Hidden potential
Renovation is never easy, especially when managing the project yourself. Alet Verster, however, successfully transformed her poky Parkhurst house into a light and airy entertainer’s dream over four months WORDS: SARAH MARJORIBANKS IMAGES: NADINE DE BEER
Bustling and vibrant, Parkhurst is one of Johannesburg’s most sought-after neighbourhoods; the perfect location for Alet Verster and Sebastian Chatov’s new home. However, the house was less so. Owned by the same family for decades, it was badly in need of updating, with old fittings and peeling paint. Luckily, its original timber flooring and pressed tin ceilings hinted at its potential. As owner of interior and architectural studio Patsy and French, Alet took on the renovation of the 210m2 twobedroom home, handling both the design and architecture and managing the project on site. The result pays tribute to the heritage of the home through gentle restoration of its original features, while transforming it into a space that suits their lifestyle perfectly.

“There’s a fine balance between retaining all original features and turning an old house into a home congruent with the way we live today,” says Alet. “I believe in playing with the contrast between old and new, instead of trying to match the original. That way you honour the past while bringing in the current lifestyle.”
Surprise, surprise! There were plenty of surprises along the way. “The house was from the 1930s and so was the electricity and the plumbing. We had to gut all of that and rewire and replumb – it was my first encounter with a 1930s geyser!” says Alet. “On the lighter side, we also discovered some interesting items from the previous family who had lived there for two generations, including where they had marked their kids’ heights growing up, a graduation photo from the ’80s, some antique weights, and a (broken) air rifle!”
Let there be light The now three-bedroom family home is modern, light-filled and perfect for entertaining, with a central open-plan living, dining and kitchen area that flows easily out into the deck and garden through folding doors. “The house started off with lots of small rooms – there was even one in the centre of the house, without any windows,” says Alet. To achieve the spacious new look, they gutted five internal walls and converted an old bedroom, study, scullery and kitchen into the now open-plan kitchen and living area, as well as opening up the dark corridor leading to those spaces. “We wanted to retain the progression of space from the entrance to the living area, so we kept parts of walls to frame each room while preserving the visual links.”

Open-plan cooking While Alet’s husband Sebastian was at first wary of an open-plan kitchen, he soon came around to the idea. “We drew inspiration from a farmhouse I designed for my parents with a generous open plan,” says Alet. “My husband was initially not that fond of an open-plan kitchen, but the more we started going to their country house, the more all of us could appreciate how lovely it is to cook and have a glass of wine while others sit around and chat, and the messier side is moved to a scullery.”
A self-made project With a little help from their friends, the couple installed all the joinery themselves, which allowed them to splash out on some special features, such as the brass pendants lights and Carrara marble kitchen countertop that wraps all around the one side. “In combination, they lend an air of old-world glamour to the contemporary renovation,” says Alet. She and Sebastian also had to find a way to blend their different personal styles – Alet loves light spaces, bright colours and minimal detail, while Sebastian prefers dark, dramatic areas filled with antiques.

Through negotiation, compromise (and a shared Pinterest board) the resulting home is filled with bright colours and vintage finds. “We found some gorgeous midcentury and Art Deco pieces at a second-hand furniture store in Heidelberg, which ended up suiting the house to a tee. We jokingly call our combined style Recessionism.” Handling the renovation process yourself brings numerous challenges, says Alet. “It’s the stuff nervous breakdowns are made of! Organising all the tradesmen, orders and deliveries for materials, all while running my own architecture and interior design practice… The idea was to make the budget go further, but, after all the surprises, I feel next time I’ll be getting one of my professional contractors in, while I stick to my part as the designer – it’s also much more satisfying!” However, in the end it does bring its own joys. “As with any renovation, the most rewarding thing must be reshaping a tired, neglected space into a bright home for your family. We feel we created a cosy space for ourselves and we love spending time at home.”

Make sure you have a clear vision before you start. The chaos of building work brings up enough uncertainty, without having to make snap decisions about important features which you might end up regretting.

Get reputable contractors on board. Ask around, speak to friends who have built before, read reviews and visit building projects to make sure the contractors’ experience is of a similar scale to your renovation. Contractors who are out of their depth can end up costing you much more than you planned for. And if their price sounds too good to be true, it probably is.

Even on a tight budget, choose a few items you want to splurge on, like a freestanding bath or marble countertops. Don’t underestimate the joy this will bring you every time you see it, even if the renovation exhausts your budget.

Whatever you think you’ll be spending on the renovation, add 40% to that number. With renovations there are always surprises, like finding out that all the water pipes must be replaced, or having to underpin a sagging foundation.

ovid-19 has impacted prime residential markets worldwide and many people are reassessing where and how they live to accommodate changing lifestyle and work habits. Is the grass always greener? In the Savills Prime Index: World Cities report, which presents an outlook for the near and long term, analysts say the effect of the pandemic on prime residential values in world cities has resulted in a “fall of 0.5% for capital values and 1.1% for rental values”. The most stable markets in the first half of 2020 are “generally characterised by higher levels of domestic demand and tight supply”, according to the report, and this is prevalent in several European cities. Lisbon is among the strongest performers, a status quo expected to continue for the next five years. In London the market appears to offer good value in a historical context and a rebound is anticipated despite Brexit uncertainty. Pent-up demand from the market being frozen during lockdown is fuelling its recovery, and people are re-evaluating what they want from their homes, says Savills residential research associate Gaby Foord. “Outside space has become more important to people living in London, particularly younger buyers.”
The recent announcement of a stamp duty holiday until March 2021 as part of a raft of measures designed to boost the UK property market led to an increase in Savills’ daily website traffic. Enquiry levels rose to 60% higher than the average during the weeks before the lockdown in March. “The cost of buying, holding and selling a £2m (±R42,3m) property in London, compared to other global cities, is significantly lower than in other markets.” So where to next? Dr Parag Khanna, founder and managing partner of FutureMap, says increasingly restrictive migration policies have encouraged many people to look for a Plan B via a second passport or change of nationality. “Recent estimates suggest that interest in investment migration programmes has jumped five-fold from 2019 through mid2020,” he says. Dr Juerg Steffen, CEO of leading residence and citizenship advisory firm Henley & Partners, says the volatility of 2020 has boosted the appeal of investment migration for more people in more countries. “We’ve seen unprecedented interest in residence- and citizenship-by-investment programmes from citizens of developed economies. For high net worth investors who want to be well prepared for the next major disruption, alternative residence or citizenship is increasingly seen as an indispensable asset and a vital hedge against ongoing volatility.”
PORTUGAL The lowest qualifier for Portugal’s five-year Golden Visa programme is investment in a property more than 30 years old in an area of urban regeneration or in a low human density area. “The total investment with associated costs ranges from €330,000 (±R6,3m) for a single investor to around €380,000 (±R7,3m) for a family of four,” says James Bowling, international CEO and founder, Monarch&Co. Bowling says Monarch&Co’s most popular investment route at the €500,000 (±R9,6m) price point is
through a hotel group where the investor owns an apartment or house with full title, which is used as a hotel room and let mostly to short-term tenants. Meanwhile Forbes magazine rates the Algarve in Portugal as the best place to live or retire. Lisbon is a 2,5-hour drive to the north or a 40-minute flight from Faro International Airport. “Thanks to the brilliant Golden Visa programme, the Algarve has become a most compelling option for retiring South Africans,” says Pam Golding International MD Chris Immelman.

The design of the conference centre hotel embraces the cosmopolitan lifestyle, integrated in a specific urban context. The architecture incorporates plenty of glass, wood and other natural materials as well as wide open spaces. The investment for a family of four starts at €350,200 (±R6,7m). MAURITIUS Mauritius has long been a popular holiday destination for South Africans but the government’s recent concessions have made it easier for them to retire, live and work there. “In June 2020, the Mauritian government’s changes to investment thresholds, the extension of work, residence, retirement permits and attractive property acquisition options led to renewed interest from South Africans,” says Xpatweb director Marisa Jacobs. Beyond its natural beauty, the island is known for its excellent private schools, reputable
banking systems, regulatory certainty and technology-driven government systems. “The dispensation for owning property in Mauritius is far more flexible than in most other African countries. In Mauritius, a South African is allowed to purchase a property as a freehold or through a 99-year lease agreement with the option of renewal,” Jacobs says. Foreign nationals are required to invest $375,000 (±R6,1m) in property to qualify for the permanent resident permit. “The effective tax rate of 15% for individuals is well below those applicable in South Africa. A significant difference is that Mauritian residents are only taxed to the extent of the money that they bring into the country. These financial incentives, combined with the close proximity to SA, will likely see more people moving to Mauritius in the future.” Cap Marina is an upscale water village in the north, 50m from the beach in a secure environment of more than 22ha. A variety of facilities are available on its doorstep, including a supermarket, a bakery, a pharmacy and 24/7 medical assistance.
“Thanks to the commercial success of Cap Marina, the groundwork for the first phase of the project has already been laid. You can now invest in Cap Marina from $375,000 (±R6,1m) and obtain a permanent residence permit,” says Evaco Property head of sales Aude Leclerc. The development offers apartments, townhouses and luxurious villas in a range of designs and sizes. Cap Marina is ideal for senior citizens looking for a retirement home, young couples in search of their first home, and investors on the hunt for great property investment opportunities. MONTENEGRO Montenegro has not only emerged as an appealing destination for post-lockdown travel, it also presents an excellent investment destination. Applications for the Montenegro Citizenship-byInvestment Programme were up by 142% in the first quarter of 2020 compared with the last quarter of 2019. Amanda Smit, Henley & Partners managing partner and head of South, East and Central Africa, explains that by extending their wealth planning and legacy management strategies to include
investment migration in a postpandemic context, “investors are catalysing the transition to new lives in countries of their choice that offer a better quality of life, where they feel more comfortable and secure and where they envisage a future that is better aligned with their aspirations now and for generations to come”. In short, Covid-19 has meant that people want safety, space and security – and Montenegro delivers on all three. Approved applicants and their families who qualify for Montenegrin citizenship must contribute €100,000 (±R2m) to the government of Montenegro for the advancement of local underdeveloped, selfgoverned units and invest at least €450,000 (±R8,6m) in an approved property development project in the capital, Podgorica, or in the popular coastal region of Montenegro. Alternatively they can invest a minimum of €250,000 (±R4,8m) in an approved property development in the northern or central regions of Montenegro (excluding Podgorica). Additional government processing fees and other application fees apply.

ommunities are the social cement that bind people and hold neighbourhoods together. “The need for connected communities has perhaps never before been more apparent, or necessary, as the world starts to emerge from a global pandemic that forced us into social distancing, self-isolation, remote learning, and working from home,” says Clifford Oosthuizen, MD of the multigenerational estate Westbrook in Port Elizabeth.

“The effect of the pandemic will see a shift in the focus on the physical attributes of a building, such as the quality of fixtures and finishes, the availability of green space, and amenities and facilities,” he says. “More attention is now being paid to the principles of designing and developing services and support structures that help residents integrate, work together, selforganise, withstand and respond positively to change.” CREATING COMMUNITIES In a post Covid-19 reality, property developers are realising the mental health and emotional wellbeing of residents should also be considered in design. “Creating

The completed development will comprise nine residential estates, a town centre with shops, restaurants, offices, medical facilities and health clubs, a Curro private school, and an Evergreen retirement village. “In the wake of Covid-19, affordability and value for money is key,” says Oosthuizen. “Buyers will be looking for compact homes with good work-from-home potential and an excellent fibre-optic infrastructure.”
Another advantage of living in a gated community is the extra privacy it provides. As only residents and verified guests are permitted access, residents can enjoy their own space with little chance of intrusion by trespassers or strangers ringing their doorbells. MULTIPLE GENERATIONS According to Oosthuizen, societal challenges posed by the coronavirus will see more multi-faceted, multi-generational developments like Westbrook emerge, "that provide for the practical and emotional needs of their residents while delivering financial and occupational peace of mind, state-of-the-art safety and security, and resort-style services and amenities”. Multi-generational households sharing costs is how nearly one in five people in the United States and Australia lives. Statistics SA said in November last year that 32.2% of homes in the property market housed multi-generational families, indicating the trend is gaining popularity here too. This can also be attributed to rising unemployment rates and cultural customs, the high cost of living making it hard for young professionals to live on their own, and growing concerns about the safety and isolation of elderly relatives.
“These estates offer a rich community-type lifestyle, where multiple generations can live, learn and play together, adding value to one another’s lives,” says Oosthuizen. “Our first village, The Ridge, is sold out and 24% of the first phase of the second village, River Dale, has already been sold before we’ve started construction.” SECURITY Rising safety and security concerns among South Africans are influencing where people want to live, and driving the increasing demand for homes in security estates. The most recent crime statistics revealed that 21,130 robberies occurred at residential homes between April 2019 and March 2020. This sees buyers opting for security estate living that offers 24-hour access control, response vehicles for perimeter monitoring, along with security cameras that pan the entire complex giving residents peace of mind. ECO-FRIENDLY LIVING Many developments are becoming eco-estates – protecting and preserving or rehabilitating the area’s local flora and fauna. One of the key drawcards of the Westbrook suburban estate is its green elements. Benefits include being surrounded by 48ha of open parkland designated to maintain the feel of a peaceful, country setting with parks, wide pavements and green spaces.
