New year, new Neighbourhood!
H
aving worked with Neighbourhood since it launched in July 2015, I was immensely blessed when I was asked to move from managing editor to group editor. I know Claire left big shoes to fill, but I hope you are as excited for this new chapter as I am. The year ahead promises to be an exciting one as Neighbourhood continues to be the voice of communities in SA and brings you the latest news in property and lifestyle.
And speaking of new adventures, I’m excited to announce the winner of the #WinWithCampusKey competition. Congratulations to Eva Presence who has won one year’s free accommodation at the brand new CampusKey campus in Cape Town. Here’s to a great 2017!

Tapas travels
Inspiration from Barcelona, London and Thailand in the serene setting of Bistro Sixteen82 on the Steenberg Estate WORDS: KIT HEATHCOCK

T
he evening tapas menu at Bistro Sixteen82 is a journey of flavours. The eclectic collection of dishes represents the culinary influences of chef Kerry Kilpin’s travels, with tastes reminiscent of a favourite destination, Thailand, in the tom yum and pot stickers. But her new summer menu owes its inspiration to a recent trip to Barcelona and London. “I loved exploring the home of tapas, seeing where it comes from, getting a feel and understanding of why and how they eat tapas,” says Kerry. “People live in small apartments and eat out several times a week, even with their kids on school nights. It’s all about families and sharing. Tapas there is very simple, generally three ingredients – a protein, olive oil and garlic, and if it’s not
garlic, its parsley. The seafood was incredible and for them it’s all about being true to the ingredients.” Kerry brought the flavours back home with her and reinterpreted them in her own inimitable style. She loves using sauces, which makes her dishes more complex than the simplicity she found in Barcelona, but you can taste the Mediterranean influence in the garlicredolent aioli with the calamari, the tapenade sauce with the pulled beef, and more subtly in the white anchovy with peppers, artichoke and quail egg. Another new flavour that she couldn’t resist is truffle honey, which she first tasted in a Barcelona tapas bar served with smoked salmon and yoghurt, and again in London at Borough Market. Kerry’s home-made version appears
drizzled around a luscious and velvety salmon terrine. “It reminds me so much of Spain: the smell of Serrano hams in the market – those scents and smoky flavours!” A London influence is her delectable new take on pork belly with an apple cider jus. This is available as a main dish at lunchtime, and when it’s scaled down for evening tapas it is indulgently satisfying. No one ever needs to go away hungry after tapas at Bistro Sixteen82! But do leave room for dessert. They are an extravaganza of flavour and texture. We had a beautifully embellished yoghurt panna cotta with rose vanilla ice cream and a sinfully dark chocolate marquise with raspberry ice cream, which enticed us into finishing every last crumb, however full we thought we were!
Langeberg Did you know? The smallest town in the Langeberg Municipality is McGregor with about 3,125 residents.
Century City Century City may be a relatively new area in Cape Town but it has evolved immensely over the last few years. Among the many developments that are happening in the area, new top-class restaurants are cropping up all over the suburb. See page 10 for more. Owl’s Rest
Langeberg dreaming Vineyards, olive farms and Jacaranda trees are distinctive features in this olive- and wine-producing valley WORDS: KIRSTY WILKINS IMAGES: SUPPLIED
What started with eight olive trees and a dream of starting a farm, turned to reality for owners Patricia and Hedley Manicom when Hedley took voluntary retrenchment from his corporate job. What he dubs a “sabbatical” morphed into a new chapter in their lives: Owl’s Rest. “The valley has a Mediterranean climate, which is ideal for olives and lavender,” says Hedley of their choice of location. “We were also impressed at the general fertility of the area.” Oil is extracted from their lavender in a shed behind their store. “There are some tricks to optimising the quality and yield of oil but this is where the fun lies for me,” says Hedley. This, along with their olives, is used to create boutique products such as tapenade and lavender and rose geranium cordial, sold from their farm as well as online.
Exdiem
A detour from the usual sleek venue but all the better for it, Exdiem’s wine and olive oil tastings take place in the owners’ lounge on their Klaasvoogds farm. After much searching, from Tulbagh to Napier, the family finally came across Vredelus, buying the farm in 2011. “We fell in love with it,” says family member Jana Wentzel Roodt. By 2014, they had planted 6,500 olive trees and had produced their first single-vineyard wines: Rosé, Pinot Noir and Chenin Blanc. The installation of a pizza oven led into pizza-making evenings. “We love having friends and family over. It was just natural to share the fun with other guests, too,” says Jana.
A taste of the Highlands
Four Cousins
hisky is now the top-selling spirits category in South Africa – by volume and value – and South Africa ranks among the top 10 whisky markets worldwide. Whisky producers have been quick to spot our love for uisge beatha, “the water of life” in Gaelic, and whisky fans are spoiled for choice when it comes to what’s on offer on local shelves.
An outline of the four cousins commands the entrance to the brand’s new tasting room in Robertson. Tables flow out onto a deck with views over vineyards. Located at the entrance to the town, this new location for the popular Van Loveren extension merges restaurant, craft beer brewery, shop and tasting room. Pairings are unique: Jolly Jammers, Liquorice Allsorts, Melrose cheese wedges, Sweetie Pies with Four Cousins’ whisky. “We wanted to have fun with the products and make the tasting experience memorable,” says brand manager Rènsché Schwartz. A child-friendly non-alcoholic option will also appease families visiting the area for a weekend away.

If a bottle of single malt is too dear in the new year, take a look at this delicious new dram from Scottish Leader WORDS: RICHARD HOLMES

W
Scottish Leader is one of the global whisky brands that has tapped into the fast-growing South African market, first launching its new look Scottish Leader Original and Scottish Leader Signature here in 2014. Evidently we liked what we tasted, for South Africa is now the second-largest market worldwide for this well-priced brand of blended whisky. As a result, last year saw the limited-release Scottish Leader 12-year-old hit local shores, making us only the second country in the world, after Taiwan, to have the seductive new blend on-shelf. “Scottish Leader 12-year-old is a blended Scotch whisky that combines grain and malt whiskies, no younger than 12 years old, resulting in a smooth and fruity dram,” says lead blender, Dr Kirstie McCallum. “It is an exclusive whisky, with limited release in South Africa, meant for special celebrations and gifting.” Unlike the other expressions, which have generous quantities of malts
from the Scottish islands in the blend, the focus here is on the sweeter floral malts of Speyside and the Highlands. With the longer maturation in oak casks the 12-year-old brings a pleasantly mellow blend of toffee, citrus and sherry on the nose, while the complex palate offers up caramel, ginger and a gentle oakiness. Little wonder this new release picked up a gold medal at the 2016 International Spirits Challenge held in New York. “All three whiskies share the same ‘DNA’,” says Kirstie. “It does, however, have a less smoky character than Original and Signature. In fact, there is no peat in Scottish Leader 12-yearold. What we want to bring across are the fruity and floral flavours.” While the 12-year-old is certainly the most serious “expression” of Scottish Leader, whisky lovers can enjoy the new blend as they prefer: neat, on ice, or with a splash of water. “Whisky is there for anyone to enjoy anyway they want to,” says Kirstie. “It’s all down to personal taste. As long as whisky drinkers savour the taste of Scottish Leader 12-year-old, that’s fine by me!”
The limited edition Scottish Leader 12-year-old is available via vinoteque.co.za, and at specialist liquor outlets.

My business neighbourhood A glamorous “green” hair salon rocks the vintage look in Noordhoek WORDS: KIT HEATHCOCK IMAGES: SUPPLIED
I have always loved the vintage style of expressing beauty and hairdressing is extremely creative – a complex combination between art and chemistry. Our eco-friendly approach started with my husband who is a nature lover. It has been a journey for us and part of that has spilled over into our salon. Q: Why did you choose this area for your business? A: I love the lifestyle here and the general culture of wellbeing, health and respect for nature. Q: How did you find your premises? A: A client of ours told me about the plans to build a new mall in Sun Valley and gave me the details to apply. I had been searching for an opportunity to be more central for our clients in the Deep South.
A
s well as a love for retro glamour, Chantelle and Morne Blokdyk share a concern for the environment, which led them on a mission to promote eco-friendly hairdressing. Their salon and barber shop, Fringe Retro, at Sun Valley Mall in Noordhoek uses organic hair products for beautiful styling the natural way. Q: How did your business start? A: I was staying in a studio apartment in Kalk Bay and opened a small salon in my lounge/patio area.
smartglass-neighbourhood-hp.indd 3
Q: Why are the premises ideally suited to your business? A: We, as hairdressers, are most productive in a creative space, so I would like to think my staff are at their very best in a salon where they can have freedom of expression and genuinely enjoy the working environment. And the retro decor is just so fun! On a practical note, there is tons of parking. I am not a big fan of malls, but this one is definitely more chilled and our clients love the convenience of it. Q: Who are your neighbours? A: K ing Pie and The Crazy Store. Q: What are the rental/sales prices like in this area? A: It is okay, it is double our previous
rental in Simon’s Town, but it is double the foot traffic too. I think rental increases the closer you get to the city. Someone once told me, after doing research, that for every R1 that is spent in the Deep South, R10 is spent in the Southern Suburbs! Q: How many people go through your store each day? A: T he mall is only one year old, so things are still growing. We get an average of 30 people a day coming into our shop. Q: Do you have any expansion plans? A: Not at this point. We have a unique salon blueprint with the potential to grow, but right now we are focusing on strengthening it and impacting the community in a positive way. Q: Do you operate online as well? A: We have a fabulous website. Fortunately, hairdressers can never be replaced with computers! Q: What’s your most popular item? A: Our promise is that we find healthy alternatives that are as effective and lasting as traditional products. We specialise in healthy hair colour and attract many people who are or are becoming more health-conscious.

H
blocked off from the rest of the house by a security gate. This way you have a safe place that your family can retreat to in an emergency.
Emergency numbers
Keep an eye out
Always keep a list of emergency numbers somewhere that can be easily accessed – like on your fridge door or next to your landline. Make sure to have an emergency number on speed dial on everyone’s cellphones and all landlines in your home.
Check your registration
When choosing your security provider be sure to check that it is registered with the South African Intruder Detection Service Association. This means that any work it does or equipment it installs will meet industry standards.
Speak to an expert
It’s always best to speak to a qualified security consultant who can carry out a risk assessment of your property and then recommend the best alarm system based on their findings.
Safe space
Equip one area in your home to be
Make sure that nothing on your property blocks your view – this includes high walls or foliage that might help an intruder hide from your sight.
Light it up
A great security feature to have is exterior lighting that can be switched on from inside your home. An even better option is to have motion-detecting lighting.
Garden equipment
Clear any ladders or tools lying around outside that could possibly be used by an intruder to enter your home.
House numbers
Make sure your house number is clearly visible from the street and that it’s large and well lit. This way in an emergency situation emergency vehicles will be able to find your home easily.
HOW GLASS CAN MAKE YOUR HOME MORE SECURE AND COMFORTABLE Choosing the right glass for your windows can make your home more comfortable by keeping you warm in winter and cool in summer while still allowing natural light to flow in. It can also add to the security of your home. PG SmartGlass X2 is Sans 10400 part XA compliant, with four options available (Standard, Plus, Elite and Superior). Each blend of glass has different levels of performance, so you can select the best option for your needs, maximising comfort in your home.

House price growth slower than previous two years
T
he FNB House Price Index for 2016 as a whole rose by 5%, slower than the 7,2% and 6,5% for 2014 and 2015 respectively, according to John Loos, household and property sector strategist, FNB. Loos says there are various signs of a mildly improving economy to come in 2017, and economic growth is expected to move slightly higher to around 1% this year. That could conceivably make house price growth a little stronger later in 2017. However, for 2017 as a whole he anticipates average
house price growth to be slower than 2016, at around 3%, due to a very weak start to the year. The FNB House Price Index for 2016 represents the second consecutive year of slowing average house price growth, from a multiyear “high” of 7,2% in 2015 and 6,5% in 2015. In real terms, when adjusted for consumer price inflation (CPI), based on the first 11 months of 2016 (December CPI data not yet available), it would appear that 2016 experienced a small “correction” in average house prices to the tune of -1,2% real decline.
Anyone who looks at the North Coast of KwaZulu-Natal can see the astonishing growth which is underpinned by an exceptional location, the airport, good climate, booming infrastructure growth and an influx of people from other areas of KZN, and Gauteng. MURRAY COLLINS, DIRECTOR, COLLINS RESIDENTIAL
To make your home more secure, you can request to add a safety laminate. The safety laminated PG SmartGlass X2 is made from two layers of glass specially bonded with high-strength polyvinyl butyral (PVB) in one pane. Impact of schools on home values
H
ouse buyers need to be aware of the extreme importance of location in their quest for a new home or property investment, says Adrian Goslett, regional director and CEO, RE/MAX of Southern Africa. “Most buyers in today’s market will know that location is important, but not everyone knows what elements make an area a good location or not, or how this influences buying decisions,” says Goslett. “A major influential factor is the amenities within proximity to the area, such as the shopping mall and medical facilities. The one amenity that has the largest impact on property-buying decisions is schools. This is because they have an
influence on both the housing prices in the area and children’s education.” Goslett says regardless of whether they have children or not, prospective buyers need to consider the proximity of schools because schools have such a large impact on the potential appreciation of home values in an area. He advises buyers to do their research on the schools in an area and how they are ranked before they purchase a property. To get information about schools in a certain area, buyers can contact their provincial department of education or browse the website.
Plett property market achieves R1bn turnover
I
n April 2016, in a New World Wealth Survey, Plettenberg Bay was ranked in the top three premier property locations in the country next to Cape Town’s Atlantic Seaboard and Sandton in Johannesburg. Kevin Engelsman, Seeff’s licensee for the area said that according to the survey some 260 millionaires now own second homes in Plett, 120 of which are worth more than R20m. This is the highest number of homes valued at this price outside of Cape Town and Johannesburg. Engelsman now says that the Plettenberg Bay property market has just surpassed the R1bn
turnover mark for the year, which, he says, is a milestone in view of the prevailing economic climate. The popularity of Plett just continues to rise, says Engelsman. "Aside from an influx of new residents as part of the migration to the Western Cape, we have seen an increase in demand for holiday and retirement accommodation in the town. Buyers from Gauteng areas such as Johannesburg and Pretoria are especially keen right now. "In the last few years, we have seen an uptick in sales above the R5m to R10m price band. That said, part of the attraction for the town is that it offers something for every buyer and budget.”
A New Year’s resolution to purchase property will improve your life but will require financial commitment and discipline. Save up cash for all the buying costs, protect your credit score and live well within your means and you can make that property resolution a reality. SIMON BRAY, CEO, PRIVATE PROPERTY

Century City Here’s what’s happening in property in the area WORDS: KIT HEATHCOCK IMAGES: ANTON SCHOLTZ, SUPPLIED & ISTOCK
T
he mantra for many of the new secure lifestyle estates around Cape Town has become “live, work, play”. Century City really does allow its residents to live that dream in a central urban setting that embraces nature at its heart: the wetland reserve of Intaka Island. Canals wind around the development from this wildlife hub, so a short boat trip past reeds and birdlife can be part of your daily commute. This ambitious development has taken many years to build, with Canal Walk shopping mall and the glossy office buildings being the most visible aspect for the rest of the Mother City. Behind that public face a growing variety of secure residential complexes are the backbone of the community. “Century City is continually evolving,” says Fred Grunewald, who has lived in the area for 15 years. “The developers regularly meet with stakeholders, so you feel that you can contribute to the growth based on your input.” Recent years have seen the addition of a day
hospital, sports facilities and schools, with Curro adding the first two grades of its new high school this year.
BEST IN FOOD: • Tiger’s Milk: for cocktails, craft beer and tasty bar food • Knife: for a contemporary steakhouse vibe • Punjab Wok: for authentic Indian and Thai food • Crave: for healthy cafe fare and a canal view • The Towers Restaurant at African Pride Crystal Towers Hotel and Spa: for elegant dining • Cafe Frank: for brunch and bistro lunches
The new Convention Centre development next to Ratanga Junction includes an outdoor precinct called The Square, adding value for residents and visitors, with five cool new eateries, including Tiger’s Milk and Punjab Wok. The open communal space is ideal for events – the monthly Natural Goods Market (usually held in the grassy Central Park next to Intaka Island) held its first summer night market there in December. Underpinning this sense of community and the freedom to walk, run or even paddle to work, is the multilayered security. Not only does each residential complex have its own internal security, there is CCTV and number plate recognition in all the public areas. The MyCiTi bus now extends through the suburb, there is easy access onto main road arteries and it takes 15 minutes to get to the airport or the CBD.
THINGS TO DO:
These are exciting times for residents as Century City is coming into its own. The sense of a vibrant community is growing by leaps and bounds and people are embracing this vision of a “city within a city”. Literally everything can be found on your doorstep and the enhanced security offers a safe and secure environment. AFRICAN PRIDE CRYSTAL TOWERS

Agent Insight Local property experts give us the inside scoop on Century City.
How would you spend a free day in the area?
Favourite weekend things to do in the area?
What are the best things about the area for families?
I would start off the day with a leisurely breakfast at one of the new eateries in the recently opened Century City Square, before heading to Intaka Island to commune with nature. From there I would catch a boat ride to Canal Walk to indulge in some retail therapy, finishing off the day with a pamper spoil at the Life Day Spa at the African Pride Crystal Towers Hotel and Spa followed by an evening cocktail on the patio of the Century City Hotel.
Century City is a nice suburb to live in with lots of fun activities to do during the weekends. The Saturday morning parkrun is always the best way to kick-start the weekend from The Oval, and canoeing on the canal is also lots of fun. To get the adrenalin pumping, consider the rides at Ratanga Junction. The Intaka Island Tour is always informative about birds and wildlife, and to top it all off shopping at Canal Walk is rewarding.
The residential complexes all have access control, which means once you are inside, whether it is a garden complex or an apartment building, you are safe. Families can live in freestanding houses with gardens, within easy reach of newly built Curro Century City school. You never need to leave the area and many people live and work there, but it is also centrally located for the CBD, Milnerton, Table View and even the Southern Suburbs.
