Italian chic O
ne of the latest additions to the eating-out scene in the Mother City is a contemporary restaurant called Blanko. The Italian eatery is situated in the height of luxury at the Alphen Hotel in Constantia. The all-white space has been transformed into a slick, dramatically lit setting with luxury marble tables and textured furnishings. The outside terrace is as inviting as the inside, and I can imagine families and friends spending many summer nights socialising out there.
I take all this in before I’ve even had a chance to glance at the menu. The dishes are made in classic Italian style: sincere, tasty and made from the heart. Try the calamari starter, which is light, fresh and tender with a hint of chilli. The asparagus is superb and so are the many classic pasta dishes. It’s no wonder that Blanko is lighting up the neighbourhood in a whole new way. Visit alphen.co.za/blanko or call 021 795 6313 to find out more.

But there’s something even more intriguing about the place. As part of The Kove Collection, Blanko is also part art gallery and hosts works by some of the country’s top contemporary artists. A first for Cape Town, in collaboration with Cape Town’s Goodman Gallery, the walls feature works by artists Diane Victor, William Kentridge, Brett Murray, Mikhael Subotzky, Robert Hodgins and Walter Oltmann.

I
t all began, somewhat unusually, with a Nguni cow on the back of a truck. Rattling along through the Swartland one day, she decided the travelling life wasn’t for her and jumped ship, so to speak. She somehow survived the rough landing and, when she looked up, discovered she’d arrived in a vineyard of Cabernet Sauvignon on the farm Constantia. Far better than a rumbling truck, she must have thought, and decided to stay. Alongside her calves, the Nguni cow, aptly named Survivor, still roams those farm fields today, and has proven a fitting icon for the range of wines launched last year by Overhex Wines International (OWI).
On our radar
The colourful Survivor range, the flagship offering from Worcesterbased OWI, is made exclusively from Swartland grapes grown on the Constantia farm, with a pair of red and a pair of white wines showcasing the terroir of the Swartland.

Cattle and Cabernet don’t usually mix, except for the quirky case of a Nguni cow with a taste for freedom
Swartland Did you know? Swartland, an Afrikaans word meaning “black land”, is named after the rhenoster bush commonly found in the area. When it rains, its leaves turn black.
Although some Swartland winemakers may raise a bushy eyebrow at growing Pinotage in the region, the Survivor Pinotage has proven one of the standouts of the range. The 2014 vintage bagged a top 10 spot in the 2015 Absa Top 10 Pinotage competition, while the current 2015 vintage received a silver medal at the Michelangelo International Wine and Spirits Awards. Be warned, though, it’s a full-bodied, flavour-packed sucker punch of Pinotage in the glass. The 2015 Cabernet Sauvignon is also making waves, bagging a gold medal at the Michelangelo Awards. Brimming with rich and ripe fruit flavours, and underpinned by savoury and vanilla notes, it’s a good match for grilled meats off the braai this summer.
2
The Sauvignon Blanc is also worth a look. The 2016 release benefits from being partially barrel-fermented, bringing a richness to the palate that neatly balances out the acidity and crisp grapefruit notes.
Granger Bay
Unsurprisingly, though, it’s the Chenin Blanc that is the most accomplished in the range, making full use of the region’s reputation for top-notch Chenin. Barrelfermented, the 2016 vintage shows an excellent balance of oak creaminess and bright apricot and peach flavours. At R95 a bottle it’s also pretty good value for Chenin from the Swartland.
I love the convenience of having the V&A Waterfront right on my doorstep and, with its stunning views of Robben Island and Table Bay, Granger Bay offers a sunset like no other JESS BLACK, RESIDENT

atherina’s Restaurant at Steenberg Wine Estate is one of the brightest diamonds in the Constantia Wine Valley. Recently my fiancé and I were invited to sample chef Archie Maclean’s new Food and Wine Flights menu.
The restaurant
When you walk into Catherina’s, you cannot help but be blown away by the classic decor featuring origami birds on the roof, classic table settings and detailed wall art. The atmosphere is friendly and welcoming, and the mood is light, yet exciting. Once I was seated, I couldn’t wait for what was to come.
The Food and Wine Flights
Archie mentioned to me how, after taking over as the executive chef, he was looking for a way to introduce game meat back into the scene, to take people on a food journey. We started with smoked salmon, feta and walnut salad with orange and cardamom dressing, paired with the crisp Steenberg Sparkling Sauvignon Blanc. The pan-fried linefish, citrus crème fraîche blini, and caviar with lemon butter sauce was paired with Steenberg Semillon – my favourite. Confit duck leg, celeriac and truffle
Feeling grand The Grand Africa Cafe and Beach is back, bigger and more beautiful than before WORDS: KIT HEATHCOCK

S
ipping cocktails with soft white sand between your toes, palm trees swaying and blue ocean vistas, isn’t just a tropical island dream. The Grand Africa Cafe and Beach in Granger Bay has been a favourite Cape Town summer destination since 2009. Bringing that dream alive with retro style, it has recently reopened looking even more beautiful after a multimillion-rand revamp courtesy of new stakeholders Harbour House. The minute I walked down the new boardwalk, the view of the ocean, palm trees and huge mirror ball inspired a summer holiday mood demanding sparkly sandals and summer dresses for leisurely lunches segueing into sundowners. It also feels like a welcoming and fun place to bring the kids for big family get-togethers.
Even though it seats 1,000 people, with all the different areas – two separate sets of parasol-shaded tables on the beach, the terrace and two indoor spaces – it doesn’t feel crowded and there’s plenty of room between the dining areas for bucket and spade play, plus a giant chessboard and more. The Grand’s approach to food is all about sharing. Going against the current trend of small tapas plates, it embraces enormous platters of seafood for the whole table and giant rectangular wood-fired pizzas to feed a family. Seafood is the cafe’s speciality – delicious tender calamari with aioli and salsa verde, oysters from the Knysna Oyster Company, linefish tagliata with grated ginger and Cajun spice topping, and fresh prawns served with peri-peri sauce. The huge Chalmar sirloin steaks on
the bone are also proving popular, and there’s also a short sushi menu. However busy it gets, with five different bars around the beach to order from directly, drinks keep flowing: champagne, MCC and cocktails from mixologists at the Pongracz bar, craft beers from the container bar, wine and GH Mumm Champagne by the glass, and mocktails too. The complete refurb of the vintage warehouse, adding sliding glass doors, a marble bar and an intimate second bar with a fireplace, means you can get cosy and enjoy the beach vibe and sea views indoors in winter too. And the revamp has provided more shelter; even though the wind was blowing hard in the city when we visited, we enjoyed lunch with only the occasional gust blowing menus away.
purée, white bean, celeriac and apple salad, was thoroughly enjoyed with the Steenberg Echo Red Blend. Our next flight (my absolute favourite) included quail and bacon boudin, cos lettuce, white anchovy and a Caesar dressing with Steenberg 1682 Chardonnay Méthode Cap Classique Brut. The seared salmon-wrapped tuna, pea purée, pear, dill and pea dressing was my fiancé’s favourite dish. What I’d been looking forward to the most, the dessert flight, finally arrived. A sexy Steenberg 1682 Pinot Noir Méthode Cap Classique Brut paired with strawberry macaroon, strawberry jelly and macerated strawberries, tickled the tongue and refreshed the palate. While the citrusy lemon posset, ginger beer ice cream and lemon honey cake was served with Steenberg Sphynx Chardonnay, Steenberg Catharina was partnered with chocolate ganache and chocolate mousse, mango and passion fruit purée with violet sabayon. Rich with history, great food and wine, and friendly staff, Catherina’s is set for success. Don’t miss out, and be sure to make your booking today.

My business neighbourhood Woodstock is ideal for start-ups, as innovative young entrepreneur David Torr found with his rapidly growing business, U Cook WORDS: KIT HEATHCOCK IMAGES: SUPPLIED
S
tressing about what to cook for dinner, and then not having the right ingredients is a thing of the past for U Cook’s customers. Top-quality fresh ingredients and easy-to-follow recipes put together by top chefs are delivered weekly, so that cooking is enjoyable again. Founder David Torr tells us about the business’s base in Woodstock. Q: How did your business start? A: I came across the concept abroad and the idea perfectly synergised with my lifestyle at the time, as I didn’t have time to plan, shop and cook. I thought that the South African landscape made sense contextually, possessing a thriving aspirational food and cooking culture.
PROPERTY NEWS
I also felt that the positioning of luxe food online made sense. As I examined the success of retailers like Woolworths during tough economic times, it occurred to me that relative spend on food goods in South Africa compared to earnings is very high in the LSM 7-10 market. Aside from the business sense it made, I also love food. A lot. Q: Why did you choose this area for your business? A: Woodstock in many ways has become Cape Town’s hub for start-ups, with relatively lowcost rentals available and an interesting array of businesses and people. The scene is ambient and buzzing, gritty and industrial, but beautiful in its eclectic make up. Q: How did you find your premises? A: A fter many tedious hours of trawling Gumtree. It’s not easy to find somewhere suitable for food production, but all things come to those who wait patiently. Q: Why are the premises ideally suited to your business? A: T he premises used to be an old meat factory, so the walls and ceilings are heavily insulated and the floor is epoxied. This all makes a lot of sense when hygiene and temperature control are two key components.
5
Q: What are the rental/sales prices like in this area? A: Fairly reasonable. Rent ranges from about R65/m² to R100/m². Q: What is your shop footprint? A: We deliver, so customers don’t come to us. We’re currently doing 20,000 meals a month and have grown 1,000% since the beginning of the year. Q: Do you have any expansion plans? A: We are exploring select additions to our online offering and evolving our current service. We would like to holistically service our customers’ food needs, going from just supplying dinner meals to providing breakfast and lunch as well. Once we have grabbed market share in South Africa, we will look to expand our delivery footprint outside the country. Q: Do you operate online? A: We solely operate online. Q: What’s your most popular item? A: Simple dishes are the ones most frequently purchased by our customers. People mostly want a tasty, convenient solution to dinner. The slightly more elaborate dishes that take a little extra time, are bought less frequently.
SEE FOR YOURSELF: Q: Who are your neighbours? A: Most are start-ups like ourselves. Some notable neighbours are The Baby Group and Monsoon Clothing.

About Helderberg and Boland developments
TOP SCHOOLS: • • • • • • • • •
WORDS: KIT HEATHCOCK
C
overing the whole of the scenic Cape Winelands from Somerset West and Strand through to Stellenbosch and Paarl, the Helderberg and Boland areas have seen a boom in residential estates and developments over the last decade with buyers wanting to combine mountain views, proximity to beaches, and country tranquillity with the convenience of great security and services. Semigration is a big factor fuelling development in this area, with many buyers relocating from Gauteng for lifestyle reasons. Being within a 50km radius of the airport makes it possible to commute as necessary, and the excellent schools in and around Stellenbosch, Paarl and Somerset West are a drawcard for families. While retirement villages are still part of the scene, the average age of people relocating to the area has fallen. Statistics from Lightstone Property show that more than 70% of new buyers in estates are younger than 49 years old. Families are drawn by the safe community lifestyle and
first-time buyers are also looking to buy within gated estates. There is a growing trend to include sectional title properties and more and more developments are introducing property across all price ranges.

“There is strong demand for houses between 160m² and 220m² in gated estates, price range R2,4m to R3,5m.” says Steve Caradoc-Davies of Harcourts Platinum. “We’ve also experienced strong interest in luxury developments from R5,5m to R8,5m with larger homes of 300m² to 400m² on plots of 800m².” Luxury golf estates continue to be popular but estates are also diversifying to cater for a broader lifestyle. The new generation of gated estates offer almost self-sufficient living, including shopping, schools, sports, green spaces and leisure offerings from cycle tracks and running trails to communal pools and clubhouses. And estate properties are performing well as investments, with house price inflation 1,8% higher than the national average, according to August 2016 Lightstone Property statistics.

Trends are towards estates that offer internet fibre, light interiors, and with significant demand for indoor/outdoor entertainment areas. Security is a top priority in all price ranges. There is still very strong demand from upcountry buyers who specifically want gated estates. STEVE CARADOC-DAVIES, HARCOURTS PLATINUM
Agent commentary Q: What makes Sitari different from other developments? A: Sitari Country Estate is an integrated lifestyle estate offering buyers a range of properties, amenities and facilities set in a secure environment. Uvest Property Group, the master-developer of Sitari, has spent a considerable amount of time planning the estate. It had to be self-sufficient allowing buyers to move to the country without losing the convenience of urban living. Critical components such as a first-rate Curro school and a neighbourhood mall, simply had to be included. In addition, the need for open space for all residents was sensibly considered. A clubhouse with deli/ restaurant and luxury resort-style pool, adds a touch of exclusivity.
Q: What are you planning for 2017 in the Cape Town area? A: For Balwin Properties, 2017 will see the development of the Paardevlei Lifestyle Estate and the completion of Paardevlei Square, in the historic precinct of Paardevlei. The estate will comprise three very different home types. The Crescent – nine meticulously restored 100-yearold heritage homes, 16 beautifully designed duplexes, and the award-winning modern retirement apartments with a state-of-theart frail-care unit, assisted-living apartments and lifestyle centre. We are privileged to restore the heritage homes bringing them back to life with every attention given to matching a modern family home with a by-gone era. We are determined to protect the integrity of the Paardevlei.
Q: What are current trends in estate developments in the Boland/ Heldeberg area? A: Residential estates in South Africa account for R650bn in value cur rently. The Boland/Helderberg region is a favourite among buyers, especially those from Gauteng migrating to enjoy the tranquillity and beauty on offer. The Western Cape achieved a phenomenal price growth of 12,1% recently, while the Eastern Cape came closest at 5,3% with Gauteng and KZN at 4,1%, according to FNB. Key attributes are the security and amenities on offer, which often include schools, shopping, restaurants, cycling/ jogging trails and gymnasiums. Smaller properties mean less maintenance, less rates and taxes, and shared levies. Estate developments are a sound investment opportunity.

Clifton smashes residential auction record
A
winning bid of R90m on a super luxury villa in Clifton’s Nettleton Ridge, broke SA’s residential auction price record by more than R30m. Joff van Reenen, director and lead auctioneer, The High Street Auction Company, confirmed that the sale of the home in late November had been concluded. “The normal transfer process has already started and we foresee no hiccups going forward,” says Van Reenen. The new owner is
South African Clare Wiese. Van Reenen says, “It’s a shot in the arm for the SA property market when families like the Wieses are investing so much in fixed assets in this country, and this sale demonstrates how well the auction model works for unique homes.” The auctioneer holds the records for the most expensive property sold under the hammer in SA – the Kyalami Grand Prix Race Track in Joburg for R205m in 2014 – and the most expensive residential price achieved at auction with the Clifton sale.
Even with the current political volatility, macroeconomic indicators favour the festive trading season in 2016. Dominant regional shopping centres are best poised to attract spend. Shopping centres that successfully compete for market share are those deeply rooted in their communities. PAUL GERARD, MD, FLANAGAN AND GERARD PROPERTY DEVELOPMENT AND INVESTMENT
Development in Modderfontein drives market
I
nvestment and development have transformed the oncemodest East Rand suburb of Modderfontein over the past decade. Investment and development have steadily driven an increasingly resilient residential market that is weathering the current economic storm better than many areas. Citing Lightstone data, Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says, “In 2010, the freehold median price briefly dropped from its previous high of R3,15m to just R950,000, but by 2011 it had jumped to R4m from where it continued to increase, reaching a record R4,3m by 2015. There is no denying that the market has been slower this year with a slight dip in sales, but property
values have remained on a steady upward trajectory with a median price of R4,65m recorded last month.” William Lee, area specialist, Lew Geffen Sotheby’s International Realty Modderfontein and Greenstone Hill, says, “Modderfontein has a wide range of properties to suit all budgets, from entry-level houses and apartments starting at around R2,3m and R850,000 respectively, to large, modern designer homes nudging the R10m mark.” He attributes Modderfontein’s market buoyancy and surge in demand to a combination of appeal factors that tick most of the priority boxes for Joburg homebuyers; for example, secure estates, good schools, and proximity to OR Tambo International Airport.
Pier Place on Cape Town’s foreshore reworked
P
ier Place is being refurbished and redeveloped at a cost of more than R200m by new owners Aria Property Group. The 15-storey, 15,000m2 office building on Jetty Street is in a prime position on Cape Town’s foreshore. Ilan Kaplan, MD, Aria Property Group, says, “We looked at Pier Place with fresh eyes to see how it could be moulded to be more contemporary while retaining its timeless appeal. “Formerly entirely tenanted by Vodacom, this is a well-maintained and attractive building with efficient floor
plates of 1,000m2, and consequently lends itself to redevelopment and optimal space usage, allowing for one, two or up to four tenants per floor.” Pier Place is letting “at highly competitive rentals of R145 gross per square metre (for delivery next June), which compares favourably with similar top-end office space in key locations and corridors in the city centre, and is significantly cheaper than the trendy, but small shared office space”, says Kaplan. Recently completed projects in the area include Growthpoint’s Roggebaai Place and Redefine’s The Towers.

Student life
A parent’s guide to finding student accommodation for their kids WORDS: MOLLY FITZ-PATRICK IMAGE: ISTOCK
A
fter the initial joy of your child being accepted into their favoured tertiary education institution, the next hurdle is finding accommodation. Universities often do not have nearly enough residences to accommodate all their students, and if you don’t apply early, you’ll miss out. Thankfully there are a few alternatives, like private student accommodation. But no matter the type of accommodation available, your concerns will be the same. Here’s what features top of the list for parents:
Safety
No matter the age of your child, their safety and wellbeing will always be your first priority. When they leave home, that concern becomes all the more prominent. Not only do you want them to be safe, you also want them to feel secure in their new home. Leon Howell, MD, CampusKey, says that safety is the number one issue parents ask about when it comes to private student accommodation. “It’s for that reason,” says Howell, “that CampusKey accommodation has secure parking, and excellent biometric security.”
Costs
Raising a child adds extra financial pressure on parents, but this becomes even greater when the child leaves home and enrols in university.
When looking for a good deal, factor in additional costs like internet, parking and utilities, among others. The last thing you want is to be surprised with extra costs. Ensure that you’re getting an all-inclusive price.
Location
If you’re looking to save some money on transport costs, try to find a place that’s either close to campus or close to public transport. “Parents tell us that the tuition fees and accommodation costs are high enough; they can’t give their kids cars, too. When we look for CampusKey locations, we take this into account. Our two new buildings in Cape Town – Rosebank and Observatory – are both situated within walking distance from the campus, the Jammie Steps and the Jammie Shuttle route, transporting students to the heart of UCT’s campus.”
Shared living
You want your kid to have the best experience, to make friends and to be involved in campus and university life. Shared living is a great option as it’s cheaper than residences and means living with other students. Dedicated student accommodation is also great if it has a shared living space that your child and other students can enjoy together. Some private accommodation for students includes lounges with TV and DStv, braai areas and gyms.
#WinWithCampusKey CampusKey is giving away one year’s accommodation for a lucky student at the brand new Rosebank and Observatory buildings, valued at R72,000, which will include the following: • • • • • • • • • • • • • • • • •

he exclusive potential and promise that is evident in Sitari Country Estate, the largest residential development of its kind in the Western Cape offering a selection of residential opportunities and situated just outside Somerset West, has been recognised with Sitari receiving a prestigious award at the International Property Awards in the Africa and Arabia category. Sitari received the five-star award for Best Residential Development South Africa, 2016/2017. Intricately woven between the homes at Sitari Country Estate are green open spaces, herb gardens, orchards, ponds, and gentle trickles of water offering tranquillity and immersion in nature for residents to enjoy. Children can run free and parents can enjoy slow evening walks on the 14km cycle and pedestrian route that stretches throughout the estate. The reinstatement of the secondlargest wetland in the Helderberg basin after Paardevlei – Sitari’s Zeekoevlei Wetland – will bring a unique element of serenity and nature to residents’ doorsteps. It will be a haven for indigenous plants, birds and small amphibians, as well as forming a key focal point. Clubhouse features a convenient cafe and deli offering fresh ingredients and an assortment of farm-fresh products, a resort-like pool area with a 23,5m pool and private relaxation pods, and a kids’ play zone which includes an indoor play area and an outside water feature zone for warmer weather.
Sitari is the consideration of the education of one’s children.
Top-notch security
An array of properties on offer
Safety is an important aspect of a lifestyle estate, and Sitari’s security system is of the highest standards. On-site security will be monitored via the main gatehouse, with visitors entering through either the main or secondary gatehouse, both of which will have biometric readers, number plate recognition and 24/7 staffed access control. Perimeters on the outside of the estate feature under-dig protection, serrated strips, anti-cutting and anti-climbing, with electrics on top as well as Future Fibre Technology with heat-sensitive triggers. These, when triggered, will activate cameras and will link back to the main control room. Roaming security vehicles will then be dispatched to the place of disturbance for inspection and action, where necessary. Each junction inside the estate will also have four-way cameras connecting to the control room. Princeton Group has been identified as the accredited service provider for Sitari Country Estate.
The highest level in education
Another important aspect of living in a first-rate estate like
It is for precisely this reason that the fastest-growing independent school brand in South Africa, Curro, opened its doors to up to 2,000 children at Sitari in 2016.
Six property offerings are available to purchase at Sitari: country plots, luxury and premium apartments, village homes, country homes and a lifestyle retirement village. Top-notch finishes and features are meticulously chosen by the development team. Each Sitari home is curated with incredible attention to detail, from the ceilings, light fixtures and windows, to the bathroom taps, kitchen appliances and flooring. The inclusion of brands that embody luxury and the intense passion for detail mean Sitari offers residents an exceptional home in every aspect. Purchasers also have the option of building their own home on the country plots. An approved panel of accredited architects and builders are available to allow a seamless approach to building your dream home.

Discover Buh-Rein Estate The birth of a neighbourhood where dreams become realities and the feeling of community is encouraged
I
f you have not yet had the opportunity to discover the award-winning Buh-Rein Estate in the Northern Suburbs of Cape Town, it is most definitely high time you did. This “estate” is in fact an entire suburb spanning across 87,62ha, providing breathtaking mountain views, easy access to major highways and close proximity to all much-needed amenities. Consisting of 40 individual and aesthetically pleasing complexes, Buh-Rein Estate offers the ultimate in lifestyle living. Buh-Rein Estate is the ultimate modern community and a neighbourhood where the homeowner is taken into consideration. Riaan Roos, CEO, Multi Spectrum Property (MSP), who created the estate and planned the array of facilities, says: “People who buy in or invest in BuhRein Estate are buying much more than just a house – they are buying into a lifestyle. When living in BuhRein Estate, you not only get security and immense value for money, but also the luxury of space, facilities and that sense of community you deserve. “Buh-Rein Estate is a place where your backyard comprises of running routes, serene ponds and flowing mountain-range views. It is a place where the feeling of community is encouraged by various social activities on the sports field and the pool area at the lifestyle centre.
Here physical and mental health don’t require trips to the gym, as the estate offers its own cycling/ jogging pathways and an abundance of nature in the immediate surrounds. The tip-top safety measures bring a new sense of freedom and comfort within your space.” The growth of this thriving community is evident, with around 3,000 people already calling Buh-Rein Estate home, and 1,422 of the total of 3,923 properties completed with another 260 properties currently under construction. The complexes on offer range from townhouses to apartments and freestanding homes, and each has its own distinct character and identity. People longing for that well-deserved lifestyle change – from urban living to semi-rural/semi-suburban living – or those looking for their first-time home or maybe a further investment to their existing property portfolio, have come to the right place. The lifestyle offerings which are to be enjoyed at Buh-Rein Estate include a conference centre, multipurpose sports field, outdoor gym with regular Boot Camp and Tag Rugby events, excellent multitier security, highspeed broadband internet as well as a planned Checkers shopping centre. The eagerly anticipated Bossa family restaurant with a kids’ play park and swimming pool like
no other also opened its doors this past week and the festive season started early. All of this is right on your doorstep leaving you with more time to do what you love. The high-quality, beautifully finished and value-for-money properties, together with the all-encompassing lifestyle, mean that Buh-Rein Estate is highly sought after. This in turn not only ensures very healthy capital growth on the property, but an above average rental income which makes this an ideal investment. It works like a double-edged sword, with above average capital growth on the actual property on the one side and an inflation-beating rental income on the other. A rewarding marriage between two key fundamentals. Buh-Rein Estate is a great place to discover, grow and prosper.
