hisky fans have been flocking to bag a bottle of the limited edition 10-Year-Old Single Malt from local distillery Three Ships. We chat with master distiller Andy Watts.

Q: What is the inspiration behind the Three Ships brand? A: The first European sailors would sail into the unknown in fleets of three ships. They were pioneers, and we see ourselves as pioneers in the world of South African whisky. It’s about doing something that hasn’t been done before.

Q: How is this new release different from other whiskies in the range? A: Three Ships whiskies are predominantly blended whiskies, which means they are a blend of grain whisky and malt whisky. This new release is a purely malt whisky, matured in the barrel for 10 years. barrel is where the magic happens. This current release is from the 2005 vintage, and we’re releasing them as vintage whiskies to show the subtle changes over time. Q: In the glass, what can whisky fans expect from the 10-Year-Old? A: On the nose, there’s a hint of creosote and peat from the barley; a slightly medicinal note that’s not too heavy. But when you take a sip there’s an explosion of sweetness from the American oak, along with a hint of spice and nuttiness. It’s why I chose older barrels, because I didn’t want the wood to fight with the spirit. I’d say it’s a really approachable dram, and perfect if you’re trying single malt for the first time. Q: How buoyant is the demand for New World whisky? A: International whisky is becoming more than a blip on consumers’ radar. Just look at the

great whiskies coming out of Japan or Taiwan or Australia. All of a sudden people are realising that great whisky doesn’t only come from Scotland. Our plan is to eventually take the Three Ships brand into other overseas markets, like we’re doing in the US with our Bain’s Mountain Whisky. Q: What’s your take on adding ice or mixers? A: Everybody has his or her own way of enjoying whisky, and that’s fine. Gone are the days when the producer can tell the consumer how to enjoy the product. If you’re doing a whisky tasting, it’s best to add just a dash of water to open up the flavours and aromas, as ice tends to lock down the flavours. But if you’re just drinking whisky, enjoy it however you prefer. In the US every whisky has a home in a cocktail, and almost every Scotch brand is creating a signature cocktail.

F

ood entrepreneur Ash Mair fell in love with the idea of a ramen bar several years ago when he visited Amsterdam. Back in Cape Town he left his day job and started growing chillies for a range of artisan chilli sauces, Bönder. The ramen bar idea stayed on the back burner until he met restaurateur Seelan Sundoo, who showcased the chilli product range at his V&A Waterfront restaurant. Seelan has now partnered with Ash on this new venture. So the stretch of Regent Road in Sea Point that is home to Sundoo, La Mouette and My Sugar, has another trendy eatery which opened in August and is already busy every night. Three Wise Monkeys is small but comfortable, the no-bookings policy means that locals arrive early to secure a table, and the fast service allows for several sittings each evening. With head chef Mikey Nathan at the helm, it offers a short menu of ramen and poké bowls that are inexpensive, filling and healthy – perfect for one-dish comfort eating after work or at the start of a night out. With no liquor licence yet, it’s bring your own, making it even more affordable. “It’s all fresh ingredients, all clean, I don’t use MSG or preservatives, and there’s no pork,” says

Ash. With Jesse Gillis, his right-hand man at Bönder, he already grows some vegetables and plans to become as self-sustainable as he can using natural farming methods. “I have a big passion for food and a bigger passion to create some value and invest in people and goodness. So Three Wise Monkeys is a stepping stone to something greater.” For now there is a choice of three ramen bowls: chicken, beef short rib and vegetarian. We shared a generously sized chicken bowl, slurping noodles, fishing

out succulent chicken shreds, miso yaki corn and crunchy mushroom pickles with chopsticks, and supping the delicate umami broth. The freshness of the poké bowl is a zesty contrast, essentially deconstructed sushi: sticky rice topped with a rainbow salad of tuna slices, edamame, spring onion, avo and pickled cabbage with a lightly spicy chilli mayo, and there’s a hot version for chilli addicts.

T

here’s a general trend towards interactivity in design at the moment, as we try and make our physical world like our digital world. The endless possibilities of the latter mean that when we engage with the real world, it’s often frustratingly static – at least when it comes to our furniture and decor. That’s why modular and adaptable furniture pieces are increasingly seen at design shows, and the same approach is filtering down to the world of lighting. As homes have become increasingly minimal, the trend over the last few years has been for lighting to follow suit. At the same time, LED technology means that lighting can also be more seamless than ever before because of a much smaller carbon footprint. What we’re seeing increasingly now, however, is

a reaction to this approach by designers creating dynamic and interactive lighting pieces for modern homes. On the tech-savvy side, Philips has seen great success with its smart lightbulbs that can be controlled remotely by tablets and smartphones to change colour, adapt to ambient light and more. At the lo-fi end of the spectrum, however, we’re seeing the reemergence of adjustable and dynamic lighting installations. These can be moved and adapted by users to change the focus or intensity, or just create a new, more interesting shape when they want to. A great example is the Capsula Suspension Lamp by Brokis, available locally at Crema Design. Whether smart or not, this kind of interactive design is here to stay in our homes, be it in the form of our appliances, furniture or lighting.

T

he one thing that’s been unique to the provinces up north is the wildlife. With many of the national parks and game reserves found there, I’ve never associated much game-viewing with the Cape. But this has started to change, especially with the more recent reintroduction of indigenous game into the Klein Karoo. Intrigued by this and in need of some time with my family, I decided to hit the dirt road.

Sanbona Wildlife Reserve is a pleasant three-hour drive (and a few audio books) from Cape Town along the R62. Set at the foot of the Warmwaterberg, the reserve is an inviting 54,000ha of peaceful Karoo plains and rugged beauty. Sanbona means “the vision of the San”, and looking out across the expanse of the reserve, I could start to appreciate this way of life. Under the new leadership of the Caleo Foundation, Sanbona is one of the largest privately owned reserves in the Cape boasting free-roaming wildlife (including the Big Five), rare San rock art, and indigenous flora and fauna. The reserve’s goal is to create and preserve a harmonious space where wildlife can flourish. Set in the Klein Karoo, which is quite a harsh environment, makes it challenging but not impossible.

Did you know? Essentially dangerous game like lion and elephant that used to live in this area were hunted which led to local extinction. Habitat loss and human encroachment only made this worse.

The beauty of Sanbona is that it allows visitors to get in touch with nature within a luxury setting, and, in our case, it was the family-friendly Gondwana Family Lodge. The lodge is a chic, thatched Karoo homestead that overlooks the Bellair Dam with separate family suites nearby. Gondwana is made for families which means that kids can roam free. As parents of a three-yearold, it was a relief to know that our son’s needs would be catered for and central to the stay.

Gondwana features a Kids on Safari garden where children can learn more about various animals in the reserve through the display of skulls, teeth, tusks, and footprints. This was like treasure to my son who took to educating us instead! The lodge also boasts an enviable children’s playroom and jungle gym (my son mistook it for his bedroom and promptly moved in). But one of the real luxuries I got to experience at Gondwana was being able to go on daily game drives with my husband knowing that my son was cared for while we were out. This valuable service led to me having one of my most moving wildlife moments. Sitting at the watering hole, there stood a baby rhino as his mother drank further down at the water’s edge. The baby rhino looked like he was standing to attention with his horn held high to protect his mother. He had his mother’s back. It was majestic to behold such an endangered creature, and it reminded me what a privilege it is to see animals in the wild. The experience will stay with me forever.

A: I chose Khayelitsha because I live here and I wanted to do something for the community. There’s a problem with people eating unhealthily and there aren’t affordable healthy options. I wanted to offer a healthy alternative that is nutritious and tastes good.

A: The Khayelitsha Community Trust gave us the space and accommodated us with a special community development rate. Q: What is your shop foot traffic? A: Our cafe is only two months old now, but already we have 30 to 50 daily walk-ins and 100 to 200 at weekends.

Q: How did you find your premises? A: Our bakery and cafe are made out of two containers, one 6m and one 12m, converted in an eco-friendly way. We were lucky to receive support from sponsors Virgin Active and Kauai in setting up the containers.

pinach king Lufefe Nomjana started with a vision of healthy and affordable food for his community. His gluten-free spinach bread and other products are now in demand all over Cape Town and beyond. He recently opened an eco-friendly cafe and bakery at Khayelitsha Mall. Q: How did your business start? A: I first had the idea when I was working as a volunteer in a community garden in 2011, of developing a range of products using the organic vegetables we were growing, which could be consumed daily to help people eat

Q: Why are the premises ideally suited to your business? A: We have designed them to be ecofriendly and are just installing a solar power system. We have planted vegetables and herbs all around and on top of the containers, which gives them a green permaculture aesthetic. People can sit outside and relax with their meal and also buy the spinach seedlings. We’re very well located and are a centre of attraction with our green containers – people want to know what we are doing. Q: Who are your neighbours? A: We are at the entrance to Khayelitsha Mall, so all the usual mall stores and fast food chains are our competitors. We are on a mission to replace their fast food with our

A: The University of Stellenbosch Business School has connected us to a production space in Stellenbosch and we are working on getting the equipment necessary to start a gluten-free production line there. We’re talking to RCL Foods to bring our products to Gauteng and Pretoria. Our vision of reaching out to the world is also coming alive. We’re working with a partner in Washington DC on developing a franchise there. Q: Do you operate online as well? A: We’re just launching our new website, spinachking.co.za. Q: What’s your most popular item? A: Our two flagship products are our gluten-free spinach bread, sold through selected Spars, and our low-GI spinach bread.

Relief as lending rate remains the same

O

ver the last few years, the prime lending rate has increased by 2%, which has had a marked impact on homeowners and prospective buyers seeking to get a foot in the door. A homeowner, who purchased a property for R1m at the end of 2014 with a bond linked to prime, will currently be paying R1,306 more for their home. According to John Loos, household and property sector strategist, FNB, from the end of 2013 up until June this year, the cumulative increase in the bond instalment on the average-priced home has increased by 42,1%. Adrian Goslett, CEO, RE/MAX of Southern Africa, says the Monetary Policy Committee’s decision to keep the rates unchanged is the right

decision for both the property market and the greater economy. “An interest rate hike would only dampen consumer sentiment and further slow down the property market. This year has been tough for consumers who have already had to absorb two interest rate hikes, along with an increased cost of living. While the housing market still reflects an ongoing demand, the effects of the slower economy and higher financial demands on consumers has been felt in the property sector.” He notes that affordability will continue to be a driving force behind the property market and a rate hike would negatively impact that. “Consumers who are able to reduce their household debt-to-income levels have an increased chance of showing the necessary affordability levels to purchase a home,” Goslett says.

TENONQ rethinking communal spaces

C

ommunal urban living is the cornerstone around which TENONQ, the latest and largest development to be launched by Blok, has been designed. Located at 10 Quendon Road, Sea Point, the entire eight-storey development has been designed to be an extension of each resident’s apartment. “While communal areas in apartment blocks are nothing new, we have set out to create shared spaces with activities in mind that enable residents to not only connect with their neighbours, but also enjoy the benefits that this brings in terms of safety, convenience and community. Human interaction has essentially been designed into the communal spaces,” says Jacques van Embden, MD and co-founder, Blok. The development is situated between

Sea Point’s Kloof Street and Regent Road, and will comprise nine onebedroom apartments, 10 one-bedroom lofts, 32 two-bedroom apartments (mostly duplexes), as well as two two-bedroom duplex penthouses. TENONQ will also have ample parking with one or two parking bays per apartment, plus bays for visitors, motorbikes and bicycles. “Our aim with TENONQ is to expand the Blok development portfolio with not only our largest project yet, but also one that truly highlights our dedication to communal urban living; something that we see as integral to the success of any developing urban area,” says Jacques. TENONQ is scheduled for occupation during summer 2018/2019 and apartments are priced from R2,4m.

O

ffice space vacancies are on the rise, and with new developments coming on stream, the competition between landlords is fierce – it’s a tenant market at present. That’s the view of Tim Cable, director, who heads up the real estate sector in South Africa for global professional services consultancy Turner and Townsend. Cable says that landlords who offer a holistic solution to office space, as opposed to competing over a clean white space, provide a compelling offer to prospective clients. Cable believes the opportunities sit within both refurbishment projects of existing space, as well as redevelopment of existing sites, with blue-chip

companies looking to consolidate their current portfolios and leverage off new workplace methodologies. The office property market is going to need to be cognisant of the new workplace requirements as buzz words such as agile and collaborative workplace design requirements are incorporated within the traditional open-plan floor plates. “Agile working is all about creating a flexible and productive environment. By creating different working areas within the office, a business can ensure employees have complete freedom and flexibility to work where they want, when they want. These workplace design requirements will also influence the amount of space that corporates require.”

Places to look for 2nd-hand materials

Local community sites and other internet sales sites are great places to look for second-hand building materials. Demolishers: if they don’t have what you’re looking for, put your name on their waiting list.

t’s time to think differently. Our heads are all focused on water, electricity and recycling our garbage, but if you need to replace or renovate, think green. Amazingly, one of the seemingly justifiable gripes of those who want to buy eco-friendly materials is the lack of knowledge and, often, interest. Did you know that you can buy carpeting with a high recycled plastic content? Have you considered eco paint? Have you thought about bamboo flooring, or kitchen counter tops made from recycled materials? As the demand for eco-friendly products has grown, so too has their sophistication. You may not be prepared to sacrifice the look or feel of regular products, but if you do your homework, you won’t have to. There are quality products made from recycled materials out there. Ask yourself one question, though: “How do I know if one material is more environmentally friendly than another?” It’s fine for those in the know, but most of us are enthusiastic beginners. Ask many questions. Also bear in mind that if your sustainable product has to be flown halfway across the world from China,

you may be better off looking for something that is not quite as sustainable, but available locally. Renewable bamboo is a good alternative to oak flooring, but if you can access reclaimed oak locally, you’re doing the smarter thing. A good place to start when you’re renewing an element of your home is to investigate salvaged, refurbished, or remanufactured materials: anything from bricks to doors, windows and flooring – even paving stones. Not only are you likely to save money buying second-hand, but you are also reusing resources, which is a good thing. In addition, you can modernise – think about staining that parquet flooring black, or bleaching it for the beach house. Recycled plastic is being reconstituted into some quality products, like kitchen counter tops, and decking, and you can barely distinguish between wood, granite and this composite material. So, next time you need to look at your roof insulation, think eco. There are so many alternatives which not only save you money, but are also immensely satisfying to install, knowing you’ve taken the green – or at least greener – road.

A

look at residential property buying trends over the last few years shows something surprising: a move away from the white picket fence dream of a large house with a large garden, towards something smaller, denser and closer to the neighbours.

neighbours and in a more communal environment is perceived to be more secure than living on a freehold property. Affordability is a factor: sectional title units are both cheaper to buy – especially if new, as there are no transfer costs – and cheaper to maintain due to the size.

There has been a marked increase in the number of people buying smaller, sectional title properties, particularly in developments – and especially among first-time and younger buyers. A steady increase in first-time buyers since 2009 has meant that these “financially limited” buyers are driving a lot of the demand for sectional title units.

Convenience also comes into play, as new developments are usually close to business hubs, amenities or transport links. While many sectional title properties are found in high-cost, high-density areas such as Sandton, Cape Town’s city bowl and Umhlanga, there are also less expensive units not as central but still close to public transport links such as the Gautrain or major highways.

Simon Bray, CEO, Private Property, says, “Overall demand for sectional title units has risen by about 7% year on year, with the increase among first-time buyers around 6%. Interestingly, sectional title has also been outperforming freehold property in terms of price growth over the last few years.” The reasons are both economic and social. Security is a big factor for many: living in close proximity to

The current economic environment is also a key influencer. “People have less money but still want to own their own homes, so smaller properties – that require smaller deposits – are attractive,” says Bray. In the midst of this interest rate hiking cycle, buyers are also wary of overextending themselves, so are opting for homes that are cheaper to maintain.

I love taking my bike and cycling to the Sea Point pools, which visually take my breath away every time.
