he end of the year is fast approaching. I know this not only by how tired everyone around me seems... but also because my feet are craving some toes-in-the-sand time. There’s something about the seaside that is instantly relaxing – and even living near it doesn’t mean you get to spend enough quality time at it. It was looking at the gorgeous Umhlanga spreads this week that made me feel dreamy and holiday-inspired in a moment. It’s quite incredible just how the area has blossomed over the years, as well as that many get to call it home. I had a tween holiday there once which left me with those beach holiday memories that last a lifetime – the smell of Piz Buin mixed with salty air and lots of swimming in the sea… hmm… I think it’s time to start letting go and getting ready for the holidays. assing trains may be few and far between at Elgin station, but there’s still plenty of reason to stop by. Situated in the old platform buildings, you’ll find the cosy tasting room for Winters Drift winery. The winemaking arm of the Molteno Brothers Trust and Fruitways Group, one of the largest fruit producers in the Elgin valley, Winters Drift wines are crafted by the talented Koen Roose from Spioenkop. “His style is very European, very subtle. We chose him to make our wines because this is exactly the style we wanted to produce,” explains Winters Drift marketing and tasting room manager Emy Mathews. “Our focus is on producing elegant wines, and allowing the quality of the grapes to showcase the terroir of the Elgin valley.”

The defining characteristic of that terroir is its cool climate, where cool days and a steep drop in temperature after sunset allow for the longer ripening periods essential in crafting Chardonnay and Pinot Noir. “These two varieties do extremely well in Elgin,” adds Mathews. “Our ripening period is very long, which gives good ripeness for the sugar, tannins and colour.” The Chardonnay and Pinot Noir are the standouts in the Winters Drift range, which includes a well-rounded Sauvignon Blanc and spicy Shiraz, but 2016 will also see the release of a Rhône-style blend of Syrah, Viognier, Grenache and Mourvèdre. Winters Drift also offers a second label, which is available exclusively at the tasting room. Named for

the railway distance from the station to Cape Town, the easydrinking 51 Miles range runs to a Sauvignon Blanc and unwooded Chardonnay. S

mell is one of the most powerful senses. It has the ability to evoke all kinds of emotions and is often intrinsically linked with what we think of as home. That’s why it’s no surprise that we’re seeing scent being emphasised in living-space trends. While, traditionally, this began with the often twee room fresheners, designers are now looking at new and sophisticated scents and diffusers for modern homes. According to UK-based fragrance specialist Seven Scent the trends for the coming year fall into two categories: nature-inspired botanicals and sassy sweets. The former comes from our desire for indoor-outdoor living and draws on florals like freesia to add a fresh feeling. The latter, on the other hand, draws on youth culture and embraces sugary and fruity notes with a retro edge. No matter

which appeals to you, however, the trend is firmly towards natural (or nature-identical) scents, with harsh synthetics relegated to the back of the cupboard. Designers are getting into this trend by turning the scent sources into objects of veneration. Many high-end brands are producing luxe versions of the classic scented candle, and brands like Apparatus are turning the humble incense burner into something that evokes both ritual and refined design. As our lives become increasingly defined by technology, and therefore homogenous, we start to place more emphasis on the senses when creating spaces. This is the same impulse behind the swing back to highly textured interiors and finishes, and is true too when it comes to creating a scent signature for our homes.

What has business, beaches and beautiful people everywhere you look? That’s easy: Umhlanga.

A little history

Umhlanga hasn’t always been the bright cosmopolitan spot it is today. The very first developments in this suburb occurred, of course, around the pristine beaches and beautiful coastline. And while many a holiday home was made here, especially among the wellto-do, the region was surrounded by fields of sugar cane, giving it a slightly rural ambience. But that is no more, as Umhlanga has become the place to be for Durbanites, who not only flock to the beaches, but also come here for business, nights out on the town and, of course, to reside in one of the beautifully appointed and luxuriously furnished homes and apartments throughout the suburb.

Well managed, beautifully executed

As demand grew for development and accommodation in the suburb, so too did the commercial and industrial focus of Umhlanga. As more and more companies head away from the CBD to set up their head offices, Umhlanga’s reputation as a business centre has galloped and grown. With grand views over the Indian Ocean and easy access to the beach, it’s no surprise that this hotel continues to win accolades and awards every year.

There’s been significant development internationally in real-estate crowdfunding. However, although this practice is gaining popularity in South Africa, its regulatory guidelines still need to be ironed out by authorities WORDS: LISA DEWBERRY

T

he US and Europe have in recent years been blazing a trail when it comes to real-estate crowdfunding, enabling projects to be funded through the online monetary contributions of many individuals. However, while this practice is gaining popularity in South Africa, Lesego Mashigo, media relations manager, Financial Services Board (FSB), says crowdfunding as a concept is not yet regulated in South Africa. “The International Organistion of Securities Commissions of which SA is a member, published a report on SME Financing through Capital Markets on 9 July. The report highlights the challenge to regulators to strike a balance between encouraging crowdfunding and mitigating the risk associated with it and protecting investors,” he says. Mashigo says the FSB is studying the report to consider the way forward, however crowdfunding activities may already be subject to existing legislation and regulation, depending in which area they operate. A person

keen to partake in crowdfunding by offering it or as an investor, is advised to contact the FSB to ensure the activity falls within regulation, or they may fall foul of the law. Scott Picken, CEO of crowdfunding investment firm Wealth Migrate, says with SA having no legal stand on crowdfunding, it has fallen behind in embracing crowdfunding as an opportunity for citizens to raise funding for businesses and as a tool to invest. He says in most countries governments and boards are working with crowdfunding market leaders to find solutions regarding access to finance and investment opportunities. “With crowdfunding, individuals invest with others in real estate in different world economies, using a portal to access deals. There’s no need to travel to negotiate the deal and no hassle with maintenance of the property,” says Picken. “I would love to work with regulatory

bodies to gain their support for crowdfunding so that South Africans can benefit from this activity currently popular in the rest of the world,” he says. Bryan Smith, CEO, RealtyWealth. com, a real-estate investment platform undergoing regulatory approval in South Africa, says crowdfunding offers South African investors an ef­f ec­­­tive and secure way to invest in US commercial property. He says their platform enables SA inves­tors to invest in commercial real es­tate known as Single Tenant, Net Lease Properties. “The investment properties are secured by long-term leases occupied by a single credit-rated corporate tenant responsible for incidentals, including taxes, insurance and maintenance, and pays the investor a monthly net lease payment. Products range from corporate guaranteed equity investment deals to short-term bridge financing debt investment deals in US dollars. We aim to make investing simple, accessible and affordable,” says Smith.

Whether that waste is in the form of chemicals or refuse that goes to landfill, the ideal is to prevent it from ever impacting on the environment. This can sound like a pipe dream. It seems unlikely that industry could ever be completely waste free.

here’s nothing more exciting than moving into a new neighbourhood. Preann Singh was living in an apartment and looking for a home that offered more space and privacy. She believes finding a good agent who listens to your needs is the best thing you can do when property hunting. She tells us what she loves about her new home and neighbourhood in Umhlanga Rocks.

There is, however, a scenario in which zero waste is possible. And that is when waste is actually no longer waste, but becomes a usable resource. If this seems far-fetched, consider that the Scottish government has made a commitment to creating a zero waste society. Companies as big as Nestlé and Proctor & Gamble have also already managed to achieve zero waste-tolandfill at a number of their factories.

Q: How did you find your property? A: I started out looking on PrivateProperty.co.za and went to view a property I’d seen online. I met someone there who referred me to Mandy, my agent at Tyson Properties. I told her what I was looking for and she came back to me with a property that met my exact requirements. We went to take a look and two hours later, I was making an offer.

In South Africa too, there is a growing enthusiasm for this idea. Perhaps the most significant project in this regard is the planned Limpopo Eco-Industrial Park being developed outside Musina. The idea is simple to articulate, although far harder to achieve: the park aims to be an entirely closed ecosystem in which the waste from one industrial operation will be the raw material for another, so that there is an entirely closed “waste loop”. Those involved in the project believe it may be the first of its kind in the world.

Q: What do you wish you’d known before you started looking? A: The internet makes searching for properties easier, but finding a good agent can save you a lot of time and trouble. The whole process was so smooth and easy, and I didn’t waste any time looking at houses that didn’t meet my needs.

Central to the development of the park is the “gasification island” which will use waste from a nearby landfill together with waste coal from mine dumps to produce syngas for power. Energy will also be produced from a co-generation plant linked to an operation producing coke from metallurgical coal.

Q: What do you love about your new home? A: It’s absolutely beautiful: modern and contemporary, with a touch of Tuscan inspiration. The previous owners had some gorgeous furnishings that really suited the design of the home and I managed to negotiate the sale of some of these along with the house. I also love that it’s in a secure estate. But there are only 10 houses in total, so it feels very private.

The co-generation plant effectively uses the heat and gas released in the production of the coke to make electricity.

Other plans for the site include a gas-toliquids plant that will produce methanol, an ammonia and urea plant that will use carbon dioxide released by other operations in the park, an ethylene plant, and a brick-making factory that will take glass recovered from landfill waste and sand from an abandoned copper mine.

Q: Did you know exactly which area you wanted to be in? A: I didn’t really have a strong preference. Finding the right house was more important to me. I wanted more space, a double garage, a pool and garden.

In some respects it seems highly ambitious. It will redefine not only how these businesses deal with waste, but also with each other, because they will become interdependent. Issues at one, may become problems for all of them. It may, however, be a vision of the future – creating business relationships that are truly symbiotic and relevant to the society in which they operate. And that is true sustainability.

he winelands form a large part of the property value in the Western Cape. With the risks involved in farming, it would seem a no-brainer to be getting the most out of the land. That’s exactly what Johnathan Grieve, proprietor, Avondale Organic Wine Farm in Paarl Valley, is doing. He’s not only making sure the land works at its prime for his business, but he’s also adding value to it, while innovating in terms of farming techniques. Q: Tell me about Avondale’s motto? A: Terra Est Vita – “Soil is Life”. We know that for the land and the business to thrive, every aspect of our living system must also thrive. In everything we do, we uphold the key principle of life – to constantly create conditions conducive to more life. In a living ecosystem all life is based in the soil and what we strive to do is to create living systems naturally. Q: How has the land transformed since your leadership? A: Avondale was a completely conventional farm when we took over in 1996. They were still using all the normal fertilizers, herbicides and insecticides and I remember quite clearly that the birdlife was extremely limited. If you visit Avondale today you will witness something completely different – the soil is living, there are flowers in the vineyards, the birds and the bees are in abundance, and there’s an amazing living energy that you can feel. Q: What is the BioLOGIC approach? A: BioLOGIC approach is about creating living systems naturally. We combine different pillars in our system namely: certified organics, as well as practicing bio-dynamic agriculture, but the BioLOGIC approach means that we go beyond both these beneficial systems of natural farming by also using the best 21st century science, technology and knowledge to enhance sustainability. Q: What other approaches do you use on the farm that are a first? A: The overriding idea is to read nature and learn from her, whether it’s from learning what various weeds are telling us about the soil, and using broad spectrum soil nutrition form made from sea water; through to using natural predators such as

ducks and predatory wasps to control issues. We always ask the simple question before doing something – “Does Mother Nature approve?” Q: The perception is that a more natural way of farming is more expensive. Is that true? A: This is always an interesting question because it really depends on the condition of your farm or soils. If you have a really depleted soil you need to restock the nutrients and get the living system working again. This does cost money, however it’s all from natural substances which usually aren’t expensive. More importantly, you are moving your system away from a reliance on external inputs and more towards a robust system. To give you an actual cost example, I think the easy one would be the example of our use of ducks on the farm. Our posse of glossy white Pekin ducks happily waddle through green vineyards on snail patrol. These ducks are entrained from young to voluntarily gather in the custommade “duck-mobile” and go out each weekday to do their work. They are a highly effective and cost-efficient team who protect us from the damage that snails can do without having to resort to poisonous bait or the organically approved substitutes for snail control. This amazing example costs us a fraction of what a normal snail control would. In normal years our total snail control would cost us half of what it would cost if we use chemicals. In a bad year it could even drop to 25% of the costs and the ducks are more effective with no damage on our beneficial life.

he first Inner City Ideas Cartel opened along Cape Town’s Fan Walk, but it’s the establishment’s sexy younger sister, IC | IC ii, in a revamped heritage building in Loop Street, that’s causing a stir, thanks to its breathtaking interiors and an exceptional attention to detail in its membership offering. We speak to founder and co-owner Schuyler Vorster. Q: How did IC | IC ii come about? A: The first IC | IC grew very quickly and within a year we found ourselves managing an impatient waiting list, so we went to market. After months of searching, Nicolette Basson, the floor manager at the time, made contact with Dave Linder of King’s Cross Property,

who was redeveloping a heritage building on Loop Street which is now the home of IC | IC ii. Q: What have been some of the biggest challenges? A: We face challenges daily. Thankfully, the first IC | IC prepared us for most of them, so when we embarked on IC | IC ii, we were somewhat forewarned and forearmed. Finding the right mix of tenants to make sure the community prospers, is the biggest challenge and where most of our time is spent. It’s our responsibility to foster a community, and an environment conducive to productivity and opportunity, so we make sure the networking works and the printer prints.

Q: What does the new space offer? A: The 10,000m2 of five-star luxury office space has been developed and customised according to a range of possible tenant requirements. Memberships at IC | IC ii range from entry-level hot-desking right up to full company floors. The building is fully serviced with fibre-optic cables, cleaning services, security, a concierge, various reception desks and VOIP. We like to call it a “five-star office-space hotel”. Q: What went into the interiors? A: Brigid Randall of ATTIK Design, is the most talented interior architect we’ve worked with. She and her company are also tenants at IC | IC ii. Her capacity for creativity and pushing the

boundaries of what workspaces can be, is an inspiration to all who come to our building. Stokperd’s Monya Eastman was our very first co-working member at the first IC | IC, and she still supplies us with her beautifully designed bespoke furniture pieces.
