rdinarily, the idea of spending a night in the stable wouldn’t appeal to too many people. At the Grande Roche Hotel in Paarl, however, you can expect nothing but luxury. The exquisitely appointed hotel is situated on a working wine farm, with its rooms now filling the old farm buildings. Grande Roche has made wonderful use of the historical structures, including the stable that is now a private garden suite with its own enclosed patio, and the old slave quarters that have been converted into duplex suites with gorgeous views over the exquisite gardens and nearby Paarl Rock. The thatched-roof accommodation is charming, elegant and spacious. The allure of nearby wine routes may be strong, but it is not enough to entice guests away from the comfort of the Grand Roche. The hotel also houses the superb Bosman’s restaurant, where the cuisine is fresh and inspiring. Beside an ample fireplace and beneath shimmering candelabras, guests are treated to the kind of service expected from a restaurant that has been named as one of the top 10 in South Africa and one of the top 100 in the world.
cashew nuts and lemongrass-orangeflavoured vanilla ice cream. What truly sets Bosman’s apart, however, is the wine list. It arrives at the table the size of an old family bible, and it is no surprise to hear it has been named as one of the best in the world. It is extensive, refreshing and full of unusual and exciting vintages. It is proudly managed by sommelier Jacques Mbuyi, who himself comes with a great story. His first experience of wine was drinking box wine with coke in Kinshasa in the DRC, and he is now studying to be a Cape Wine Master.
Grande Roche sits at the foot of Paarl Rock, which is the second-largest granite outcrop in the world.

Like everything about Grande Roche, his attention to detail is exceptional and guests can go away knowing that they have experienced something special.
The menu is not extensive, but it is precise and the flavours are beautifully matched – like the Franschhoek salmon trout starter with balsamic-vinegar-flavoured beets, avocado crème and Granny Smith apple; or the chocolate fondant dessert that comes with caramelised

Secrets of the Tabernacle Hidden beneath nondescript cellars on the outskirts of Stellenbosch lies a remarkable treasure trove of aged South African wine WORDS: RICHARD HOLMES
IMAGE: SUPPLIED
O
n the Adam Tas Road into Stellenbosch it’s hard to miss the white walls of the Distell cellars. Security booms and industrial warehouses lend little romance to this massive wine-production facility, but hidden away amid the maze of office buildings and laboratories is one of the most fascinating corners of the South African wine industry.
are a prized corner of the collection, with the George Spies Cabernet Sauvignon from 1966 a particular favourite for Van Deventer.
Built in the mid-1970s as a somewhat secret project due to its “borrowed” budget, the Distell Tabernacle has a capacity for over 20,000 bottles and is today an irreplaceable library of South African wine stretching back almost a century.
Aside from recording a liquid timeline of South African wine, the Tabernacle also provides some of the most interesting lots for the annual Nederburg Auction.
“The Tabernacle was set up as a wine library, to examine how South African wine evolves as it ages,” says Michael van Deventer, who manages the Tabernacle, as well as the modern Bergkelder Vinoteque. “In the early days, the founders stuck away 60 bottles of each wine per vintage.”

orget preconceptions of private members’ clubs as either stuffy and dull, or glossy and pretentious. The Stack is relaxed, welcoming and full of colour and light, its newly renovated premises at historic Leinster Hall a home away from home for members to escape the corporate world. The good news for the rest of us is that the downstairs Brasserie restaurant, cocktail bar, and shaded outdoor terrace is open to everyone for lunch, dinner and after-work cocktails.
My starter of Salade aux Lardons with chunky cubes of bacon and a perfectly poached egg, kick-starts the French mood, as does the deeply satisfying, thick onion soup. The Brasserie’s Steak Frites are already the talk of the town – excellent sirloin cut in thick chunks, the crispiest French fries and an indulgent pan of béarnaise sauce. They are plain, simple and very good. The Beef Bourguignon takes a rustic turn, slow-braised with lentils, whole carrots, onions and two sorts of mushrooms, plus bacon lardons on the side.
Owners Nigel Pace and Sarah Ord reopened The Stack in June (their first opening last year was cut short by a devastating fire after just one week of business). Sarah’s interior design inspiration combines jewel colours and funky prints with beautiful photographic artwork – a joyous riot of colour in the upstairs members’ lounge, and more restrained, light and airy in the downstairs Brasserie. The food philosophy stems from a shared love of simple, authentic French brasserie food.
The main courses are served in generous hearty portions – one dish would be satisfying enough for a quick lunch. The menu also includes oysters, sandwiches, and even Le Hamburger. But we’re game for the whole experience and the dessert menu tempts us to stretch our appetites. The crème brûlée goes above and beyond, with a shallow and wide copper pan maximising the crackling caramel crunch with the right amount of creaminess underneath. And if you’ve only got room for something waferthin, the petits fours are the perfect sweet finale to share over coffee.
“We wanted real food without all the froufrous of fine dining,” says Nigel, “and we wanted it to be affordable for locals, keeping mark-ups to the minimum.”
With off-street parking and a tranquil location just behind the Belmond Mount Nelson Hotel, it’s a refreshing lunchtime escape.
Today, the focus of the collection is on wines from Zonnebloem and Chateau Libertas, with vintages dating back to the 1940s, but on these dusty shelves you’ll also find old vintages from Alto, Le Bonheur, Rustenberg and Lanzerac. Over the years, the Tabernacle has played host to sweet Constantia wines from the late-1700s, and still holds a handful of bottles from the maiden vintage of the iconic Nederburg Edelkeur, first released in 1969. The Cabernet Sauvignons from the 1960s
“It’s the only South African wine to be scored 20/20 by UK wine critic Jancis Robinson,” says Van Deventer. “It’s a mythical Cabernet, truly a mind-boggling wine.”
This year’s auction (16 to 17 September) will see a handful of remarkable wines go under the hammer, including a 1968 Chateau Libertas, a 1966 Zonnebloem Cabernet Sauvignon and a 1984 Muscat Alexandria from Lanzerac. “We are sitting on nothing less than a treasure trove. It’s an incredible piece of winemaking heritage down here,” says Dalene Steyn, business manager of the annual Nederburg Auction. And, come Friday, the prices paid for these historic wines will no doubt show the true value of old South African wine.

My business neighbourhood Frankie Fenner’s new Woodstock facility showcases proper meat, making the neighbourhood butchery a trendy hangout WORDS: KIT HEATHCOCK
O & A SEE FOR YOURSELF: Frankie Fenner Meat Merchants 021 424 7204 ffmm.co.za

rankie Fenner Meat Merchants has made a name supplying ethically raised, sustainable meat, where the whole animal is used and nothing is wasted. Andy Fenner tells us about the new Woodstock headquarters. Q: How did your business start? A: A s with a lot of ideas, it was born out of necessity. Nicole (Fenner) and I opened the original space in Metal Lane, Kloof Street, because we could not find anywhere offering the kind of meat we wanted to eat. I had read a series of books regarding the agriculture industry, which shook me up to the point that I refused to eat meat unless people could tell me where it came from. Nobody could. Q: Why did you choose this area for your business? A: We needed headquarters where

we could take deliveries, process carcasses and distribute. It is a depot but we didn’t want it to feel like one. Industrial areas like Killarney, Epping, and Paarden Eiland would mean losing touch with what we were doing. I never want it to be a factory operation. Q: How did you find your premises? A: It was a long, long, long process. The building wasn’t actually on the market, but we had a feeling the previous tenants wanted out, so we started poking around. Luckily, our timing was spot-on. Q: Why are the premises ideally suited to your business? A: This building allows us to display the meat in an aesthetically pleasing way and showcase the process by displaying the cold room, the butchers working with knives, saws and cleavers. Instead
of trying to hide or disguise this, we do exactly the opposite by highlighting it. We have been able to tack on a small retail store to the building. That’s a really big deal, as we are trying to promote the neighbourhood butchery. With the gentrification of Woodstock, we have seen a substantial amount of retail trade from residents, and people working within walking distance. Q: Who are your neighbours? A: T he Palms shopping centre is our immediate neighbour, and nearby are Ogilvy & Mather, The Kitchen, Corner Store clothing store and Flatmountain Roasters. Q: What are the rental/sales prices like in this area? A: P rices in Woodstock are starting to creep up. That said, it’s way more affordable than town.
And being able to combine a retail offering offsets the premium. Q: What is your shop footprint? A: Fridays and Saturdays are our busiest times for retail. This facility is getting the reputation as a place to come and hang out for a while, chat to the butchers, grab a sandwich. Q: Do you have any expansion plans? A: We do. The model hopefully allows us to set up one or two satellite retail outlets in 2017, supplied by the Woodstock facility. Q: Do you operate online as well? A: Yes. We deliver too. Q: What’s your most popular item? A: We have sold three products literally every single day since we opened six years ago: biltong, hamburger patties and coffee.

Don’t be a danger to yourself A
ll successful investors spend a lot of time thinking about the balance between risk and reward. Investing in the stock market is the best example of this. Shares will always be a high-risk investment, but over time the returns they offer make this a risk worth taking. Few people, however, realise that some of the greatest risks to their money are not found in the market. A growing number of studies into behavioural finance are showing that the thing we should be most wary of when it comes to investing is our own poor decisionmaking. There is more and more research to suggest that human beings are hardwired to act irrationally with their money. For instance, we overestimate our own skill, and we tend to base decisions on superficial information. This lethal combination is what led many South Africans to hurry huge chunks of their money offshore back in December 2001 when the rand was at R12,45 to the dollar. When the currency came back to R6 to the dollar, however, they ended up losing a lot of money. Put another way, we tend to overreact when news is good, and we overreact when news is bad. We make decisions based on emotion rather than rational thinking. One of the simplest ways to avoid this is to always make investments for the long term. Once you’ve made a decision, be prepared to stick to it through shortterm ups and downs. Probably the most well-worn investment cliche is that it is time in the market that counts, not timing the market. Don’t try to anticipate when the market will go up or down, because the chances are not in your favour that you will get it right. Recent analysis by investment research firm Morningstar showed how true this is. In the 21 years between 1 August 1995 and 31 July 2016, the JSE showed annualised growth of 15,1%. However, an investor who missed just the best 75 days out of the 5,264 trading days during this period would have reduced their returns to zero.
Morningstar’s research showed that over the last 21 years there has been no 10-year period in which returns on the JSE have been negative
There is no way that any investor could have identified beforehand when those days would be, and often those very good days came after some rather poor ones. That is the nature of the market. It does not move in a straight line. The only sure way of capturing all those good days is therefore to make sure you are always invested. It might seem counterintuitive in times when the market is falling, but if you stick around long enough, you will be rewarded for taking that risk.

SA property sector increases T
he South African property sector is worth R5,8 trillion, according to results from the latest study from the Property Sector Charter Council, undertaken to determine the size of SA’s property sector. The sector’s size is R5,3 trillion with a further R520bn land officially zoned for commercial and residential development, the study states, using figures from the 2014/15 financial year. This is an increase of nearly R1-trillion since the end of 2010,
when the size of the South African property market was R4,9 trillion. Compiled by MSCI for the council and released in July, the study supplements the council’s SA Property Sector Economic Impact Report. It estimated the sector’s contribution to gross domestic product was R191,4bn in 2012 in terms of annual income and expenditure flows generated by the sector, and a R46,5bn contribution to the fiscus. Formal residential property still accounts for nearly three-quarters
of property owned in SA, and grew from an estimated R3 trillion at the end of 2010 to R3,9 trillion. For the first time, the study also considered informal residential property, although it has no value. It was quantified by the number of households provided by the Department of Human Settlements. Undeveloped urban land zoned for development remained unchanged around R520bn (1,1% of total land in SA).
Student accommodation as an investment buy There is substantial evidence within the current landscape that the private sector will become progressively more involved, because student housing projects in sub-Saharan Africa are not only viable, but are among the most attractive investments one can make on the continent PHILIP HILLMAN, HEAD: STUDENT HOUSING, JLL EMEA
Record sales and prices being achieved in Val de Vie Estate V acant plots, plot and plan units and now also office suites are being snapped up in sought-after Val de Vie Estate in the Paarl-Franschhoek Valley in the heart of the Cape Winelands. Since September 2014, a total of 350 sales transactions at a total value of close to R1,141bn were concluded in Val de Vie Estate,
which has just been rated by New World Wealth as the top residential estate in South Africa for 2016.
A recent sale by Pam Golding Properties in Val de Vie saw a Phase 1 stand of 2,500m 2 situated on the polo fields fetch a high of R9m. This represents R3,600/m 2 , a top price for the estate. Surina du Toit, area manager,
Pam Golding Properties Paarl, Franschhoek and Wellington, says, “Some of our buyers are tenants or existing homeowners on the estate wishing to upgrade and build a brand-new contemporary home. Others are relocating from various regions such as Gauteng and KwaZulu-Natal, with the balance being investors making lucrative buy-to-let acquisitions.”
Pam Golding lands 117 on Strand P am Golding Properties has been awarded the exclusive mandate to market apartments in a R600m Cape Town central city development that will include apartments, retail space and A-grade offices. Construction is scheduled to start in September for upmarket apartments at the 117 on Strand development, and units should be completed in the third quarter of 2018. A total of 117 apartments will be available in the mixed-use, 17-storey development by Ingenuity
Property Investments, a JSE-listed property company. There will be 42 apartments in the podium section of a new building bounded by Strand, Hudson and Castle streets, while a glass tower section will house a further 75 apartments.
Buyers stand to benefit from urban development zone tax incentives, a South African Revenue Service programme aimed at regenerating inner cities, enabling the first purchaser from a developer to get tax deductions.
Arnold Maresky, CEO, Ingenuity, says, “City rejuvenation has led to an extremely vibrant and liveable city centre and 117 on Strand will offer the best of modern living in an area that combines rich history with timeless appeal.”
The building is designed to achieve a four-star Green Building rating and will incorporate energyefficient features. The exterior of an existing heritage building on site and of an adjacent, smaller building, will both be restored.

My home is about a three-minute walk from the beach, and one of my favourite things is walking on the beachfront with my dog, who enjoys swimming in the ocean. I love the smell of the sea air, the freedom of wide roads, and open spaces.

L
iving in Blouberg is all about the ocean, the smell of sea air, daily walks and runs on the beachfront, getting out on the water before and after work, and grandstand views of stunning sunsets all through the year. Stretching up the West Coast from Dolphin Beach to Big Bay with that beautiful view of Table Mountain as a permanent backdrop, it’s a paradise not just for the watersports enthusiasts who fill the sky along Blouberg beach with colourful kites on most windy afternoons, but for anyone who enjoys big skies, open spaces and an outdoor lifestyle. Tucked between the R27 and the beach, most of Blouberg is residential, with quiet roads of spacious houses behind the busy beachfront with its luxury apartment buildings, restaurants and bars. For shopping, residents have the shortest of drives to the adjoining suburbs of Table View, Parklands and Sunningdale, where a new high-end mall is due to open in 2017 to rival Table
View’s Bayside Mall, which is currently the main movie and retail therapy spot for the whole area.
THINGS TO DO:
Families move here for the space and freedom. Kids can learn to sail, canoe, surf, join the sea scouts, as well as more traditional team sports. Prestigious private schools – Elkanah House, Parklands College and CBC St John’s Parklands – and government schools in Table View and nearby Milnerton, offer plenty of schooling options. Transport is easy too with MyCiTi buses well-established throughout, relieving traffic congestion somewhat for those commuting into the CBD.
• Kitesurfing, surfing, stand up paddle boarding (SUP) • Windsurfing and sailing at Rietvlei Nature Reserve • I Love Big Bay evening market on the last Wednesday of the month • Full moon beach walks • Golf at Milnerton or Atlantic Beach golf clubs
Kleinbaai is sheltered from the wind and a prime sundowner spot. Kids enjoy bucket and spade play, and Capetonians flock to the area for sundowners and seafood at the Blue Peter Hotel or historic Ons Huisie restaurant. Further along, vibey Eden on the Bay is another prime sundowner spot after an exhilarating day at the beach.

Agent commentary Q: Who is buying in the area? A: The greater Blouberg area suits all age groups of purchasers, whether they’re looking for a starter home, a forever home, or an investment. The prices of homes are more attractive than most other areas. People living here tend to stay and upgrade within the area. We attract many Joburg and Durban buyers, as well as overseas buyers, who fall in love with our miles of sand, sea and the world-famous view of Table Mountain. Blouberg attracts young families for its selection of schools, with a sought-after private sector. With many convenient shopping centres, and a new large shopping mall opening next year, restaurants, clubs and bars, Blouberg offers something for everyone.
Q: What types of properties are available, and what can buyers expect to pay? A: There is no other beachfront with such magnificent views of Table Mountain and beyond as Blouberg, and on a summer’s day you can watch the kiteboarders for hours. Depending on your price bracket you can be on the beachfront, or within easy walking distance, for less than R2m for a stylish apartment. A stunning penthouse with views that go on forever can be yours for R12m. A short distance away and you can be in a suburban home with a large garden. One of the selling features of Blouberg is excellent value for money and an area that caters for all, including young families, retirees, and lock-up-and-goers.
Q: What attracts buyers to Blouberg? A: Blouberg attracts buyers as prices are more realistic than other areas and the growth is phenomenal. The average price for a freestanding home is R1,5m in Blouberg Sands, R2,2m in Bloubergrant, and R3m in West Beach, while the prices of a sectional title unit varies from R550,000 for a one-bedroom unit in a small block, to R3m for a two-bedroom unit in Big Bay. The MyCiTi bus makes it easy for commuting, and residents do not have to leave the area for shopping, movies, sport and schools. Lastly, people are attracted because of the ocean and our Wonder of the World, Table Mountain. For many the dream becomes a reality.
