Making SA proud
I
s the greater SA neighbourhood not beaming with pride over Wayde van Niekerk’s gold medal (and, of course, breaking the world record to become the fastest man over 400m), as well as now Olympic star Luvo Manyonga’s silver medal in the men’s long jump, Chad le Clos’s silver, and the rest of the SA heroes making headlines in Rio? It’s historic weeks like these that remind me what makes being a South African so great; that while we may appear to be the underdog, we hold within us the possibility of greatness. And every now and then we shine. Go SA!

After a year dabbling with the idea of a career in the military, Gerber discovered the world of wine at Elsenburg agricultural college. She honed her winemaking skills at Avontuur, Eikendal and Bellingham before joining Boschendal in 2006. ‘1685’ Sauvignon Blanc is to focus on tropical flavours, with weight on the palate to make it a good food wine as well,” says Gerber. She also crafts an Elgin-specific Sauvignon Blanc as part of the intriguing Appellation Series, showcasing vineyards from specific regions. “Unusually for Sauvignon Blanc, this is a wine you should feel free to decant. It opens up beautifully to reveal layer on layer of flavours.” The same goes for the Weisser Riesling in the Playpen Series. Only available from the estate, it’s an opportunity for Gerber to tinker with pet projects and new cultivars. “I really think there’s a growing market for Riesling, and I prefer the lighter, more floral characters that can come from Riesling,” says Gerber. Another highlight is the Chenin Blanc under the intriguing Sommelier’s Selection banner, which saw the team consult with top restaurant sommeliers to craft a Chenin Blanc ideal for food and wine pairings.
“Sommeliers like expression on the nose, but the texture on the palate is what’s really important for pairing with food,” says Gerber. “Across South Africa winemakers are really becoming passionate about Chenin Blanc. We are working really hard to preserve our old Chenin Blanc vineyards, both here on the estate and with the farmers we buy grapes from.” Another excellent food wine is the elegant new blend of Chardonnay and Pinot Noir. “It’s our way of commemorating bubbly, in a quiet way,” says Gerber with a smile. With spring on the horizon, perhaps it’s time to pay a visit for the old and new at Boschendal Farm.

Let them eat cake Bakery and coffee shop Mango Ginger makes healthy eating a treat, with gluten-free, vegan and sugar-free spoils galore WORDS AND IMAGE: KIT HEATHCOCK
M
eeting up with friends when everyone seems to have different dietary restrictions can be tricky. Where can you go and keep everyone – vegan, gluten-free, meat-eater and vegetarian – happy? Observatory locals’ best-kept secret, Mango Ginger, is the answer where gluten-free baking is a speciality and the varied menu has healthy and delicious treats of all persuasions for breakfast, lunch and tea. Owner and pastry chef, Fiona Sleigh, started Mango Ginger in 2007 after seeing a need for really good wheat- and gluten-free baking. She quickly gained a loyal following in the original shop on the busiest stretch of Observatory’s Lower Main Road. Three years ago she moved a few blocks to a quieter location close to Main Road,
with a peaceful, sunny front courtyard and more space inside. As a creative and innovative pastry chef, she is always trying out new ideas. “Over the years we’ve added sugar-free baking and just now have come up with a delicious vegan cake,” Fiona tells me. Browsing the display of baked goodies is temptation enough for anyone. The cakes are baked as individual mini cakes and labelled to easily identify the diets they suit. The prettiest coconut and lemon cheesecake is gluten- and sugar-free, a classic cheesecake is made with Eureka wheat flour, as are the home-baked almond and chocolate croissants. The vegan berry and beetroot cake sits next to a deliciously light gluten-free chocolate and ginger cake, and then comes a regular chocolate cake.
The wheat-free quiches and pies bring gluten-free customers from all over Cape Town, as do the freshly baked breads. Mango Ginger’s signature salads are another reminder that healthy eating doesn’t need to be dull. Crammed with flavour and texture, they include homesprouted mung beans, toasted nuts and seeds as well as the main ingredients (I had warm strips of honey, ginger and soy-marinated free-range chicken), and can be ordered as a generous half salad if you want to keep room for dessert. Chickpea pancakes serve as a gluten-free alternative for the varied selection of wraps, and the lunch specials board keeps things seasonal, with soups, meat and vegetarian dishes. What shines through with each mouthful is that this is food made with love, and mindful cooking that nourishes and indulges your taste buds.
The art of the street The third instalment of Cape Town Street Food Festival promises to take you on a tastebud adventure WORDS: CHARIS LE RICHE

I
t used to be that uttering the words “street food” would conjure up images of meals that were consumed in the wee hours after a night of partying. Today, however, vendors have made street cuisine into an art form, bringing new takes on old favourites, gourmet cuisine using only the freshest ingredients and reinventing what we’re used to. From walkie-talkies, gatsbys, koeksisters and smileys, the third annual Street Food Festival pays homage to our food culture by dishing up authentic South African street foods, pavement-style. Taking place once again at Woodstock’s Side Street Studio on 4 September, expect to see some of Cape Town’s best-known food entrepreneurs in their element as they share with spectators the secret to their success. “This year, we have an amazing line-up of conference speakers: from Rashaad Pandy (who claims to have invented the gatsby), to Lufefe Nomjana (Khayelitsha’s spinach King). We also have a samoosa eating competition and the Max Bagels BuildYour-Own bagel bar,” says Hannerie Visser, Street Food Festival director.

Launched in 2014 – in the Mother City, of course – The Street Food Festival was an immediate success attracting over 2,000 people, and last year Joburg was included. This year promises to be bigger than before.
Highlights at this year’s festival include the “Pigs’ Head” lunch by renowned chef Bertus Basson, free bagels from the Max Bagels Build-Your-Own bagel bar for the first 200 tickets bought, talks with Alice Toich about her food journey, and plenty of food to entice your taste buds. On 2 September, preceding the festival, there will be a special Indian-themed Street Food dinner designed by Studio H and created by Food Jam chef Jade de Waal. The menu will be inspired by their travels through India as well as South Africa’s rich local Indian food heritage. “We will be serving authentic street fare made with quality ingredients at this year’s Street Food Festival. Look out for foods like freak shakes (a cereal and flavoured milk bar), limited edition black pizza from Pizza Piaggio, and Street Food cocktails by Hope on Hopkins gin,” says Hannerie. Expect an out-of-this-world culinary experience that will change the way you look at street food. Tickets available online at Quicket (goo.gl/lwLAt4).

Embedded tech WORDS: CHRIS REID IMAGE: PLUG AND DREAM
W
hen people first started bringing electronics into their homes, they took the form of enormous statement pieces. From imposing radiograms and TVs built into cupboards, the technology was part of the furniture. From there the trend was to make technology increasingly discreet (and discrete). What we’re seeing now, however, is the reintegration of
technology with furniture, albeit more as an added benefit and less as a way to showcase the devices themselves. A great example of this trend is the Plug and Dream headboard. Designed by Loève Saint-Ourens, the piece takes the form of a modular system that includes a video projector, an audio deck, an aromatherapy diffuser, lighting and a Qleek station (linking to the owner’s Spotify account for streaming music). Plug and Dream lets you preprogramme a morning ritual so that you can be slowly woken up by your chosen smells, sounds and lighting. The idea is to create something more personal and enjoyable, rather than the rude awakening a cellphone on the nightstand offers the rest of us. This new breed of tech-enhanced furniture is still in its relative infancy, and there are always issues of compa tibility and longevity (something the Plug and Dream sidesteps with its modular design). As technology becomes an ever-present part of the rest of our lives, it makes sense that it gets combined with furnishings too. And with internetconnected TVs and fridges already in our homes, the wireless couch and headboard are soon to follow.

My business neighbourhood Tony Pinchuck sells wildlife prints with a designer difference from his space at the Kalk Bay Co-op WORDS: KIT HEATHCOCK IMAGE: SUPPLIED
W
ith reinventions of the Big Five (and other creatures) in wild colours, patterns and African motifs, Tony Pinchuck’s designs on cards, fabrics and furniture feel sophisticated but totally local. He sells directly from his space at the Kalk Bay Co-op, as well as supplying his art cards to selected shops around Cape Town and the Western Cape. Q: H ow did your business start? A: It started as a conversation over a cup of coffee two and a half years ago. I started producing a range of wildlife greeting cards inspired by engravings from the Victorian era. These proved very popular across Cape Town and I began applying the images to prints, cushion covers, and fabrics. Q: Why did you choose this area for your business? A: I live in Muizenberg and Kalk Bay is a short drive along Main Road – when the traffic is moving. I’ve always liked the way Kalk Bay
blends trendy and shabby, folksy and chic, with some great coffee shops, fishing trawlers, seals and the occasional whale. Q: H ow did you find your premises? A: T he premises found me. I was approached by the daughter of the owner of the Kalk Bay Co-op. She loved my work and put in a good word with her mother. Q: Why are the premises ideally suited to your business? A: I operate on a fairly small scale, producing small runs and individually made items, so it’s useful to share a space with other designers. In season the area attracts zillions of tourists looking for interesting local work and I think my work appeals to worldly foreign visitors who are after products with a South African feel, but are fed up with tourist tat. Q: Who are your neighbours? A: T he Kalk Bay Station conveniently delivers shoppers to our doorstep. There are loads of boutiques and galleries up and down the strip selling designer clothes, art and collectables and great eateries such as the iconic Olympia Cafe and the Harbour House Restaurant.

for a management fee rather than pay astronomical rentals. Q: What is your shop foot traffic? A: It’s pretty seasonal. The Kalk Bay Co-op buzzes with foot traffic during the tourist season and on sunny weekends during winter. In mid-winter it can be scarily quiet. Q: D o you have any expansion plans? A: I’m starting to make inroads in the private game camps around the Kruger National Park and I’m looking for opportunities in Gauteng and internationally. There has also been a progression in products from paper to fabric and I’ve been experimenting lately with furniture. I am currently testing a range of small-run chairs with customised upholstery. Q: D o you operate online as well? A: I have a website where prospective buyers can browse my work online and contact me by email or phone if they want to place an order. Q: What’s your most popular item? A: My favourite is my elephant chair, but my most popular items are the bat-eared fox cushion cover and blue rhino greeting card.

About the area WORDS: KIT HEATHCOCK
C
urving around the base of Signal Hill close to the CBD, De Waterkant shares much of the history of neighbouring Bo-Kaap. Its quaint cobbled streets and cottages built by the first Malay slaves dating back to the 18th century, gives the area a village feel that endures today. This despite the injection of a contemporary urban element over recent years with many shiny new developments of residential and office space. Known for its cafe culture and cosmopolitan vibe, as well as being a laid-back and gay-friendly neighbourhood, De Waterkant is full of trendy restaurants, chic design shops, guest houses and hotels. Its location is within easy walking distance of the CBD and the V&A Waterfront making it a favourite choice for visitors, as well as the young professionals who make up many of its residents. Those who are lucky enough to have rooftop terraces, enjoy fabulous views over the harbour
to the ocean or back over the shoulder of Signal Hill to Table Mountain. The Cape Quarter shopping centre which opened in 2009 added a new heart to the area for sophisticated shopping and relaxation. It is full of individual upmarket boutiques and decor shops, cafes with tables spilling out onto the open-air square, everyday stores from hardware to florist, and a good Spar supermarket. There’s a yoga studio and gym and, across the way, the European-style Piazza is home to the Lindt Chocolate Studio, galleries and more eateries. Of course, exploring the charming streets turns up many more pavement cafes and architectural gems, and walking up the mountain into nature refreshes the spirit. Many of the historic houses and cottages rely on street parking, but many residents prefer to live car-free, with MyCiTi bus routes linking to the city centre, Sea Point and Camps Bay, and much of central Cape Town within walking distance.
THINGS TO DO: • Embrace the cafe culture. • Browse the interior stores for design inspiration. • Explore on foot and walk to the CBD or the V&A Waterfront. • Sample the night life with vibey bars and clubs open till late. • Take part in a free Tuesday yoga class at the Cape Quarter with Yogalife.
There’s an eclectic vibe embracing all cultures and walks of life in De Waterkant. It’s a very relaxed and liberal piece of Cape Town, with lots of hidden gems like quaint little restaurants and architectural wonders to discover. RIAAN VERMAAK OF SUGAR HOTEL
TRANSPORT: • MyCiTi bus routes between the CBD, Sea Point and Camps Bay • Easy road access to the N1 and N2 • Walking distance to CBD, V&A Waterfront and Cape Town Stadium
Agent commentary Q: How has the De Waterkant area changed over the past five years? A: It has undergone enormous improvement with develop ments, upgrade of blocks of apartments and the establishment of the Cape Quarter shopping centre, which has anchored and increased the interest for investors in the area. It is the hub of business and entertainment, a mixture of cafes, piano bars, world-class boutique shopping and more. Close to the business node of the convention centre, head offices for law, accounting, banking firms, and on the main line for the MyCiTi bus and N1 and N2, it offers a safe European flair with an African touch, blending various cultures under one roof. De Waterkant is considered one of the city’s jewel suburbs.
Vangelis Doucas and David de Souza
Q: What types of properties are available and what can buyers expect to pay? A: De Waterkant combines old established houses and newer commercial buildings, mostly built in the mid-2000s, with sectional title for residents. Expect to pay roughly R2m for an entry-level studio apartment in the current market. Two brand-new developments facilitated by Rob Stefanutto, MD, Dogon Group, are The Mirage, a 17-storey, mixeduse building including apartments and a world-class sky bar, and Greenwich Square, a hidden gem with a village feel and a variety of apartments, starting from R3,35m. Properties in De Waterkant have increased in value exponentially in the past three years creating a high demand for purchasing investment properties in the area.
Q: What attracts buyers to the area? A: It’s a trendy suburb with a cosmopolitan mix of eateries, hotels, boutiques and businesses – Cape Town’s own little Soho. It is one of the fastest-growing precincts in the Cape Town metropole. It’s close to the major highways in any wind direction to take you to the rest of the Western Cape in minutes. It’s hard to believe that Waterkant Street was once the “water’s edge” where the old Table Bay fishermen and sea captains lived in the slave quarters a century ago. Today it’s a multimillion rand row of properties and multicoloured Cape Dutch cottages with mostly street parking. Every one wants to live here.

Where’s our innovation? I
t is not difficult to identify the global companies that have been at the forefront of innovation over the last few decades. It’s also not hard to spot a pattern on which countries they come from. In the US, tech giants Apple and Alphabet, which owns Google, are now the two biggest companies in the world by market capitalisation, while Elon Musk’s firms Tesla and SpaceX are smashing the boundaries of what only a few years ago was believed to be possible. In Japan, firms like Toyota, Panasonic and Canon have become household names across the world.
South Africa has seen exponential growth in certified green buildings. Despite this, there are many buildings that could be going green but are not... The findings of this study show that green buildings can be built for a negligible premium – between 1% and 10% – and that this premium is declining. MANFRED BRAUNE, CHIEF TECHNICAL OFFICER, GBCSA, ON THE GREEN BUILDING IN SOUTH AFRICA: GUIDE TO COSTS AND
South Korea is another nation that has become recognised for producing companies with leading ideas. Samsung, Hyundai and LG are all based in this country that is smaller than the Free State.
TRENDS REPORT
George semigration boosts property growth S
emigration into George from towns and cities around the country is now conservatively estimated to be around 50 families per month – significant enough numbers to be having a real effect on the property market. “Demand for residential property in George is exceptionally high,” says Stephen Lubbe, resident franchisee, Rawson Property Group. “This
is almost certainly due, in part, to the number of new residents moving into the city each month.” Lubbe believes the main driving force behind the high numbers of families moving into George is the relative safety, stability and high quality of life the city offers. The influx of new residents is doing more on the property market than just driving demand. “Traditionally,
More recently, companies out of China have also begun to gain recognition for their innovation. Many South Africans will know about Tencent because of its links to Naspers, but there are also many others like Alibaba, Huawei and Baidu. What is common across all these countries is that they have high levels of spending on research and development (R&D) relative to their GDPs.
fixer-uppers have always been popular, and while we still see demand for flip-friendly properties from young couples and speculators, it’s the ready-to-move-in homes that are flying off the shelves.”
In South Korea it is above 4%, while in Japan and the US it is around 3%. In China, this ratio has more than doubled over the past 10 years.
The highest demand for properties is between R1m and R1,5m, and those sales make up 20% of all Rawson’s residential transactions in George.
In South Africa, however, almost the opposite is true. Spending on R&D in this country fell to an all-time low of 0,44% of GDP in 2014, and recent figures from Statistics South Africa show that in 2015 it only recovered marginally to 0,47%.
A lot of hard work – and consultation with the commercial real estate sector – went into getting our Commercial property platform online. We’re really pleased with how it turned out. We look forward to seeing the commercial property sector using the platform and seeing for themselves how effective it is.
While this is dismal, it is at least recognised as a problem. The national government has set a target of reaching a ratio of 1,5% by 2019. The concern, however, is that very little seems to be happening to achieve this.
SIMON BRAY, CEO, PRIVATE PROPERTY
As Stanlib economist Kevin Lings noted recently, “It is clear that South Africa needs a much more comprehensive strategy for encouraging innovation and new product development. This would include a closer link between universities, government research agencies, and the private sector. It would also require that the executive management of South Africa’s larger companies recognise the benefits of product innovation and development and are willing to become less risk averse.”
100% home loans are still common T
he mortgage industry’s total volumes are a far cry from the height of the pre-2008 boom, but 100% to 109% home loans are most common of all the loan-to-purchase price bands. So says John Loos, FNB household and property sector strategist. “We find that the 100% to 109% Loan-To-Purchase (LTP) band, that is those homes where the bond
registered is from 100% to 109% of the home transaction value, were estimated at 41,5% of the total number of bonds identified in the 2nd quarter of 2016. Most of these would be 100% exactly, but a minority do venture above 100%.” This percentage is slightly lower than the 43,1% multiyear high reached in the final quarter of 2015, but not sufficiently lower as
to draw any conclusions regarding a possible declining trend yet. “To get the full perspective, one needs to examine the absolute numbers too. During the 1st quarter of 2016 we identified 9,951 bonded transactions by individuals in the 100% to 109% LTP range, more than double the 4,117 low of the 3rd quarter of 2009, but well down on the 33,825 high reached in the 3rd quarter of 2006,” says Loos.
On average, developed countries spend 2,4% of their GDP on R&D
What is undeniable is that spending on R&D can be key to growing an economy. Countries with high levels of R&D spending are without exception competitive and productive. South Africa can, and should, be in this company. A country that innovates is a country that succeeds, and South Africa should be doing more to create an environment for this to happen.
