here’s nothing better than hitting the road with your friends or family for a weekend away from the city. Some of my best childhood memories are of spending the weekend out in nature – away from the TV! Where’s your favourite place to spend a weekend away? The Elgin Valley has always been one of my favourites. There’s just so much to do and see there. And with the introduction of the Craft Cider Route, I can’t wait to head there again to try some tasty local brews.

osman Family Vineyards may be one of the oldest estates in the Winelands of Wellington, but a forward-looking philosophy and unique access to their own industryleading vine nursery, Lelienfontein Vine Growers, has seen this eighthgeneration family-owned cellar release a number of adventurous new wines. First out of the blocks was the maiden release of Nero d’Avola from the 2014 vintage, the first time this varietal had been produced and bottled in South Africa. With a changing climate, local winemakers are increasingly looking towards the cultivars of the Mediterranean that are better able to cope with warmer, drier conditions, and Nero d’Avola from the island of Sicily fits the bill perfectly. While the name might be a mouthful – it’s Neh-roh Dahvoh-lah – the red wine is approachable and versatile. Winemaker Corlea Fourie calls the 2015 Nero d’Avola “an elegant, mediumbodied wine with fresh berry flavours and a hint of pepper. It can be served slightly chilled in summer with a midday meal, or enjoyed with hearty Italian fare such as pizza, pasta or grilled meat.”

2

Grenache Blanc may be a grape more familiar to local wine lovers than Nero d’Avola, but with the release of the Fides 2015 Corlea has again pushed the boat out in experimenting with new wine styles. Neither white nor red, this so-called ‘orange’ wine is made by fermenting white wine grapes on the skins – in this case for three weeks and using the wild yeasts present on the fruit. After fermentation, the wine is pressed, before spending six months maturing in old barrels of Russian oak. “Winemaking can become a seamless process where the aim is to eliminate any room for error,” says Corlea. “But then we stagnate, producing the same old, same old. So we’re constantly trying something new here, using new technology and looking at ancient practices and seeing where we can make something that’s really good.” The 2015 Fides is certainly very good, a wine with an entirely unique flavour, texture and tannin structure. It’s complex and fullbodied with plenty of savoury notes on the palate, well capable of standing up to umami-rich Asian food and lighter meat dishes. Fourie suggests serving it only lightly chilled to allow the oak flavours to emerge. Made in extremely limited quantities, the Fides 2015 is only available from the cellar or online.

The spice of I creativity

t’s all in the name at the Peacock Indian-Inspired Tapas and Bar in Observatory’s Lower Main Road. Owners Andrew Williams and Priya Reddy saw a gap in the quirky Obs food scene, incorporated the globally trending Indian tapas format and developed something uniquely theirs.

Indian tapas dishes come to Obs in The Peacock's own inimitable style WORDS & IMAGES: KIT HEATHCOCK

“Priya came up with the idea of Indianinspired tapas, which gives us creative free rein on the menu,” says Andrew. “We don’t have to stick to traditional Indian dishes; we’re mixing it up.” So while their butter chicken, saag and lamb curries have traditional Durban and South Indian influences in spicing and flavour, they might come served on naan bread pizza-style or dolloped into a mini puri. The new breyani chicken bombs are reminiscent of Italian arancini in form, but pure Indian in flavour dipped into a fresh mint raita as a casual tapas snack. Working with Priya to push the creative boundaries of Indian cuisine is chef Wadia Dramat, who was inspired as a child by the magic of watching Indian, Indonesian and Malaysian chefs in her family’s restaurant, East and West. “I’ve tried to come up with something that’s real Indian in flavour, aroma and experience, but that would please all palates,” she says. “It’s challenging but great fun. There’s nothing copied here, it’s very original. For example, our masala fish taco is yellowtail marinated with a secret spice mix and served in Mexican tacos with a habanero raita – the flavour experience is Indian but you’ve got that Mexican taco crunch, so it messes with your mind a little.” The vibrant and welcoming space hosted by Andrew and manager Carlo Adams has quickly drawn a regular local clientele and word is spreading. Wadia balances the spicing of dishes at a mild and fragrant entry level, but is happy to personalise added degrees of heat for those who want more punch. The delicate approach allows for plenty of flavour experimentation. We were wowed by the mashed potato with thyme and truffle oil samosa, one of a quartet of inventive fillings, including a lively chickpea with ginger and lime version. Save room for the trio of desserts – a gorgeous kulfi ice cream infused with saffron, wickedly rich 72% chocolate pot with a touch of chilli, and substantial coconut and cardamom truffles – playing the creative spice card to the very last spoonful.

he ancient Greek philosopher Epicurus believed that the point of philosophy was to achieve a joyful, peaceful life. One of pleasure and joy, free from fear. Which is why if you look up Epicurean on the internet (which you may be tempted to do once you see that The Vic on Kloof Street describes itself as an “Epicurean Bar and Grill”), it says, “A person devoted to sensual enjoyment, especially that derived from fine food and drink.” While The Vic may not be a person, it certainly has a distinct personality, one which the people who work there share – laid-back, fun, comfortable and warm. You’ll find The Vic at 84 Kloof Street in a pretty Victorian house, where Blah Blah Bar used to be. Blah Blah Bar hasn’t disappeared entirely, though, it has moved upstairs and still has some gigs on the occasional Saturday night, but that won’t be for much longer. The Vic, however, has a full music schedule every week and these performances enhance the already inviting ambiance of the venue. I visited on a Wednesday night, which is when The Vic hosts The Unknown Legend, an event presented by Sit The Folk Down (STFD), a local music initiative which organises live performances at your home, or at interesting venues like The Vic. This event gives promising local artists a platform to perform their unique sounds, affording them the chance to break into the local music scene. For more information on that, you can visit STFD’s website (sitthefolkdown. com). We were treated to a diverse mix

of acoustic acts while we enjoyed our meal. You’ll find the full line-up for the week on The Vic’s Facebook page. Once you sample the food at The Vic, you begin to understand why it calls itself an Epicurean Bar and Grill. The menu is one page long, uncomplicated and mouth-watering; there’s a choice of nine different delicious pizzas. I went for The Charles – salami, olives, peppers, feta and jalapeno – which was crispy, flavoursome, cheesy and divine. My brother tried the chicken prego roll, which was spicy and succulent. Other meals on the menu include Karoo lamb chops, nachos and more. The bar is well-stocked. With a variety of tasty beers on tap and many other alcoholic and non-alcoholic drinks to choose from, you’re left needing more than two minutes to make up your mind. Jurie Blomerus, owner and restaurateur, intended The Vic to be a place where locals and out-of-towners could enjoy eclectic music over a plate of hearty, unpretentious food, washed down with ice-cold craft beer – and that’s exactly what he’s achieved. My brother and I enjoyed ourselves immensely and left feeling content and warmed up (particularly after a delicious hot chocolate). We’ll definitely be returning to The Vic soon.

My business neighbourhood 88 Business Collective based in Woodstock is an accelerator programme for emerging female entrepreneurs WORDS: KIT HEATHCOCK

A

ntoinette Prophy created 88 Business Collective to help female entrepreneurs from the townships start up and develop their businesses. Entrepreneurs become part of an ecosystem of continuous support, eventually mentoring startups themselves. Antoinette tells us about her business journey and her base at The Woodstock Exchange coworking space, Rise. Q: How did your business start? A: I started my first business, Afrofusion Advertising, 12 years ago in my mother’s lounge. The 88 Business Collective, which I started in August 2016, is a collection of my business experiences over the last 12 years. Not coming from a wealthy family and not having gone to university or private school, I didn’t have any networks around me. That made it difficult to get into the business space. I had three different offices in three different countries at one point and, as the sole business owner, there were difficulties associated

Denon HEOS Sunday Times Ad 8 August 2017 curves.indd 3

with that. I had mentored startups in Johannesburg for the past four years and was featured on SABC's Making Moves. I took my own experience, coupled it with the feedback from those mentorship sessions and I created the 88 Business Collective. It’s really about giving township women entrepreneurs an ecosystem of continuous support. Q: Why did you choose this area to set up shop? A: I wasn’t looking at Woodstock at all until I found Rise. But what I love is the contrast with the beautiful office building and then walking the streets of Woodstock keeps things real. It’s like being in two worlds at the same time. It’s a constant reminder of why I do what I do. Q: How did you find your premises? A: I was introduced to it by one of the members of Rise. Q: Why are they ideally suited to your business? A: W hat I like about Rise is, as a coworking space, you’re not just a bum on a seat. It’s really an ecosystem that’s alive and working. For instance, we’re developing an investment facility app and the expertise we need for the tech is right here in the Rise community. Q: Who are your neighbours? A: Downstairs we have Honest Chocolate, Ocean Jewels and the Bandwidth Barn, which we use for some of our boot camp sessions. And Superette does our catering.

You can find whatever you need within this space. Q: What are the rental prices like in this area? A: Prices are fairly similar to other coworking spaces, but I get a lot more value out of Rise from the community essence of it. Q: How many people go through your office each day? A: On Thursdays, we host our 12 entrepreneurs in the Rise auditorium and I have about three to four meetings a day. Q: Do you have any expansion plans? A: Absolutely! The plan is to stay at Rise for the next 12 months, then look at setting up an incubation space dedicated to the collective as we grow. Q: Do you operate online as well? A: You can find us on Twitter (@88BCAfrica), Instagram (@88bcafrica), LinkedIn (linkedin. com/company-beta/10990864/) and we’re quite active on Facebook (facebook.com/88BCAfrica). Q: What’s your most popular service? A: The boot camp and our monthly brunches.

Thrifty decor A decorating expert offers inexpensive ways to transform your home WORDS: ANNE SCHUAFFER IMAGE: ISTOCK

T

he day you walk into your home and think it looks tired is the day you need to breathe new life into it. There are so many things you can do without leaving your home or picking up the phone and others that are either DIY or very cost-effective. Decorator Morgan Fry of Thrift tells us how to “be brave” with decor.

Home shopping

Walk into each room and remove at least one item of furniture or frippery (items you no longer like or use). Look hard because when an item has been in your home for a long time, you barely notice it anymore. And don’t panic if it has sentimental value – you don’t have to get rid of it. Just put it away for now. You’ve given yourself some clean space in the rooms and that negative space is the start of a transformation. Now look at those discarded items and rethink them. Is there anything there which would work in another room? Perhaps it needs to be sanded down and painted? Does it need a new frame? Play with these pieces, not necessarily immediately, and if you no longer have room for them in your life, sell or donate them. Less is generally more.

Colour me

Colour is a major game-changer, whether it’s walls, floors or artwork. As a loose guide, remember the 60:30:10 ratio (predominant colour should cover

PROPERTY NEWS

about 60% of the room, usually painted walls; secondary colour should be 30% percent, usually window treatments, upholstery, rugs; and accent colour 10%, artwork, ceramics, accessories). A splash of paint or a pop of wallpaper are great for transforming a room. Stand in the room with a handful of swatches and pick out colours you really like which feature in the carpet, a painting or something else dominant. Play before committing. You can create a single feature wall of a plain strong colour, stripe the wall with even or uneven bands (do it yourself with masking tape and paint), or even choose a photograph – your own or one you’ve bought online – and get it enlarged to fit that feature wall (apply it like wallpaper) or, of course, use wallpaper (hunt down the sales). Wallpaper can also look superb behind open bookcases or shelves.

5

Upholstery art

Fabric and upholstery can be expensive (trawl through the fabric waste centres), but much like a feature wall, choose a single chair in the room and make this your eye-catching feature. If you’re brave enough, go bold and bright or even a little crazy and have a single print on the seat of a plain chair. Make it a chair-cum-artwork.

Window dressing

Windows treated differently can change a room – swap out your short curtains for a floor-to-ceiling one, or replace curtains with a fabric roller blind, wood Venetian blinds or old shutters (hunt them down at junk shops). Concentrate on the textures here – if you don’t need to block anything out, go thin and soft with muslin or voile.

Hang it up

Artwork can also have an impact and it doesn’t need to be an original piece. It can be interesting photographs of botanicals, inexpensive prints purchased online or even something abstract you might be brave enough to try. Mirrors can be as equally impressive as artwork, particularly if they have wonderful old frames or are really large. You can lean a mirror against a wall, reflecting the floor or ceiling, to enlarge the space or reflect greenery outdoors.

TOP TIP: • Swapping out lamp shades is an easy way to spruce up an old look. • Use bright carpet tiles of different colours in a children’s room to create a chequerboard effect or make your own design. • Inexpensive rugs in bold colours and designs can be used to demarcate areas within a room. • Generally, bigger is better and bolder – remember scale.

nown as a major fruit-growing area and the birthplace of Appletiser, the Elgin Valley, just up and over Sir Lowry’s Pass from Somerset West, has more recently made its name as a pioneering wine-growing area of cool-climate wines. Instead of passing straight through on the N2, holiday-makers often stop to enjoy the area as a destination in itself. With wine tasting, outdoor adventures and the unspoilt countryside all part of the attraction, the Elgin Valley is the ideal distance from Cape Town for an easy weekend escape. “Nothing beats the quiet and tranquillity of farm living,” says Sandy King, South Hill Vineyards, who moved here permanently in 2013. “The Elgin Valley boasts magnificent scenery. The welcoming community was a huge drawcard and we’re well situated in that Somerset West and Hemel en Aarde, Hermanus, are just a short drive away.” Part of the Unesco-protected Kogelberg Biosphere Reserve, the Elgin Valley has a beautiful mountain backdrop, the Palmiet River flowing through, blue cranes and ample birdlife. There’s everything from mountain biking trails and kayaking, to adrenaline adventures like kloofing and zip-lining to explore the scenery.

“Our guests enjoy all the outdoor activities, the great wine and great ciders,” says Stella Ceronio, Elgin Valley Inn. “Elgin is becoming the wedding capital of the Western Cape, as it’s much more affordable than other wedding areas. Living here, I love the small-town feel where you get to know everyone well and it’s easy to get from A to B.” As a country escape, the Elgin Valley has plenty of fun to offer families with small children. Sandy’s five-year-old grandson, Micah, says of his visits, “I love going on the tractors and the quad and playing with the dogs and friends on the farm and riding my bicycle.” There are more farm adventures at Old Mac Daddy; jungle gyms at the Peregrine Farm Stall – well known for its pies and weekly market – swimming, fishing and paddleboarding on farm dams; pony riding and more in the surrounding countryside. The Elgin Valley is, as yet, relatively undiscovered as a destination, which gives a stay in the area a laid-back and personal feel. “Each of the wineries has its own unique offerings,” says Sandy. “I think what makes the Elgin Valley special as a region is that you’re sure to have an authentic visit and wherever you go, you’re almost guaranteed to meet either the owner or winemaker.”

DINE OUT: • The Hickory Shack: for delicious American classics • Fresh at Paul Cluver: for tasty country-style meals • The Pool Room at Oak Valley: for delectable Mediterranean cuisine • The Barn at Old Mac Daddy: for an eclectic mix of fresh food • The Gallery at South Hill: for wonderful bistro fare • Forage at Wildekrans: for fine dining and modern African cuisine • The Shuntin Shed Restaurant: for sticky ribs and wood-fired pizza • The Club at Elgin Grabouw Country Club: for a casual dining experience in a beautiful setting

Our guests love the silence plus, of course, the beautiful surroundings – hectares of apple orchards and vineyards over tumbling hills, authentic wine farms, farm stay accommodation, farm-to-table restaurants and farm stalls, stunning wedding venues and many adrenaline pursuits SANDY KING, SOUTH HILL VINEYARDS

THINGS TO DO: • Have a mountain bike adventure on farm and mountain trails. • Go zip-lining with Cape Canopy Tour. • Enjoy tractor rides and other adventures at Old Mac Daddy. • Visit the Mofam River Lodge for canoeing and river cruises. • Pick your own vegetables at Terra Madre. • Visit the Peregrine Farm Stall for the jungle gyms and the weekly market. • Explore the Elgin Craft Cider Route.

2017 Homeshow

he 2017 Homeshow, will be hosted at The Hills Estate and sponsored by Century Property Developments, FNB Private Wealth and RMB Private Bank. This event will give people the opportunity to see 10 of the top home and apartment designs, furnished by some of the best interior designers and furnishing companies in South Africa. Attendees will be able to walk through completed, fully furnished homes and apartments

full of the latest home decor trends. With a large showground featuring a food market, landscape display and kids' entertainment, the show will be a chance for a family day out. The 2017 Homeshow will be held at The Hills Game Reserve Estate, in Pretoria East on Garsfontein Road or Atterbury Road, from 26 to 27 August and 2 to 3 September. It will be open 9am to 5pm daily.

The best crime deterrents would vary according to the family’s lifestyle, but I would say a layered security system would be most effective in preventing criminals from gaining access to a property. This could include perimeter electric fencing, security beams in the garden, passive sensors on exterior doors and windows, security doors on sliding doors and burglar bars on windows.

Co-ownership When you buy a property with someone, you need to take precautions and have watertight legal documentation WORDS: ANNE SCHUAFFER IMAGE: ISTOCK

W

hen you buy a property as an individual or as a married couple, there’s a well-trodden path with clear legal documentation to protect you. But what if you aren’t married? What if you and a partner, friend or relative would like to buy an investment apartment together? If you’re a seasoned investor, you’ll have a blueprint for this type of transaction, but if not, you need to take care. Relationships splinter, friends drift apart and each person will have different life events impact their finances. The best advice is to treat the legal aspects as if you’re two strangers, ignore the excitement of the purchase and focus on the worst-case-scenario so you can achieve the best outcome.

NINA SMITH, LEW GEFFEN SOTHEBY’S INTERNATIONAL REALTY

New residential development in De Waterkant

T

yson Properties Cape Town has launched a new development, The Docklands: an upmarket apartment block in Prestwich Street in De Waterkant. Jayson Sprawson, who will be marketing The Docklands, says it’s important for those wishing to buy at The Docklands to get in early as those who invest in properties in that neighbourhood seldom sell. The apartment block includes a variety of one- and two-bedroom apartments as well as two 144m² penthouses.

Designed by the architectural division of FWJK Developments, it sports a unique architectural style. “In short, The Docklands fills a long-standing gap in the Cape Town real estate market for stylish, contemporary accommodation,” says Sprawson. Apartments are priced from R2,85m for a one-bedroom apartment, to R9,4m for a penthouse apartment. The development is scheduled to be completed in August 2018.

Building wealth through multiple properties

M

any individuals who already own more than one property overlook key principles of wealth creation that could potentially unlock their ability to grow their property portfolios. Praven Subbramoney, CEO, Private Bank Lending at FNB, says the ability to build wealth through multiple properties should not be determined by how deep your pockets are, but rather identifying niches in the market and maximising assets and expertise that you already have at your disposal. “Wealth creation is a process and cannot be achieved overnight. Therefore, the first step is having a clearly defined, long-term strategy and objectives that will underpin your venture,” says Subbramoney. Some of the important factors to consider when building wealth through multiple properties are: • A rea of specialisation – identifying the types of properties and market you want to target is vital. • Market trends – research underpins your success in this sector. Understanding where to buy, when to buy, how much to offer for a property and knowing the right time to sell an underperforming asset will determine your success. • Start small and work your way up – the biggest mistake that

individuals make when starting out is overstretching themselves financially by going for properties that are beyond their reach. • Maximising assets – leveraging the existing equity in the properties that you currently own can help you take advantage of viable opportunities. • Cash flow management – like in any other businesses, cash flow is the lifeblood of your property portfolio. Not only is keeping track of money coming in and out of your portfolio essential for making strategic decisions, lenders may also require your cashflow statements to approve loans in the future. • Take advantage of technology – innovative digital tools can give you access to valuable information about a property, instantly at a click of a button. • Using the right professionals – while this may not be essential when starting out, you should consider investing in a team of professionals as your portfolio grows. “Lastly, developing a long-term relationship with a private banker who truly understands your financial needs and goals and can deliver exclusive, carefully considered solutions to help you grow your bottom line, cannot be over emphasized,” says Subbramoney.

TOP TIP: If there’s a mortgage bond registered on the property and one co-owner doesn’t pay their share of the debt, the co-owners are all jointly liable to the bank.

Maria Davey, partner, Meumann White Attorneys, says, “You need an agreement setting out rights and obligations of each party and dealing with issues such as what happens if the relationship breaks down, or one person wants out of the agreement for any reason; if the property is to be sold, what happens if the two parties don’t agree? And how are the sale proceeds to be divided? Rather include as much fine detail as you can, rather than have misunderstandings thereafter… like who is responsible for paying bills and keeping records of expenses – a critical issue, particularly when you come to sell and need to account to SARS for profits.”

Maria suggests that if you’re planning to purchase a property jointly with someone other than a spouse, enter into a co-ownership agreement. “Young people are increasingly viewing this as a better financial option over co-renting. Apart from that sense of ownership, there’s a good chance over time of capital appreciation. With co-ownership, the property as a whole is co-owned; no single part of the property is owned solely by one of the co-owners.” This type of agreement doesn’t mean shares held by the co-owners have to be equal. You can own 70% and your co-owner 30% – in that event, you would pay 70% of the purchase price and 70% of maintenance and other costs associated with the property. On the flipside, you’ll get 70% of the profit from the rental or sale of the property. If you get legal advice when drawing up the documentation, you should be able to pre-empt potential hurdles. Maria says, “One of the most common issues is when one owner wants or needs to sell. A portion of a jointly owned property can only be sold or rented out if all joint owners agree. The agreement needs to state that if one owner wants to sell their share, the remaining co-owners have first option to purchase it. If they’re unable to do so, the property must be sold as a whole and the proceeds divided as per the percentage of ownership which each person has.”

The apartment Built in 1571 the building blends seamlessly with the cobbled streets and the view of the old bell tower from the top floor. From the uneven, tiled floor, thick walls and stone fire place to the ancient rafters the house brims with history. While the home

has been fitted with modern comforts you only need to close your eyes to feel the spirit of a time long gone breathing through the rooms. Its sigh is in the creak of the rafters, its breath flowing in from the windows, its heart beat felt in the stone walls and floors

The apartment has 3 bedrooms with 3 bathrooms (2 bathrooms en-suite). It is positioned on the second floor of a building which and has the original Provençal floors and ceilings and furnished in the appropriate style

FINANCE: A 10% share which allows you 5 weeks during the year costs only 70,000 euro and approximately 4,000 euro in legal fees. The property is owned in a SCI (Property Owning French entity) and your name will be put on the title deed
