Weekend treats

H

ow have you been spending the winter weekends? I am prone to hibernation at this time of year. I think I would’ve made a good bear. There’s something so comforting about being at home under your favourite blanket. To keep things interesting I use the time to write while sipping on something new. Here are some of my recent favourite discoveries.

Pure gold

Krone has released its latest Cap Classique called “The Phoenix Prestige Cuvee”. This multivintage wine is an assemblage of the best vintages from 2004, 2005 and 2006. Arriving in a sleek jet-black and rosegold bottle it is gorgeous to look at. Named after the mythical bird this bubbly symbolises renewed energy in recognition of the renovation of the historic Twee Jonge Gezellen estate. What takes this bubbly to the next level is the combination of vintages. Darker in colour because of maturation The Phoenix looks like honey, is silky smooth and complex. I loved the biscuity notes. It’s a taste journey that starts with fresh apple and lemon cream with a delicate mousse and ends on a crisp note. It’s a special release, so don’t miss out.

Viva la France! Unfurl your tricolore for a fine French affair in the winelands this July, as Franschhoek holds its ever-popular Bastille Festival WORDS: RICHARD HOLMES

Crimson red

If the winter months lead you to the warmth and comfort of red wine then I suggest that you head the Syrah route. Kleinood wine farm in the Blaauwklippen Valley in Stellenbosch has just released a new vintage of its flagship wine, Tamboerskloof Syrah 2013. This handcrafted beauty is the ideal companion for a wintery evening indoors. If you like the complexity and depth of Syrah then you’ll enjoy this wine. It’s easy to understand why it’s scoring high with international wine critics. This red has dark spices on the nose and aromas of violets, red fruit, cherry, plum and rosehip. Expect to enjoy flavours of strawberry, Turkish delight and goji berries. I loved the overall dryness and weight of the wine.

rust the French to turn a revolution into an opportunity to celebrate joie de vivre. For while the July 1789 storming of the Bastille fortress and prison by thousands of fed-up Parisians may have transformed France from monarchy to republic, today it’s a chance to break out the beret and celebrate all things French. The annual Franschhoek Bastille Festival returns to the winelands town on 16 and 17 July, with its everpopular mix of food, wine and outdoor entertainment. The heart of the festival is the Food & Wine marquee erected alongside the elegant Huguenot Monument, where more than 20 Franschhoek wineries will be pouring on the day. You’ll also find delicious fare from selected Franschhoek restaurants, with chefs from Haute Cabrière, Bread & Wine Vineyard Restaurant, Grande Provence Heritage Wine Estate and others cooking up a storm. While adults sip and snack, younger visitors will be happily entertained

in the dedicated children’s area. Beyond the festival marquee, expect the whole town to turn out in red, white and blue. Bands parade through the streets and the Franschhoek SPCA Boules Tournament is always a favourite with visitors. Take a turn past the Village Market at the NG Kerk to stock up on produce, arts and crafts from the valley. Local restaurants put on a show too, with dedicated Bastille Festival menus on offer. It’s not all about food and wine, though. The Porcupine Ridge Barrel Rolling Competition is always a hit, pitting punters and strong-armed locals against barrels and the clock on a straw-lined raceway. For the adventurous, this year also sees a trail run and MTB race take to the hills above Franschhoek. The Salomon Bastille Day Trail Run will be run on 15km, 25km, 35km and 50km routes, while the Bastille Day MTB Race routes range from 12km to 75km. Both events sell out fast, so get your entries in early.

Tickets to the marquee cost R220 per person and include entry, a complimentary tasting glass, a booklet of five wine tasting coupons and a R20 wine voucher to be redeemed at the festival. Additional tasting coupons can be purchased on the day. Book tickets through webtickets.co.za.

Lunch jars Healthy food now comes in a reusable jar, delivered to your desk WORDS: KIT HEATHCOCK IMAGES: SUPPLIED

healthy, tasty lunch delivered to your office with no packaging, no waste, and no compromises on ingredients, that’s what Ella Bertie-Roberts and Tanya Vee were looking for back when they were busy project managers in the digital field. “It was hard to find healthy options that used free-range meat, and there wasn’t much choice if you went vegetarian instead,” says Tanya. She started making her own lunches in jars and from there it was a short step to creating JarBar. The gorgeous layered salads and hearty soups delivered in reusable mason jars to offices around the City Bowl (and as far as Woodstock and Green Point), have caught on so quickly that Ella and Tanya have now left their jobs and are making a full-time business of it. For winter, the salads are substantial and creative, full of flavour and loaded with roast vegetables, pulses or meats. I took home the Butternut Betty for supper and, on Tanya’s recommendation, plated the top layer of leaves before heating up the base layer of lentils soaked in dressing, roast butternut, feta, tomatoes and macadamia nuts, then tipping them out onto the leaves for a warm and sustaining meal. The pulled pork and bean soup was another good winter warmer: spiced with

chilli and with plenty of interesting texture, a dollop of sour cream and chives keeping the palate entertained. The website makes it very easy to order. Sign up for an account, peruse the next week’s menu and choose between a soup and a salad – different ones each day of the week. There are always meat, vegetarian and vegan options, and each month new recipes are added as the seasons change. Sustainability is big on the JarBar agenda – you pay a once-off deposit on your jar and return it when your next one is delivered; you order whatever takes your fancy for the week in advance (the photos and mouth-watering descriptions make it hard to resist ordering everything), so the JarBar team know exactly how much to cater for, minimising food wastage. And, best of all, they source quality local ingredients, with free-range, ethically raised meat, and everything is freshly cooked each day.

here’s a general trend in society towards people valuing good design in the things they buy. Unfortunately, that same trend has not fully taken hold of the mass consumer design world. Some brands – like OXO or Joseph Joseph kitchenware – are built around solving everyday design problems innovatively, but for the most part form is still emphasised over function in the things we own. A new category of products is emerging, however, that help to bridge this gap by helping us to hack the things we own to make them more usable. Life hacking is a much bigger trend that we’ve seen emerging over the last couple of years. It refers to people finding ways to take advantage of existing systems for their specific benefit. There are guides on how to hack everything from your diet (how to eat and prep food smarter), your travel (how to take advantage of airline and hotel specials), and more. When it comes to product design, this approach is mostly about adding functionality to products. Some companies build

their whole proposition around this idea, like international homeware brand, Dreamfarm. Products like the Tapi waterspout solve everyday design issues by adding functionality to existing items in the home. In this case, it turns a normal tap into a drinking fountain with a simple squeeze. Along with the design consciousness that we’re seeing emerging, there’s also a “make do and mend” approach to the things we own. When the global (and certainly the local) economic outlook is uncertain, people generally try to spend less, so clever solutions like this are prized.

fter a weekend of clouds and constant rain, I was not anticipating seeing the full moon during the Full Moon Dinner at ON19. But as we set out the weather cleared and the golden full moon rose majestically over the Helderberg mountains. ON19 (The Westin’s premier restaurant) looks out over the V&A Waterfront with the city as a backdrop through its impressive ceiling-to-floor glass windows. Last month, Diemersfontein Wine and Country Estate was the wine host for the evening showcasing its award-winning wines. The welcome drink was the coffee and chocolate Pinotage. This blend made Pinotage rise to popularity a few years ago, even managing to convert non-redwine drinkers. Diemersfontein is only 45 minutes away from Cape Town in the heart of the winelands in Wellington. Owner David Sonnenberg says that one of the core reasons for the estate’s success is the rich soil in the area. Every month ON19 partners with astrologer Dianne Garven to help guests understand how the moon and the sun impact their lives. On every table was a personalised moon and sun chart (birth

dates, places and times had been submitted beforehand). It was eerie to see that the charts were accurate right down to key attributes (and faults). This resulted in a lot of laughter all round which made for a fun atmosphere. It’s a novel experience to have a bit of selfreflection while also enjoying a five-course meal and wine-pairing. ON19’s chef de cuisine, Anerith Smythe, prepared a menu that matched the cosmic theme of exploring new horizons. The cream of coconut and kohlrabi soup and the fish cacciucco were the highlights of the evening that warmed the hearts of the Cape Town guests along with the perfectly paired Diemersfontein wines. This was certainly a night to remember and such a great way to start the new month.

Cracking the buyer’s remorse code A warranty from Hollard will give you, the buyer, the peace of mind you deserve

B

uying an older home is a romantic proposition for many. If you appreciate a beautiful antique, then the appeal of a home that has an aged character and many years of memories within its walls is easy to understand. It’s one of the reasons why Linden, a suburb established in the 1950s in Johannesburg, has become one of the most sought-after areas for house hunters looking for some nostalgia. Ross Garrett, a professional photographer, recently chose to buy his dream home in Linden. “I loved everything about the suburb, and the home was exactly what I wanted. Granted, it’s an old property, but it was well maintained. I knew that older homes could potentially present with challenges around older infrastructure such as the electrical wiring, plumbing, roof trusses and building materials. Fixing such issues if they did pop up after the sale could be frustrating and cost a truckload of unplanned money, but I loved everything about this property. None of these issues were visible when I viewed the home, but obviously it remained a real concern,” explains Ross. “When estate agent Ahmed Moosa, from Ennik Estates, informed me that the seller had signed up for a Hollard home warranty and explained what it was all about, I knew it was a win-win situation. Not only could I get the home I wanted, but I had the security of a warranty to protect me against the financial implications of unseen defects cropping up later,” he adds. Hollard’s Home Warranty couples a professional property inspection with an insurance policy that protects both buyer and seller against the financial ramifications of any defects that may emerge in the property for two years after taking transfer. Seller Jeremy Craig, who also happens to be an agent with Ennik Estates, explains how the home warranty

helped him get the price he wanted for his home. “I was confident that my home was well maintained and to the best of my knowledge it was free of any major defects. After disclosing to the agent what I knew the defects to be, I was quite stunned when the very first offer I received came with a long list of conditions that I was practically unable to meet. It seemed that the disclosed defects had made the buyer nervous, leaving the buyer with an unrealistic assumption that there were more. I decided to decline the offer as I felt many of the demands were unreasonable, even though the price was attractive. This experience left me wondering whether, in order to sell my home for the price I wanted, I needed to address the minor problems. This would enable me to provide the prospective buyer with the peace of mind that there were no other issues,” explains Jeremy. It was just then that Jeremy heard about the newly launched Hollard Home Warranty. “I knew this was the perfect way to protect both myself and the buyer. It also meant my home would be more marketable to qualified buyers. I was fully prepared to fix any problems necessary to get the selling price I wanted, but I did not want to make unreasonable sacrifices on my price for snags that weren’t material in the first place. The professional property inspection achieved exactly that. My home received a clean bill of health, barring some very minor repairs that cost me much less to repair than I thought they would. Less than two weeks after receiving the Hollard Home Warranty certificate, my property was sold at a price that I was happy with,” explains Jeremy. Estate agent Ahmed Moosa adds that this was his first experience working with a Hollard Home Warranty, and it brought a whole new dimension of professionalism and security, not only to seller Jeremy Craig and buyer Ross Garrett, but also to him as the agent acting for both parties.

“Typically, a disclosure list can make buyers warier of what else could be wrong with a property, and they sometimes end up finding problems where there really aren’t any. I have seen situations where clients find their dream home, albeit with a few minor problems, but end up walking away from a great deal because they overestimate the extent of and cost to fix minor problems. “A home warranty puts paid to all the challenges around buying and selling a home by providing peace of mind, transparency and a fair playing field for everyone involved in the transaction. “The warranty definitely shortens the sales cycle by making it easier for both buyer and seller. Sellers get to differentiate their home and pass their disclosure obligations on to the insurer. Buyers get the peace of mind that if something goes wrong that they didn’t know about, they are covered for any financial repercussions. I also found the support provided in the repair process by the Hollard team and contractors to be invaluable for both clients. In fact, had the first interested buyer received the warranty certificate, they might not have talked themselves out of a property that they really wanted,” concludes Ahmed.

PEACE OF MIND COMES STANDARD WITH A HOLLARD HOME WARRANTY When it comes to property transactions, making sure the homework is done by professional property inspectors is the first step towards peace of mind. The next step is transferring the risk of undetected defects to an insurer. It’s a product that should be attached to the “for sale” sign of every well-maintained home for peace of mind and the best possible outcomes for all parties concerned.

Q: How did your business start? A: M inima began as a rough sketch in my head in early 2012. The first prototype followed in 2013 as did our first stockist, Province Lighting. Their team had just come back from Maison & Objet in Paris and when I showed them our lights they decided to stock us on the spot. We participated in Design Indaba 2014 and it was there that we met the CBI, a Dutch-funded initiative that works with local support organisations, the CCDI and SEDA, to identify, mentor and gearup local designers for export. Up until mid-2014 we were producing from our garage with the help of our gardener, Patrick Ngwalo. Today he is our supervisor at our factory. Q: Why did you choose this area to set up shop? A: It’s ideal for manufacturing businesses with loads of warehouse-type factories and offices. As I live in Noordhoek it was also more convenient than Epping and we needed a space that customers could visit. Q: How did you find your premises? A: I was initially looking for premises in Westlake, and with factory space hard to find due to high demand, the agents continuously recommended Capricorn Park. When nothing came up in Westlake, I visited Capricorn. It was a perfect spring day – the factories are set in a natural environment among fynbos and the estuary. I was sold on the spot.

Upstairs there is a small studio where I design, meet clients, and work with my colleagues in my architectural practice, Jacques Cronje Timber Design. Q: Who are your neighbours? A: A catering company, an IT company and a metal workshop – so a real mix. Q: What are the rental/sales prices like in this area? A: T hey are higher than in a typical industrial park, as it’s a gated, access-controlled park. Q: What is your shop foot traffic? A: It is by appointment only. Q: Do you have any expansion plans? A: We’re excited about the launch of our first retail space at The Foundry in Woodstock. Called Studio 18, it is a collaboration with two other designers, De Steyl and Indigi Designs. We’re also showing in Maison & Objet in Paris in September. Q: Do you operate online as well? A: No, because we have a national footprint of loyal stockists. Q: What’s your most popular item? A: T he most popular light currently is our Tendu light.

The rise of the unprotected T

he outcome of the Brexit vote in the UK came as a shock to financial markets. The British pound lost 10% against the US dollar in just eight hours, and the FTSE 100 on the London Stock Exchange fell nearly 6% in two days of trade. This market turmoil showed that it was an outcome few analysts expected. However, it is worth asking whether it should really have been such a surprise. Populism is a growing political phenomenon all over the world. Donald Trump’s success in the Republican primaries in the US and growing support for far right parties in many parts of Europe bear this out. In many respects, what this is about is a revolt of the economically “unprotected”. All over the world people in middle- to lower-income groups are getting poorer and more vulnerable. If you are comfortably upper middle class, you can afford to pay for good education for your children, you can secure your home with private security, you can manage the inflationary increases to your living expenses, and if the worst happens, you can pay a good lawyer to get you out of trouble. For those of fewer means, however, all of these things may be out of reach.

The ‘unprotected’ are getting further and further marginalised, and that is why they have a growing sense that the dominant global political and economic system is not working for them

ccording to the recent Knight Frank Global Residential Cities Index, Durban is one of the few areas in the country that has seen growth in house prices. Durban is listed as one of the top-performing South African cities (placed 14th out of 165 cities) with property prices increasing by 11,6% on average between the fourth quarter of 2014 and the fourth quarter of 2015.

for 15% of national output. It’s not surprising that property prices have seen good growth in recent times. Terence Hogben, principal, Leapfrog Property Group, Durban Central, says, “We’re experiencing quite a buoyant property market with property pricing increasing significantly over the last two years, especially in areas like Morningside, with its close proximity to excellent schools such as the Clifton Preparatory School.”

Are the housing market scales tipping? Adrian Goslett, CEO, RE/MAX, Southern Africa, says that while the market has favoured sellers for some time, the dynamics are changing and the scales are tipping in homebuyers’ favour.

This is something that our leaders in the government, business and civil society can’t afford to get wrong because the alternative could make Brexit look like a teddy bear’s picnic.

In recent years, Durban has become a major international tourist destination, having been recognised as one of the New7Wonders Cities in 2015. The growing tourism industry, combined with the construction of the Moses Mabhida Stadium, uShaka Marine World, the new Durban Waterfront development project, and efforts to clean up the CBD, have all contributed to making Durban an important economic complex – accounting

For many buyers, nothing says ‘home’ and ‘family’ more than wooden floors, vintage glass windows and gleaming brass fittings. Charming old houses have a strong emotional appeal, but it’s vital to do your homework. Get specialist advice at the outset if your dream is to restore an old home to its former glory. And if you find the renovation option too challenging, a reputable estate agent can help you source a desirable historic home that’s ready to move into. The more logically and thoroughly you approach a historic house purchase, the more you're going to love being the latest generation to live in it.

The unprotected are getting further and further marginalised, and that is why they have a growing sense that the dominant global political and economic system is not working for them. This is what leads them to vote to change it in whatever way that presents itself.

The answer quite simply has to be that the current system has to reform. In South Africa, this is called inclusive growth. There is no stable future in this country as long as a significant portion of the population is excluded from its economy.

R

The threat to stability that this presents is obvious, and it is one of the greatest political challenges the world is now facing. How do we manage the needs of the unprotected so that they don’t rush into the arms of populist movements?

Durban residential market sees growth

Just consider that in South Africa the official inflation rate in urban centres was 6,2% for April. For poorer people, however, it was 8,2%, while among the richer it was only 5,9%.

Their votes are for Brexit, for Trump and, in South Africa, for the EFF. None of these options presents a coherent, rational alternative, but that isn’t what this is about. They are voting against something more than they are voting for anything.

ecent property sales figures suggest that the market is currently in a transition phase, with demand for property decreasing during the first half of this year.

“If demand for housing continues to wane, property inventory will increase and the market will become far more competitive among sellers. In a more buyer-slanted market, sellers need to ensure that they price their homes correctly to sell faster than the neighbour they will be competing with.” According to the FNB Property Barometer in June, while there is currently a good supply and demand balance in the property market

which resulted in positive house price growth in real terms, there are perceived signs of weakening. According to the report there has been an increase of residential supply on the market on a monthly basis. Although the number of properties on the market remains constrained, there has recently been a noticeable rise, with supply seeing positive growth for the last five months consecutively.

Ballito Junction to introduce top shopping to north KZN residents B allito Junction is located in the middle of an upper-market residential area, in a highgrowth region. In recent years, there has been a population boom in the burgeoning Ballito, with various safe and gated estates built in and around the town. Indications are that this is set to continue. The result: a massive demand for retail and recreational facilities from the permanent population and the reason why the

major redevelopment and expansion of Ballito Junction makes sense.

Owned and developed by the consortium of Menlyn Maine Investment Holdings and Flanagan & Gerard Property Development & Investment, Ballito Junction Regional Mall is the major expansion of an existing 10,000m2 shopping centre to 80,000m2. Its anchor tenants will grow to six – Checkers, Woolworths,

Edgars and Game, and its existing anchors, Pick n Pay and Dis-Chem. Carl Jankowitz, director, Menlyn Maine, says, “We wanted to position Ballito Junction for local residents, and our assessment supports this strategy. Of course, with the area’s significant tourist appeal it will attract holidaymakers too. This will be a bonus for Ballito Junction retailers, but the mall’s success won’t depend on tourist trade.”

About the area WORDS: KIT HEATHCOCK

S

urrounded by vineyards, mountains and spectacular views, Paarl is the third oldest settlement in the Cape. Well rooted in its history as a farming community, it has beautiful buildings lining the 12km Main Street and a wealth of wine estates on its doorstep. “Because Paarl is such an old town, the architecture is pretty spectacular,” says Sam Taylor, who moved here six years ago. “Old Georgian, Victorian, Edwardian and Cape Dutch buildings, many of which are restored and beautifully maintained, give Paarl a uniquely Cape feel.” The reputation of its schools and the country lifestyle have attracted many new families over recent years and the town has grown exponentially. There is, however, still a small-town feel with a backbone of long-term residents who were born and bred in the area, and a strong community vibe sustained by school events, church fetes, food festivals and old-fashioned hospitality. Another attraction for newcomers is the

secure estate living complete with golf courses, tennis courts and swimming pools, offered by several prestigious new developments such as Val de Vie, Pearl Valley and Boschenmeer. The town also boasts easy access to the N1 for those commuting the 45 minutes to Cape Town or the airport.

THINGS TO DO:

Living in Paarl affords us the country-living kind of lifestyle we enjoy, while still giving us access to anything we may need. The Paarl valley is so beautiful; we are surrounded on all sides by mountains and vineyards and the views are something that we never tire of.

• Concerts and stargazing picnics at the Taal Monument • Hiking up Paarl Rock • Parkrun at Paarl Arboretum on Saturdays • Farmers’ Market at Windmeul Winery the first Saturday of the month • Backsberg Picnic Concerts in summer

It’s an active town with a host of sports facilities – from athletics stadiums to cricket pitches, a canoeing club, cycle tracks and more – but even without organised sports, the outdoors beckon with excellent hiking and mountain biking. Hiking up Paarl Rock isn’t just for tourists. Kids love clambering over the granite rocks and family braais or summer picnics here are a must. If a lazy weekend lunch is more your thing, you’re spoilt for choice for neighbouring wine estates with gorgeous views, great food and of course wine. The town also has a growing array of cool coffee shops and stylish shopping including the historical farm building now renovated as Frater Square.

Agent commentary Q: What types of properties are available and what can buyers expect to pay? A: The beautiful town of Paarl ranks among the most sought-after property areas in the country with property options from older houses to beautiful historic houses, topclass estates and stunning lifestyle and wine farms. Main Road’s wide selection of Cape Dutch, Georgian, Victorian and Edwardian styles, many of which have been declared heritage sites, ranges from about R1,75m to R2,5m. The average freehold house price is about R1,3m, but prices have reached over R3m. Properties in the estates range from well over R3m to about R20m, and lifestyle and wine farms can go for up to R40m.

Q: How has the area changed over the past five years? A: Paarl has become even more popular since 2011. With some of the best schools in the country, families are prepared to travel further to get to work to accommodate their children. During the past five years we have seen a steady growth in house prices. In 2011, you could buy a threebedroom flat in a secure complex in Southern Paarl for R700,000; now you would be paying R880,000. As land has become scarcer buyers are prepared to pay more for their piece of land, with prices rising accordingly. House price growth is above inflation and investors see good returns over a period of five years.

Q: What attracts buyers to the Paarl area? A: The lifestyle and natural beauty of the valley is a big attraction, and families with children relocate to Paarl for the good schools in the area, with Stellenbosch University close by. The outlying estates offer security and peace of mind, with loads of familyoriented activities such as tennis courts, golf, clubhouses, hiking and swimming pools. Paarl’s close proximity to Cape Town International Airport and the Cape Town’s CBD, makes it attractive for businesspeople who commute. The fact that Paarl is surrounded by good restaurants and wine farms adds another dimension to the enjoyable lifestyle on offer.
