Porsche Design has transferred the thrill of high-performance racing into a distinctive Chronograph exclusively available to buyers of the new 911 GT3: the Porsche Design Chronograph 911 GT3. Like the Porsche 911 GT3, the new Porsche Design Chronograph 911 GT3 has the same ornate design, consistent performance and exquisite craftsmanship. The close connection between timepiece and sports car is unmistakable at first glance. The principal design features, material selection, and performance characteristics of the 911 GT3 have shaped both the concept and the making-of the chronograph. The hightech titanium used for the case of the timepiece is derived from the lightweight

principle in engine design, while the colour and material choices were inspired by the vehicle’s equipment options. The Porsche Design Chronograph 911 GT3 is available in two versions: a sporty version with an applied dial colour ring in eye-catching Shark Blue, and a purist version with a colour ring in black. As usual for Porsche Design timepieces, both models stand out due to their superb readability: just like in the cockpit, the hands and numbers in white and yellow on a black background immediately catch the eye. The strap of the chronograph is made of genuine Porsche leather with “GT3” debossing and includes stitching in contrasting colours - Shark Blue or GT Silver, depending on the version. Thanks to Porsche Design’s innovative quick-change system, the strap - which comes in sizes medium and large - can be replaced easily and conveniently without the need for additional tools.


WATCHES While not immediately evident, the timepiece’s movement is likewise derived from motorsport. The Porsche Design caliber WERK 01.200 with flyback function combines start, stop and reset in a single operation, making the 911 GT3 Chronograph the perfect racetrack companion. It is COSC-certified - a distinction awarded only to the most accurate of watches. The movement is powered by a custom winding rotor recreated from the design of the Porsche 911 GT3 wheels. The GT3 wheel rotor is available in six colours matching those available for the vehicle configuration, exclusively for this chronograph and only for 911 GT3 owners. Each rotor is completed with a sporty miniature centre lock featuring a silver GT3 logo. The casing is also directly linked to high-performance motorsport and is made of highly resistant, lightweight, and hypoallergenic titanium - just like the connecting rods in the Porsche 911 GT3 engine. High-tech components like these are usually only used in the most advanced racing motors. A Porsche 911 GT3 is as individual as the person driving it. That’s why even more customisation options are offered in the markets where the new Porsche Design custom-built Timepieces Program is currently available - Germany, the United Kingdom, and the United States. With the Porsche Design timepiece configurator, owners of the 911 GT3 can personalise and adapt

customised within the GT3 colour spectrum. The black Porsche sports car leather strap features “GT3” debossing and is adorned with contrasting stitches made from Porsche vehicle thread in four colours. Unlike traditional tourbillon movements, equipped with manual winding, this exceptional calibre makes a name for itself thanks to its self-winding system ensuring a minimum power reserve of three days (72 hours) - a very noticeable improvement for the wearer. It is equipped with ceramic ball bearings and the latest Hublot technical advances in its winding system. The manufacture has also reasserted its uniqueness by reconstructing the movement in its entirety in order to make the micro-rotor visible from the dial side. This innovative layout not only represents an additional technical challenge for the designers, but also breathes new life in aesthetic terms, by strengthening the spectacular appearance of the dial and its very contemporary design. The perpetual movements of the micro-rotor set at 12 o’clock echo the rotation of the tourbillon, its regulating organ, positioned in perfect symmetry at 6 o’clock. The grey 22-carat gold microrotor is set off by exquisite decoration (bevelling, sunraybrushing and sand-blasting), as well as by signature Hublot openwork in the precious metal. Hublot has also continued in its quest for transparency by using more sapphire in the movement itself. The manufacture calibre on the Big Bang Tourbillon Automatic Orange Sapphire is equipped for the first time with three sapphire bridges - a barrel bridge, an automatic bridge and a tourbillon barrette. The lightweight effect of the skeleton work is accentuated by heavily open-worked and sandblasted platinum. The tourbillon cage at six o’clock, revolving on its axis every minute to compensate for the pull of the earth on the movement’s direction, is distinctive for its pure geometry affording a glimpse into the mechanical heart of the model. The legibility of the open dial is enhanced by hands and indices with a luminescent coating. Thanks to its location on the Dalmatian coast, in the extreme south of Croatia, Dubrovnik enjoys beautiful Mediterranean sunshine for much of the year, making this very much a year-round destination. Cursed or not, the stunning scenery of rocky beaches, lush greenery and the Adriatic Sea will make the visit one to remember. You can enjoy a long walk, take pictures of the peacocks - the island’s only inhabitants explore the Benedictine monastery or even the Game of Thrones centre - it’s well worth the day trip. The origins of the Croatian language and its classic literature can be traced back to Dubrovnik, and the city remains an epicentre of culture, art, music and science. Club de Golf Alcanada It’s not uncommon for amateur golfers to be forced to defend their sport against those who make a wild accusation it might be dull. The non-believers will simply never experience that moment of watching your tee shot soar off into the blue skies set against a backdrop of a glorious island lighthouse. Dull? You won’t find many more satisfying experiences than that one. Welcome to Club de Golf Alcanada in the north of Mallorca - surprisingly, the only course on this fabulous island which is next to the sea. The seventh hole is the course’s signature hole, which offers the kind of postcard view you could admire for hours. It’s a downhill par-five with views all the way down to the Bay of Alcúdia and its iconic lighthouse. Group selfies are commonplace on this tee, but there is also an added bonus of a swing analysis camera, which is there to capture your tee shot. Hit a good one and enjoy it back in the clubhouse afterwards, send it on to your email to impress your friends. Scuff one a few yards and quietly dispose of your ticket when nobody is looking. But these are golfing memories to savour at Alcanada - even if your golf isn’t quite ready for the Tour. The mid-19th century lighthouse stands as proud as the club itself these days but there are plenty of breathtaking moments to enjoy. Perhaps in keeping with the owners - a certain German family by the name of Porsche, which has been known to deliver some spectacular experiences with their cars - it’s also a club with ambition. This follows on from a host of other upgrades over the last year or so, such as a new halfway house called the Lighthouse Bar, where golfers can enjoy a mid-round break for a chilled glass of something, a light snack and to enjoy a short mid-round break. That relaxed vibe runs through the fabric at Alcanada - a club which knows its roots but has added a modern touch in all the right places - none more so than the pro shop, which carries a huge selection of modern clothing and equipment in a converted building with exposed authentic Mallorca brickwork on view. That tradition and history is epitomised in the centuries-old Mallorca clubhouse - a 19th hole brimming with style. After the round, the inviting sun terrace is the ideal spot to catch a few rays, enjoy some liquid refreshment and drink in those glorious views all over again. Around 45 minutes’ drive from Palma airport, the north of Mallorca remains relatively unspoilt in contrast to some of the mass tourism areas in other parts of the island. Of course, there is still nightlife, culture and plenty to see away from the golf course. But it is a more authentic Mallorca and well worth venturing north for some of the incredible scenery and experiences waiting to be discovered. Those who stay in the south on their visits to the island are simply missing out on so much more.

RICHARD CORRIGAN’S HONEY AND STOUT TART Ingredients For the Honey and Stout Filling 80ml of stout (Use a quality, flavourful stout for a beautiful depth of flavour) 1 Bramley apple, (approx 150g) peeled and grated 90g of golden syrup 50g of rolled porridge oats 90g of honey 90g of breadcrumbs, stale 2 eggs 1/2 lemon, zest and juice 1/2 orange, zest only

For the Pastry 250g of plain flour 1 pinch of salt 125g of butter, cut into cubes, plus extra for greasing 50g of caster sugar 3 eggs

Method (Use a 25cm loose bottom tart tin) 1. In a food processor simply pulse together the flour, salt, butter and sugar until the mixture resembles breadcrumbs, then transfer to a bowl, add two eggs and form into a ball of dough. Do not overwork, just mix enough to bring the dough together. Wrap the dough in clingfilm and leave in the fridge to chill for 20 minutes. 2. Preheat the oven to 150°C/gas mark 2. Grease a 25cm loose-bottomed tart tin and set aside.

5. To make the filling, add the stout and grated apple to a pan and bring to the boil. Reduce to a simmer and leave the liquid to reduce by half, then remove from the heat and set aside until warm. Add the remaining ingredients, mix well and pour into the pastry case. Bake the tart for 20-25 minutes until the filling is set. 6. Remove from the oven, allow to cool and cut the tart into slices. Serve with a good dollop of double cream or some sweetened buttermilk.

3. Once the pastry has chilled, lightly dust a work surface with flour and roll the pastry out into a large circle, 5cm bigger than your tin. Loosely roll the pastry around the rolling pin, then carefully drape the pastry over the tin and lightly press the pastry into the edges to fit. Carefully trim the edges of the pastry using a sharp knife. Line the pastry with some greaseproof paper, then pour in some baking beans. Blind bake the pastry case in the oven for around 45 minutes until pale golden in colour. Remove from the oven and increase the oven temperate to 180°C/gas mark 4. 4. Discard the greaseproof paper and baking beans and brush the entirety of the pastry case in egg wash - this will help to prevent cracks appearing in the pastry. corrigancollection.com

Manual 280 SL

Introduced in December 1967, the 280 SL continued in production until February 1971, when it was replaced by the entirely new and substantially heavier 350 SL. Manual transmission models came with the standard 4-speed or optional ZF 5-speed, which was ordered just 882 times and is a highly sought-after original option today. The main change for the 280 SL was an upgrade to the 2.8-litre M130 engine with 170 PS and 244 Nm of torque, which finally

gave it the power it needed. It also marked the final evolution of Mercedes-Benz' venerable SOHC inlinesix, before it was superseded by the entirely new DOHC variant introduced in 1974. This 1968 example is presented in left-hand drive guise with the rare manual transmission and power steering. Finished in the very desirable colour of its original Mercedes mid blue and magnolia leather interior, it also comes complete with both hard and soft tops with the factory option third seat. The car comes with its original service book and manuals and has just been fully repainted to a very high level with invoices to show £11k expenditure and been subjected to new leather seats, door cards, wood, carpets and more at a further cost of circa £10k. Prime Housing Market Holds Firm with Frances Clacy, Savills Research Analyst and Lucian Cook, Head of Residential Research, Savills The UK’s prime housing market has performed extremely strongly since the first lockdown was lifted and the latest social distancing measures have done very little to dent the commitment of buyers and sellers currently in that market, a new survey from Savills has revealed. The successful rollout of a vaccine against Covid-19 is expected to act as a further confidence boost that would help sustain the market beyond the end of the stamp duty holiday. Savills surveyed more than 1,300 prime market sellers and prospective buyers during the second UK-wide lockdown and found that while there was slightly greater caution about the prospects of moving within the next 3 months, the lockdown had largely served to reaffirm widespread commitment to moving before the end of 2021. Over two-thirds of respondents (67%) said that the second lockdown had no impact on their hope of moving over the next year, and a net balance of 17% said it had made them even more committed. A net balance of only 2% said it had made them less committed to a move in the short term. Net balances of 13% and 23% of respondents said a vaccine would increase their commitment to moving in the next 3 and 12 months respectively. This, coupled with increased appetite for lifestyle change identified by this and previous surveys will continue to support demand for properties with gardens, and homes in villages and more rural settings through next year. “There has been much conjecture as to whether some of the changes in buyer priorities and preferences brought about by the events of 2020 will continue once a vaccine is found and whether March 31 could represent a cliff-edge in the market,” says Lucian Cook, head of residential research at Savills. “We do expect the economic effects of the pandemic to weigh more heavily on the housing market next year, but it looks as

though there is a surprising seam of demand among more affluent buyers that is much less sensitive to these factors than the wider market.” What buyers want and where: Homeowners in the countryside, villages or small towns appear most content with their current locations. Asked where they’d like their next home to be, the vast majority (87%) are looking to remain in one of these location types, though there is evidence of movement in and out of these relatively small settlements. Demand for village and countryside locations from urbanites continues to be strong, with just over a third of those currently living in central London and other cities and suburbs still identifying this as the preferred location for their next home. “But there remains a core of demand from those who are committed to urban living, particularly upsizers under the age of 40, first time buyers and a group of downsizers who value proximity to amenities,” says Frances Clacy, Savills research analyst. “And in a sign that the dash for the rural retreat may have slowed a little, 44% of respondents currently based in central London would like to continue city centre living, rising to 47% for the under 40s, while only a third expressed the desire for a more rural setting, and then often as a second home.” Meanwhile, at the other end of the housing ladder, 69% of downsizers currently living in an urban setting indicated a desire to remain in a town or city, while 51% of those in rural areas hope to move into a village or a small town. The research comes at a time when data from TwentyCi indicates that the number of agreed sales awaiting exchange stands at over 556,000, some +56% higher than the same time last year, a figure that rises to +94% in the market over £1m. The stamp duty holiday has given greater urgency to the market over recent months. 59% respondents expressed concern about

COLUMN their ability to complete a purchase prior to the March 31 deadline; it being a significant concern to 26%. Unsurprisingly, that was most noticeable in the market between £250,000 to £500,000 where buyers have benefitted from the greatest savings relative to purchase price, but considered much less of a concern above the £1m mark. Above £2m only 7% of respondents considered the stamp duty saving as a significant motivator. “While we expect transaction levels in the first half of next year to be concentrated in the first three months, this survey tells us is that decisions to move home are not made and broken in days and weeks,” said Cook. “Eight in ten (81%) of respondents made the decision to move either before the pandemic or during the first lockdown. This means decisions were made before the stamp duty holiday was announced, so a failure to move prior to March 31 is not expected to cause substantial fall-throughs. “Rather, situations where sales struggle to complete before the deadline may require pragmatism on the part of buyers and sellers, which suggests that despite robust levels of demand across the prime market, the price sensitivity we have seen over the year will continue to be a factor in the market.”

7% drop in Docklands Homes ‘For Sale’ in last 3 Months W ith most Docklands families home schooling their children in lockdown and the forthcoming Stamp Duty Holiday deadline on the 31st March 2021, less Docklands properties have been coming onto the Docklands property market since the new year. This has prompted a 7% drop in the supply of Docklands homes for sale compared to November 2020. For the past couple of decades, like clockwork, Docklands estate agents’ busiest times for putting property onto the market is the new year to Easter rush, with a smaller flurry of new properties coming onto the market in the mid/late summer. Yet, since the ending of lockdown 1.0 in the late spring 2020, nothing has been normal about the Docklands property market. Throughout the summer, the number of properties coming onto the market in Docklands steadily rose to its peak in November and the number of properties then becoming sold subject to contract (stc) rose even higher (and whilst statistics don’t exist for the properties sold stc, anecdotal evidence suggests there were just under 50% more Docklands properties sold stc in the last six months of 2020 compared to the same 6 months in 2019). However, back to the number of properties for sale …

The peak of the number of Docklands properties on the market in autumn was 2,531 – that now stands at 2,342.

The first lockdown caused many Docklands homeowners to want to move with the need for extra space to work from home and in some cases larger gardens. This was further exacerbated by Docklands home movers also trying to take advantage of the Stamp Duty Holiday to save themselves money on this tax. This meant many more Docklands properties came onto the market (more than a “normal” year) in the last 6 months of 2020. However, those Docklands home movers motivated to move for the extra space/save money on the tax, did so in the summer/autumn and have already placed their Docklands home on the market (and are probably by now sold stc rushing to get their house purchases through before the deadline on the tax savings). So, how does Docklands compare to other property markets, and what does this decrease in Docklands properties on the market mean to Docklands homeowners and Docklands landlords?

There are 25% more properties on the market today in Docklands, compared to 12 months ago. Interesting when comparing that to the London and national picture. There are 39.5% more properties for sale than a year ago in London, whilst nationally, according to Zoopla, there are 12% less properties on the market today (compared to a year ago). Yet, it gets a lot more interesting when you look at what type of property is on the market in London. Continued on page 2


Continued from page 1 There are currently 47,900 apartments for sale in London compared to January 2020, when there were only 32,600 – a rise of 46.9% … all the more interesting when there are only 15.1% more London semi-detached houses for sale and 1.8% more London detached homes over the same 12-month period.

The jump in London apartments for sale is being pushed by an upsurge of London up-sizers eager to trade their city living apartment up to suburban houses, and a small handful of panicky London buy to let investors who are wanting to exit the London property market following falling rents for apartments. It was this increase in the level of property for sale in London that caused Docklands property prices to drop between 16% and 19% (depending on the type of property) in Docklands over the 12 to 14 months of the Credit Crunch. So, whilst the Docklands property market is slightly top heavy with terraced properties, as long there is no sudden change in the demand or supply of properties and interest rates remain at their current ultra-low level – the medium-term prospects for the Docklands property market look reasonably good.

115% more terraced homes for sale in Docklands than a year ago, and there are 25% more apartments. So, whilst there are some differences between the supply of individual types of property in Docklands (e.g. terraced vs apartments houses), the overall reduction in the number (i.e. supply) of properties for sale can only mean one thing, when there is a reduction in the supply of anything and demand remains stable, this will mean continued upward pressure on Docklands house prices in the short term.

Will overall demand for Docklands property continue to be stable? Lockdown 3.0 will probably cause another wave of Docklands people who want to move home (thus increasing demand). The last property crash (the Credit Crunch in 2008/9) was caused by a huge increase in the supply of properties for sale in London when people lost their jobs and interest rates were much higher. People couldn’t afford their mortgages and so dumped their homes onto the market all at the same time –

The number of London properties for sale increased from 66,250 in early 2007 to 100,200 in May 2008, a rise of 51%.
