e’ve just celebrated Youth Day and some interesting news about the youth came across my desk. The South African Agency for Science and Technology Advancement’s National Schools Debates Competition has just concluded with the provincial finals. Ten selected high schools from each province took part in this year’s debate and learners talked about hydrogen and fuel cells. The goal is to encourage learners from Grade 9 to 11 to address key issues around science and technology in their communities through the medium of debate. Next up will be the national final that will take place in Joburg in October. the look. As they explain, “We really wanted to showcase the history of the building (built in 1798) while adding modern touches to the space. The space is a balance of old and new, heritage versus modern.” The menu is simple and filled with small-plate meals that are ideal for sharing. Expect to see some ingredients that you may not be familiar with, but the dishes are worth the time spent on Google. All produce on offer is grown locally and the interesting flavour combinations in the dishes complement the ingredients superbly. Cornel and Cynthia describe the menu as “a combination of our experiences, inspirations and generally what we like to eat”. Influenced by their time spent in some of the top international kitchens, dishes not to be missed are definitely the bacalhau fritters starter (salted cod, cream cheese centre with a crispy batter), the lamb ribs, and the ricotta gnudi with Parmesan broth and mushrooms. “Our biggest passion is feeding people. We just hope to have the restaurant full every night and have happy customers.”

“P
eople often think I’m the guy making Pinot Noir out near Hermanus,” chuckles winemaker David Finlayson down the line from Edgebaston estate. While Finlayson is something of a household name in the Western Cape winelands, David Finlayson – and his father, Walter – have purposefully built their reputation from the fruits of Stellenbosch vines. The Finlayson family have a long history in the vineyards: it began with David’s grandfather, the Scottish pathologist Dr Maurice Finlayson, who first farmed Hartenberg Wine Estate in the mid-1900s. It’s also where his father, Walter, learned the trade. Walter would go on to great acclaim at Blaauwklippen Vineyards, and to found Glen Carlou. After a year of working in New Zealand, France, Australia and California, David joined him at Glen Carlou in 1994. A decade later they sold the farm and bought their own piece of property, Edgebaston, where David today turns out a compact range of wines using grapes from the 20ha estate, and selected Stellenbosch vineyards. While the other Finlaysons near Hermanus have built a stellar reputation for Pinot Noir, David also turns out an exceptional bottling of the “heartbreak grape” under Edgebaston’s Camino Africana range. These single-varietal wines – a Pinot Noir, Chenin Blanc and Cabernet Franc – are each crafted from selected old vineyards in and around Stellenbosch. “The name is a play on both being African, and going on a pilgrimage to find inspiration. For me, these old vines provide new inspiration in winemaking,” says David. “It’s also great to prove that Stellenbosch can make excellent Pinot Noir.” The same goes for his Chenin Blanc, with just 1,000 bottles a year made from a single hectare of vines that have been in the ground for seven decades this year. Naturally fermented and aged in French oak, it’s a wine “that lets the site express itself”, says David. The Camino Africana are unique wines at premium prices, but the signature range of Edgebaston wines are equally worth exploring. The duo of Cabernet Sauvignons show why Stellenbosch is the Kingdom of Cabernet, while the Chardonnay will keep fans of Glen Carlou happy. For a more everyday tipple Edgebaston also offers three entry-level wines: The Pepper Pot is a Rhône-style blend full of savoury spicy character, while The Berry Box Red is about juicy Cabernet and Merlot. The Berry Box White marries the structure of a Bordeauxstyle white blend – Sauvignon Blanc and Semillon – with a hint of floral Viognier.

owever much we love our summer Christmases, many of us have a nostalgic longing for the Christmas of story books and songs – a dusting of snow, roaring log fires, dark evenings lit by candles and fairy lights, and the perfect weather for traditional fare such as gigantic roasts, gammon, gluhwein, mince pies and rich fruit cakes. When chef Carol Collins (now affectionately known as Christmas Carol) returned home to Tulbagh after working overseas, she missed those winter Christmases and started a tradition of a Mid-mass winter feast at her Readers Restaurant. The festivities spread to the rest of the town, and now many years later it’s a highlight of the year, with historical Church Street closed to traffic, a beautiful backdrop to a host of festive activities and foods, with snowtopped mountains on the horizon. Tulbagh’s Christmas in Winter festival happens on 25 and 26 June this year. The weekend pass gives free entry to the town’s museums, and wine tastings at the valley’s wine estates. Spend the morning exploring the town, warming up with eggnog, gluhwein and hearty lunch fare from the stalls in Church Street, in between museums, art galleries and shopping ahead of time for gifts and stocking stuffers. Make sure the kids
are there at noon when Santa rides a fire engine down Church Street handing out treats to the children. Exploring further up the valley, the wine estates have cellar tours, wine tastings, jumping castles, tractor rides and more. Kids get to play in realistic fake snow at the Vindoux Guest Farm winter wonderland. Or enjoy the scenery on horseback with Tulbagh Horse Trails. For an exhilarating rush, Ceres Zipslide Adventures has 1,4km of slides, and there are trail runs both days if you’d like to run off that Christmas dinner in advance. As darkness falls, the town glitters with lights and decorations, there’s live music, Chris Chameleon at the Saronsberg Theatre (25 June), good cheer at the sports bars and fullon Christmas dinner feasting and jollification at all the restaurants and cafes. here’s been a lot of interest lately in the KonMari method of decluttering your life. It’s the philosophy espoused by the decluttering guru Marie Kondo, a Japanese author whose book The Life-Changing Magic of Tidying Up has struck a chord with people all around the world. She’s an advocate for auditing your possessions and only keeping objects that spark joy in your life. This approach to more intentional ownership comes down to a feeling that trend thinkers call stuffocation. We’re all very good at buying things but not owning them, and end up with more things in our homes than we know what to do with. Cape Town-based organisation expert Saskia Wild, who started her business six years ago, says demand for services like hers has definitely increased. She also identifies slightly different local dynamics at play too. For example, many people in this country have domestic workers who are often engaged as part of the team
at home responsible for organisation. And whole cult brands have been built on serving people’s need for order – from global favourites like Muji to local companies like PAX3D. This desire for a shift towards more intentional ownership of possessions is by no means new. Writing in the 1800s, the textile designer and social activist William Morris wrote that you should “have nothing in your house that you do not know to be useful, or believe to be beautiful”. In the age of consumerism, this sentiment is truer now than ever, and as long as we have too much stuff, we’ll need people to tell us how to get rid of at least some of it.

CBC winning streak C
ape Brewing Company (CBC) recently walked away with four medals from the Meiningers International Craft Beer Awards in Germany. CBC was awarded top honours with a platinum medal for its Cape of Good Hops Imperial IPA, and a gold medal for its seasonal CBC Harvest Lager. The CBC Lager and CBC Krystal Weiss were both awarded silver medals. Out of the more than 700 craft beers from 22 different nations tasted and judged, only the best 281 beers were presented with medals. The jury consisted of 76 international expert beer sommeliers, brewers, beer trade and research experts, and
beer journalists. CBC is the only South African brewery awarded with medals this year, placing the country within the top 10 of the medal log. Germany topped the log with 138 awarded beers, followed by USA (27) and Austria (11). The winning beers are available at the CBC Brewery, Spice Route, and in major retailers.

eramic Factory has just changed its name to Rialheim, inspired by the studio’s move to Clairvaux, a farm near Robertson. Founder and creative director, Rial Visagie, talks to us about the Cape Town store, 117 on Long. Q: How did your business start? A: I was assisting a group of ceramicists in Diepsloot. A trip to the nearest ceramic studio to buy clay led to the owner asking if I was interested in buying her studio, to which I said no. I had a change of heart, however, and called my partner, Daniel, to tell him we’d bought a ceramic studio. The initial thinking behind Ceramic Factory was to create a studio that would craft collections for other designers. We needed to convince them of our credentials so we developed a small collection. We started getting large orders from chain and independent stores all over the world. Just six months into Ceramic Factory’s existence we needed to grow our studio and we decided to move the studio to my family farm, Clairvaux. Q: Why did you choose this area to set up shop? A: Long Street is like a little village in a big town. The product offerings complement each other so well, attracting international visitors for a uniquely local shopping experience. Q: How did you find your premises? A: Our original store on Kloof Street was riddled with serious site issues. The previous tenant of 117 Long Street, Imagenius, knew we were searching for new premises and mentioned us to the owners. Pieter Visser has always provided platforms for young ceramicists and luckily he and his daughter Liane loved our product so much that they chose us from all the proposals they received. Q: Why are the premises ideally suited to your business? A: It’s ideal for the Cape Town retail
market, an amazing building and location, and we have supportive owners and wonderful neighbours. Q: Who are your neighbours? A: Art galleries, local clothing designers like MeMeMe, Mungo & Jemima, and Cafe Mozart. Q: What are the shop rental/ sales prices like in this area? A: Like any good central location, it doesn’t come cheap, but the landlord has assisted us with a special rate for the first year. Q: What is your shop foot traffic? A: We have higher foot traffic during peak tourist season. We are still amazed by the high levels of international and local feet. Q: Do you have any expansion plans? A: We’ve just opened a store next to our studio at Clairvaux. The name change has enabled us to explore different mediums such as textile. It’s my dream to have different studios that manufacture items in other mediums. We also recently secured a distributor in Europe and are growing the Rialheim brand there. Q: Do you operate online as well? A: We’ve finally embraced e-commerce and will have an online shop on our new website which will be launching soon. Q: What’s your most popular item? A: A broad range of products inspired by my inner child and by current global trends. And, of course, our Biltong Collection makes everyone feel right at home.

The decisions by the ratings agencies were very welcome, but were only a temporary reprieve. If South Africa is to avoid a downgrade when the next review comes around in December, it won’t be because the country just muddled along between now and then. What both agencies made clear is that they have to see stronger economic growth. And this isn’t going to happen without political and economic reforms. S&P and Fitch agreed that there are important positives that can’t be ignored. Over the last few months a number of important institutions have confirmed their independence – most critically the constitutional court, the South African Reserve Bank, and the public protector. The National Treasury has also committed itself to reducing fiscal deficits and reforming state-owned enterprises. Eskom’s improved performance in providing a reliable source of electricity was also highlighted. But this is not enough. The only way in which South Africa can guarantee that it will retain its investment grade status is if economic growth improves. A frank assessment of what Fitch and S&P had to say, makes it clear that they are far from convinced that the government is doing enough to make that happen. To back this up, on the same day that Fitch made its announcement, the country learned that its GDP had shrunk by 1,2% in the first quarter of this year. This immediately had economists reaching for their calculators to make new predictions about what economic growth might be for 2016 as a whole. The conclusion some of them reached is that there won’t be any. In these circumstances, this cannot be a time when the country hopes that simply doing the same things will somehow produce a different result. We cannot rely on business as usual, and that means that we have to change the way we think and talk about the economy.

Most importantly it is time that the government stopped talking about creating jobs, and starts prioritising enabling new businesses. If it really wants to achieve a “radical transformation” of the economy, it has to create the environment in which everyone can participate not just as employees, but as the creators of their own wealth. That is fundamental to turning South Africa into the economic success it can, and should, be. Not just for the sake of avoiding a downgrade in the short term, but for true long-term prosperity.

2,300 SA homes valued at R20m or more
Dodging the ratings bullet A hen both S&P and Fitch left their credit ratings on South Africa unchanged this month, we could all breathe a little easier. For now.
s part of the South Africa 2016 Wealth Report, New World Wealth ranked the most exclusive suburbs in South Africa based on the number of R20m homes in each area. There are about 2,300 South African homes valued at R20m or more (as of December 2015) – 880 of them are in Cape Town, and 550 are located in Johannesburg. Camps Bay is the top suburb for R20m homes in South Africa.
Lisa Bathurst, director at property services agency Hurst & Wills in Cape Town, says: “Camps Bay has fared incredibly well in recent financial downturns, where prices continue to increase, regardless of South Africa’s economic woes. The latest figures show that Camps Bay prices have gone up by 50% in five years, and there is no sign of a slowdown.” Outside of Cape Town and Johannesburg, the most exclusive suburbs are:

R700m Radisson Blu hotel in Umhlanga B usinessman Vivian Reddy, who heads the Oceans Umhlanga development company, has announced that his lavish R700m hotel in the heart of Umhlanga will be managed by luxury hotel chain Radisson Blu. The 206-room hotel is part of the R3,8bn Oceans Umhlanga development which includes 460 high-rise apartments and a 33,000m2 luxury shopping mall set to rival Sandton City and the
V&A Waterfront with top-end, international, designer stores. Some of the hotel features will include a rooftop bar and terrace, a rim flow pool deck and Islamic-compliant facilities, and Reddy says the hotel’s banqueting and events venue will be the biggest in Durban after the ICC. “It took some intensive negotiations to bring Radisson Blu to Durban,” says Reddy. “This is a coup, as Durban will add another fivestar hotel to its portfolio.”
Reddy says his development will complete the triangle of hospitality, in reference to the nearby The Oyster Box and Beverly Hills hotels. He believes the hotel will attract more foreign tourists to Durban. Apartments are priced from R1,5m to R60m for a luxury penthouse, which comes with an infinity pool and helipad. Construction is due to be completed by November 2018.

ecently Enel Energy was launched in South Africa – starting in Cape Town with the YouPower solution. It will offer customers in Cape Town a turnkey, household and business energy solution that will bring together solar panels, inverters, and lithium-ion batteries to create a seamless energy supply, as well
as unique digital energy services. Francesco Venturini, head: Renewable Energies Division, Enel Group, says, “Customers can have full control on the energy they produce, consume and store through the Energy Management system. Moreover, the platform will allow the integration of digital services, such as home automation, which
will enable new-user and home management experiences, creating an open system that can ‘dialogue’ with all the house equipment.” Enel Energy will expand the offer from Cape Town to the rest of South Africa (Johannesburg, Durban, Port Elizabeth and so on) by the end of 2016.

S
pread below the slopes of Devil’s Peak, with the green expanse of Rondebosch Common a defining feature, Rondebosch is a friendly and old established suburb that embraces the University of Cape Town, Groote Schuur estate, the bustle of Main Road with its shops and apartment buildings, and quiet residential streets of family homes on the other side of the railway line. Rondebosch is very much a family suburb with spacious Victorian houses and gardens, and highly sought-after for the excellent schools within the suburb and adjacent Newlands. Once they arrive, people tend to stay – often for life. “People are building for the future by adding on a granny flat or studio, which they often rent out,” says Helen Binckes, who has lived in the area for 50 years, having chosen the area originally for the easy commute from the station into town, and its green open spaces. Rondebosch Common is a green lung of fynbos with multiple paths for runners, dog-walkers and cyclists and plenty of open space for flying kites too.
Rondebosch Park hosts a monthly craft market, the biannual Rondebosch Potters Market and a Carols by Candlelight. Keurboom Park, often reached by walking over the sports fields of Rondebosch Boys’ High School, is another family park with loads of safe space for kids to play. The friendly local Silwood Centre has all the shopping basics and further down Campground Road Michael’s Cafe and Deli is a favourite eatery. Main Road offers more restaurants and shopping, Palmyra Junction with its flagship Woolworths Food store is a short drive away and Cavendish Square just beyond for serious shopping. The sense of community is a big attraction, with the RCID (Rondebosch Community Improvement District) organising street parties for neighbours to get to know each other, residents’ committees working with the council to maintain the parks, kids of all ages walking their local streets at Halloween, and older kids enjoying a measure of independence and freedom being so close to friends and school.

Q: What types of properties are available and what can buyers expect to pay? A: The Silver Mile area of Rondebosch is highly sought-after by upwardly mobile families. Here entry level is just over R3m for a small, three-bedroom family home, going up to around R8m for a renovated, five- to six-bedroom home. In the Golden Mile, larger homes with six bedrooms on big properties can fetch up to R15m. The entry-level price in the Golden Mile area is currently R4,95m for a four-bedroom, 600m2 property. In Rondebosch Village, there are smaller homes ranging from R1,8m for two-bedroom homes on 132m2, to around R5m for a modernised four-bedroom home.
Q: What attracts buyers to the area? A: Buyers are attracted to Ronde bosch because of the close proximity to all the leading schools. The schools are oversubscribed and often only accept children that live in the school catchment zone. UCT attracts parents buying large homes for student children to share with their mates, as the university residential hostels are difficult to get into. Security is a prerequisite when parents are buying for their children. Doctors enjoy living in Rondebosch because of the proximity to our well-known hospitals. B&Bs do extremely well as Rondebosch is so close to clubs and sports amenities with easy access to the airport.

The allure of estate living Riaan Roos, CEO, MSP Developments and the brains behind the award-winning Buh-Rein Estate in the Northern Suburbs of Cape Town, explains what is behind the increased popularity of living and investing in estates

M
y aim has always been to offer value-added homes to regular South Africans, and this is the sector where the estate market is picking up considerably – and we know that this trend is set to continue. Research by Lightstone on estate living in South Africa shows that looking at the “Top 10” highest numbers of transactions within estates in the last five years, Buh-Rein Estate comes in at fourth position, with 797 properties sold. As we know, buyers are drawn to the Western Cape in particular, and they are also drawn to the following major factors offered by estate living: security, convenience, lifestyle, and value for money. It is clear that security is a major issue for residents and investors in estates,

and one that we see continuing to be a factor for a long time to come. Other huge factors are convenience and the lifestyle elements and extras that are included in some estates. Looking at Buh-Rein Estate as an example, you could buy a similar unit elsewhere, but you would not get all the amenities and extras that we provide as part of the MSP philosophy. These extras include on-site vehicle patrols 24 hours a day, precinct access control, remote access gates and perimeter fencing at each complex, day/night CCTV and dome cameras, and wireless broadband Internet. A restaurant, tapas bar, and conference centre will be completed soon. The rugby field, outside gym, Bootcamp, Tag Rugby every Thursday ensure that the residents at Buh-Rein stay fit. By the end of 2017 a new Checkers shopping centre will also be on site. Public transport to and from the estate includes Golden Arrow buses as well as a private shuttle service (HG Travel). In terms of price, the units definitely offer value for money – which is what people want. We offer apartments, duplexes, and double-storey townhouses, priced from R649,900 to R2m. We recently had one investor who came to buy one property and ended up taking four in all, in three different property developments within Buh-Rein Estate. We restrict sales to individual investors to two properties per complex, and only 40% of properties per complex are earmarked for investors.
The popularity of estates of course leads to some remarkable statistics in terms of the amazing growth that investment properties achieve, as well as impressive growth in monthly rental income. For example, in Buh-Rein Estate a two-bedroom apartment (51m²) purchased at R424,900 in 2011 carries a price tag of R729,900 today. This equates to almost 72% capital growth over the five-year term, or just over 14% per annum. When looking at the monthly rental income, these apartments were initially rented out at R3,200 per month, and currently the monthly rental income stands at R6,500 – a 103% growth in monthly rental over the five-year period, or 20,6% per annum. Not only is Buh-Rein Estate the ideal place for investors, or for first-time buyers to enter the property market, it offers a large selection of properties that are ideal for retirees wanting to scale down. In essence, estate living can offer the ideal lock-up-and-go solution, giving you peace of mind when travelling in our beautiful country or visiting loved ones. It is my role to carry out future planning, and my vision for the developments that MSP creates – with around 6,000 properties delivered since 2002 – takes into account all of the sought-after characteristics that are driving this upward trend. There are other great benefits to buying in a new estate as opposed
to a traditional suburb, which are illustrated in the box below. It is for all of these reasons that I remain very positive about market take-up of our estate offerings going forward, with investing and living in estates set to become more and more popular.
