T

he entire ground floor below the Mojo Hotel on Regent Road has been cleverly converted into a vibrant urban market with an upmarket mixture of fab food, accessories and clothing. Wandering among the 80 stalls, the best visual surprise is the large open seating area at the back, with a wall of glass giving the perfect view of the promenade, the ocean and tall palm trees. The owners of Mojo Hotel initially wanted to create a food offering for their guests, but the idea soon expanded. “In the spirit of neighbourhood and community we wanted something that would appeal to Sea Point and Atlantic Seaboard locals,” says co-owner Graeme Robinson. “We built it in a way that they could engage with the space on a regular basis.”

While the Winelands area is known for its wine farms and estates, it also encompasses some of the most stunning landscapes and terrain in the Western Cape. It’s very much a neighbourhood market, carefully curated for quality with an emphasis on local designers, handmade goods and interesting small businesses. The only exception to the local rule has been Baskin Robbins ice cream, which met the quality criteria, and with its international reputation it has proved to be a big draw. The space is also a community hub, with its state-of-the-art fibre connection attracting remote-working professionals for their daily four hours of free, fast Wi-Fi and live music acts drawing a relaxed crowd at the weekend. The bar includes an extensive range of craft beers and is currently open Thursday to Sunday until the permanent licence comes through. Food additions soon to appear at the market include ramen from Yuzu, a halaal Indian offering, Deep South-style sticky ribs from Brad Ball and a winter art exhibition from the curators of That Art Fair.

I

t’s hard to believe that Cascade Country Manor is only a stone’s throw away from Paarl – when you see its sprawling green lawns, majestic mountain views and 100-year-old olive orchards, you're amazed by how hidden away it is. Its location makes the manor the perfect getaway for those who want to escape city life and be surrounded by natural beauty.

We arrived on a sunny Sunday afternoon and just had to take advantage of the option of lunch on the terrace looking out onto the lush lawns, the blue pool at the bottom of the garden and the mountain backdrop. The menu is simple yet tasty, combined with seasonal specialties, and is perfect for a wholesome, light meal. We enjoyed the creamy prawn gnocchi with sun-dried tomatoes and the cafe de Paris steak, which was comforting and delicious. After lunch, it was time to explore the grounds and view the picturesque waterfall (where the manor gets its name from), which was just a short walk from our room. We then visited the on-site spa and wellness centre and enjoyed a relaxing couple’s massage and pedicure (Edwina and Ronel were a dream team). The Cascade Spa has an array of specialists on hand to pamper you. Just 20 minutes away, you'll find the Spice Route. With world-class artisan producers, eateries and so much more, it's a great place to spend the afternoon. Bertus Basson at Spice Route and the CBC brewery are just two of my must-see spots, but there are plenty of other interesting places to visit in the village. With only 15 rooms (10 Classic, four Deluxe and one Family) at Cascade Country Manor, you can expect handson service with the utmost attention to detail during your stay. Each room is individually designed and decorated – think old-world charm with modern finishes. We spent the evening in one of the spa rooms complete with its own patio and hammock (the perfect spot to unwind with a good book). Once a royal homestead and now a familyrun country boutique hotel, Cascade Country Manor prides itself on worldclass service with old school charm and is the perfect way to escape city life.

Maika Goetze, owner, Cascade Country Manor, says, “Although my team had been implementing sustainable principles for years, I’ve only really started to understand what it took to be FTT-recognised. It certainly wasn’t an overnight achievement, but rather a learning process that changed my management ‘style’. Being FTT-accredited means being absolutely certain and consistent in your implementation of best practice. Cascade Country Manor had to match more than 200 criteria before getting the FTT ‘okay’.”

F

amily ties run deep on Alto estate outside Stellenbosch. Here on the slopes of the Helderberg, winemaker Bertho van der Westhuizen continues the work his father, Schalk, began on the estate in 2000. But they’re not the first father-and-son team to work the estate’s 93ha in the Cape’s famed “Golden Triangle”. In the farm’s 100-year history only five winemakers have held the keys to the historic cellar. Manie Malan’s father was the first to plant red cultivars on the farm close on a century ago. In 1959, Manie sold the property to Piet du Toit, whose son Hempies took the reins in 1983. Seventeen years later Schalk took over, and now it's Bertho’s turn at the helm. The rich heritage of the farm is celebrated in the flagship red blend, the aptly named MPHS: the initials of the four winemakers who have built the reputation of the farm. Following in the footsteps of the 2007 and 2011 vintages, the 2012 was released recently and is sure to please fans of Alto’s bold, fruit-forward style. “I love the 2012,” says Bertho. “It has a touch of New World style while

retaining the charm and elegance that is associated with Old World wines. The wine is slightly fuller with velvet-soft tannins.” A 50:50 blend of Cabernet Sauvignon and Cabernet Franc, just a handful of barrels are made each year. Although Alto is known for its approachable everyday Alto Rouge (an approachable blend of Shiraz, Cabernet Franc, Merlot and Cabernet Sauvignon), the MPHS is clearly the estate’s bid to play in the world of fine wine. The grapes were hand-harvested and fermented, then aged in new French oak barrels for two years, before blending and bottling. In the bottle it’s a bold wine of ripe red berry fruit tempered by integrated grape and wood tannins. With alcohol at 15 percent it’s certainly no shrinking violet, so it’s best enjoyed with food. “The Alto MPHS 2012 will be impeccable on its own or served with slow-roasted lamb with salsa verde, truffled eggs on garlic ciabatta, smoked duck with berry glaze or aged Parmesan,” says Bertho.

D

esigners Nico Hendriksz and Anton Louw launched their brand, Kino, last year and are making a name for themselves with their elegant heirloom quality furniture with clean lines. Nico tells us about their business. Q: How did your business start? A: I really enjoyed the workshop during my industrial design studies. This sparked the idea of opening a workshop with fellow student, Anton Louw. We started Fonk Design Projects in 2013, and eventually found the perfect starter workshop in Maitland: small enough to manage, relatively affordable, secure and perfectly suited to our needs. We did commission work, building business relationships and constantly learning new skills and techniques. In 2016, we started our own furniture brand, Kino. Our own range of products allowed us

to express our design language and perfect the production processes. Q: Why did you choose this area for your business? A: W hen we started the Kino brand, we did a lot of prototyping, building and rebuilding products. Different materials, prototypes and finished products took up most of our workshop space, leaving hardly any space to work. We found a great space on a farm just outside Durbanville. Q: How did you find your premises? A: Family friends in the surrounding farms knew that we were looking for a farm warehouse. They linked us to our current landlord, who had a suitable space. Q: Why are the premises ideally suited to your business? A: Size was the first priority. This new space allows us to structure the workflow in the workshop and provides space for expanding. Our landlord was very accommodating, installing a full three-phase power supply to our specification. We order our materials in bulk, so we don’t need to be close to our suppliers. Being on a farm provides a calm and beautiful working environment that is great for the creative aspect of our business. Q: Who are your neighbours? A: Small farmhouses and two workshop spaces: a cold-storage facility for The Boer and Butcher, and Louws carpentry workshop. It’s convenient having a woodworking

neighbour; we often share small favours and advice. Q: What are the rental prices like in this area? A: A round half the price of industrial spaces in Cape Town and surrounds. The farm warehouses are mostly used as storage facilities by local farmers. Q: How many people go through your store each day? A: We currently sell online and through other retailers – visitors are by appointment only. Q: Do you have any expansion plans? A: Relocating was an important expansion move and we now have a space big enough for future expansion in terms of new machinery. Q: Do you operate online as well? A: Our website is under construction. We’re featured on online listings such as Knus (knus.co) and Stable design emporiums (stable.org.za). Q: What’s your most popular item? A: Our Desktop Mirror from our Slant Collection. The feedback on our Floor Standing Mirror has also been very positive.

Kindlewood and Izinga developments sold out

K

indlewood and Izinga, two residential developments north of Durban, are sold out, according to Mondli Msani, development manager, Tongaat Hulett Developments. “These developments are the realisation of that vision which seeks to actively encourage integration of urban and natural environments where each element reinforces the other to provide an entirely new urban identity and way of life,” Msani says. He says that a variety of green building practices and various

technologies evolved together with Kindlewood and Izinga. Features such as water recycling and solar energy were incorporated. The first phase of Kindlewood, a gated residential estate in Upper Umhlanga close to Gateway Theatre of Shopping and Umhlanga Ridge, was launched in 2006. Three more phases followed. The second phase went to market in 2007, the third was launched in 2012 and the fourth followed in 2014. Msani says all four were officially fully subscribed by March this year. This equates to around 600 units. Phase

1 is fully constructed while Phases 2 to 4 are still under construction. A fifth and final phase, which comprises high-end residential and retirement units, is due to launch in 2018. Izinga comprises Izinga Ridge; which launched in 2004 and includes the Indudu, Iduli, Ithafa and Iduma Estates, Izinga Park 1 and 2; and Izinga Estate. “We’ve created a new urban experience that allows residents to enjoy unique lifestyle elements with the peace of mind that only a secure gated community and well-managed residential estate can provide,” he says.

esidential property developers have turned their attention back to gated security estates as home hunters are increasingly in search of the security and lifestyle elements offered by such estates.

The gated estate sector declined in the late 2000s, partly due to the economy and oversupply. However, the benefits associated with this type of living have meant the sector is experiencing a renewed boom.

“We have noted an increase in demand for gated estates, particularly in the Southern Suburbs of Cape Town, and as developers we must respond and anticipate market requirements,” says Stuart Chait, executive chairman, Land Equity Group, a privately held property investment, development and private equity company.

According to research by market intelligence company Lightstone Property, one in 10 South Africans

In 2004, Land Equity began development on Stonehurst Mountain Estate, a 100ha gated estate in Silvermine, Tokai, Cape Town. Today, the R410m development has over 300 homes, with more phases planned due to increased demand. “There are currently a number of other gated estates in the development phase in the area including Chapman’s Peak Estate in Noordhoek and Constantia Nek Estate, with a number of retirement villages also under construction. Many of these are already sold out,” says Chait.

The power of home equity for older buyers Our statistics show that buyers aged 20 to 30 are paying an average deposit of around R90,000, which puts their average bond at R682,000 and their average monthly repayment at just over R6,800. Buyers aged 50 to 60, however, are paying an average of R388,000 as a deposit, which takes their average bond down to R949,000 and monthly repayment to R9,475, or possibly even less if they’re able to negotiate a preferential interest rate. Secunda gets first retirement village

S

ecunda will soon have its first retirement village. Billy Fick, licensee, Seeff Secunda, says that this is a most welcome addition to the property market. The new retirement development, Terra Nova Retirement Village, is currently being built and the first occupations are expected towards the end of 2017, says Fick. The village will include a Curro-Health sub-acute hospital, medical assistance, dining hall with daily meals, functions hall, library, gymnasium and more. There are one-, two- and threebedroom properties to choose from.

The options include full-title as well as sectional-title units, and are priced from R550,000 (sectional title) to R1,8m (full title). Secunda is less than two hour’s drive from Johannesburg and offers a laid-back lifestyle. The town has a beautiful waterfront, called Lake Umuzi, which offers an excellent outing with many restaurants, tenpin bowling, water games, a basement theatre and more. Lake Umuzi has the Umuzi Lodge for visitors. There’s also a casino and country club.

Stellenbosch has a strong culture of food and wine. As a food content writer, it’s great to be surrounded by so many amazing eateries, hangouts, shops and wineries. I don’t have to look far for inspiration – it’s all around me. ILSE VAN DER MERWE

lse van der Merwe went to school and university in Stellenbosch. She chose to stay in the area to work in the food industry as a recipe developer, cook and food writer. Over the years she has lived in Rozendal, Central Stellenbosch, Die Boord, Simonswyk, Welgevonden and Krigeville. “Each neighbourhood has its own charm, but where we live now, in Krigeville, it's particularly enjoyable. It’s magnificently located, next to the Eerste River overlooking a small playground, with rows of large oak trees framing our views. We’re renting an apartment, which we found via an ad in the local paper, trying out a smaller space while living in the centre of town before we consider buying. We’ve adjusted to the smaller space much quicker than we anticipated, and love the convenience that comes with it,” says Ilse. “We live within walking distance of the best coffee shops and restaurants in town, so we walk more and drive less. We’re surrounded by top schools (Paul Roos Gymnasium, Bloemhof High School and Rhenish Girls' High School) and have a lot of scholar pedestrian traffic by day, but unlike the more expensive apartments in the centre of town (Dorp Street and Church Street), our neighbourhood is very quiet at night. During winter, we can hear the rush of the river water from across the road.” One of the things that Ilse loves about Stellenbosch is its closeness to nature. “Just outside our door is the start of the Eerste River walking trail, which links with the Koloniesland walking/cycling

trail. Just next to that you can access the Stellenbosch Mountain trails, connecting with the Proefplaas on the other side where the university farm keeps cows and produces Maties Milk. We walk or run these trails almost daily. They all have magnificent views and are easily accessible for beginners (and children) and seasoned pros.” The surrounding world-class wine estates are another attraction. “We’re huge fans of locally produced wines and visit the surrounding wine farms on a regular basis for tastings. It’s an excellent activity for weekends, and many of the farms cater for children with beautiful play areas.” Asked about the changes she’s seen over the years, Ilse says, “There are more and more security estates being built on the outskirts, because there will never be enough houses in Stellenbosch. The centre of town is becoming more European in flavour, as the historical buildings are being looked after beautifully and the culture of street cafes and wine bars becomes even more popular.”
