Stomping-good fun Despite the recent runaway fires and searing heat, the Cape’s wine farms are celebrating the 2016 harvest with a host of fun festivals WORDS: RICHARD HOLMES

T

he Harvest Festival at Franschhoek estate Grande Provence on 20 February, sees guests getting their hands dirty. A tractor ride into the vineyards is followed by a morning of grape picking, grape stomping and, finally, wine tasting and a cellar tour. To finish off the festivities there will be live music and a bountiful harvest feast by Grande Provence executive chef Darren Badenhorst. There’s more messy merriment in the Durbanville Wine Valley, with the Feast of the Grape, taking place on 27 and 28 February, bringing together 12 Durbanville estates on D’Aria estate. You’ll find big-name brands and boutique estates, with the likes of Durbanville Hills, Altydgedacht, Bloemendal, De Grendel and Nitida in attendance. There will be grape stomping – always a hit with the kids – along with tutored tastings to whet your appetite for the signature dishes presented by the winery restaurants. While Durbanville is famous for its Sauvignon Blanc, at Eikendal outside Stellenbosch, it’s Chardonnay that’s the star attraction. The estate’s annual Weintaufe (wine baptism) on 6 March allows guests to sample the new vintage straight from the barrel, while the estate’s Cucina di Giovanni restaurant will dish up Italian-inspired

ebruary seems to be all about Valentine’s Day, and with that come the warm, fuzzy feelings of celebrating your significant other. This year, Pieter Toerien and KickstArt are bringing a different flavour to the month of love. Those who take a keen liking toward the darker side of entertainment will be familiar with the film musical that Johnny Depp and Helena Bonham Carter brought to life on the big screen. SA theatre musical stars Jonathan Roxmouth and Charon Williams-Ros promise a night you’ll never forget.

The Harvest Experience at De Wetshof on 27 February until 27 March is one of the highlights, with barrel tastings of the 2016 vintage and freshly baked mosbolletjies on offer.

If you saw the production of West Side Story, you’ll be sure to see a few familiar faces. Jonathan Roxmouth, a multi-award-winning South African stage actor, takes the role of the demented barber. Roxmouth’s impressive resume includes stage performances of well-known musicals such as Grease, Beauty and the Beast, The Phantom of the Opera South Africa and Topsy Turvy. This time around, one of South Africa’s favourite actors takes on a role like no other.

What’s it all about?

Never heard of the infamous Sweeney Todd? Without giving too much away, the story is set in 19th century England, and tells of Benjamin Barker, a barber whose alias is Sweeney Todd. This dark masterpiece, originally created by Stephen Sondheim, follows the barber through his search for justice and revenge after being wrongfully imprisoned. Join show stars Roxmouth and Williams-Ros through a journey of a dark love story, with knives, revenge and a creepy twist on mince pies.

If you like musicals with a twist of murder and revenge, you have to see Sweeney Todd: The Demon Barber of Fleet Street. For those who enjoyed the film, it goes without saying, seeing your favourite characters come to life before your eyes is a treat you simply must indulge in. T

he Pantone Matching System is used by creatives around the world to make sure they’re all talking the same language when it comes to colour. To the public, however, the company is probably known best for its annual colour predictions.

Once a year it names a colour from its range that it feels epitomises the global mood, and this time it’s gone with a duo – rose quartz and serenity. This pastel pink and blue pairing is meant to speak to the way gender is being re-evaluated in the modern context. Announced at the end of last year, we’re already

seeing the designs filtering into the market, and challenging preconceptions of how to use colour in the home. Pastels have traditionally been considered feminine colours, but this new take on the colours is nothing if not contemporary. Pieces of furniture such as the Lou Lou Ghost and Louis Ghost chairs, both available at Afritaly, show this updated approach to pastels. By combining clean forms with soft colours, there is a balance between the traditionally masculine and feminine, very much in the spirit of Pantone’s intention in its choice of tones. Looking at rooms more broadly, we’re seeing the same coming through in paint trends. In the latest Plascon Colour Forecast, the element theme explores dusty pink and blue as new neutrals for modern homes. While we’re not expecting everyone to rush out and embrace soft, genderbending colour treatments, the implication of this colour prediction is quite interesting. It points to a willingness to embrace design that doesn’t conform to stereotypes, and as part of a bigger social movement, it’s definitely a trend to watch.

n recent years student accommodation has come to present a real opportunity for investors. As it is predominantly a segment that covers smaller properties with good returns, it has some ideal characteristics. “The key factors making student accommodation attractive are the high demand and the stable income generation it gives, due to low operating costs,” says Lesiba Mooka, CEO, Cobalt Blue Properties. “Institutions aren’t able to provide sufficient accommodation for all their students and this has opened doors for investors to enter the market.” Mooka points out that the University of Johannesburg can only accommodate 6,500 students, and Wits 5,000, but each institution

has an estimated 30,000 students or more on their main campuses. The most important considerations when looking at potential opportunities in student accommodation are the proximity to the university and public transport access, security, the condition of the building and, of course, the price. Mooka says that for one- or twobedroom flats, investors should be able to find properties for about R450,000. These could realise rentals of between R4,000 and R8,000 per month, depending on the number of beds per room. The alternative is to pay about R900,000 for a standalone house. Rentals of between R15,000 and R20,000 per month could be achieved, depending on the number of rooms and tenants.

R795m Knightsbridge office redevelopment for Bryanston

nightsbridge Manor office park in Bryanston is undergoing a R795m redevelopment by Emira Property Fund. The threephase redevelopment will create a P-grade (premium quality) office park with a minimum four-star Green Star rating from the Green Building Council SA. The development will be renamed Knightsbridge. With a prime location in Sloane Street opposite the Didata Campus, the complex will more than triple in size to 29,352m2 of gross leasable area. Redevelopment started in November last year and is being undertaken in phases. The first of seven new buildings should be completed by about May 2017.

Geoff Jennett, CEO, Emira Property Fund, says, “Our ground-breaking redevelopment of Knightsbridge supports Emira’s strategy of improving the quality of B-grade office stock. It will increase the value, attractiveness and competitiveness of this excellently located property. “Bryanston is fast becoming the preferred alternative to Sandton for blue-chip businesses and large A-grade and P-grade office users.” Bryanston is the fourth-largest office node in Joburg after the CBD, Sandton and Midrand. The South African Property Owners Association says Bryanston’s office vacancies were 7,2% for Q4 2015, compared with a national average of 10,5%.

2 Ice Cream Lab harnesses the science of liquid nitrogen to freeze ice cream as you wait. There is also a funky periodic table of flavours and toppings instead of a menu. Maija and Errol Groenewald opened their first shop in Parklands in 2014 and recently added a second in The Paddocks Shopping Centre in Milnerton.

Q: How did your business start? A: T hree years ago I went on holiday to London with my teenage son. We stumbled upon a liquid nitrogen ice cream shop in Camden Town and we couldn’t believe our eyes. It was love at first bite. I’ve had the liquid nitrogen bug ever since.

Q: Why did you choose this area to set up shop? A: Proximity to home so that we could be “hands on” as we built the business. We also felt that the area’s demographics suited our product very well. Q: How did you find your premises? A: The space at The Paddocks was being used by another ice cream store that was coming to the end of its lease. Initially the landlords, Dale Glen, were reluctant to take another ice-cream store. We weren’t proud. We pestered them. Stalked them by phone. Begged. We finally won them over by making some of our ice cream at their head office.

ver time, stock markets always go up. A simple statistic bears this out – in the 90 years since 1926, the JSE All Share Index has been up 70 times. Put another way, the local stock market has only been negative for just over one in every five years. For a long-term investor, then, the odds are quite clearly stacked in favour of making money, rather than losing it. However, it would be wrong to take this to mean that you shouldn’t worry about the down years. In fact, negative returns can have a far bigger impact than many people think.

Q: Why are the premises ideally suited to your business? A: On weekends and holidays we have a good flow of customers coming through the food court. We are also strategically located close to the kids’ play area, as well as other restaurants.

Big drawdowns in particular can be very costly. Consider that if you lose 50% of your investment today, you would have to grow your new investment pot by 100% just to get back to where you started.

Q: Who are your neighbours? A: Dale’s Black Angus Grill, Ocean Basket, Mugg & Bean, Simply Asia and First Base Pizza. Our immediate neighbour is an upmarket clothing store, Andrews.

This is why great investing is not just about capturing as much growth as you can, but managing your risk to ensure that you also minimise your losses. That can be shown by another example.

Q: What are the shop rental/ sales prices like in this area? A: Every tenant negotiates their price. Let’s just say that it is fair.

Since 2000, the S&P 500 in the US has been negative five times. Some of those down years have been quite significant, but they still represent less than half of the period.

Q: What is your shop footprint? A: There is no typical week or month. During Christmas, we were rushed off our feet. At other times, it can be extremely quiet – much depends on the time of year. A guesstimate of average daily foot traffic during the week is maybe 300. At weekends, you can double/triple that number.

With that in mind, let’s imagine at the start of 2000 that there were two investors who made different choices. The first decided to take the full market returns, whether up or down, while the second opted to take only limited returns so that they could never lose more than 5% in a down year, but never gain more than 15% in an up year.

Q: Do you have any expansion plans? A: Yes, we are expanding all the time. We do events with our mobile unit, and our schedule is packed until the end of May.

Even though the second investor never enjoyed the full upside, the remarkable thing is that they would actually be nearly 20% better off than the first investor by the end of 2015. This is because by limiting their losses, they had to make up a lot less before starting to accumulate real gains.

Q: Do you operate online? A: Not at the moment. Q: What’s your most popular item? A: In summer our top seller has got to be salted caramel.

If you had invested $100 in the S&P 500 at the start of 2000, that would have grown to $160,38 by the end of 2015. If you limited the annual downside to 5% and the upside to 15%, you would instead have $190,99

To some extent this was an unusual period, as the first three years of the century were all negative and the first investor would have started at a significant disadvantage. However, that doesn’t disqualify the example. That’s because there is no way of knowing what the markets are going to do from year to year, and you have to be prepared for the possibility that they could head south, and very quickly. Being prepared for this and managing your risk appropriately will ensure that you don’t get caught out, and potentially save you a lot in the long run.

A: Hout Bay has become one of the most sought-after residential areas in the Cape, with property values continuing to grow year on year. The scenic setting in a lush valley surrounded by mountains on nearly all sides, with the ocean at the front, certainly forms an integral part of the appeal. Add to that the wonderfully laidback village vibe, top schools in the area, plus stabling facilities and a riding school for those fond of equestrian pursuits. The village is now drawing buyers from across the country, with many buyers migrating from inland provinces and KwaZuluNatal, as well as foreign buyers from the UK and Germany.

Q: How has the area changed over the past five years? A: While property prices on the rest of the Atlantic Seaboard have continued to rocket, Hout Bay property prices have not increased as exponentially, and, because of this, they continue to offer incredible value for money. I know of buyers who have sold bachelor flats elsewhere (in Sea Point, for example) and bought a proper family home in Hout Bay with their money from the sale. We had a record year last year and sold 75 properties, showing that even in hard economic times the market in Hout Bay has continued to move.
