Like I do every year, I’ve made a few resolutions. And like every year, I hope they’ll stick till at least the end of Jan. (I’m sure most of you know what I’m talking about...) My biggest resolution is for me and my family to become healthier. To that end, I’ve decided to have a dry January. Lucky for me – and everyone else who has also undertaken the challenge – this week’s Glass piece features a few delicious low-alcohol choices for us to sip on. I also received a few recipes for delicious mocktails. Here are two of my favourites. Enjoy!

t’s 2019, and after a very festive festive season your liver’s begging for mercy. But there’s no need to stick to kale juice and water – these no- and low-alcohol options will add a little pizzazz to your sober sundowners.
Devil’s Peak Hero to Zero
Despite worldwide demand growing sharply over the past few years, alcohol-free beers aren’t much to get excited about: insipid, bland and often downright undrinkable. But not when they’re made by JC Steyn, the talented head brewer at the Devil’s Peak Brewing Company.
Cranberry cheer Serves 5
Although light in body, this 0% alcohol pale ale packs in plenty of flavour thanks to the Citra, Cascade, Columbus and Amarillo hops used in the brew. The result? A crisp and refreshing beer that’s alcohol-free and perfect to see you through the thirsty days of January.
Ingredients • 1 cup (250ml) cranberry juice • 1 whole cinnamon stick • ½ lime, sliced • 1 cup soda water • 2 cups Zari Bubbly Red • ¼ cup fresh lime juice • rosemary sprigs, to serve • star anise, to serve
The Duchess
Billed as the world’s first alcohol-free “gin” and tonic, The Duchess arrived hot on the heels of the craft gin revolution in 2016. Made using re-distilled juniper berries and layers of local botanicals, these mixers offer the pleasing bitterness and aromatics of a traditional G&T, without the mother’s ruin.
Here’s how 1. Place the cranberry juice and whole cinnamon in a small saucepan. Bring the juice to boiling point, then remove from the heat. Set aside to cool and infuse. 2. Remove the cinnamon stick from the cooled cranberry juice and pour the juice into a large jug. Add the lime slices. Top up with soda water, Zari Bubbly Red and lime juice. Stir gently. 3. Pour the mocktail into glasses. Add a sprig of rosemary and some star anise to each glass before serving.
The Duchess is currently offered in three flavours. The Duchess Botanical is closest to a traditional G&T, with classic juniper and botanical notes, while The Duchess Floral uses extracts of citrus blossoms and indigenous honeybush to create a sweeter, more fragrant G&T. The latest addition is The Duchess Greenery, which uses garden extracts of rosemary, cucumber and lime leaves.

Ingredients • 300g frozen mixed berries • ¼ cup fresh lemon juice • 3 cups Zari Bubbly White • fresh raspberries, to serve • pomegranate rubies, to serve
Van Loveren Almost Zero Wonderful White
Robertson winery Van Loveren has long been famous for their pocketfriendly quaffers and the new “Almost Zero” – 0,33% alcohol – ticks the same boxes, just without the booze. Made from 100% sauvignon blanc, the wine is fermented and vinified as normal, before the wine is “de-alcoholised” and bottled. That process does strip away some of the primary fruit flavours, but you’ll still pick up apple, litchi and citrus on the nose and palate. It’s best served chilled, and does well over ice. It also boasts 75% fewer kilojoules than a normal glass of wine.
Here’s how 1. Place the frozen berries and lemon juice in a small saucepan. Stir over low heat, gently mashing the berries as you stir to form a sauce. Allow the sauce to simmer for 7–8 minutes, stirring regularly or until thickened. 2. Strain the berry sauce through a sieve. Discard the pulp and set the sauce aside to cool. 3. Place 3t of berry sauce in each champagne flute and top up with Zari Bubbly White. Stir very gently. Pop a few raspberries and pomegranate rubies in each glass before serving.

T
here’s a young and vibrant new energy at the historic landmark of the Roundhouse. Tradition and history are interpreted with an irreverent but affectionate graffiti art twist, re-invigorating the old building and its stories, the creaky wood floors and wide windows looking out over Camps Bay, with humour and flair. Salsify is the newest addition to the Dale-Roberts family, with chef Ryan Cole fresh from the Test Kitchen, at its helm. “We’re not putting ourselves into a box, using a label. We’re celebrating seasons, we’re celebrating Cape Town, the space, the view… that’s us,” says Ryan. So the nasturtiums you see driving over Kloof Nek provide the poor man’s capers for the lamb tartare, num-num fruit plays a supporting role on a succulent assiette of pork, a salad of wild fennel, agretti, pea shoots and crunchy soutslaai anchors the linefish, so that it could be from nowhere but Cape Town. “We’re going for the understudy of the micro-seasons, the understudy being what’s around in the biome, our surroundings, to give the Roundhouse its sense of place.” Visiting for lunch we ate à la carte, though the seven-course chef’s tasting menu was tempting. From the melt-in-the-mouth amuse-bouche
to the luscious petits fours, every element was thoughtful, fresh and exciting, while still managing to be down to earth and unfrilly. Spring minestrone turned out to be gorgeous charred octopus pieces with oyster, sea herb and borage flowers in a clear tomato consommé, elegant and sparkling fresh. A succulent seared scallop on a bed of pomegranate and walnut came with saffron yogurt topped with onion bhaji, delightful contrasts in subtle spices. Without any theatrics, each dish has an interactive element – the serving staff provide the finishing flourishes at the table, adding a lively dynamic to the meal and giving them a sense of ownership and pride in each dish. The Miss Lucy linefish was too good to share – beautifully fresh fish and a spring salad of compressed peas and beans, mussels and wild leaves, with a mussel velouté and grated bottarga for salty elegance. Beef sirloin had deep velvet notes of porcini pudding, bone marrow and potato biscuit, parsley pesto and a rich gravy. Ryan changes the menu frequently, a restless energy constantly finding new inspiration, so locals can keep returning and always find something new.

armen Heunis runs Africa Ozone at the Institute of Healthy Aging in Sea Point. I was interested in how she got into this not-very-well-known form of therapy. “I’d just returned from a month-long trip to the USA and was suffering from terrible jetlag. I stumbled upon these steam sauna ozone treatments, got into the ‘pod’ feeling like death and got out feeling euphoric!” Carmen then decided to launch a business to help others achieve similar wellness benefits. Intrigued? I was, so I headed off to experience ozone therapy for myself. On arrival I completed a short health questionnaire and then hopped onto a scale that uses electrical analysis. Besides measuring your weight, it also measures your body fat percentage, and a whole host of other things like your metabolic age and muscle mass.
I then derobed and stepped into the sauna “cabinet”, sitting on a comfy seat, while my head stuck out. The treatment began and the temperature of the steam was adjusted to my preferences. I didn’t get nearly as hot as I do in a regular sauna, plus Carmen also mops your brow and gives you iced water to drink, making for a very relaxing experience. After 20 or so minutes I hopped out and got on the scale again. My body fat percentage had reduced by over 1% and my metabolic age by two years. The idea is to do a series of these saunas to get the full effect, as ozone therapy is said to improve metabolism, promote healing, boost your immune system, reduce inflammation and improve your sleep, among many other benefits.
Besides all these wonderful benefits, it’s also popularly used to treat hangovers. Says one of Carmen’s clients, “I notoriously suffer from terrible hangovers… and generally take two days to feel human again. I popped into Africa Ozone and sweated out the bad, absorbed the good, and literally felt like a different person afterwards.” But how does it all work? The steam and heat circulating inside the pod trigger the opening of your pores. Ozone then enters your body through your skin into your lymphatic fluid, blood and fat cells. Toxins in your lymph, fat and blood are then oxidized and these toxins are expelled through your skin. Your body therefore cleanses viruses, bacteria, yeasts, fungi and parasites out of the body, leaving it squeaky clean. Sounds good to us − ozone anyone?

wenty years ago Big Bay was a popular surfing beach with a picnic and braai area and very little development. Now it’s a suburb in its own right, spreading north from Bloubergstrand and undulating back into the dunes, connected by new roads to the R27 coast road and the rest of the Western Seaboard.

Surfing, kitesurfing and windsurfing are still Big Bay’s life-blood with the international Red Bull King of the Air Kitesurfing competition taking place here annually. For most residents living here it’s all about the laid-back beach lifestyle, close enough to the city to be connected but with sea air, sundowners and picnics on the lawns in front of vibey Eden on the Bay, and those stunning views of Table Mountain and Robben Island never taken for granted.
Property Eden on the Bay is a mixed-use development with a parade of restaurants overlooking the beach, backed by shops, offices and apartments. The apartments appeal to international kitesurfers, holidaymakers and young professionals, who enjoy the convenience of being right on the beach with everything on hand. The Western Seaboard is well-provided with private schools, from established Elkanah House, Parklands College, CBC St Johns, Blouberg International School and Melkbosstrand Private School, to newer offerings such as Generation Schools and brand-new Rallim Preparatory, catering to the growing population as Sunningdale and Parklands expand further. Well-regarded public schools include Milnerton, Table View and Melkbosstrand High Schools, plus a good selection of primary schools. The MyCiTi bus route connects Big Bay to all these areas so that older kids can travel independently.
Explore Another appeal for families is the outdoor lifestyle that is geared to growing kids. “I love the fact that my son and his friends can take a soccer ball down to the beach, or boogie board, or that my daughter can meet a few friends for lunch or go riding at the stables in nearby Melkbosstrand,” says resident Shirley Beier. Local waterbabies grow up advancing through the micro nipper and nipper programmes at the Big Bay Surf Lifesaving Club, eventually qualifying as lifeguards. The beach really is the local piazza, with full moon beach hikes and beach clean-ups all part of the community spirit. “I love being able to swim, SUP or surf in the ocean all before my workday starts,” says another resident. The outdoor lifestyle isn’t only focussed on the beach, however. “Big Bay is surrounded by nature conservation areas, Blouberg “koppie” offers hiking and cycling trails and has eland and other buck and wild animals that can be viewed,” she says. The conservation area ensures that the city cannot spread beyond Big Bay, preserving its connection to nature, a newly completed feature being the cycling and running lane that runs along the road through the unspoilt stretch of endangered dune strandveld all the way to Melkbosstrand. “The lifestyle here is hard to beat,” she concludes, “it’s a privilege to have all this on our doorstep.”

Eviction and the law When the economy is tight, it can affect landlords and tenants alike. How do you evict an errant tenant? WORDS: ANNE SCHAUFFER

I
n a perfect world, landlords and tenants should have a mutually beneficial relationship. Each has a clear responsibility towards the other, and when that balance is maintained, everything usually runs smoothly. But what if the balance tips?
What is an unlawful occupier? Stavros Anthias of Smith, Tabata, Buchanan, Boyes (STBB) Attorneys, explains, “An unlawful occupier is a tenant who has breached a lease agreement. Tenants can do this in a number of ways, e.g. by failing to pay the rental on the due date, failing to vacate the premises after the lease agreement has expired, by causing damage to the property, or if they’re a nuisance to the neighbours.”
Prevention of Illegal Eviction Act
Historically, poor tenants had little power against landlords, so the Prevention of Illegal Eviction from and Unlawful Occupation of Land Act 19 of 1998 (PIE) was enacted to provide tenants with some form of security and protection against unprincipled property owners. Anthias says, “The act ensures that ‘no one may be evicted from their home, or have their home demolished without an order of court made after considering all the relevant circumstances’. Special mention is made of the rights of the elderly, children, disabled persons and households headed by women, so that these vulnerable groups are not further disadvantaged.” He continues, “Informed consent is a guiding principle of the Constitution.

Another important element of the PIE enquiry made by our courts, is whether or not the eviction would be just and equitable in the circumstances of each case.” Furthermore, he says, “In terms of the PIE, where the premises have been occupied by tenants for more than six months, the court is further obliged to consider the aspect of alternative accommodation and its availability. Where an eviction order will leave the occupants homeless, municipalities are to be joined in the proceedings and are obliged to provide a report dealing with the steps taken to secure alternative, emergency accommodation, and the impact a potential eviction will have on the occupants.”
The eviction process
Anthias continues, “Before undertaking a formal eviction process, one needs to place the tenant in breach by delivering a formal letter, demanding rectification of the breach within a specified number of days. This will be in terms of the lease agreement. Failure to rectify the breach would then allow the landlord to cancel the lease agreement. Many tenants take a ‘lawyer’s letter’ more seriously than one from the landlord alone. “If the lease agreement is for a fixed-term not exceeding 24 months, a cancellation would be governed by the Consumer Protection Act (CPA). It will then be mandatory to give the tenant at least 20 business days’ notice to rectify the breach, before the agreement can be cancelled. If the lease agreement has run its course, and the tenant
remains in occupation with the express or tacit consent of the landlord, and continues to pay rent, the parties are deemed to have entered into a periodic lease agreement on the same terms and conditions as the original lease agreement entered into. This is in accordance with the Rental Housing Act. In such a case, the landlord would need to give the tenant one calendar month’s written notice of termination of this periodic lease,” he says. “If the unlawful occupier fails to vacate the leased premises despite demand, the landlord will then need to launch eviction proceedings. An attorney will need to be consulted to draft the necessary eviction papers. One may then proceed to issue a summons against the tenant, which would include an automatic rent interdict.
Stages of the PIE application First, the application needs to be issued at court, and a date set for the hearing. Second, fourteen days before the hearing of the proceedings, the court must serve written and effective notice of the proceedings on the unlawful occupier and the municipality having jurisdiction in respect of the matter.
Speed of success?
The success of an eviction application depends on compliance with the necessary procedure. If the process is followed correctly, possession of the leased premises will be restored within a few months. If the eviction is opposed, it may take a little longer, but the order should be granted in favour of the landlord if the PIE has been complied with.
