he two packets of NikNaks, two Steri Stumpies, handful of Chappies, single-serving bottles of rooibos-infused craft gin with Clark & Sons tonic, and a yo-yo on the table in our room of the Stock Exchange sums up the interior and ambiance of the hotel: quirky with a touch of hipster. Located in one of the newest additions to the mixed-use building landscape in Cape Town – WEX1, in Albert Road, Woodstock – Stock Exchange is the latest acquisition by hotel group Newmark. The hotel officially opened on 1 March, and because of its close proximity to a MyCiti bustop, bike lanes and train station, it’s the perfect spot for travellers who want to be close to the CBD and the bustling suburb of Woodstock and all its attractions, like the Old Biscuit Mill, art galleries, funky decor and antique shops, and eateries. The rooms are spacious and have a kitchenette with built-in Smeg hob and oven, fridge, kettle, pots, and cutlery and crockery, if you prefer to stay in and prepare a meal from ingredients bought at the very convenient and well-stocked Spar Mini on the ground floor of the building. on’t be surprised if you haven’t heard of – much less tasted – albariño. Native to the Rías Baixas region of north-western Spain, it’s never been a grape found in local cellars. But that’s slowly changing, as a handful of curious cellarmasters dabble in producing this aromatic white wine from the Galician coastline. And it was precisely albariño’s affection for maritime climates that caught the attention of the Newton Johnson family, who was the first to import albariño cuttings. Planted on granite soils in the Upper Hemel-en-Aarde Valley above Hermanus, their few hectares of vines first produced a commercial harvest in 2015. That was just a few hundred litres – a single barrel – but as the vines have matured, yields have grown and 1,200 cases of the current (2018) vintage made it onto the market. Fermented in a mix of stainlesssteel tanks, concrete eggs and older oak barrels, the 2018 balances albariño’s signature floral perfume on the nose with a waxy and wellrounded mouth-feel on the palate. The local wine industry is largely a collaborative one, and a few years back the Newton Johnsons were happy to share a few albariño cuttings with Abrie Bruwer of Springfield Estate in the Robertson valley. The Bruwers had first tasted albariño in South America, and after three years of work planted out a single block of vines. The maiden vintage from their vineyard was released earlier this year, offering a lighter, leaner take on the varietal. Unwooded, there’s bright acidity on the palate, along with stone fruit and saline minerality. At just 12,5% alcohol, it’s ideal for extended Sunday lunches – if you can find any, that is. The maiden 2018 release of 5,000 bottles was snapped up far too quickly, so you’ll need to search your local wine boutique for a bottle. Like riesling, albariño is a wonderfully aromatic wine, with oodles of lemon, lime and grapefruit on the nose hinting at fresh acidity that comes through on the palate. That makes it a great match for seafood, and albariño pairs neatly with anything from ceviche to spaghetti alle vongole.

hen Swiss winemaker Jean Claude (JC) Martin and his wife, Carolyn, found their little piece of paradise on the lofty Hemel-en-Aarde Ridge near the town of Hermanus, they called it Creation – a homage to humble beginnings and a prediction of things to come.

zerfontein locals and weekenders have been hugging a secret to themselves. Added to the laid-back delights of the beach, this West Coast village has its own artisan bakery, Rosemead Artisan, so you can breakfast on perfect flaky croissants and pain au chocolat, feast on pasteis de nata fresh from the oven, and picnic on sourdough breads to rival the best in Cape Town. The seaside lifestyle is what attracted Brett and Anli Nortier to Yzerfontein. Brett grew up working at his aunt’s C’est La Vie artisan bakery in Fish Hoek, worked with Fritz Schoon at the Oude Bank Bakkerij in Stellenbosch, and was ready for his own bakery. “My wife and I are young, but we’re old mindset, we do things properly,” says Brett. “A plain croissant done really well is amazing. We focus on quality ingredients and doing the basics well.” He uses GMOfree stoneground flour and certified organic flours from ancient grains such as spelt and teff. His standard sourdough is 10% rye, 10% wholegrain, and 80% stoneground white. “It’s an entry-level sourdough – really light and no sour taste for the South African palate,” he says, his mission being to woo people away from the commercial soft white tin loaf and show them the beauty of real sourdough breads. The crusty spelt loaf (50% spelt, 50% wholegrain, high on protein and low in gluten) sold out while we breakfasted on scrambled eggs, crispy dry-cured bacon and spicy roasted tomatoes with sourdough toast, and a hot-pressed sandwich filled with bacon, mozzarella, basil and tomatoes, plus an irresistible pasteis and a delicious almond escargot. The coffee is excellent, a select blend from a friend’s roastery with plenty
of depth. We left laden with a rustique – a soft pillowy French version of ciabatta – croissants and pasteis de nata, and will return for the speciality seeded loaf, different each day, the toasted oat porridge loaf especially appealing. Get there early on weekends and holidays to avoid disappointment.
Brett bakes everything himself daily – once the 200 croissants and 200 pasteis de nata have sold, that’s it until tomorrow. Closed on Mondays and Tuesdays, they will close briefly in April when their second baby is due, so check Instagram for the happy announcement, especially if you’re driving out from Cape Town for a loaf or two, as many now do.
“We arrived on the farm and it was little more than a small enclave of rolling hills and valleys with a few sheep grazing among the fynbos. It had never been planted to vines before. There was no infrastructure on the farm, not even electricity or running water. But we persevered, and when the first grapes were harvested in 2006, the quality was exceptional,” Carolyn remembers. Thanks to unique cool-climate conditions and remarkable 450-million-year-old, clay-derived shale soils and based on JC’s winemaking philosophy of “enhancing the beauty of nature”, Creation has become renowned for an exciting array of terroir-reflective wines.
Among these are the internationally sought-after Creation chardonnay and pinot noir portfolios – pride of the Hemel-en-Aarde. But the Creation fame doesn’t stop there. Recognising the terrific foodpairing potential of these elegant cool-climate wines, Carolyn – who is a pairing expert – introduced and keeps on introducing a scrumptious repertoire of award-winning pairing menus. Small wonder therefore that the Creation Tasting Room has become an oasis for those in search of the ultimate wine and food experience. Today, nearly two decades after the first fledgling vine took root in the earth, Creation still lives up to its evocative name. “On our beautiful estate every dawn brings an exciting new challenge and innovation is a way of life. This trendsetting spirit has shaped our vision and led to many a thrilling achievement as reflected in our steady flow of prestigious accolades,” Carolyn concludes.

auren Maltby, director: property division, Venns Attorneys, unpacks the legal definition of subletting. “A contract of lease is concluded between a lessor – the landlord, who is usually but not necessarily, the owner of the property – and the lessee (the tenant). A sublease is therefore a contract between the lessee (the head tenant) and a third party (subtenant). It’s a separate contract of lease, and the third party does not acquire greater rights than those held by the lessee.”
Legalities
Is it legal for you to sublet a property for the remainder of your lease? Maltby says it depends on two factors: firstly, the wording of the agreement, and secondly, the use of the property. “If the agreement prohibits subletting, you will not be able to sublease. If the agreement is silent, you will be able to sublease as long as the property is classified as an urban property. She explains that if the property is classified as a rural one, however, the written consent of the lessor is required. “Note that the classification of a property as either urban or rural depends on what the property is used for and not simply where it is located.”
What do lease agreements say?
It seems that most agreements, especially those used for commercial
leases, are likely to prevent subletting. As Maltby says, “This obviously provides the landlord with a measure of control over the use of the premises, and protects the investment.”
What if I draw up my own lease agreement?
“Generally a landlord (lessor) would not want to allow subletting of the property,” says Maltby. “Clauses such as ‘The lessee shall not be entitled to sublet the leased premises, or to permit any third party to occupy the leased premises without the lessor’s prior written consent’, as well as ‘The lessee shall not be entitled to cede or assign any of the lessee’s rights and/or obligations under this lease’ may be prudent to include.” She adds, “It’s important to note, however, that consent by the landlord cannot be unreasonably withheld.”
Tenant responsibilities
The first tenant (head tenant) remains fully responsible for the premises under the original lease agreement for as long as the subtenancy lasts. As a result, the head tenant remains liable to the landlord for the rental and the condition of the premises. Should the subtenant damage the property, the landlord has a claim against the head tenant, who can then, in turn, take action against the subtenant.” And, cautions Maltby, “This would of course have an impact on the possible loss of the head tenant’s deposit as a result of the actions of the subtenant.”

he Mead, as it’s affectionately known, is a self-contained leafy suburb originally developed by Garden Cities in the 1970s. The spirit of community-building established in the early pioneering years, when the first residents were young families working together to get a school built, still persists today and is the first thing mentioned by residents. “Edgemead has a villagey feel and it’s family oriented,” says resident Gil Hawkins. “You still see families walking in the evening, everyone on roller blades and bicycles and walking their dogs. There’s a strong neighbourly feel, and the neighbourhood watch is very active.” The next attraction on the list is its convenient location where N1 and N7 meet, close enough for a commute to the CBD, and a five minute-drive from Century City. Designed as a series of looping curves and pan-handles for quiet residential streets with no through traffic, Edgemead has only five roads connecting it to the outside world. Though an advantage for security with number plate recognition systems discouraging crime, this creates a traffic bottleneck at morning and evening rush-hour, just about the only disadvantage that residents find in an otherwise ideal suburb. In all other respects the mature trees, open spaces and quiet roads create a haven from the city bustle beyond Edgemead’s borders. “We enjoy the greenery,” says resident Kaye Munnik. “Edgemead has lots of trees, birds and many people walk, run, or walk their dogs in the leafy parks. There’s a park around every corner!”
Property Conceived as an affordable suburb for first-time buyers, Edgemead mostly consists of three-bedroom freestanding homes with gardens, with the occasional apartment building and retirement complex. “When it was managed by Garden Cities there was a strict code in terms of uniformity of houses. You weren’t allowed a fence in front and there never used to be any double storeys,” says Gil. Now that it’s part of the municipality, that code has been relaxed and some double-storey houses can be found as people extend upwards.
It has become a desirable family suburb with high demand for family homes, and once settled here, residents tend to stay put. “We chose Edgemead because of the good schools, good resale value of homes, and the greenery,” says Kaye. “We bought a small house, renovated it, sold it after 10 years and bought a bigger house, also in Edgemead, as our family expanded.”
Schools “Edgemead Primary School is one of the best government schools in the Northern Suburbs and the reason for many a family to buy here,” says Kaye. Well-established Edgemead High School with its sports fields and excellent facilities means that kids can complete their schooling within the suburb. Nearby private options include Riverside College in Burgundy Estate, Curro and Abbots College at Century City, or slightly further afield schools such as Elkanah House and Parklands College on the Western Seaboard.
Explore Within Edgemead itself the library and community centre are active, hosting sales of original art, regular car boot sales and the annual Edgemead Christmas Market, which attracts crafters and buyers from all over Cape Town. While there are few restaurants within the suburb, it’s a close neighbour to De Grendel Wine Estate for special occasion fine dining, with the rest of the Durbanville Wine Valley easily accessible for wine-tasting and eating out. Otherwise residents might head to Grand West for comprehensive entertainment – from the casino to iceskating, movies, theatre, concerts and ten-pin bowling, as well as restaurants. Then there’s the whole of the Tygerberg Nature Reserve, and adjoining wine estates to explore, with networks of trails available to members of the Tygerberg MTB Club, that connects well-known cycling destinations such as Majik Forest, Contermanskloof and Meerendal to make over 150km of trails catering to all levels of experience. So Edgemead has the best of both worlds on its doorstep – open-air nature and urban entertainment.
