I

was recently asked where my favourite Friday night dining spot is. When it meant that I had to think about it for a while… I realised I needed to pay it some urgent attention. So I turned an otherwise tired Friday evening on its head by going to Myoga at the Vineyard Hotel & Spa, Newlands. Set on the Vineyard’s majestic 6-acre gardens, Myoga means “ginger blossom” in Japanese. With chef Mike Bassett back at the helm, the food direction is contemporary fusion. Welcoming in the celebratory season Mike has come up with a snazzy seven-course tasting menu – talk about choice! And that’s not including the little ticklers and added extras here and there. The innovation of each dish is so astounding that sometimes it feels a bit unbelievable. Each course is as delicious and delightful as the next – I’ve never had toasted-cheese ice cream, have you? It is pure food entertainment and indulgence. I loved the shrimp omelette (with bang bang foam) and the black salted squid (with anchovy lime condensed milk). Dessert is usually one of my priority courses and I was not let down by the black forest memories.

he word artisan is in danger of being overused in the foodie world, but if anyone deserves to lay claim, it is Loaves on Long. High-quality ingredients, traditional methods and delicious food made in small quantities are what it’s all about at this new eatery on Long Street. Wafts of baking bread draw in morning passers-by as co-owner Ciska Roussouw bakes the day’s batch of sourdough rye, ciabatta and seed loaves, while rolling out a fresh batch of homemade croissants in the open bakery and chatting to regulars as she works. Her business partner Lyndal Wakeford has homemade salamis curing and bresaola marinating in red wine while she creates short but enticing lunch menus, focusing on satisfying dishes such as angelfish ravioli with bouillabaisse, kudu pot pie and Caesar salad.

The two chefs opened Loaves on Long in April after falling in love with the historic building (uneven wooden floors, exposed brick and a wide, sunny balcony) only a few months before, which kickstarted a long-term dream of running their own place. Their approach is simple: the best ingredients, a changing

menu of simple and excellent dishes, and a friendly neighbourhood vibe. The eatery has become a favourite for a community of regulars who grab a table to work over coffee, pop in for breakfast, or come for Friday-night pizza evenings with live music, and cheerful hands-on baking and cooking classes on Saturday mornings. “We believe in quality,” says Ciska, “things done the right way and made with love.” This shows in the sourcing of their ingredients too – their flour comes from the Overberg where it’s milled to their requirements; eggs from a small flock of happy chickens; organic vegetables grown locally; and herbs are in pots on the upstairs balcony. “If you respect what you do, you have to respect the ingredients,” she continues. “Our suppliers put time and love into their produce, so it feels wrong to throw anything away.” So yesterday’s bread is transformed into bunches of delicate and tasty Melba toasts, perfect to munch on while ordering. It’s hard to leave without a crusty, round sourdough loaf tucked under your arm, and even harder not to tear off chunks of tangy, chewy bread heaven as you head off down Long Street.

A

fter artisan bread and craft beer it was only a matter of time before handcrafted gin appeared on liquor store shelves, and today there are micro-distilleries across the country turning out small batch releases of “mother’s ruin”. But it’s not a summer thirst for G&Ts – South Africa is simply following the global boom in demand for premium gin. In the United Kingdom alone, sales of top-tier gins have skyrocketed, with artisan producers taking roughly a quarter of the market. And yet one of the more interesting craft gins of the year comes not from a small-batch distiller, but from the drinks giant KWV, with the August release of Cruxland staking their claim to the boutique spirits market. Made from pure grape spirits, the neutral wine is distilled in small pot stills to 60% alcohol by volume (ABV), and then placed in a pot still with the unique blend of aromatic botanicals for a final distillation. “I wanted to create a gin that was made with uniquely South African ingredients,” explains KWV master distiller Pieter de Bod, who created the blend of botanicals that gives the gin its distinctive flavour. “But alongside the usual gin botanicals, we were also looking for something that was unique to our country.” That something was the rare Kalahari N’abbas (truffle), which grows only in the Northern Cape after the first rains have fallen. As it grows, a subtle cross cracks the dry earth above, giving eagle-eyed truffle hunters a clue as to where to dig – hence, Cruxland. On the palate, it’s a complex gin – smooth and fragrant with a long finish. Classic dry gin notes of juniper set the stage, before it mellows into the spiciness of aniseed and cardamom, and a lingering sweetness from the rooibos, honeybush and Kalahari truffles. “It’s a sipping gin very soft on the palate, so you can very easily drink it neat with just a block or two of ice,” adds De Bod. “But it’s also very nice as a cocktail.”

t used to be that you showed your wealth by the things you owned. Now, however, the truly affluent focus as much on their health as they do on their possessions. ometimes the thought of packing up the family to head off for only a weekend can seem a little daunting. But never underestimate the power a change of scenery can have. We decided to head out in search of some family time-out…

The finer touches are also there, like crisp linen and the pristine design of the home. A smart feature for me was the additional wall (with glass windows in it) on the deck. This forms a barrier against the wind which means maximising time spent outside.

Only an hour and a half from the city, Betty’s Bay fits the first principle of family weekends: proximity. Start by looking for a beautiful area to visit nearby. Limiting drive time is a must especially with a toddler. Luckily being in the Cape you don’t need to go too far to find something incredible. Betty’s is simply endearing and from a nature point of view it has it all – gorgeous beaches, profound mountains, and serene, fresh water lakes. Betty’s is larger in size than you imagine, but then still secluded enough to give visitors some unwinding space.

The final advice for making the family weekend work is to be prepared in terms of planning meals and things to do. Even just a bit of planning in these departments ahead of departure will help to keep things simple. Betty’s also has a range of places to eat at, which is the perfect back-up plan. Plus there’s also quite a lot to do in the area for moments when you need to head outdoors.

We stayed at Orange house situated right on the rocky coastline of Betty’s. This brings me to my second top tip for family weekends: a beautiful getaway home. Orange raises the bar on the classic beach house with the sea as its backdrop. It’s well positioned, in excellent condition, kept clean, and has ample space to lounge in.

It turns out that a couple of nights away does wonders for everyone. I’ve definitely fallen for Betty’s.

But never underestimate the power a change of scenery can have. We decided to head out in search of some family time-out…

Beaches, mountains, historic wine estates and nature reserves: a quick description of Somerset West and its adjoining towns of Strand and Gordon’s Bay reads like the brochure for an ideal holiday destination. And indeed visitors flock here, but for residents, it is so much more than the sum of its tourist attractions. The once sleepy town of Somerset West is expanding rapidly, its borders now reaching Strand, as new residents arrive from all over South Africa. But it retains its small-town community feel, with excellent schools, sports clubs, a theatre, and shopping rendering it independent of the big city, at the same time being conveniently close for those who choose to commute to Cape Town daily. The town’s immediate appeal is its dramatic natural setting. “Somerset West is a beautiful town,” says resident Megan Cooper, “framed by the Helderberg and Hottentots Holland mountain range, and big, blue False Bay with views of the coastline, all the way to Cape Point and its winking lighthouse. Orchards, farmlands and vineyards crisscross all around us here. It truly is the best little secret spot with beauty surrounding us. I love the laid-back lifestyle.” While Somerset West is snugly tucked into a green landscape of mountains and vineyards with the elegant wine estates of Vergelegen and Lourensford practically within the town, neighbouring Strand is all about

the beach. Its 5km-long sandy expanse is a favourite for families – with a surf school, tidal pool, dive centre, kayaking and all forms of water sports – and it’s the local seafront spot for Somerset West residents, only 10 minutes’ drive away. Next to it is Gordon’s Bay, with a smaller seaside-village feel, gathered around the curve of False Bay below the craggy Hottentots Holland mountains, its Blue Flag Bikini Beach sheltered by the harbour, and the longer main beach just as popular. “When the weather is perfect, there is no better place to live,” says Tandy Sinclair, who has lived in Gordon’s Bay for 14 years. “The beach is fantastic

and, for us, a short walk away. The people are friendly and there is a sense of community within Gordon’s Bay. I feel safe walking around, and love that I can see the sea and the mountains from my home.” For residents of all three towns, the surrounding wine estates (and those stretching towards neighbouring Stellenbosch) provide a leisure playground – whether they’re after fine dining at The Restaurant at Waterkloof, Camphors at Vergelegen, or Overture at Hidden Valley; regular markets at Lourensford, Route 44, Blaauwklippen and the Slowmarket at Oude Libertas; or mountain-biking trails such as the Helderberg Farm MTB Trail.

Golfers are spoilt for choice, with Erinvale, Somerset West and Strand golf clubs all in beautiful settings with interesting layouts and excellent facilities. “Whether you are a fitness freak, a shopaholic or simply laid back, Somerset West really is dynamic and caters for every lifestyle,” says Chaz Malan, who has lived in Somerset West most of his life. While shopaholics revel in the 3km length of Somerset Mall, boasting every store imaginable, foodies head to the smaller Waterstone Mall for its irresistible flagship Woolworths food store, and stock up on organic treats and wild mushrooms at the Lourensford Harvest Market every weekend. In fact, the hardest part of living in the Somerset West area is deciding what to do each weekend. There are so many enticing leisure activities on your doorstep, as well as the appeal of simply kicking back to watch the sun set across the ocean behind Table Mountain with a glass of excellent local wine in hand.

With the mountains a constant backdrop, hiking, nature walks and picnics are a natural part of the outdoor lifestyle. The easiest place to start is Helderberg Nature Reserve (which dips right down into the town), with its slopes of unspoilt fynbos to

Joburg’s most expensive flat T he Cape’s Atlantic Seaboard may be SA’s premier residential real estate belt, but high-net-worth individuals are paying top dollar for the right properties in Johannesburg too. A three-bedroom penthouse at Michelangelo Towers in Sandown has been listed for R48,9m with Pam Golding Properties. Rupert Finnemore, joint area manager, Pam Golding Properties’ Hyde Park, says the highest price paid for an apartment in Sandton’s city centre was R43m for a penthouse in 2014. Business Day reports that insurance tycoon Douw Steyn’s Fourways mansion

was recently completed at a cost of R250m, possibly setting a new South African residential property record. Palazzo Steyn is a 3,000m2 Sandton property on a 2,5ha stand, the first residential property to be completed at Steyn City mixed-use lifestyle estate. In the latter half of 2015, a Seeff agent made one of SA’s pricier property sales, achieving R111m for a multi-level home in Clifton’s Nettleton Road. During 2015 the Atlantic Seaboard has had 24 sales with a combined value of almost R777m, according to Ian Slot, MD, Seeff Atlantic Seaboard and City Bowl.

ccording to the most recent State of Cape Town Central City Report, the demand for residential property in the CBD is still high and, perhaps more importantly, 91,3% of those already living in the area are extremely happy with their choice of location. To highlight the appeal of the area, 89% believe that the Cape Town CBD is the best in South Africa. Its desirability has had a direct impact on property values. Alisdair Crofton, Cape Town CBD’s franchisee, Rawson Property Group says that the total residential market value of properties in the CBD was R6,12bn in 2005, and this has skyrocketed to R23,72bn. He maintains that the value of the 191 residential properties sold in 2014 was just under R300m. So what makes this area so alluring? One of the main attractions appears to be the commute – or rather the lack of one – for residents living in this part of the city. Crofton notes, “The history of any city anywhere will always show that people simply will not put up with time-wasting commuting for more than a decade or two – which is one of the reasons

why the London and New York central city residential property prices have reached such incredible levels. The same aversion to commuting is very obvious among those who live in the Cape Town CBD, many reporting that moving to this area has freed up two to three hours a day, giving them additional time for both work and recreational activities.” Seeff CBD agents Jason Paans and Warren Emett say that Cape Town’s CBD, in addition to being the market leader in terms of urban residential property, has become one of the most dynamic property markets in the country, with demand consistently exceeding supply. “Five years ago, almost nothing sold above the R1,5m price mark, whereas now there is almost nothing on offer below this price mark. Apartments are still selling twice as fast compared to five years ago, and while the average sales cycle is now sitting at around 47 days, well-priced units can sell within a week of coming onto the market. Sellers are now getting on average just 5% less than their asking price and about half of all recent sellers have achieved just about or full asking price,” they say.

Correct pricing It’s natural for sellers to allow sentiment to colour the value they put on their homes. But pricing a property for sale correctly from the outset is vital WORDS: LISA DEWBERRY

H

omeowners naturally value their home more. But sellers also need to sell their property according to what they are planning to acquire next. Pricing a property for sale correctly from the beginning is still an important factor in determining whether it sells quickly, and at the highest possible price. Berry Everitt, CEO, Chas Everitt, says sellers can’t base their asking price on insurance or the municipal value of their property, or what they want to get out of the sale in order to buy another property. He says this isn’t relevant to what buyers might pay, and the way to predict a price is to find out what was recently paid for similar properties in the area. “Setting the asking price of a property should be a strategy, not an emotional undertaking. Sellers might consider that the price R900,000 is more appealing than R899,999, as the

property will be perceived as a quality product rather than a discounted item. Consumers prefer figures with fours and sevens such as R894,000 or R897,000 because these prices look more ‘considered’ and accurate, and they don’t want to work hard to understand pricing – so ‘R1m’ works better than ‘R1,000,000’,” says Everitt. David Jacobs, regional property manager, Rawson, says sellers should add up the costs to own and run their home each month, including bond repayment, municipal rates, service charges, insurance, maintenance and levy. The total can be substantial and is the monthly holding cost from the time the property is listed for sale until it is transferred into the new buyer’s name. “Sellers should calculate whether a higher asking price making the home difficult to sell, compensates for holding

costs mounting every month. If their monthly holding cost is R20,000 and the price is R80,000 above current market value, any benefit achieving that higher price will be eroded in four months if the home is not sold and transferred in that period,” Jacobs says. Jan Davel, managing director, RealNet, says sellers should ask their agent for a comparative market analysis (CMA) before deciding on property price. A CMA should include a list of similar properties for sale in the area at that time, and their asking prices. “It should also have properties recently sold in the area, listing times, initial asking prices and eventual selling prices. By using homes with the shortest listing times and actual selling prices as a guide, sellers should be able to set a marketrelated price to ensure immediate buyer interest and a swift sale,” says Davel.

2014 study by the American Psychological Association found that the majority of Americans feel that money is a significant source of stress for them. This feeling is most acute among parents. The same study found that nearly a fifth of Americans say that money is a taboo subject in their families and more than a third say that talking about money makes them uncomfortable. When these findings are considered alongside a survey conducted by researchers from Utah State University that found that finances are the main source of conflict in marriage, a picture begins to emerge. In the modern world where so much revolves around money, financial issues are having a big impact on our relationships. Often these problems are exacerbated because of a legacy of defined gender roles. There is an assumption that men are better at managing money than women and so in many cases they are left to deal with it all.

A: Security is a priority, and gated estates offer homeowners peace of mind in this regard. The capital appreciation is a big factor too, with homes in secure estates outpacing freestanding homes at a growth of between 6% and 15%. Children can be left to play in a carefree space, while those looking to retire can do so in a safe environment. Q: Have you noticed a pattern in recent development trends in KZN? A: Estates that are situated near good schools are very popular and have waiting lists of people wanting to rent and buy. Areas such as Hillcrest enjoy a large number of gated estates, and sales in Plantations, Cotswold Downs and Augusta are brisk. The newly launched Emberton family estate sold over R100m worth of property

on its launch weekend. Midlands estates such as St John’s Village, are popular among young families and retiring folk who want a rural country lifestyle. Coastal estates near the airport and Umhlanga business district are in huge demand too.

Q: What lifestyle benefits can buyers look forward to when purchasing property in these estates? A: Besides security, they offer facilities that enhance the family lifestyle – golf courses, swimming pools, tennis or squash courts, gyms, and restaurants – to name a few.

Q: What can potential homeowners expect at St John’s Village? A: St John’s offers exceptional value because it is newly launched, with three-bedroomed homes in Orchards in Phase 2 from R1,8m, and freestanding homes in The Vineyards from R2,4m. This can put huge stress on the male partner who feels that he has to take responsibility even if he doesn’t actually have the skills to do so, while his wife or girlfriend might think she is being supportive by not questioning what he may or may not be doing. The result is that neither really has a handle on what is happening and that causes mistrust. Even in same-sex couples this can be a problem as the lack of defined roles might result in both partners abdicating responsibility. SEE FOR YOURSELF:

There is, however, no reason to believe that men are any better at handling finances than women. Often quite the opposite is true. If we have the same education and the same experience, there is nothing that makes men inherently more astute. An important first step is for couples to accept this and that their finances are not something that can just be left to one or the other. They need to work out together how they are going to manage money, and who feels comfortable doing what.

Ultimately it doesn’t matter whether you decide to have joint accounts or separate accounts, whether you share all responsibilities or if you apportion who pays for what. It is very easy to argue about money, but when you have the respect and honesty to discuss and decide on these matters together, you might find that there is a lot less to argue about.

GO Green Building Council South Africa (GBCSA) is rolling out a South African online tool to provide green certification for residential buildings, after it was successfully piloted in a new Boksburg residential development. Using the Excellence in Design for Greater Efficiencies (EDGE) online grading system, local developers can now build sustainable new homes. In addition to an electricity crisis and pressure on water resources, South Africa is among the world’s top 20 countries in terms of high CO2 emissions. Greening homes in the design and building stage ultimately saves on a homeowner’s running costs. EDGE designer Prashant Kapoor is a green building specialist for the International Finance Corporation (IFC) who is in local partnership

with GBSCA. “One of the challenges, even if a client or homeowner wants to go green, is to know what works in terms of materials and energyefficient equipment. For example, having less glass in a building is energy-efficient and costs less, particularly in an office,” says Kapoor. “So as a homeowner you need to work out what makes a difference in how you construct your building and what you’re comparing yourself against. Our software allows you to input your country, type of building, income group and room sizes, and to personalise the requirements of your future home.” South Africa is one of 80 countries where the tool has been launched. International Housing Solutions (IHS) partners with financial institutions and property developers to provide equity finance for

the affordable housing market. IHS spokesperson Myles Kritzinger sees huge potential for the low- to middle-income property market in established residential suburbs.

How it works

A residential builder or developer registers online with GBSCA. The EDGE program provides an energy efficiency measure of whether you meet required energy standards, and where you can make changes. The process involves preliminary design certification, and as-built certification – for a new home to be EDGE-certified, minimum savings of 20% in water, energy and embodied energy-use are required. These range from energysaving light bulbs, solar geysers and installing ceiling fans in habitable rooms, to the types of bricks used. GBCSA CEO Brian Wilkinson says

professionals can apply the tool to new freestanding homes, flats or townhouses. “Most importantly, for a home occupier it provides an assurance that the building has been constructed with energy efficiency, water efficiency and material efficiency in mind. If I’m paying less for electricity and water, it means I have more disposable income. It’s also about moral balance sheets – aligning how I live with an interest in sustainability.” Ravenswood in Boksburg is the first local residential development to secure EDGE green certification, with planned occupation in July 2016. Ravenswood’s sectional title low-to-middle income homes of 34m2 to 68m2 would sell for R400,000 to R700,000 a unit, but IHS acquired all 188 two-bedroom and one-bathroom green homes from RPP Developments as rental stock. Two other developments with

EDGE certification are Glenhaven in Bellville, and Clubview in Centurion. “The EDGE design rating of the Ravenswood project brings total savings annually of 250,000kWh electricity and more than 10,000kl water. EDGE helped us crunch the numbers to reveal the most affordable path to building green,” says Kritzinger.

This ethos goes beyond the walls of the buildings – approximately 80% of the landscaping is indigenous and waterwise, having been carefully designed

by professional horticulturalist Rod Gilson. In addition, most of the food served to residents will be made using fresh locally sourced produce, all cooked in a state-of-the-art kitchen. “Our caterers, Western Province Caterers, are highly qualified, producing delicious and healthy food to suit all tastes and requirements, including options for diabetics and vegetarians,” Okkie explains. He was deeply involved in the selection process of kitchen personnel, and went for tastings to ensure that the food served at the Lord Somerset Clubhouse is up to the highest standards. Social activities will form a key part of the offering life at The Somerset. Dedicated staff will help facilitate anything from photography clubs to outings for gardening enthusiasts – yet another perk of living within the estate. “We’ve completely reinvented the concept of retirement,” says Jill Blignaut

from Cape Peninsula Organisasion for the Aged (CPOA), who are the managing agents at The Somerset. Jill and the rest of the team at The Somerset understand the importance of following creative pursuits that not only create a sense of community but also help to sustain overall wellbeing. “Here individuals needn’t ever feel alone.
