Retreat to nature IMAGES: SUPPLIED

One ingredient, many flavours

D

id you know that the Western Cape has its own marine nature reserve? Set along the southern coastline, De Hoop Nature Reserve exists to protect the natural surroundings of this area. The whole area is something magical – picture fynbos veld, a large vlei, gigantic white sand dunes, and the sea all in one space. It’s rare to find this combination. For a family getaway this is ideal as there’s no room for boredom. Retreating to nature for a weekend restores the soul. I find it instantly grounding to get away from technology and the usual humdrum, put on my underutilised takkies and take to the dusty pathways. Being closer to nature is relaxing and makes me think this is how I should spend more of my time. Here are the things I’ll remember from De Hoop.

Well-spotted

Up early one morning we sat outside on the stoep to have our coffee and rusks. Hearing screeches from a troop of baboons we quickly hopped into the car to go and find them. What a sight to see them all just around the corner. At the same time I spotted a scrub hare darting across our path.

One ingredient, five courses, wines from Seven Springs Vineyard: the numbers add up to an immensely enjoyable evening WORDS: KIT HEATHCOCK IMAGES: DAANYAAL MOHAMED

Things to do

Go for a walk around the reserve and be surrounded by nature and animals such as zebra, bontebok and eland. For activities, there’s the eco boat trip, quad and mountain biking, stargazing, the whale trail, and an interpretive marine walk. Some activities are weatherdependent, so keep that in mind.

A

buzz of conversation and laughter swirls along the table at Reverie in Obz. Some wine-pairing dinners might be serious, served amid reverential hush, but when private chef Matt Manning is at the helm, down-to-earth humour and easy banter with winemaker Riana van der Merwe of Seven Springs Vineyards, introduce each course and create a convivial mood among the 20 guests. Matt chooses a star ingredient for his One Ingredient dinners and uses it in different ways in each dish of a five-course menu, together with wines from a local wine estate. In April, the ingredient was apricots, and the wine estate was Seven Springs near Hermanus (you can look forward to wild mushrooms on 27 and 28 May with pairings from Vondeling Wines). We’d sampled canapes of chicken and apricot stuffing balls on arrival. Now in the amuse-bouche of a seaweed tapioca crisp, scallop mousseline and pea and avocado – which Matt describes as mushy peas and chips – apricots add a subtle tartness as a gel. They show up poached in the delicious duck cassoulet with pearl barley and celeriac, with Seven Springs’ 2013 Pinot Noir, which is light and full of berries.

Top tip

If you can, take a dirt-road-friendly vehicle. The dunes are a short but bumpy drive from the reserve.

Did you know?

It’s a World Heritage Site. Over 40% of the world’s southern right whales come to this area each year to breed. Enough said. dehoopcollection.co.za

A few of us take Instagram photos between courses, responding to Matt’s challenge of a wine prize for the best pic of the evening (while Julia Hattingh, Reverie’s chef-patron, discourages phones at her social table in favour of real-time conversation, Matt loves the social media buzz). Sous-vide apricots are a background note in the beef sirloin with nuggets of sweetbread, wild ceps, smoky mashed potato paired with the Syrah, then play a starring role char-grilled with Karoo Ash cheese and lemony panna cotta perfectly set off by a wooded Chardonnay. I’m impressed with how harmoniously the food and wines work together – Matt has an inspired knack for creating dishes that really do complement the wines of the evening. A surprising dessert pairing – Seven Springs Pinot Noir 2012 accompanying toasted marshmallow, apricot compote and Amarula semifreddo – was amazingly successful, balancing the cloying sweetness of the marshmallow without losing its own voluptuous fruit character. Also look out for Matt’s interactive One Ingredient dinners – the same menu where guests prepare two of the courses in groups after Matt’s demonstration. The next one takes place at Ginger and Lime Food Studio on 26 May.

Beer in the valley of wine Franschhoek’s only microbrewery is bringing the world of craft beer to a valley more famous for its vineyards WORDS: RICHARD HOLMES

IMAGE: SUPPLIED

A

new microbrewery and taqueria is injecting a dose of craft beer and Mexican flavour into the Francophone village of Franschhoek. Part of the fast-growing Leeu Collection – which includes Leeu House, Le Quartier Française and the forthcoming Leeu Estates – Tuk Tuk is the only microbrewery in the village. With the capacity to ferment up to 4,000L of beer at a time, “Tuk Tuk is a very nice little brewery on steroids,” says brewmaster Dewald Goosen, who began as a home brewer before taking on professional roles at Woodstock Brewery and Cape Brewing Company (CBC) outside Paarl. “Our bespoke brews are made from carefully selected local and imported hops and malts, specially cultured yeasts and crystal-clear spring water.”

While the first batches of Tuk Tuk’s own weiss, pale ale, lager and dunkel are still in the fermentation tanks, Tuk Tuk is currently pouring beers from nearby craft brewery CBC. They’re perfect for the authentic Mexican fare on offer at the adjoining taqueria. It’s a stylish space, all raw brick and burnished metal, with windows offering a front-row seat to the brewery. If the weather’s fine, tables spill out onto a buzzy terrace overlooking the main road. Oliver Cattermole, executive chef of Leeu Estates and Leeu House, has put together a compact menu of delicious Mexican dishes to pair with the beers. Spiced nachos are always a crowd-pleaser, but rather opt for the excellent game fish ceviche, or chilli-andlime chicken wings to start. The tacos are, of course, a highlight, and are offered here with spiced

tuna and salsa, slow-cooked beef with braised onions, or crispy chicken with sweetcorn hash. Can’t decide? Try one of each. All dishes are served in generous starter-sized portions at similar prices, so it’s best to dine in a group and order a selection. Beer and dessert isn’t usually a great match, but you definitely won’t want to miss the spiced churros (Mexican doughnuts) served with a delicious dipping sauce of dark chocolate and chilli. Like everything else on the menu, they’re absolutely delicious.

tepping down the cascading stairs to Nobu Cape Town at the One&Only is a grand opener to date night. The Nobu team reverently call out: “Irasshaimase” across the restaurant. It is a traditional Japanese greeting used when you enter a shop or restaurant that gets repeated throughout the night as patrons arrive. To my surprise, we were seated quite close to another couple, which made me quite self-conscious. I wondered how I would have an intimate conversation with my partner with an audience nearby. However, once the food started flowing, my selfconsciousness quickly disappeared.

spice influence to that contemporary Japanese base you get the noble Nobu.

Japanese food is my favourite cuisine. I’m a pescatarian (a vegetarian who eats fish and seafood), so my relationship with Japanese food is purely a marriage of convenience. I’m also attracted to the way that it’s presented. The miniature pieces of food art are packaged with precision and are eye-catching – like the mesmerising spirals in a sushi roll. Then there’s the taste. Japanese cuisine has a range of taste sensations, from the reliable goodness of a miso soup right through to tantalising tempura. Bring that all together with a culture that focuses on living mindfully and you’ll understand my attraction more. When you add a dash of Peruvian

The sushi was outstanding and made with a light sushi rice texture. With South American spice influences coming through here and there the dishes were incredible innovations. The dessert selection ended our taste bud journey on a high note. It’s proof that combining the loves of my life does result in an experience of a lifetime.

Each dish is as exquisite to look at as it is to indulge in. We started with the yellowtail jalapeno which neutralises the palate in order to begin the evening’s taste journey. The salmon karashi su miso was the most delectable seared Norwegian salmon that I’ve had – smothered in a salty sauce, it melts in your mouth. The signature baby spinach salad with lobster was seasoned to perfection and I found that I couldn’t stop eating it until the plate was completely empty. I never thought that spinach could be so moreish.

My business neighbourhood Ingrid Corbett has brought her offbeat design and decor collection to Constantia with her third Quirky Me store

of my own designs, sourced some clever and quirky things from local designers, and set up a little pop-up shop from home, inviting friends to sales. A few months later, I opened my first shop at The Old Biscuit Mill in Woodstock. Q: Why did you choose this area for your third shop? A: The mall is well frequented all year round, and has a regular and affluent clientele. I was convinced that there was a gap in the market for my sort of offbeat offering – there was nothing else like my shop in the mall. Q: How did you find your premises? A: I had my name on the waiting list at Constantia Village for 3 years! A year ago Constantia Village Courtyard asked if I wanted to take a space that was becoming available. The corner position was great, directly at the entrance. However, I had opened my second shop at The Watershed just a few months earlier and wasn’t sure that I could take the risk financially to open a third store so soon. After a few sleepless nights, and a long chat with my dad (aka my financial advisor and biggest fan), I took the plunge and have not regretted it.

uirky Me in Constantia Village Courtyard is a treasure trove of unique decor items, artwork and gifts sourced from local designers, as well as Ingrid’s own designs, that solves any gift dilemma.

Q: Why are the premises ideally suited to your business? A: We’ve built up quite a following in the past year, and have a regular clientele who are always popping in to see what we’ve got that’s new.

Q: How did your business start? A: After a 10-year career in print media, I was looking for something new. I started working on a small range

Q: Who are your neighbours? A: I’ve got great neighbours: Melissa’s is just down the road, and Madison Boutique, a high-end clothing

store where I splurge every now and then. We’ve also got Kids Emporium, Clicks, Sorbet, and YogaSpirit studio, and Spirit Cafe. Q: What are the shop rental/ sales prices like in this area? A: Definitely on the high side. The cost per square metre is one of the highest in Cape Town. Q: What is your shop footprint? A: The lateral malls, such as Constantia Village Courtyard, where I am, don’t get as much foot traffic as the main mall. It’s a pity because there are great stores in this part of the mall, including fashion, food and services. Q: Do you have any expansion plans? A: I’ve opened two new stores in the last year – so, no, no more expansion plans just yet! I do dream of opening a store in Joburg… people keep asking. Q: Do you operate online as well? A: Our website features an online catalogue showing a large percentage of our product. Customers place an online enquiry before purchase. We have a great courier system and can send stuff pretty much anywhere in the country. Q: What’s your most popular item? A: My new Happy Meals on Safari placemats have proven really popular. I sell a lot of art and illustrations by local talent, loads of Skinny laMinx cushion covers and tea towels, and A Love Supreme’s disposable placemats and notebooks.

Growth in house prices in holiday towns slows further

A

fter a reasonably solid period from 2014 until early 2015, the FNB Holiday Towns House Price Index has more recently shown a loss in price-growth momentum. This index is compiled from deeds transaction data for towns deemed to be “strongly holiday property-driven”.

of +0,5% in the previous quarter. FNB household and property sector strategist John Loos, says that this is the first quarter of year-on-year decline since the first quarter of 2012, and the index under-performing compared to the average house price growth rate of 4,5% year-on-year of the more primary residence-driven major metropolitan markets.

In the first quarter of 2016, the index turned to negative year-onyear price growth of -4,1%, down from a slightly positive revised rate

This continues a slowing growth trend which started in 2015, after a fairly strong high of 11,4% yearon-year price growth recorded

in the final quarter of 2014. Then, holiday towns were inflating faster than the more stable primary residence-driven metro markets. “It’s natural for markets such as holiday towns, which rely on a high level of non-essential holiday home buying, to be more cyclical than the more primary residence-driven metro markets, thus leading to the Holiday Towns House Price Index showing higher growth peaks and lower troughs than our Major Metro House Price Index,” says Loos.

hen John Magufuli was elected president of Tanzania in October last year, many analysts already knew that he would bring change to the East African nation. There was a feeling among ordinary Tanzanians too that here was a man who was going to make a break with the past. Magafuli quickly showed that he hadn’t earned his nickname of The Bulldozer for nothing. Within days he was making it clear that his promises to curb corruption and reduce wasteful expenditure were not just campaign talk.

By 2020, just four years away, Durban will be a ‘new’ city, filled with five-star hotels, upmarket shopping malls and high-rise apartment blocks and as desirable as some of the most popular destinations in the world – a city that never sleeps

Largest mall Wi-Fi network in Africa V AST Networks, South Africa’s first open-access Wi-Fi network, along with global wireless equipment provider Ruckus Wireless, have successfully deployed the continent’s largest mall Wi-Fi installation to provide consumers and retailers with a reliable and fast Wi-Fi experience throughout the Mall of Africa. Wi-Fi on this scale has never been delivered before on the continent.

The teams installed more than 1,000 highly advanced and futureready access points and the network backbone to deliver a world-class Wi-Fi experience.

Grant Marais, CEO, VAST Networks, says, “A deployment of this scale is a massive undertaking by world standards and an African first. We are ready to go and cannot wait for visitors to enjoy a Wi-Fi experience

Check the plans before you buy I f you’re buying a home, an illegal extension on a property can put the homebuyer in a potentially tricky situation, says Charles Haigh, broker/owner, RE/MAX Elite. Haigh cautions potential property buyers to be on the lookout for extensions, alterations or additions to dwellings, and to specifically request a copy of the plans of the property. “An approved plan will shed some light on the age of the property,

setbacks for building lines and, of course, whether the changes have been endorsed by the local authority for building regulations,” says Haigh. “Property buyers need to be aware that the council seeks recourse and remedy for illegal extensions to properties from the registered owner of the property at the time that the notice to comply is issued.” He notes that failure to comply will attract penalties and a stiff fine.

long-term investment. “It is possible to achieve both if you identify the right area to buy in. South Africans are increasingly opting for areas that offer the lifestyle they desire, leading to strong demand for property in

Magafuli also cut the Tanzanian Cabinet from 30 ministers to just 19, and then suspended foreign travel for all of them except the president, vice president and prime minister. He fired the director general of the Tanzania Ports Authority and the permanent secretary in the transport ministry over the disappearance of thousands of shipping containers. This followed the suspension of the head of the tax authority and five other officials pending an investigation into graft and tax evasion.

At more than 130,000m2 of retail space, the Mall of Africa required a solution that could not only handle the capacity requirements of more than 300 shops and thousands of anticipated daily visitors, but also cope with ever growing data demand.

These actions have not only made him very popular in a country that for many years has been dogged by corruption and poor governance, but have also had a tangible economic impact. The state-run Daily News recently reported that Magafuli’s anti-waste measures had led to increased tax collection. The Dar es Salaam Stock Exchange is also up over 7% this year in a period when most African markets have been struggling.

There are, however, ways that buyers can protect themselves. “Buyers who are in the process of purchasing a property can simply request a copy of the approved plans as a suspensive condition of sale. This means that unless the plans are produced, transfer will not take place and, in effect, will pass the responsibility of proving the legality of the structure to the seller or the current registered owner.”

Tanzania ranked 117th out of 168 countries in the 2015 Transparency International Corruption Perceptions Index

Although Magafuli is not without his detractors – there are serious concerns about the recent banning of a local newspaper, for instance – he has done what every great leader has to do, and that is to instil a sense of accountability in those under him. He has set his expectations, and public officials need to meet them. In that there is a meaningful lesson for South Africa’s leaders because all of the preconditions for economic growth, such as better education, more efficient service delivery, smoother bureaucracy and less corruption, are all premised on this – government officials being accountable. That is an area where we currently fall short, and one we have to correct.

About the area WORDS: KIT HEATHCOCK

V

redehoek has gained a new fun and funky vibe, as young professionals and young families have moved in attracted to the peaceful, light and airy lifestyle on the slopes below Devil’s Peak, with bird’s-eye views over the city and harbour. It might once have been the least fashionable of the City Bowl suburbs, but with its convenient location and the shortest of commutes into the CBD, it’s popular with those who prefer quieter residential streets away from the city bustle but like to be close enough to dive into the action. And now that a MyCiTi bus route goes all the way up the hill, it’s even easier to pop into town for drinks at the weekend without having to drive. While still more affordable than the rest of the City Bowl, with apartments making up a large part of the available property, the last few years have seen a number of luxury developments and renovations, making Vredehoek even

more desirable. Nevertheless, it remains unpretentious and friendly in character. A morning run on the mountain is part of the daily routine for many residents, and mountain bikers and weekend hikers make the most of easily accessible trails leading up onto Devil’s Peak to the block house, or from Deer Park along the slopes. Families with young kids enjoy the safe green spaces of a number of small parks with wellkept jungle gyms. Top schools such as Herzlia and St Cyprians are nearby. Derry Street has a laid-back cafe culture, with several hip eateries where freelancers might spend the morning working on laptops or meeting over coffee. There are neighbourhood shops and services here too, and it’s only a stroll downhill to Gardens Shopping Centre for more serious shopping, with everything from Woolworths and Pick n Pay, to boutiques and specialist food stores.

13

BEST IN FOOD: • The Sidewalk Cafe: for brunch and laid-back dinner • Red Sofa Cafe: for coffee and breakfasts • Carlyles on Derry: for pizzas and drinks • Lazari: for brunch, lunch, cakes and coffee • Woodlands Eatery: for gourmet pizzas

THINGS TO DO: • Run or hike the mountain trails. • Browse at boutiques and specialist food stores at Gardens Shopping Centre • Picnic and walk dogs in shady Deer Park. • Go mountain biking around Devil’s Peak. • Stroll down Derry Street and soak up the hip, young neighbourhood vibe.

ACCESSIBILITY:

I love being so close to town but also right at the foot of the mountain. It’s the best of both worlds for me – a short commute to work and just a walk up the hill to be on the mountain, where you feel a million miles from the city.

• The MyCiTi bus route 101 from Vredehoek, via Gardens, to the Civic Centre saves parking hassle on trips into town. • The Jammie Shuttle connects with the MyCiTi bus route in Gardens. • It has easy access to De Waal Drive to connect with the N2 and the M5.

ESTELLE VISAGIE, RESIDENT

Agent commentary Q: What attracts buyers to the area? A: Vredehoek, which includes Highlands Estate, is very much sought after by families with school-going children, especially the Jewish community with children at nearby Herzlia. A lot of the properties in the suburb are north-facing and have excellent views over the city and out to the harbour with extended sunlight each day compared to, for instance, Tamboerskloof. Generally, Vredehoek is still cheaper than the rest of the City Bowl and offers far better value. The community is very neighbourly, with a very active neighbourhood watch, and the little restaurants and shops in Derry Street are extremely popular as meeting places.

Doris Ricketts and Michael Hauser

Q: How has the area changed over the past five years? A: This long-established, sunny area on the slopes of Devil’s Peak has evolved over the past few years into one of the most soughtafter City Bowl neighbourhoods. High demand has resulted in the building of numerous new luxury apartments with excellent views, adding value and prestige. Many existing apartment blocks have also been upgraded. There are superb restaurants within easy walking distance, and living five minutes’ drive from the city centre appeals. Young families enjoy access to secure play parks, while keep-fit and nature enthusiasts make the most of the direct access to the Table Mountain National Park.

Q: What types of properties are available and what can buyers expect to pay? A: One of the reasons for the growth of Vredehoek is the process of gentrification making it one of the City Bowl’s most popular suburbs. A great deal of development has taken place over the last few years. Purchasers can expect to pay from R4,5m in the residential market and from R2m in the sectional title market. The apartments and homes in Vredehoek are somewhat larger than the average property, which allows buyers to either purchase something old and renovate, or to purchase something brand new due to the amazing developments that have taken place over the last few years.

SEE FOR YOURSELF estate, and demand is not slowing at all, even after the interest rate increases. Which brings me to why and how inflation can be your friend. Over the past 50 years other investments have fluctuated, but property values have shown consistent appreciation. This is partly due to inflation, which increases the replacement cost of a house, and thus pushes up its value.

CEO RIAAN ROOS

M

SP is coming close to having developed and delivered 6,000 properties since 2002, so people often ask my opinion on where they should best invest in property. I may come across as biased, but I put my focus on the Western Cape. This province has a lot going for it – it is well managed and administered, and there is definitely a clear trend of people moving down from the northern parts of the country. As a result there is sustained demand, which supports above average capital appreciation. From an investment point of view the statistics also support my view. The Western Cape House Price Index rose by 12% (year on year) during the first quarter of 2016 beating all the other provinces. Add to this the fact that the Tenant Profile Network (SA’s biggest tenant data bureau) tells us that the Western Cape has the highest percentage of residential rental tenants in good standing (at 88,7%). Quite frankly, that is where the buck stops for an investor. I’m also asked how to get started in property, and my advice is don’t be intimidated. You might be surprised how simple it is. Choose a property that is affordable enough to use as a starting point for your portfolio. Compare various options, and identify which meet your objectives and budget. The right property is one with relatively low risk and a reasonable yield. If I had to choose a specific development to live or invest in, it would be BuhRein Estate in Cape Town’s Northern Suburbs. It was recognised by the South African Planning Institute (SAPI) for its innovative layout and won the SAPI award in 2010. It continues to go from strength to strength, with sustained demand. We sell 25-30 homes a month in the various developments of the

So while everything gets more expensive, so does the value of your property and your property investments. Inflation is currently at 6,3%, but building inflation is even higher at approximately 7,2%. In this way inflation benefits those who have committed to the residential market, but is a disadvantage for those who keep delaying getting in. Coming back to Buh-Rein Estate, this is a solid option for those wanting to live there or start a residential investment portfolio. There are around 3,000 people living here now – with 1,758 of the total 3,299 properties still to be completed. This estate has it all: great pricing and central location. Residents don’t need to leave – there is a restaurant, tapas bar, conference centre, rugby field, outside gym, Bootcamp, Tag Rugby every Thursday, excellent security and broadband internet. By the end of 2017 there will be a new Checkers shopping centre situated within BuhRein Estate. Public transport services to and from the estate include the Golden Arrow bus service as well as a private shuttle service (HG Travel). To look at the numbers, the capital appreciation that we are seeing there is excellent. I outline just one case study in the box that shows how prices and rentals have shot up (see box to the right). It also offers all sorts of property options – from apartments to doublestorey townhouses – with prices from R649,900 up to R2m. This ensures that there is an option for everyone.

TYPICAL CASE STUDY IN BUH-REIN ESTATE:

In terms of MSP developments overall, it works across varied socio-economic communities: from historically disenfranchised areas to more traditional suburban developments and even retirement housing. For me personally, knowing that we have helped our clients create wealth through property ownership is the overall crowning success.

• •

So I remain very optimistic about the future. MSP will be announcing some exciting new developments soon – brick and mortar ones and within the company itself.
