Give me Hope! One of South Africa’s pioneering gin brands has a new look this summer WORDS: RICHARD HOLMES

I

t wouldn’t be a stretch to say that Hope on Hopkins started the craft gin revolution in Cape Town. When, in 2014, they finally obtained permission to set up the first distillery in the city of Cape Town, their copper stills were allocated numbers #001 and #002, which they still proudly hold today. Nearly five years on, it’s time for a change, and this summer sees the muchloved brand making a few changes. We asked co-founder Lucy Beard… Q: How has the craft spirits industry changed since you started out? A: With the boom in craft beer, and the growing gin scene in Europe, we thought the trend would come here, but we had no clue it was going to go as crazy as it has! At the very beginning bottle stores and bars would question why they needed more than one or two gins on the shelf. Today there’s a huge appetite for establishments to have a large selection of local gins. Q: What’s changed in the way consumers are enjoying gin? A: People are definitely becoming more and more experimental. When we started it was just ice, lemon and lots of tonic. Today there are crazy cocktails and colourful gins and flavoured tonics. But we are purists at heart. We want to celebrate gin for what gin is, and ultimately gin is about juniper. Although our three flagship gins are quite different, juniper is very much present in all of them. Q: You’re changing the name of the brand to Hope Distillery, and rebranding the bottles. Why the change? A: When we first launched there was no huge need to stand out, but today there’s a wealth of gins on the shelf. People see our three labels and think it’s all one gin, so that needed to change. We wanted to keep our identity, but take it to the next level. We also changed the “Salt River” gin to “African Botanical”. We felt it needed to be more descriptive, and it’s more of a selling point for the export market.

From the ashes A fter a devastating kitchen fire razed to the ground a large part of Tintswalo Atlantic in February this year, this magnificent lodge has been rebuilt and, as before, is one of the most spectacular accommodation offerings in South Africa.

You will excuse me all these over-thetop adjectives, because Tintswalo really is all that. And more. It’s a bucket-list destination. Nothing is ordinary at this piece of heaven on the slopes of Chapmans Peak Drive. The views, the service, the rooms… five-star luxury from start to finish. Tintswalo Atlantic can accommodate up to 24 guests in 10 island suites and a two-bedroom villa. Suites are individually designed and decorated and named after some of the world’s most famous islands. All suites have a lounge area with a wood-burning fireplace, and a tea and coffee station, as well as a private deck overlooking the ocean and the pebbled beach below.

PUBLISHED BY TIMES MEDIA PROPERTY PUBLISHING

Spacious en-suite bathrooms have sea views and walk-in showers, his-andhers basins and huge Victorian baths. Included in the rate is a full breakfast, as well as the signature sundowner cocktail with a selection of canapés. Guests can also book for lunch and dinner daily.

Q: Any plans to expand your range of spirits? A: We have produced an aged agave spirit, a reposado, but we’ve had some challenges because in South Africa the legislation doesn’t allow you to age agave spirit. We’re hoping that’s going to change. Our whisky is a little behind schedule, but we’re hoping to get some in barrel by the middle of next year. We’ve also been playing around with rum. We have a bit of work to do, but watch this space.

Says Lisa Goosen, CEO, “Tintswalo Atlantic is synonymous with luxury, privacy and seclusion. We’d like to present guests with a bespoke and exclusive, private lodge experience, complete with the warm South African hospitality and personal service our brand is known for. Tintswalo Atlantic is a magical, emotive place. The sensation of love, gratitude and peace is what we’d like for our guests to experience when they stay with us.”

The simple life The Robertson Small Hotel gives a beautifully curated taste of the valley in its small restaurant and with unobtrusive five-star luxury, entices guests to settle in and unwind WORDS: KIT HEATHCOCK

A

rriving at The Robertson Small Hotel is like stepping back in time, an old family home in a quiet residential street of Robertson. The old house has plenty of stories to tell, wooden floorboards still reverberating with the character of the redoubtable previous owner Auntie Em, whose invitations to tea usually meant G&T and who planted many of the trees in the garden from seedlings she’d smuggled in from her travels. Now updated to a five-star boutique hotel with ten rooms, it’s incredibly chic in a homely welcoming way, maintaining a local focus in the decor with iconic South African designers, including a tiled bar by Michael Chandler, who now curates the art exhibited on the walls and the Small shop. Our room, with a blissfully comfortable bed and 300-thread count linen, had a deep verandah from which we could step straight into the pool. We sipped Krone MCC Rosé in

celebration of our wedding anniversary, with reflected sunlight rippling over the walls, serenaded by birdsong. The hotel’s chefs are locals, mentored by chef Chris Erasmus of Foliage in Franschhoek. “We’re focussing on this area, what’s in Robertson, similar to Foliage – not in style but in concept,” Chris says. “The chefs are brilliant, I’m using all their ideas, just tweaking their recipes. They’re an entity on their own, I don’t tell them what to do, just show them how to do it.” There’s a new vegetable garden in the back yard and Chris’s enthusiasm is contagious – now working with them on a very fresh new summer menu, he forages with them in the Robertson Valley and with his team in Franschhoek. Dinner is country bistro food done really well – hearty dishes, local, mostly organic ingredients, and a touch of creative sophistication. We loved the Tom Yum coconut broth with mussels,

squid and wild Franschhoek mushrooms, redolent with smokiness from the grilled squid. Then a superb sea bass with parmesan gnocchi on a velouté of charred sweetcorn with pesto. And amazing Karoo lamb soutribbetjie, melt-in-the-mouth meat richness offset by spicy pickled aubergines and deep baked melanzane, perfect with a glass of Springfield’s gorgeous The Work of Time. A lazy breakfast the next morning on the sun-drenched terrace spoiled us with freshly squeezed juices, croissants and an imaginative hot menu. I went for lavash flatbread, with smoked salmon, crispy capers, olive pesto and pickled beetroot. My husband’s more traditional chipolatas with egg and roasted mushrooms was also pronounced excellent. Tearing yourself away is the hardest part, we could have happily settled in for a week, exploring the valley by day and the dinner menu by night.

Western Seaboard

Sultry sundowners, long beach walks, and dynamic kite-surfing are just some of the Instagram-worthy ingredients of life on Cape Town’s Western Seaboard WORDS: KIT HEATHCOCK *Map not to scale

IMAGES: NATASH LASSEN, HEATHER DURAND, SHUTTERSTOCK & GOOGLE MAPS

T

he coastline and long beaches stretching north from the harbour and city centre are a kite-surfing mecca, hosting international competitions, and coming alive with colourful kites every windy afternoon. The sun sets dramatically into the ocean with Robben Island part of the panorama, and the kilometres of sandy beach all enjoy the picturepostcard view of Table Mountain that is such a feature of the Western Seaboard. Asked what she loves best about living in Milnerton, resident Chantal Hurley says, “It’s got to be the mountain, wherever you are this side, at home or out shopping you can see it. It also stays lighter longer here than in the Southern Suburbs, and I love being close enough to walk my dog on the beach every day.”

As a family we love being close to the beach and we enjoy the quietness of this area compared to the city. We’re also quite central to all the wine farms for outings. JOLANDA DONNOLI, RESIDENT

It’s a great area for families too. Moving to Cape Town from Joburg 20 years ago, Barbara Howe did extensive research on where to live and the Western Seaboard came out tops. “It had a good choice of private and public schools, the housing was (just) within our budget, and the lifestyle available was good for a young family.” Table View was their home for many years before moving to Melkbos. “There’s a large variety of people and a wonderful

mix of humanity. The outdoors lifestyle is a common thread among most West Coast families, and the nearby beautiful beaches are a blessing.” Newer suburbs Sunningdale and Parklands have extended the city limits to the edge of the protected Blaauwberg Nature Reserve. This fynbos and strandveld buffer zone keeps the city in check and allows the last outpost of the Western Seaboard, Melkbosstrand, to retain its identity as a small seaside dorpie with a strong sense of community.

Property Covering older established suburbs such as Milnerton and Table View, the seaside villages of Bloubergstrand and Melkbosstrand, the newer Garden City development of Sunningdale, Blouberg beach front, all the way to the new gated developments on the dunes around Big Bay, there really is a huge variety of property along the Western Seaboard. Beachfront properties are as you’d expect highest in demand and price point, but first-time buyers can still get a foot on the property ladder just inland in Parklands and

Sunningdale, and older family homes in Milnerton and Table View provide excellent value on spacious plots.

Schools The wide choice of schools is another of the Western Seaboard’s attractions for families. Milnerton High School continues to have an excellent reputation for both academics and sport, other popular public schools are Table View High School and Melkbosstrand High along with their feeder primary schools. In the private sector there’s a plethora of choice – Elkanah House, Parklands College, CBC St Johns, Blouberg International and Melkbosstrand Private School. There are also Generations School, Rallim Preparatory, Shelanti and a new Curro, so prospective parents have their work cut out on the decision-making front.

Explore One decision that isn’t hard, is making the beach the focus of family downtime. “We enjoy going to Small Bay with the kids,” says resident Jolanda Donnoli. “Or to Eden on the Bay at Big Bay where the kids play soccer on the big patch of grass across from all the restaurants, ride their bikes, or we picnic on the grass.” They also enjoy taking a drive to Melkbos for an ice cream followed by shell hunting and building sandcastles with the kids. Life-saving clubs, surfing, SUP, as well as the high profile kite-surfing are a way of life here. Then there’s flat-water wind-surfing, kayaking and water-skiing at Rietvlei. With golf at either Milnerton Golf Club or Atlantic Beach, plenty of sports clubs, including the Sunningdale Sports complex, and the local parkrun along the beach every Saturday morning in Melkbos, an active outdoor lifestyle is easy. The MyCiTi bus service is a boon for residents commuting into the CBD, bypassing peak traffic congestion along the R27 and Marine Drive, although with Milnerton lagoon, Rietvlei wetlands, flamingos and the everpresent Table Mountain view to look at, even slow traffic has its compensations on the Western Seaboard.

Live the spectacular life with the amazing views of Table Mountain in the background. Milnerton, Blouberg, Table View, Parklands and Sunningdale are central to most areas and are expanding and upgrading continuously. Many international visitors come here in the summer to partake in kitesurfing. Schools in the area are affordable in comparison to other areas, making the cost of living a lot lower than elsewhere in Cape Town. Public transport to the CBD and airport is easily accessible and reliable to use. Beachfront apartments are always a good investment as holidaymakers fill this up over the holiday season. BnBs, selfcatering accommodation, backpackers or hostels have also seen some growth in recent years and have become highly competitive. Caron Leslie, broker/owner 082 416 6395 | caron@remaxpa.co.za

Property sales have started gaining momentum on the Western Seaboard. We’ve seen interest from foreign buyers, who’ve been relatively quiet for some time. This is encouraging as it shows confidence that the property market will strengthen. This might be the last chance to snap up properties at 2017 prices before the market turns. Local investors are looking to smaller, affordable apartments to grow rental portfolios and local families continue the trend towards gated estates and security villages. After a very hesitant buyer pool in 2019, we expect to see great confidence in the market from early next year.

PROPERTY NEWS

3 NOVEMBER 2019

Treat with respect When it comes with the tag ‘patio furniture’, somehow we think it’s weather and life proof. It may well be to a lesser or greater extent, but there are ways, means, methods and products to prevent premature ageing, and indeed, prolong its life. WORDS: ANNE SCHAUFFER

IMAGES: SHUTTERSTOCK

A

s our South African lifestyle creeps more towards the outside than in, good quality weather-resistant furniture has become prized. Not only because it’s wonderful not to have to move cushions or furniture inside from out, but it looks far better to have a dressed patio, too. Some products will have their own specifications in terms of caring for it, and it’s smart to wise up on that to ensure you don’t jeopardise any warranty. The fundis also advise against any harsh treatments like high-power hosing or bleaching, because that will undoubtedly weaken the material. A good vacuum clean is often very handy, particularly for woven furniture. Mia Delport, marketing manager, Patio Warehouse, points out that we need to distinguish between a covered and uncovered patio. “We recommend all wooden products should be under cover. Our harsh South Africa sun dries out the wood, and it requires too much maintenance.” She suggests all-weather wicker, aluminium, resin (plastic) and cast aluminium as furniture types for an uncovered patio. “New-technology products are also available such as fully upholstered products that can be left outside. The foam in the cushions is designed to let through as much air and water as possible, and it’s mould resistant. So when you leave the fully upholstered set

outside, and it has rained, it will dry within 30 minutes,” she says. If your cushions aren’t weather proof, you’ll need to put them away, or at least, cover them with weatherproof covers. Don’t put them away damp or wet, or cover them in plastic. Dry them thoroughly first.

All products

Delport has advice for maintenance and cleaning on all products. “Use a dry, clean cloth to dust your furniture weekly and help maintain its lustre. To clean furniture, spray off any dirt or debris with a hose, and wipe dry with a soft cloth. Avoid allowing water to stand on the surface of your furniture and cushions. “For prevention, there are sprays for wicker protection, aluminium protection and Textilene, perfect to help keep your furniture looking at its best.”

Wood

Of course, if you love wood and are prepared to maintain it, the experts advise regular oiling, or annual sealing or varnishing. “If you don’t want to constantly reseal the wood, apply wood oil or polish on a regular basis from the day you buy it. Liquid polish is easy to apply, repels water, and is cost-effective too. It keeps the furniture looking youthful.”

Metal

Metal furniture can become stained, and acquire rust spots. Keep it clean,

as dust traps water, and accelerates rusting. If you see a rust spot, treat it swiftly by sanding it, applying a metal primer, then paint.

Plastic

Among other things, sun creams and screens can stain plastic, so rinse off the chairs regularly with a mild soapy solution.

Different climate, different treatment?

Delport says because it’s more moist at the coast, it’s easier to treat wooden products there. “You don’t need to oil your set as regularly as you would inland. But, although our aluminium products are powder coated to prevent them from rusting, coastal areas need to apply the aluminium protection more often.”

ne&Only Le Saint Géran has launched its first collection of private homes. Exclusive freehold beachfront residences are on offer to international HNWIs. The properties are available in five designs, ranging from two to six bedrooms. This exclusive community will include 52 villas on a 2km stretch of beach among tropical vegetation on the resort’s secluded peninsula. Flyt Hospitality Fund launched for 12J investors

A

nuva Investments, SA’s first Section 12J company, has launched a new property/ hospitality fund. It allows for diversification from traditional 12J private equity into the property sector via a hospitality fund created in partnership with Cape-based property developer Flyt Property Investment.

Investment in Section 12J venture capital vehicles has boomed over the past 24 months because of its tax incentives. Section 12J provides local taxpayers with a 100% deduction on the invested amount, so they can claim tax relief of up to 45% on the investment amount.

Anuva Investments CEO and founder Neill Hobbs says the company’s investment mandate with Flyt Property Investment is focussed on quality hospitality. “Our strategy is to find outstanding opportunities in the sector: good-quality, strategicallylocated properties with a focus on sectional title serviced apartments and student accommodation.”

The partnership will issue shares in selected qualifying property developments. Two Cape Town developments have been structured into the fund. The issued shares give the holder access to all benefits of the property. A minimum investment of R1m is required from private investors, trusts, stokvels, investment syndicates or companies. The investment is locked for five years.

Property was excluded as an asset class for 12J investing until recently, when a few venture capital company (VCC) specialists included the hospitality sector in qualifying VCCs.

Eaton Square, currently under construction in Deep River, will be available to Section 12J investors via the Flyt Hospitality Fund. It’s due for completion in January next year.

Green awards Val de Vie opens for Sandton Gate show house for retirees

S

andton Gate precinct has been awarded Green Star certification for its sustainability and design features shortly before Phase 1 of this mixed-use development opens to the public this November.

Site-wide requirements were met under the Sustainable Precincts tool, which was developed to influence and incentivise developers to consider good design, community and environmental outcomes.

It received four-star certification under the Green Star SA Sustainable Precincts v1.1 tool, following the project’s second-round submission in mid-August, whereas Phase 1 achieved a five-star Green Star SA Office v1.1 Design certification in July. Abland and Tiber are the developers of the precinct.

Some of the precinct’s sustainable incentives include an app-based carpooling scheme for occupants, bus shelters with solar-powered charging facilities, and a reverse vending machine that accepts recyclable materials in exchange for credits or tokens. Three primary waste management schemes have also been strategised.

“We’re proud to be a frontrunner in the green building sector with this development, one of the first to be rated under the Green Building Council SA’s Green Star Sustainable Precincts tool,” says Tiber director Germano Cardoso.

Abland property development manager Simon van Helsdingen says by taking an integrated view of both the precinct and user experience, Sandton Gate aims to retain leading tenants who’ll benefit from lower operating costs.

A

new show house is open for viewing at Val de Vie Evergreen Estate. Val de Vie Evergreen Phase 1 is 97% sold and the first residents took occupation in their homes in July. Phase 2 will launch early next year. Only 35 minutes’ drive from Cape Town, Val de Vie Estate is centrally situated near various lifestyle offerings in the Boland, Overberg and West Coast. Marketing manager Marli van Schalkwyk says Val de Vie Evergreen village draws inspiration from its magnificent surrounds and offers the “opendoor, secure living of yesteryear” for residents aged 60 and over. Val de Vie prides itself in a variety of luxury homes, world-class security, vineyards, a Jack Nicklaus Signature golf course, polo fields and equestrian activities. All Evergreen residents

have access to the amenities on this wellness estate, including three wellness centres with the latest health equipment where fitness classes, yoga, Pilates and indoor cycling are offered

under the watchful eye of trained coaches. An Olympic-sized outdoor pool, an indoor heated pool and a resort pool are available for use year-round, and there’s a dedicated dog park, too.

Sweet spot for sellers as middle-income property flourishes I

f you’re selling in the middleincome sector between R700,000 and R1,8m, then you’re better off than most other sellers, says Samuel Seeff, chairman, Seeff Property Group. Deeds office data shows that over 80% of current property transactions fall below the R1,8m price mark although it comprises less than half of the total value generated in the market. This is good news for urban area sellers in particular. Seeff says the biggest boost for the middle-income sector has been the much improved mortgage lending climate and that current bank

approval rates are simply unheard of in recent times and we’re seeing the best loan-to-value rates since 2015. Buyers who are still wondering whether it’s a good time to buy, should really make their move because we don’t know how long this phase will last. Ooba recently reported its bond approval rate at 83.4% which is 3.4% higher compared to the same time last year with 91% of banks now granting loans within five days. Deposit requirements is down to around 10% to 11%, but first-time buyers are often able to find a better deal.

As a further boost to this sector, various banks have launched mortgage products for degreed professionals. The most recent is Absa who is offering 105% bonds to a maximum price of R1,5m to first-time buyers with a fouryear degree at NQF level 8 or higher. The additional 5% is to cover transfer and registration costs and there’s a discount on attorney bond registration costs (restricted to the Absa panel) along with various additional benefits. Seeff says it’s definitely the best time to buy in years. The interest rate has

remained favourable while the weak house price growth, generally still below the CPI inflation rate, means that prices have remained fairly flat over the last two years supporting affordability which is so important to this sector of the market.

need to bear in mind that price growth has remained flat.

Note that buyers still take their time to make decisions. The average time that it takes from listing to sale date is around 14 weeks – about 13,5 for the Cape.

Most buyers in this sector require finance. Where this might have been an impediment to a sale, the improved bank lending climate means that it should in fact now be a plus factor as qualifying buyers will find it a bit easier to find mortgage finance, especially if they’re a degreed professional.

Watch your price. Although there’s more demand, Seeff says this sector is price sensitive and you

At a national level, it’s around 3.8% which is below the CPI inflation rate. In the Cape metro, it dipped to 0.5% by mid-year.
