ears ago my sister was doing an internship under the tutelage of a world-renowned chef on the exclusive North Island in the Seychelles. I was lucky enough to be able to visit her for two weeks – and stay completely free of charge at one of the most idyllic places on earth. I’m hardly what you would call a beach bum, but it was, without a doubt, the best holiday of my life. Everything about the island vibe was amazing.

other than Robben Island and I don't think that counts – working on this week's issue was an absolute treat because we feature the beautiful island of Mauritius. So I could pretend I was lying on a lounger next to the crashing waves sipping a tropical cocktail reading about all the places to visit. Well, almost.

Home to five generations of winemakers, the De Wet family have farmed here since 1859 – and this emphasis on family, values and heritage, leave its warm mark on your experience at Excelsior. There’s so much to do, whether you’re just visiting for a lazy lunch and wine tasting (be sure to order the freshly baked roosterbrood!), keen to bottle and label your own wine, or want to stay a night or two to experience the farm further. The guesthouse features some delightful historical elements like an

Whether your visit is all about families, fun, feasting (or a mix of all three) – Excelsior is a farm that takes all of these good things seriously.

Raw talent The spring menu at Cavalli celebrates home-grown produce from the estate garden WORDS: KIT HEATHCOCK IMAGES: SUPPLIED
C
hef Michael Deg has been at Cavalli for just over a year now and is revelling in the dedicated organic vegetable garden that supplies the majority of the restaurant’s fresh produce. It has inspired him to new levels of simplicity in his spring menu concept, entitled Raw. “The produce we’re getting from our garden is so amazing, harvested each morning,” says Chef Michael. “We don’t want to do too much with it, so our Raw menu is about showcasing the ingredients at their best. If you have amazing produce, doing as little as you can to it really lets it shine.”
Invited to a raw workshop one September Saturday, we got a sense of how much work goes into even the simplest dishes. Among the orderly rows of raised beds, where vegetables and salad leaves are grown in succession, we tasted leaves, picked some of the last broad beans of the season, and pulled colourful heirloom carrots and fennel bulbs. Back in the kitchen we podded the beans, blanched them, then painstakingly slipped the tender green beans from their tough outer skins. Appealingly plated with home-made ricotta, lemon juice and olive oil, topped with a scattering of leaves and a nasturtium flower barely an hour from being harvested, the dish brimmed with spring energy and freshness. Having experienced the work that went into preparing the beans, we appreciated it all the more. Asparagus spears briefly blanched and still crunchy, with sauce gribiche, watercress and a piping hot goats cheese croquette, made for another beautifully simple starter. The Raw concept is about flavours and freshness rather than dietary considerations, and you’ll find meat dishes both cooked and raw on the spring menu, as well as creative vegetarian and vegan dishes. Our beef carpaccio and tartare have their share of greens from the garden: dehydrated crispy kale leaves for the tartare with its smoked egg yolk, and briefly grilled baby gem lettuce hearts for the carpaccio. Each dish is paired with one of the estate wines, from Cavalli Pink Pony with our Saldanha Bay oysters, to the elegantly fruity Warlord 2016 Bordeaux blend with the spiced tartare. Chef Michael was one of just four illustrious South African chefs recently placed in the World Best Chef Awards 2018, and his spring tasting menu is not to be missed.

No more ABC!
If you’ve always fancied yourself an ‘ABC’, give these unwooded wines a whirl… WORDS: RICHARD HOLMES
IMAGES: SUPPLIED & SHUTTERSTOCK
I
t wasn’t long ago that many wine-drinkers’ preferred choice of white wine was ABC: Anything But Chardonnay. Too much time in oak lent the wines a buttery texture and a palate packed with vanilla and butterscotch flavours.
There’s certainly no shortage of great examples from local vineyards, and these three perennial crowd-pleasers will certainly have you asking for ABC: Another Beautiful Chardonnay.
“Like all our Chardonnays, the Limestone Hill is made from vineyards growing on selected patches of terroir that influence the individual style of each wine.”
Wooded Chardonnays certainly have their place, but for many it was a case of too much wood and not enough fruit.
Bouchard Finlayson Sans Barrique 2017
With grapes sourced from the Hemelen-Aarde estate and cool mountain vineyards near Villiersdorp, this is a classic example of unwooded Chardonnay. Brimming with fresh apple, guava and melon notes, with an underlying complexity thanks to five months spent on the lees (the dead yeast cells left over after fermentation), it’s a perfect pairing with sushi and seafood.
That means lots of limestone in clay-rich soils, delivering bright apple, lemon and peach notes on the palate. Little wonder American critic Robert Parker raved about its length, balance and “sheer drinkability”. Who are we to disagree?
But in the last decade there’s been a shift away from over-oaked Chardonnay, and a new respect from winemakers – and drinkers – for the fresh, fruit-forward character of unwooded chard. “The most famous examples of oak-free Chardonnay is the wine from Chablis, which remains an international favourite through its personality of being fruity and refreshingly bright,” says Peter Finlayson, cellar master of Bouchard Finlayson in the Hemel-en-Aarde valley.
De Wetshof Limestone Hill 2018
This acclaimed Breede River cellar produces five site-specific Chardonnays, and this wine certainly shows its roots, says Johann de Wet, CEO of family-owned De Wetshof.
Vriesenhof Unwooded Chardonnay 2017
Jan Boland Coetzee has long had an affinity for Chardonnay, not least because he is (in)famous for smuggling a handful of French vines into the country in the 1980s. Today, the cellar master famous for his Pinot Noir also turns out a darn delicious Chardonnay, and this unwooded example is bright, fresh and fruit-forward.

South African visitors to Mauritius on the rise “The Indian Ocean Island has long been a popular holiday hot spot for South Africans, but it’s increasingly becoming a sought-after investment, relocation and retirement destination” “Pointe d’Esny Le Village, a unique new development on the pristine south-east coast” The number of South African visitors to Mauritius has risen by a remarkable 20.3% year-on-year to 10 371 in August 2018, compared with 8 619 for the same period in 2017, and a growing number of these visitors are using their vacation time for a lot more than merely soaking up the sun.
Diane Watkins,
Executive Director of BARNES International Realty in Mauritius, says that this fast-emerging trend is clearly evident from the spike in enquiries their office has fielded during the past 12 months, especially since the launch of Pointe d’Esny Le Village, a unique new development on the pristine south-east coast. BARNES Mauritius has offices in Grand Baie, Tamarin in Black River, Floreal and Pointe d’Esny in Mahebourg with real estate experts available for walk-in consultations. “We’re currently in the first marketing phase of Pointe d’Esny Le Village and instead of the predominantly European investor interest we anticipated, we have received an avalanche of enquiries from South Africans. “A significant number of these investors are looking to relocate immediately whilst others have indicated that they would initially use their island homes for holidays, commuting between Mauritius and South Africa, or an investment property to diversify their portfolio, hedging against the weakening rand and current uncertainties as well as being confident in a healthy return on investment.” The Indian Ocean Island has long been a popular holiday hot spot for South Africans, but it’s increasingly becoming a soughtafter investment, relocation and retirement destination and recent statistics have
revealed that more than 6,000 South Africans have already made Mauritius their home. Since the Mauritian government relaxed the rules over property and residency, Property purchases within designated Property Development Scheme (PDS) areas has risen dramatically with South African investors accounting for almost 30% of all sales. Currently being developed by Compagnie de Beau Vallon Ltee, Pointe D’Esny Le Village comprises close to 500 residential units, commercial space, retail, hospitality and educational components, as well as leisure amenities. This lifestyle residential estate has captured the attention of the South African market. “Unlike the other PDS residential developments which have catered mainly towards a foreign investor target market, Pointe d’Esny is a holistic, integrated village concept that has been specifically created to appeal to both Mauritians and foreign investors alike. Watkins concludes: “With the December holidays just around the corner and the deluge of enquiries from South Africans growing daily, we are gearing up for a bumper season, not only for Pointe d’Esny Le Village, but we anticipate enquiries about choice sales and rental opportunities on properties across the island.”

Off-grid no longer an easy option for Capetonians
S
piralling electricity costs and the escalating energy crisis have fuelled a fast-growing trend towards energy-efficiency and green-building principles during the past decade, but ecological awareness could prove a costly exercise for Cape homeowners who fail to comply with new regulations. Chris Cilliers, CEO and principal, Lew Geffen Sotheby’s International Realty Winelands, says, “Until recently, eco-friendly installations like rooftop solar photovoltaic (PV) systems were largely unregulated due to the absence of national standards. However, in an effort to establish compliance, the City of Cape Town recently developed temporary standards for small-scale embedded generation (SSEG) systems which owners are now required to register for council authorisation,” he explains. “This doesn’t only apply to ongrid systems but also those that are indirectly connected through a building’s internal wiring, such as a solar-powered pool pump. The City says that these must also be registered so they aren’t mistaken for an unauthorised SSEG installation. The only exempt systems are solar water heaters and emergency equipment such as standby generators
that don’t connect to the City’s electrical distribution network.” Cilliers is concerned that many homeowners may have missed the July announcement and are therefore unaware of the impending 28 February registration deadline, as well as the stiff penalties of non-compliance, which include disconnection at a hefty fee of R6,425.90.

Craig Guthrie, specialist commercial attorney, Guthrie Colananni Attorneys, clarifies, “The supply and use of electricity is strictly regulated and regulations implemented to ensure technical and safety standards stipulate that electrical generation equipment cannot be connected to an electrical system without the City’s consent.” The new bylaw could also impact the sale of homes. “It’s unlikely that properties will obtain an electrical compliance certificate without the proper accreditation of alternative electricity generation equipment, which means that owners won’t be able to transfer their properties until their systems comply with the law and are accredited. It’s also probable that insurance companies will refuse to pay out if any damage was caused to person or property due to any illegal electrical installation,” he concludes.
Logistics and warehousing sector expanding
R
eal estate confidence in the light industrial market is rising as the South African economy shifts. The inflow of imports, mostly consumer goods, is contributing to increasing demand for storage, logistics and warehousing services in South Africa, and a clear correlation is visible in the trend of wholesale and retail trade sales in comparison to imports. These are the insights in JLL’s latest report, Trade trends – the impact of trade imports on logistics and warehousing. Zandile Makhoba, head of research for Sub-Saharan Africa, JLL, comments, “As the technology economy advances, tertiary sectors – which provide products and services to all other industries in the economy – will continue to dominate. It’s this context in which industrial and logistics accommodation is growing in strength.” The report highlights the shifting demand for warehousing and logistics accommodation, and along with it the changing development specifications. For example, historically, industrial buildings required larger office components and needed to host higher employee numbers. In more modern industrial buildings, the office component has reduced significantly, and buildings are made to accommodate increased machinery and technology use as opposed to labour. Four key factors are on the musthave list for modern industrial occupiers: location is a big motivator with accessibility and visibility very important. Popularity of buildings
in areas such as Jet Park or Waterfall Estate with its highway frontage and opportunities for outdoor marketing is evidence of this. Then the development of aerotropolis cities in KwaZulu-Natal (Dube Aerotropolis) and Gauteng (Aerotropolis Ekurhuleni) has also contributed to higher demand for accommodation near the King Shaka and OR Tambo international airports. Other needs include larger yard space (to accommodate larger trucks and cargo vehicles), highvolume maxi-units (occupiers are looking for big boxes, particularly for distribution and logistics use), and security (making accesscontrolled business parks popular). The report confirms that most developments to date have been non-speculative in nature, so there’s no real threat of a sharp oversupply in the market. However, developer confidence has seen the rise of speculative developments which cater to more flexible lease terms. These adjusting lease terms are an indication of the increased presence of international occupiers and retailers, and the local market is beginning to align with international norms in the industrial leasing market. Makhoba concludes, “The expansion of light industrial accommodation is also an indication of the increased pressure on transport infrastructure in South Africa, which is already showing signs of deterioration. The good news is that the public sector is making the necessary investments to improve infrastructure capacity to cope with this growth.”
S
ans grocer and Sans home goods, along with Pauline’s stand-up coffee bar, are new ventures from the founders of Loading Bay, JP and Nicol Bolus. Nicol tells us more about their side-by-side retail spaces at the Artem Galleria in Sea Point. Q: How did your business start? A: Throughout the years of connecting with the sources and suppliers for our retail and restaurant endeavours at Loading Bay, we felt the need to take the conversation further. The logical step was into the home. The question was: how can we better support and facilitate positive experiences and changes in our daily life? So we started Sans as a way to connect and interact with Source. Our grocer introduces local communities to farmers, makers and producers grounded in holistic practices. Similarly, our lifestyle store shares items gathered from around the world that are designed with care and intent. Both spaces are about bringing joy and mindfulness to daily rituals in a space that’s open and welcoming to all. Q: Why did you choose this area to set up shop? A: We live in the neighbourhood ourselves and feel really connected to the community. But we also saw real opportunity. Sea Point has a diverse community – it’s a suburb that people still walk around and
it’s a busy commuter node. That presence on the street means that we can engage with people as a regular part of their lives and not just a once-off destination. It’s also an area that has gone through phases of success and neglect and we want to be a part of its regeneration. Q: How did you find your premises? A: We’d been looking for a while but nowhere was 100% right. When the owner of Artem, Ahsan Darvesh, a regular customer at Loading Bay, invited us to come and see the new centre, it all just came together. Q: Why are the premises ideally suited to your business? A: Accessibility is important and there is secure parking and good security at Artem. Pauline’s location opening onto the street corner supports its role as a meeting point for the community. We’re also looking at getting street access for Sans grocery. Q: Who are your neighbours? A: Runners’ Rest, a running store, Coco Safar, a specialised patisserie, and a diverse selection – from Sorbet, to an art gallery and a Pick n Pay.
the moment. Artem is in the upper bracket for the area due to the high level of facilities it offers. Q: How many people visit your business each day? A: It’s growing every day, but we’re so young it’s hard to give accurate figures. It’s more about the quality of the conversation, serving one customer at a time. Q: Do you have any expansion plans? A: We dream of opening more Sans spaces in time. We also want to move beyond retail into spaces like hospitality and tourism experiences, and into community projects around food production and security. Q: Do you operate online as well? A: We will look into selling our home goods online in time. Q: What’s your most popular item? A: In Pauline’s a good cup of coffee and the vegan treats. In Sans grocery we pride ourselves on our sour-dough and we’ve had people fighting over the last loaf!
SEE FOR YOURSELF: Q: What are the rental prices like in this area? A: Sea Point varies hugely and the market isn’t consistent at

Mauritius resorts The lowdown on a few of the many holiday destinations on this nearby tropical island WORDS: KIT HEATHCOCK

F
or the ultimate tropical island getaway, Mauritius has it all: beautiful beaches, swaying palms, coral reefs, hospitable islanders and a diverse and fascinating culture. “Mauritius is about spending time at your resort sipping cocktails on the beach, spa treatments, water sports...” says John Le Riche, Travelstart. “But Mauritius has lots more to offer; there really is something for everyone.” From rum distillery tours to botanical gardens, abseiling through mountain waterfalls, pristine island nature reserves, world-class golf courses, plus Hindu temples, churches and colonial plantation houses, there’s so much to explore, if you can tear yourself away from the beach bliss of your resort, that is. With so many superb luxury resorts and hotels to choose from all around the island, perhaps the hardest decision is where to base yourself.
North The vibrant small town of GrandBaie on the north-west coast with its restaurants, shops, local markets and night life, as well as beautiful swimming beach and water sports, is lively with a laid-back island feel. It’s within easy reach of Port Louis for a dash of local city life and the SSR Botanical Gardens at Pamplemousses to revel in nature. Nearby Beachcomber Trou aux Biches offers spectacular sunsets, a 2km sandy beach, spa, a plethora of water sports, and excellent golf facilities at the nearby Mont Choisy 18-hole golf course. One of the largest five-star resorts on the island, it’s also family-friendly with a kids’ club and family villas. Zilwa Attitude is a four-star, rusticchic resort 20 minutes on shallow lagoon waters east of Grand-Baie. It gives guests a taste of the real Mauritius with a range of local experiences and two small private islands, one home to its spa.
East For pure beach bliss and luxury the East Coast is home to some of the island’s top resorts. While it’s windier than the West Coast (the prevailing trade wind blows from the southeast), the best resorts take advantage of sheltered bays and coves, and are close to the stunning Île aux Cerfs, a popular boat-trip destination, where the Bernhard Lange championship golf course is another attraction. Shangri-La’s Le Touessrok offers refined island luxury in a tranquil tropical garden setting with a Givenchy spa and personal butler service. Its water sports centre is based a short boat ride away at Île aux Cerfs. The lagoon by the resort beach is tranquil with no motorised water sports close to shore. Salt of Palmar is a brand-new resort from the Lux Collective, pioneering a sustainable travel approach that connects guests with the local community with a wealth of shared experiences and helps them explore local hidden gems as well as its beach and spa offering. Anahita Golf and Spa Resort includes unlimited golf on an excellent Ernie Elsdesigned course, a full range of water sports, and shuttles to Île aux Cerfs. Its luxurious villas and residences ensure home-from-home privacy with the option of self-catering or a private chef.
South The South Coast is the least developed and backed by spectacular mountains and forests. Le Morne on the south-western tip is a prime spot for wind-surfing and a favourite destination for those who enjoy a quieter feel with easy access to the Black River Gorges National Park for its waterfalls, hiking, birdlife, and the Chamarel seven-coloured earth.
Paradis Beachcomber Golf Resort and Spa on the Le Morne peninsula combines excellent water sports including kitesurfing, with an 18-hole golf course, and has both kids club and teens programmes. It shares the facilities of next-door sister hotel Dinarobin, also a five-star. Heritage Le Telfair at Domaine de Bel Ombre is a sophisticated beach destination on the tranquil South Coast, ideally located for the 18-hole championship golf course designed by Peter Matkovich at Heritage Golf Club, extensive water sports, and a 2km sandy beach.
West Sheltered from the wind, Flic en Flac is a fishing village growing into a vibey resort town on a long sandy beach with calm waters ideal for snorkelling, diving and romantic sunsets. Nearby Tamarin Bay is known for its dolphins seen from boat cruises, and then it’s a short hop to the natural beauty of the Black River Gorges or the urban centre of Port Louis. Sugar Beach is a classic plantationstyle resort on a long sandy beach looking into the sunset. This is five-star luxury with excellent kids’ clubs, varied water sports and even horse riding on the beach. Tamarina Boutique Hotel looks out over the island’s only surf beach to open Tamarin bay where dolphins can often be seen. As part of the Tamarina Golf Estate and Beach Club, the four-star hotel has free access to the 18-hole championship golf course and shuttles to Casela nature park. There are many more excellent resorts, boutique hotels and selfcatering options, so start exploring for a memorable island holiday that ticks several boxes on your bucket list.

Why Oasis Life chooses the life-right model Rabie Property Group is rolling out a national footprint of retirement villages under a new brand, Oasis Life, which will be based on the life-right model

ccording to Rabie CEO Leon Cohen, they investigated different financial models and believe life rights – which provide the purchaser with the legal right to live in a home for as long as they and their nominated partner or spouse are alive – offer buyers the greatest benefits and financial flexibility whereby options can be tailor-made to suit individuals’ special circumstances. “One of the biggest pros for purchasers is the fact that it guarantees professional management, taking away many of the day-to-day worries and hassles such as security, clubhouse management, maintenance and insurance facing body corporates. Purchasers also have more certainty about levies and won’t face the shock of a special levy at any time,” he says. “Also, very importantly, the developer is in it for the long haul. By retaining ownership of all homes as well as the common property, it’s in the developer’s interest to maintain and upkeep the village and its facilities to a high standard. As such the interests of residents and the developer are aligned.”

Cohen says the group has extensive hospitality experience including owning and running top-notch hotels and a conference centre. Its specialised hospitality division would ensure the successful operations of all their retirement villages.

apartment block being completed. Rabie CEO Leon Cohen says with people living longer and the current shortage of retirement options for people as they get older, they believe there is huge potential in this market for superior products that offer a really great lifestyle for residents.
Oasis Life Clara Anna Fontein will also comprise an exclusive clubhouse consisting of a dining room, coffee bar, lounge, activity room, a meeting room and library, as well as primary health care facilities staffed by a registered nurse. Home care packages, tailored to individual needs, will be available to residents requiring extra care.
“In fact the first three planned villages are just the start. We’re also exploring opportunities in other major centres aiming to create a national footprint of retirement villages, all based on the life-right model, within the next five to 10 years.”
Phase one of the development, which is now being launched, will comprise 56 one-, two- and three- bedroom, freestanding homes, all with their own exclusive-use gardens. Unlike most other retirement developments where communal facilities are only provided towards the end of the development, the retirement clubhouse component of Oasis Life villages will be built as part of Phase one. As it forms part of the mixed-use Clara Anna Fontein estate, residents in the retirement village will also have access to the spectacular Clara Anna Fontein lifestyle centre with its dining room, coffee bar, lounges, meeting rooms, a restored 18th century manor house, a fully-equipped, 1,000m2 gym with a pilates studio, two tennis courts, a squash court and a solarheated, 25m swimming pool. Homes will vary in size between 101m2 and 273m2, including garages and under-cover patios with prices ranging from R2,3m to R5,5m. Oasis Life Clara Anna Fontein will be pet-friendly with residents able to keep small and medium-sized pets. Civils works are expected to start by the end of the year or early next year with the first handovers scheduled to take place during early 2020. This follows the successful sell-out of Rabe’s Oasis Luxury Retirement Resort in Century City where all 376 sectional title apartments were sold out six months ahead of the sixth and final high-rise
Cohen says Rabie, which has a proud 40-year track record of delivery and which has been responsible for many of the country’s landmark developments, including Century City, West Lake, Royal Ascot, Burgundy Estate and Clara Anna Fontein, has successfully delivered tens of thousands of homes and hundreds of thousands of square metres of commercial space offering investors peace of mind that they’re in safe hands. “Our focus has always been on delivering more than just bricks and mortar; it has been on developing large-scale estates and wellintegrated, mixed-use developments designed to enhance the quality of life of those who live, work and play there,” Cohen explains. The first three Oasis Life villages will all form part of the group’s existing mixed-use developments, namely Clara Anna Fontein in Durbanville, Burgundy Estate and Century City, offering residents additional lifestyle facilities right on their doorstep. Cohen says they investigated different financial models and believe life rights – which provide the purchaser with the legal right to live in a home for as long as they and their nominated partner or spouse are alive – offer buyers the greatest benefits and financial flexibility whereby options can be tailor-made to suit individuals’ special circumstances. “One of the biggest pros for purchasers is the fact that it guarantees professional management, taking away many of the day-to-day worries and hassles such as security, clubhouse management, maintenance and insurance facing body corporates.
