.’ ‘New techniques and scientific developments are giving us the
tools to use specimens including the ones you will see, to monitor human impact, pollution and climate change. This collection is an active resource for protecting whales now and in the future.’ Highlights include; Skulls that reveal how whales sense and their eating habits, including killer whales, Orcinus orca and a pygmy right whale skull, Caperea marginata; and Organs showing how whales breathe and digest food, including a sperm whale stomach, Physeter macrocephalus and fin whale aorta, Balaenoptera physalus. Whales kicks off an extended season of events exploring the awesome power of nature and our responsibility to protect our oceans at the Museum running until late 2018.

Keeping The Lights On The Brewer Street based culture hub that aims to support and build the creative industry in London is under attack. Lights of Soho’s social enterprise is suffering at the hands of the darker side to society. As with many independent businesses in the Capital, extortionate rates and unfathomable rent costs may well see the end to this extraordinary project. However, they are certainly not going down without a fight. #NoArtistsNoArt is set to change the way of thinking across London. This campaign is not only shining a striking light on the

His passion for all things horological had a great influence on me as he was an avid collector. My Father also inspired me as he has spent most of his working life in the watch space. I started to trade watches and was always looking for a reliable workshop that could do the work quickly and efficiently. Sadly this was getting harder to find, so I started in Hatton Garden with one bench and one service/repair fully trained expert, and the business has been growing organically. Today we have a team of fully trained watch repairers and our business is expanding. Why did you feel it was a good time to launch? The watch industry is still essentially high end fashion. It doesn’t matter how clever the timepiece is, without being aesthetically pleasing, it will not be worn. Then there are brands like Panerai that begun life with an incredible die hard set of collectors and fans who bought into the history and not a little mystery of the brand’s evolution from military supplier to international fashion brand. It is this key word, fashion, that gets lost when we talk about high horology. Though watchmaking is such a skilled art form and the artisanship is as vital to the craft

as the design; branding and exposure are as key to success as delivering good product. It has never been more fashionable to own a certain type of timepiece or more than one. Vintage and collectible watches are setting record premiums at auction houses and the emergence of social media has opened this hobby up to the masses. Though the majority of people won’t be able to afford some of watches on offer, the aspirational element of this business has never been stronger. With that in mind, the business element has very much come to the forefront. Companies like Cartier created the blueprint for modern international brands with flagship boutiques and collections encompassing more than their core fan base. The last decade has seen even more recognition of historic brands and thus, they have expanded well beyond their core clientele creating a broader product line and placing a huge emphasis on visibility and engaging the masses. Therein also lies the dilemma. Panerai have enjoyed both a great deal of success built on their loyal fans and in turn a solid retention of value in both their brand and products but as part of the Richemont Group, there are now not only shareholders to answer to, but with attention on sustaining and protecting their future, every brand must also evolve or die. Panerai’s two core lines are well known, namely the uminor and the Radiomir. A little know fact is despite the immense popularity of the uminor collection, the Radiomir, with its patented Radium based luminous powder, actually came first. The signature crown guard was developed at a later stage to further guarantee the robustness of the watches in their intended environments. This extra crown guard and the creation of the case from a single block of steel, taking away the wire lugs from the original Radiomir models made the watches not just more water resistant and secure but also more substantial in size. Over the years, both collections have offered variation in sizes, dial options and even complications but fundamentally, the designs have stuck to their instantly recognisable pillars. The Radiomir, without the oversized crown guard, tends to be viewed as the dressier of the two families with a slightly slimmer i h treet, ondon,

case on most occasions. This is where Panerai have taken their most drastic step yet. In 2012, the brand moved into their new Manufacture in Neuchatel, Switzerland. The last few years has seen a transition from purchased in movements being elaborated upon to brands attempting to consolidate their futures by building their own movements from scratch. We have seen ultra thin models delivered by Panerai in the Radiomir family with micro-rotors to more complicated pieces using state of the art materials. The success of these initial forays has led to these new movements making their way into the entire Panerai collection. The Luminor models already enjoyed some movements executed entirely in house by Panerai but where the new collection differs from its predecessors is that for the first time, this new model is delivered in a far slimmer case. Aptly titled, uminor ue essentially two in Italian , the structure of the case is retained alongside the evocative flip lock crown guard but the new movement, visible via sapphire casebacks, are massively slimmer than their predecessors bringing a sense of elegance to a collection sold on its ruggedness. Offered in both hand wound 2mm and automatic micro-rotor mm case sizes in both steel and red gold; this is the first proper deviation from the case size that people have
become accustomed too. For a brand renowned for little changes that typically go under the radar, this is quite a statement of intent in terms of advertising their brand to a larger audience. After these new case dimensions, another lovely touch are the new dial variants for the ue collection. There is of course, the famous “sandwich” dial originally made to highlight the luminosity of early Panerai’s and that is retained, which adds a level of depth despite the slimline design. Both steel and gold models have been given a sunburst dial, moving away from the usual plain dials that recognise the military history of the brand and in turn are intentionally unfussy. The steel models have a dark grey finish, which really only shows off the burst of graduated colour at certain angles while the gold models see a lighter grey with more immediately vivid colour that juxtaposes well against the deep red gold. Overall, these little tweaks do not move too far away from the brand’s identity but offer a very different and welcome perspective that will no doubt invite a new demographic into the world of the Luminor collection. The cocktail list is inspired by 1920s Paris with creations such as the Parisienne, made with Hendricks gin infused with dry herbs, St Germain elderflower liqueur, white grapes, lemon juice, egg white, topped with soda and finished with a dash of Absinthe, or a Belle Epoque, featuring Cointreau mixed with Aperol, grapefruit juice, homemade star anise syrup and topped with Champagne. The menu is extensive and highlights include classic egg dishes, the much-loved avocado on toast with bacon and chilli, maple bacon butties and slightly more adventurous Pulled beef belly, American cheese, potato, confit duck egg from the skillets and crumpets section. Those with a larger appetite can also go opt for a dish from the Coal Oven including the hearty Maple Glazed Bacon Chop and onghorn Flat Iron. There are also some British classics such as Cottage Pie, Fish and Chips and Chicken Caesar Salad. Overall there really is something for everyone. One New Change Overlooking one of London’s most iconic buildings, St. Paul’s, the rooftop at One New Change is home to the bustling Madison. Perfect for after work drinks, a light working lunch in the sun or an afternoon enjoying cocktails with friends, Madison offers one of the biggest and best rooftop destinations in the City. This spectacular, purpose built, outside space from not only provides one of the most incredible views of St. Paul’s, but is the ideal summer spot regardless of the occasion. Serving up a fantastic menu taking cues from the restaurant and utilising the incredible Josper grill, you can enjoy dishes such as slow roasted spiced shoulder of lamb and deep-fried goat cheese flatbread and the Madison triple duck burger with foie gras, kohlrabi coleslaw and plum sauce on the terrace after indulging in some potted crab and crayfish with cucumber and lemon balm jelly and crostini’s; sauteed mini chorizo sausage with honey and toasted mixed seeds; and Taleggio arrancini, with black garlic mayonnaise and pickled walnuts. It wouldn’t be right enjoying such a delicious menu without having the option to wash it down with something equally tasty.
Thankfully, the cocktail menu is both extensive and exciting. Tipples such as the Spicy Mistress combining Havana Especial, orange liquor, passionfruit, chilli and apple and the Speedy Gonzalez with El imador tequila, Aperol, dry vermouth and agave add something a little extra to your afternoon drink. However, if you are in the mood for a party and happen to have seven or more friends to help, there is only one option. The ‘sharing cocktail’ list comprising Pornstar Martini, Ciroc Pearuga and Jager Blast are all available for larger groups. If you are planning on getting a seat, you will either need to be very quick leaving your desk, or plan in advance and book as it is a real premium up here, but definitely worth the effort. Now we just need the sun to stick around for a few more months.

Angler on the Roof Located just a stone’s throw from Liverpool Street Station at the top of South Place Hotel, Angler is a Michelin-starred restaurant showcasing sustainable seafood from British waters. With the recent appointment of Gary Foulkes as Executive Chef, the restaurant has continued to go from strength to strength with a variety of new dishes. Beginning his career under the guidance of Richard Neat and Gary Rhodes, Foulkes brings with him 12 years’ experience and has held positions at The ineyard at Stockcross and William rabble’s Aubergine. Most recently, Foulkes was head chef at The Square, the two Michelin-starred Anglo-French restaurant in Mayfair before joining Angler in April. Making his mark on the Angler menu with a host of new seasonal dishes including thinly-sliced octopus, citrus dressing, taramasalata and chipirones; Cornish turbot, line-caught squid, bonito dashi and salsola; Gariguette strawberries, Brillat-Savarin cream, black olive and basil, Foulkes is a welcome addition to the team. Although known for sensational seafood, vegetarians and carnivores are also well catered and the best seasonal and local produce. Each of the dishes are beautifully presented and highlights from the A a Carte menu include Tartare of yellowfin tuna served with Hass avocado, wasabi and shiso; Cornish red mullet with ersey Royal cream, smoked bacon and parsley; and BBQ Angus short rib with caramelised onion, rib croustillant and red wine. Blasting out a playlist of hip hop, funk and soul classics, the cool restaurant, especially in the summer months when the front windows can be thrown open into the street, boasts design inspiration from the loft-style apartments of Brooklyn and the glamour of Studio with neon lighting fixtures, mismatched furniture and an antique bookcase, complete with hidden door. With 0-covers, the new addition also offers a number of ‘Soho’ exclusive dishes as well as the brand’s much-loved New York-inspired comfort food classics. Musttries include the Slow n’ ow Pork Belly Ribs marinated in r. Pepper and burnt onion and ale BBQ sauce, as well the super moreish Cheeseburger gyoza dumplings, where you can even taste the gherkin. The Peruvian restaurant is split across two floors with an underground pisco bar and front terrace. Open and lively, the new site is a welcome addition to the area and features a menu with distinctive national dishes while also exploring the Japanese and Chinese influences on Peruvian cuisine, with a selection of Nikkei and Chifa specialities. Must-tries include the Charlotte Street special of Slow-cooked short rib with Nikkei pickles, aji panca salsa, and chimichurri which is complemented beautifully by the frijoles negros - a moreish dish of black beans, smoked bacon, burnt aubergine, aji panca, pineapple and sour cream. Zoran Peric is a cocktails and spirits expert with a background in launching and managing some of London’s top bars such as the Soho Hotel. He has also worked with some of the country’s leading drinks brands, working with them to develop their brand and drinks concepts.
Amongst the busy season of festivals and sporting events, July also celebrates some of the world’s most famous drinks and cocktails; the Pi a Colada, Mojito, aiquiri, Scotch and tequila. One of the most misunderstood spirits is tequila, so in honour of International Tequila ay, here is a brief history of where tequila came from and how it is enjoyed today… Tequila is unique to Mexico. Whilst many spirits have a history and stereotype associated with specific nations, our innovation and curiosity has resulted in a global drinks market of Israeli whiskies, Punjabi rums and Japanese gins. Tequila, on the other hand, is distinctive to Mexico only, making it a little more special. Like the eponymous Champagne and Cognac, tequila’s enomination of Origin specifies that Mexico is the only country in which this spirit can be made. In fact, under Mexican law, there are only five states in Mexico in which it can be produced. You can enjoy Sparkling Wine produced across the world, but you can only enjoy Champagne if it comes from the region of Champagne in France. Nearly all tequila is produced in the Mexican state of Jalisco where jimadors have mastered the skill in harvesting this unique agave plant over generations. One of the most safeguarded and regulated spirits in the world, tequila is protected by the Mexican government who require that every bottle is labelled with the NOM number (Normas Official Mexicana . This fourdigit figure guarantees you that the tequila is made and bottled in Mexico and refers to the specific authorised producer – look out for this on your next purchase. learn exactly who is making your favourite tequila. For instance, at Patrón (1492), they only make Patrón but at some other distilleries, they share their agave supply to make different tequila brands. Tequila, as we know, dates back a few hundred years, but the use of agave to make alcoholic drinks has been around from as early as 200 A . For centuries, the unique taste of agave has been enjoyed by the natives of Mexico as part of their community culture and hospitality. Today, this agave based spirit has become one of the fastest-growing spirit categories and has certainly been premiumised. Gone are the days of frozen margaritas and Tequila Slammers, brands like Patrón have been at the forefront of establishing tequila as a premium cocktail and sipping spirit. More and more, people are understanding the difference between premium tequilas made from 100% agave and other mixtos tequilas. Even within the premium tequila category there are ultra-luxurious tequilas selling for hundreds a bottle such as Gran Patrón Burdeos. My personal favourite and recommendation for this International Tequila ay would be the crystal clear, refined and herbaceous blend, Patr n Silver.

your Alfa Romeo Giulia Staking a claim in the premium saloon market has been reserved for the likes of Audi, BMW and Mercedes since its conception, but now the Italian charge is on. Following the launch of Maserati’s Ghibli at the upper edges of the bracket, which has been incredibly well received, the Italian giant FCA have now utilised the Alfa Romeo brand to instigate a double-pronged attack pressurising the German giants from every angle. Starting from £29,550 with an entry level 200hp, 2.0-litre turbocharged engine, there is no shying away from the fact that there is one specific focus here. here seems to be little interest in fighting over the entry level fodder with . and . litre engines they are here for the big guns but do they have the fire power

With a heritage dating back over a century and history of motorsport prowess that would impress anyone, Alfa Romeo are starting from a strong position. And they are not shying away from their past. The Giulia name is not new for Alfa Romeo, it was the original designation for the 1962 four-door saloon that went on to become a fiesty racer in its Giulia TI Super guise, so there is plenty of expectation to live up to. A new direction and extensive investment in research and development have meant that the brand can once again spread its wings and bring some of that Italian flare back to our roads. The all-new Giulia delivers an essential addition to the model line and projects the brand firmly into the premium market largely dominated by German manufacturers. A dangerous move some might say, but when you start to consider where this car has come from, it doesn’t seem all that crazy. Closer relationships between the brands under the Fiat Chrysler umbrella have meant that engine development receives a helping hand from none other than Ferrari and performance improvements can be seen across the board. This cars architecture is entirely focussed on providing the perfect balance for driving performance and comfort. Offering rear wheel drive, short overhangs and the longest wheelbase in its segment, Giulia has been developed with 50:50 weight distribution across its axles resulting in an exciting and composed ride. the front specifically tuned to maximise its dynamic ability whilst maintaining high levels of comfort and you quickly start to get the idea of what this car is about. Needless to say, the Quadrifoglio version comes equipped with even better performance parts including optional carbon ceramic brakes and pushes the boundaries with 1 PS and 00Nm of torque able to thrust the car from zero to 62 mph in just 3.9 seconds, but the ‘standard’ versions don’t fall too far behind. Opt for the eloce version and you will still be packing 28 PS and 400Nm of torque allowing you to accelerate from standing to 62 mph in a still swift time of 5.7 seconds. Paired with an impressive eight-speed automatic transmission linked directly to the AlfaTM DNA system, the Giulia is setup to perform at its most efficient when in natural and advanced efficiency modes whilst offering impressive responsiveness and performance once the selector is shifted to dynamic. The DNA system itself adjusts a multitude of settings across the engine, suspension, steering, transmission, rear differential, instrument display, brakes and safety and driver aids, according to the mode selected by the driver and the difference is evident. Put your foot down whilst in natural mode and you will enjoy a casual acceleration possibly dropping down a gear for a little help, but switch to dynamic and the whole feel of the car transforms. Punch the accelerator and the car will decide the best gear to drop down to in order to provide the most power and quickest acceleration.

esigned by iconic Italian styling house Pininfarina, the Fiat 12 Spider was unveiled to the world at the 1 Turin Auto Show. It was manufactured by Fiat until 1982, however, the European version ceased production in ‘75 until Pininfarina took over production in 1983. The lasting impact of the 2014 SDLT changes on the prime central London markets with Charles Lloyd, Head of Savills Mayfair
Since the Stamp uty changes were introduced in 201 property values across all prime London markets have been affected. Prime central ondon has felt this most with values decreasing by 12.5 per cent since their 2014 peak according to Savills Research. Buyers under 3 ,000 have benefitted from the changes, while the greatest impact has been felt on properties over million where the tax can be anywhere from half a million pounds upwards. Across wider prime London values have also seen a decline of .8 per cent, with the family house market around 2-3million particularly affected. Many buyers at this level have struggled to raise the extra capital needed to move up the property ladder, especially when you factor in mortgage costs and other outgoings, such as school fees. It’s prompted some would-be buyers to stay where they are and extend instead. And it’s not just families, all buyers have been sensitive to the changes as the costs incurred are proportionate to the amount of money being spent. To every buyer the tax is a significant sum, so it is properties which are realistically priced and ‘best-in-class’ which are seeing the most interest as buyers become more discerning. Buyers are also trying to negotiate more with sellers to offset the cost of the Stamp uty bill from the purchase price, as for many the additional cost is the difference between being able to afford the property or not. There have also been a number of buyers making a currency play to try and offset these costs; international buyers, and those paid in dollars, have been able to use the weaker exchange rate as an opportunity to save on the stamp duty bill. These buyers are still discerning and taking time to make decisions though. In fact, UK based buyers are typically more determined to move quickly and take more of a longer-term view. There is still solid demand for properties across the prime London markets, but sellers need to be realistic with their pricing expectations and be open to conversations with buyers. The UK property market and overseas investment with David Galman, Director at Galliard Homes Britain has been a prosperous nation of traders since before the 15th Century, and all the various industrialised cities in the UK have welcomed various foreign investors and traders for hundreds of years. Some of the largest business institutions in the UK have been founded off the back of international investment and inward investment into Britain has become and integral part of the economy. With Britain withdrawing from the European Union, a large part of free intra-European investment will fall away from the economy and it is important that this is replaced in kind, either through continuing UK EU partnerships or through low-tariff and tariff-free trade with other nations around the world. The English language is one of the largest facilitators of this, along with the exceptional international reputation that British business has developed over the last few centuries. The property industry has a diverse range of investment streams, and so is likely to be somewhat insulated from any political turbulence. This is the case for both large investments into British property companies and foreign buyers purchasing new build and second hand property within the UK. Over the last two decades, foreign investment in British property has left its heartlands of London and, in an attempt to gain a good deal; investors have looked at other major cities such as Birmingham. Birmingham will shortly benefit hugely from the HS2 rail line, which will mean that London is only 50 minutes from Birmingham New Street station. Another point to note about foreign investment into UK property is that it is generally
‘city-blind’, in that deep-held British attitudes to various cities tend to be ignored and investment is taken without the sentiment that often accompanies a British purchaser’s choice. As Britain leaves the EU, the property market will experience some tremors from the wider economy, however this is likely to simply re-distribute investment geographically. The housing market in the UK is underpinned by our stable democratic system and rigorously upheld justice regime, and at a conceptual level, these are incredibly strong foundations. Of course, developers cannot present substandard stock to the market, or units at unfounded price points. The property sector has to be realistic and consider all the various types of property that are available, whether that involves embracing mixed-tenure and mixeduse schemes or indeed diversifying the areas that they work in geographically. We have had particular success within up-and-coming commuter zones that benefit from new transport links with overseas investors. We have recently brought a number of schemes to the market on the Crossrail route; in Slough (Atria), Chelmsford (Roseberry House), which have been very well received. In previous years, our luxury specification has meant that schemes within Canary Wharf and the surrounding docklands have sold out in under hours, with long queues at the sales launches! As we move into more uncertain times, keeping a continued stream of foreign investment into the property industry in the UK will be key; hence why events such as Invest IN are always worthwhile attending!

I don't think I have ever seen more factors at play in the UK property market than there are right now. The national market is pausing for breath as it reaches the end of the cycle which started with the credit crunch. 2016 saw stamp duty changes as well as the Brexit vote, and the impact is very much still being felt. The result of the election has added to the uncertainty surrounding the economy. So why am I so bullish about the market in E14? Well the data shows us that in the second half of 2016, sales levels were 22.4 per cent higher than the first half, which is even more impressive when we account for the stamp duty rise in April of that year. Based on market trends, I expect the price of the average home here to reach £514,200 by the end of 2018.

This city courtyard is a small garden at the rear of a terraced house. It leads off the kitchen diner and is required for full time family use year round. The clients needed space for their two young boys to play so artificial grass was used for year round practicality. This also removed the need for a lawn mower which would have had to be stored as space was at a premium. The scheme included a full size barbecue and space for relaxed adult entertainment in the evenings. The planting was requested as light and pretty with a percentage of evergreen planting as well as a green wall and lots of exterior lighting to make the garden useful and attractive all year. Powder coated planters were used to create raised beds around the artificial lawn. Antiqued mirrors reflect planting and bounce the light around making the garden feel much larger than its actual size while overhead festoon lighting creates drama at night. ma es
