Today at Groenland Wine Estate

The festival, which started in 2015, is the inspiration of Di Burger, who was looking for a new project after publishing her book, Chocolate’s African Odyssey. “I was quite surprised to unearth a slowly developing artisanal, quality chocolate industry in SA,” says Di. “One with huge potential that embraced creative entrepreneurs – from chocolatiers to pastry chefs. People were definitely embracing good quality dark chocolate. Chocolate that tasted like chocolate!” She was overwhelmed by the response last year, with crowds filling the beautifully decorated venue to overflowing.

f a roomful of chocolate is your idea of bliss, the Winelands Chocolate Festival on 20 and 21 August is a must. Bringing together the best local chocolatiers, patissiers and chefs, it’s all about indulging the inner chocoholic and enjoying a leisurely day out in the winelands.

This year, there is three times the space at Blaauwklippen Wine Estate near Stellenbosch, spreading through the manor house and its gardens. For Di part of the excitement is “discovering a world of flavours depending on the terroir or the type of bean – even before you add any

flavour to it. It is just like wine and just like coffee. It is fascinating!” The 60 exhibitors include veteran bean to bar chocolate makers CocoaFair and newcomers Afrikoa Chocolate; chocolatiers Von Geusau, My Sugar, and Le Delizie; raw chocolate from Honest Chocolate and Monatê Chocolate; and many more of South Africa’s best. If pure indulgence is what you’re after, book ahead for one of the Lindt chocolate teas on the front veranda where you can enjoy exquisite chocolate-inspired patisserie with a glass of MCC. Relax in your seat afterwards with more bubbles and a prime view of the fashion and jewellery show. There’s more patisserie and confectionary to indulge in in the Patisserie Garden with live music, or you can attend one of the demos by Abigail Donnelly (food editor, Taste Magazine), Dimo Simatos (Lindt chef ) and Alice Toich (The Playful Baker). If all this sweetness is too much of a good thing, book the kids into a play workshop, escape to the elegant MCC courtyard to enjoy some top MCCs with canapes, sign up for an MCC masterclass, and visit the food and wine area for lunch where gourmet food stalls and legendary food trucks provide savoury treats.

Wines that show in the glass what’s out there in the vineyards WORDS: RICHARD HOLMES IMAGES: SUPPLIED

W

hen Estelle Lourens began her studies at Stellenbosch University, she had a career in medical research in her sights, but soon realised that a life in the laboratory wasn’t for her. Winemaking offered the chance to combine her love of science and nature, so she leapt into a degree in oenology and viticulture, eventually graduating top of her class. After working in cellars from Australia to Tasmania to California, a position at Neethlingshof alongside legendary cellar master Schalk van der Westhuizen drew her back to South Africa in 1997. Then followed a move to Stellenzicht, in the Golden Triangle beneath the Helderberg, before she was offered the keys to the cellar at historic Stellenbosch estate Uitkyk in 2000. With 150ha of this historic estate under vine, understanding the vineyards is key to crafting great wine, says Lourens. “When you know your vineyards you know which blocks will show well in certain conditions. You also learn how to treat individual parcels of vineyard so that they shine in the cellar.” That’s crucial when making estate wines, without the safety net of being able to buy in grapes, she adds. “Estate wines are more difficult because you have to work with what you’ve got. You have to make good quality wines with whatever the vintage offers you. Luckily we have wonderful soils of deep, dark decomposed granite. And if you have enough vineyards, like we do, it allows you to pick and choose the best parcels.” When it comes to Cabernet Sauvignon, those parcels are set aside for the estate’s flagship Carlonet. An iconic Stellenbosch wine that blends Old World austerity with New World vibrancy, it’s a wine that’s drinkable now and built to age. “It’s a wine to buy for your child’s 21st birthday!” laughs Lourens. The easy-drinking Shiraz also benefits from a few years in the bottle, which is why it’s only released five years after vintage. While the white wines – Sauvignon Blanc, Chenin Blanc and Chardonnay – are released young, they will also improve with a few years in the cellar, says Lourens. “Our Sauvignon Blancs really have the ability to age in the bottle, and I find the wine is just so much more complex after ageing.”

O

ne of my favourite hidden gems on the Constantia side of town is the spectacular Cellars-Hohenort hotel. I love the area because it reminds me of my grandmother who used to live out that way. Walking through the front gates of The Cellars-Hohenort is like wandering into a luxurious, modernday version of a scene from a Jane Austen novel. It has a deep sense of history attached to it. The gardens are lush and perfectly manicured. It’s my favourite spot to escape the hustle and bustle of life and unwind. Here’s how I suggest you spend an afternoon with your best friend, catching up and indulging just a little.

High time

The hotel recently launched its Low Carb High Tea at The Conservatory restaurant, which is what drew me back there. With so many of my friends following low-carb or carb-free diets, I’m thrilled that there is finally a venue that caters to these needs. It’s such a treat to be able to indulge in delicious tea delicacies that are also compatible with your diet – from broccoli, roasted red peppers and goat’s cheese tarts, to Vietnamese prawn rice paper rolls. If you have a sweet tooth like me then you will love the dark chocolate and beetroot cupcakes,

and the yoghurt honey panna cotta was superb. If it’s chilly then I suggest you cosy up at the fireplace.

The finer things

Taking some time out with a close friend is that much more precious if you dedicate some of that time to girly indulges. The Cellars-Hohenort has the perfect additions to the high tea: a spa and a hair salon. I was really impressed by my first visit to the Fresh Wellness spa. Tucked away off one of the garden paths, the spa has an extensive menu to choose from. I can vouch for the signature facial – it has the five-star feel that I’ve always searched for. I also loved the use of local products and authentic techniques (like the mini hot stone face massage). After feeling revived we headed further down the pathway to the resident hair salon, Hair By Elouise, where manager and owner Elouise Meyer made us dazzle. Nothing beats having your hair washed and dried to make you feel brand new.

With a twist WORDS: CHRIS REID

IMAGE: NEA STUDIO

F

urniture designers are always seeking to create new silhouettes to stand out from the crowd. Classic, retro and minimal designs all compete for space in stores and trade show floors, with each taking its turn in the limelight as trends change. But there’s also a new design trend that’s neatly sidestepping all of these: knotted and twisted furniture. And we’re not talking about macramé or chunky knits again, but rather pieces that look like they’ve been literally looped, bent and tied into knots. At the recent International Contemporary Furniture Fair held in New York, there were a number

of exhibitors who showcased this new knotty trend in their work. From benches and sofas to loopy twisted lighting, designers explored this perspective-bending approach in a number of different furniture items. Standouts include the Landscape Sofa from Brooklyn design practice Nea Studio. This modular piece has a flexible construction and a twisted form that creates a couch and daybed all in one. The roots of this trend lie in two different places. First, new materials and construction techniques mean designers aren’t as constrained as they might have been before. They are able to push the boundaries

of possibility rather than working within set constraints. Second, there’s a generally quite surreal take on design at the moment influenced by cut and paste web culture. While the style may not be for everyone (or, in fact, most people), the technical innovation required points towards some interesting developments in this space in future.

My business neighbourhood Artist and designer Atang Tshikare finds inspiration for his work in the vibrant creative energy of Woodstock WORDS: KIT HEATHCOCK IMAGE: SUPPLIED

A

tang Tshikare is an award-winning designer and artist who has participated in a number of international exhibitions. Zabalazaa, his design studio, specialises in surface and pattern design for a variety of clients, currently based at Side Street Studios in Woodstock. Q: H ow did your business start? A: I’ve been doing art since I was a child. My father was a cartoonist since the ’60s and I picked it up from him.I’d always done my own thing, and my first nine-tofive job made me realise that I’d rather create my own business than work for someone else. At the time I had customised some shoes which got a lot of attention. I started getting commissions from clients like MTV Base and Migrate Magazine and discovered that I enjoyed working with a wide spectrum of people bringing ideas to life.

Looking for things to do in your Neighbourhood?

Q: Why did you choose this area for your business? A: Cape Town was ideal for me with lots of variety in terms of what artists are doing here, and a beautiful place with a great lifestyle. Woodstock became my home. There are so many different things happening here plus it’s very accessible. It’s a 20-minute bike ride to Paarden Eiland or Maitland for all the suppliers and it’s close to the CBD for clients. Q: How did you find your premises? A: I’ve had various premises in Woodstock. I met the owner of Side Street Studios at a big art event. My previous premises were becoming more retailfocused and corporate, which felt restricting, so I got in touch with him. He curates his studios very carefully – all are artists who are passionate about what they do – so I was fortunate to get space here. Q: Why are the premises ideally suited to your business? A: It’s a space that is very freespirited. The building has lots of street art graffiti and there’s a creative energy with an eclectic selection of artists working from here, so it’s very inspiring. Q: Who are your neighbours? A: Sleight of Hand Tattoos; Thingking, who combine art and technology; ceramicist Chantel Woodman; Bibliophilia book store; and many more creatives. Q: What are the rental/sales prices like in this area? A: Rents in the area vary according to the landlord. Ours is focused on

7

growing a creative community of artists and the rents are more accommodating and affordable than my previous space. Q: What is your foot traffic? A: We’re not a retail outlet, but we do get some walk-ins and there’s a regular graffiti tour that brings international visitors. Q: Do you have any expansion plans? A: A s Atang Tshikare the artist, I’m moving from illustration more into sculpture and will have three sculpture pieces on display at Design Miami in December. Zabalazaa Design is bringing out some new lines in wallpaper and also moving into textile designs and printing. I’m looking to move to bigger premises in Woodstock Foundry along the road soon. Q: Do you operate online as well? A: The website has a gallery and we’re working on adding an online shop later this month. Q: What’s your most popular item? A: Of my art, a set of three limitededition ceramic stools called Ngwana, Ngwedi and Ngaka, which have sold as far afield as Miami and Switzerland. From Zabalazaa Designs my Construct wallpaper.

Taking on more debt after home loan approval may trigger a reassessment H

ome loan customers are often not aware that some banks may continue to monitor their credit profiles and perform updated affordability checks up until bond registration. This means consumers taking on further debt after they have received a home loan approval may find that the approved home loan amount is reduced, repriced or declined altogether.

Tommy Nel, head of credit, FNB Home Loans, says, “We have found that consumers are often unaware that taking out further debt after their home loan is approved will trigger a review on the home loan application. We continually reassess loans that we have approved in the window up until the bond registers in the Deeds Office and the property is transferred into the new owner’s name.” Any new adverse information listed against any of the applicants in this bond

registration window, such as missed payments or defaults or further debt taken on, triggers the review process. The reassessment will take into account this new information on the applicant’s credit profiles as well as any new debt obligations entered into.

Analyse it PATRICK CAIRNS

The tremendous potential in tourism S outh Africa’s tourism industry is one of the country’s greatest assets. Already it contributes around 3% to GDP, and there is no doubt of its potential to be even more significant than that.

“This can result in repricing of the home loan, a lower amount offered or, in some cases, even a complete decline of a previously approved loan,” Nel says.

Tourism can also have a significant impact on employment. Around 4,5% of South Africa’s entire workforce is employed in this sector, and since 2008 tourism has added more jobs to the economy than construction, trade, agriculture or manufacturing.

After the elections there is likely to be resurgence in the property market and a bit of an uptick as consumer confidence returns and more buyers get ready to get back into market. While the numbers in the property market do reflect a slowdown, there are buyers and there is a certain amount of available stock.

It is also an industry that offers great possibilities for entrepreneurs, as there are fairly low barriers to entry for small-scale businesses. Opening a bed and breakfast or starting a tour operator are highly accessible business opportunities.

ADRIAN GOSLETT, REGIONAL DIRECTOR AND CEO, RE/MAX OF SOUTHERN AFRICA

Brett Hendricks, general manager, Thebe Tourism Group, says this is something that the country really needs to take advantage of. He believes that tourism can be an example to other industries by supporting entrepreneurship through the transfer of skills rather than formal qualifications.

OceanDune marks start of Sibaya T

ongaat Hulett has officially handed over the first site at Sibaya Coastal Precinct, on the North Coast, giving the new landowners and developers, OceanDune Developments, the green light to begin construction on the sold-out development, OceanDune. Tongaat Hulett’s infrastructural construction is due to commence this month. OceanDune set a benchmark in terms of its reported R900m sell out within four months of launch, with the majority of buyers being

permanent residents, according to Sithembiso Mthembu, Sibaya development executive, Tongaat Hulett Developments. “The response to OceanDune has affirmed our long-held understanding of the demand for both residential and commercial opportunities that reside within Sibaya.” A retail element at OceanDune will bring up the total investment value to an estimated R1bn in total. Mthembu says OceanDune will be the first development in the 1,000ha precinct.

Hendricks argues that because tourism is a service industry, what is most important in this business is not the level of your formal education, but the quality of the service you can provide to your customers. And this is a critical observation because it highlights how important training and the transfer of skills are to the development of new businesses.

Sibaya was conceptualised to work with the landscape, with 60% of the Sibaya concept plan being made up of green space. This includes existing coastal forest but also rehabilitated landscape. Ultimately Sibaya Coastal Precinct will offer something for people at various stages of life, including residential offerings and services, leisure facilities, as well as a measure of retail development to serve local residents. Other complementary uses for education, medical and retirement facilities are also on the cards.

The tourism sector has two great advantages here. The first is that all of the necessary skills are already present within the industry and there are uncomplicated ways of sharing them. Internships and mentorship programmes are obvious ways for the private sector to identify and develop potential entrepreneurs. What makes this additionally appealing is that the scope for growing tourism in South Africa is so immense that established businesses needn’t be concerned about creating competition for themselves by doing this. In fact, they could be potentially making their own service more appealing.

Rate of house price growth mildly positive T

he FNB House Price Index for July increased by 7,1% year on year, slightly slower than the revised 7,2% rate recorded for June. This may be signalling a turning point in house price inflation after some mild acceleration in prior months. Examining house price growth month on month suggests that a period of slightly better, or slightly “less weak”, economic performance during recent months may still be driving relatively

solid house price growth compared with a dip in late 2015/early 2016. In real terms, when adjusting for CPI (Consumer Price Index) inflation, the rate of house price growth remains mildly positive, having recorded 0,9% in June. Examining the longer-term real house price trends (house prices adjusted for CPI inflation), the level at June 2016 was 5,7% up on the October 2011 post-recession low. However, the average real house

price level remains -18% below the high reached in December 2007 at the back end of the residential boom period. The average price of homes transacted in June was R1,082,605. Mildly positive real house price inflation suggests a market still very well balanced between supply and demand. However, many other nonprice housing market indicators point to a broad slowdown, raising the risk that the market can move slowly away from “equilibrium” in the near term.

A recent PwC study projected that hotel room revenue in South Africa will expand at a compound annual growth rate of 7,8% up to 2020

A simple example could be a wine farm that supports the development of tour operators through programmes that teach business skills, customer service and provide a deeper insight into the wine industry. Those same tour operators will then bring customers back to the wine farm in what is ultimately a win-win for all concerned. This doesn’t take any great insight or resources. The main requirement is will. Already these kinds of initiatives are taking place, and the more they do, the more we will see tourism growing into the economic force for change that it has the potential to be.

About the area WORDS: KIT HEATHCOCK

S

andwiched between the ocean and the green expanses of Green Point Urban Park and the Metropolitan golf course, Mouille Point’s ribbon of apartment buildings has become trendy and upmarket in recent years. It’s always had fabulous vistas over the bay to Robben Island, often with dolphins and whales to delight the eye. The development of the stadium and the urban park, however, added a new cachet to the area, and residential development and regeneration followed. The seafront is a playground for Capetonians and visitors, extending from the Sea Point promenade and winding round almost to Granger Bay and the V&A Waterfront. Cyclists, joggers and dog-walkers use it daily, there are dedicated dog-walking lawns, skate stretches, cycle lanes, a Putt-Putt course and – a firm family favourite – The Blue Train Park where kids can ride a mini blue train, clamber on jungle gyms and even learn to ice skate on the year-round outdoor rink.

THINGS TO DO:

Pavement cafes continue the seaside holiday feel, most enjoying fabulous ocean views, and they are a favourite breakfast stop after a scenic morning run, or a sundowner spot for more leisurely locals. Conveniently close to the CBD and the V&A Waterfront, there is excellent public transport on the MyCiTi bus, which also links residents to Sea Point. Yachts can be moored at nearby Granger Bay, and the best beaches are a 10-minute drive away at Clifton. The ratepayers association is active in managing upkeep and security in the area with security Segways sponsored by local estate agents patrolling 24 hours a day. Another aspect of Mouille Point life that appeals to many, is the view of the ocean and all its moods, and the hoarse sound of the foghorn punctuating winter weather. As resident Mandy Chemaly says, “I love being poised on the tip of the great African continent at the mouth of the Cape of Storms. Whatever is coming at us, we see it first!”

• Walk, picnic and exercise in Green Point Urban Park. • The Blue Train Park for kids to ride the train and try outdoor ice-skating on the new rink. • Cycle, walk or run on the promenade. • Play Putt-Putt. • Walk to concerts and international matches at the stadium.

TRANSPORT:

Favourite things about living in Mouille Point are stepping out of our front door at sunrise to walk on the promenade and through the sensational urban park. And to end the day with sundowners at one of the pavement bars. MANDY CHEMALY, RESIDENT

• The MyCiTi bus route 104 runs from Sea Point through Mouille Point and the V&A Waterfront to the CBD. • Easy road access onto M6 Western Boulevard to reach the CBD and link up with the N1 and N2. • Walking distance to Green Point, Sea Point and the V&A Waterfront.

Agent commentary Q: Who is buying property in the Mouille Point area? A: Mouille Point appeals to a whole range of investors and ownerresidents. Younger families enjoy the advantages of proximity to open spaces and green areas – safe spaces in which to raise a family. The Platinum Mile of Mouille Point is extremely conveniently positioned, allowing quick access to the CBD, and the world-renowned V&A Waterfront a short and scenic 10 minute walk away. Relatively uncongested with ample parking and a whole array of restaurants and delicatessens, the area has an easy-living appeal. Astute investors are attracted to the strong and sustainable capital growth together with the high demand and equally high rental yields commanded by properties in the area.

Q: What attracts buyers to the area? A: Escalating property prices have blurred some social, architectural and price distinctions between the Atlantic Seaboard suburbs. Over the past decade, prices of sectional title properties have risen by 151,6%. The area is distinctive in that the space is smaller, cleaner, more organised and certainly more secure than adjacent areas. The ratepayers’ association operates like a well-oiled machine in that every owner subscribes to the association which manages, cleans, secures and cares for Mouille Point. Mouille Point’s fast-tracked appeal has been bolstered by investment in infrastructure and new property developments, city improvement projects and proximity to leisure and retail attractions, the central city and the V&A Waterfront.

Q: What types of properties are available and what can buyers expect to pay? A: Mouille Point is popular as a neighbourhood with an urban park, promenade, upmarket eateries and the Waterfront all within walking distance. Currently, the entry price to live in this neighbourhood is from R1m to over R3m for a studio/ one-bedroom apartment. For a larger two-bedroom apartment, you can expect to pay R4,5m to over R15,5m. Apartments often have lovely views over the park and golf course towards Signal Hill and/or sea views across the Atlantic Ocean as far as Robben Island. Currently in a brand-new development, there is a spacious three-bedroom, double-volume apartment with an outdoor deck and private swimming pool for R26m.
