his year sees the annual Maboneng Township Arts Experience bring together town and township life in an epic weekend celebrating African art and culture. Known for breaking down boundaries by bringing strangers into homes of everyday South Africans, the Maboneng Township Arts Experience idea originally came from a need to find venues to showcase work by up-and-coming artists. Founder Siphiwe Ngwenya was struggling to find a place to exhibit and decided, instead, to create his own exhibition within the area around his home in Alexandra. More than 10 years later it has spawned two festivals and a total of 80 home art galleries in six townships, and has given budding artists a muchneeded space to show off their talent. In line with its theme, Town and Township, this year the event will be held jointly between Cape Town city centre and Gugulethu township. The Maboneng Arts Experience has teamed up with sister organisation iKapa Dance Theatre, which will host the Cape Town International Dance Festival at the Artscape theatre in the CBD from 23 November until 3 December. Shuttles will be available to transport festival goers between the two venues.
The Bay’s unique familyfriendly beach event happens every second Sunday morning throughout summer. A great way to enjoy the beachfront and stay healthy
On 29 November, art enthusiasts will be welcomed into homes of Gugulethu residents to view works from prolific artists while enjoying the area’s unique culture and bright murals through guided tours. In addition to a carefully curated selection of local and international art, visitors can look forward to a variety of African music, film screenings, performances and plenty of theatre productions.
LOOK OUT FOR… The launch of Mediation Homes, an initiative by Maboneng Arts Experience and Lipco Law for All, which aims to train homeowners in mediation, thus enabling them to help resolve problems within their community. These select homes will also be showing the film Soft Vengeance, the story of Albie Sachs (renowned activist and former Constitutional Court judge) and his journey of mediation in SA.

his initiative by the SA Brandy Foundation is as good a reason as any to set off on a brandyinspired journey, provided there’s a designated driver, of course. With the likes of Van Ryn’s, Upland and Tokara all turning out superb brandies, there’s no shortage of top-notch producers in and around Stellenbosch and Paarl – but rather hit Route 62 and head east. Your first stop should be the Klipdrift distillery in Robertson. While Klippies may be a decidedly mainstream tipple, the brandy experience here is superb. You’ll discover the long history of the much-loved name, enjoy a tour through the distillery and end with a tasting of the four unique brandies on offer. The road through the dramatic Cogmanskloof Pass brings you to Kingna, set on a working apricot, peach and grape farm a short drive from Montagu. Their five-year-old potstill brandy, produced only in small batches, is superb.

On the outskirts of the quirky Klein Karoo town of Barrydale, the Barrydale Cellar crafts a good range of pocket-friendly wines, but is equally famous for the excellent Joseph Barry range of brandies. The 10-year-old potstill brandy is the flagship, but don’t miss out on a taste of the aromatic three-year-old brandy made from Muscat d’Alexandrie grapes, better known as the humble Hanepoot. Calitzdorp is the capital of Port-style fortified wines in South Africa, but Boplaas has been distilling brandy for more than 120 years and produces a three-, eight- and 20-year-old brandy. “Our angel’s share is very high with the dry weather we have,” says cellar master Carel Nel. “The angels are very thirsty and every night they have a party in our brandy cellar, but this helps us produce rich brandies.” For those who don’t know, the “angel’s share” refers to the alcohol that evaporates through the oak barrels while the brandy is being aged for a minimum of three years. The SA Brandy Foundation says that this is a payment to the angels for working magic in the casks. Mons Ruber Estate outside De Rust also boasts a long heritage of distilling, with its burnished potstill dating back to 1936, while Grundheim offers a buchu and ginger-infused brandy at its charming distillery and tasting room on the outskirts of Oudtshoorn. With a mantelpiece that’s fast gathering awards from around the world, South African brandy is clearly on the up, and the character-filled brandy homes are the best way to discover the remarkable “burnt wine” of the Cape.

ine and olives have thrived on the same terroir since ancient times, yet while South African wines are the toast of the town, our home-grown olive oils are too often unsung heroes. But local really is lekker, in the case of extra-virgin olive oil. The SA Olive Industry Association ensures high standards and identifies the best of each harvest at the annual SA Olive Awards. On the Breede River near Worcester, Rio Largo has been a regular gold medallist since 2010, blending Leccino, Frantoio and Coratina olive varieties to make a fine olive oil full of fruity flavour. In the Klein Karoo just outside Oudtshoorn, De Rustica scooped three gold awards in 2015 for its Delicate Press and medium Mountain Press and Frantoio Press oils. Morgenster in Somerset West has been a leader in the olive oil industry since 1992, when owner Giulio Bertrand first brought in trees and expertise from Italy. Their extra-virgin olive oil has rated among the top in the world for the last 10 years in the Flos Olei awards. Tokara’s focus on terroir, balance and elegance applies to its olive oil as well as its wines. Their single variety Mission and their Premium blend won gold in the 2015 SA Olive awards.

About a year ago, winemaker Mphumi Ndlangisa started Magna Carta Wines, his very own locally based company dedicated to making fine wine. Last month Mphumi launched Magna Carta 2014 Pinot Noir and Magna Carta White Canvas, a Chenin Blanc, at art gallery 99 Loop; and, to put it lightly, people turned up. Our gracious host Mphumi was informative and didn’t skimp on the wine. Now, getting to the wine: the Chenin Blanc – my personal favourite – was perfectly chilled, light, crisp and left a pleasant tingle on the tongue. I visited 99 Loop for a wine launch (see above), completely unaware of its existence. The wide, unobstructed windows and 1800s façade beckoned me inside. I’m more of a rustic girl and modern, clean finishes rarely do it for me, but the space is so well-utilised and the art on display so inviting that I almost consider myself a convert. Owner Lena Sulik opened doors in August this year and has hosted many talented artists since, such as Andrew Hart Adler whose work has been exhibited across the USA and Europe, alongside masters of artistry such as Picasso, Matisse, Chagall, Pollock and De Kooning. There are currently two exhibitions running until 28 November. One is A Space Between, by Cape Town artist Gregory Stock, who uses familiar objects and mediums from his past to examine notions of transitional spaces and objects, familiarity, play and art. The second exhibition is We Live in the Past, by Lizza Littlewort, whose work references the era of Dutch painting, and comments on the history of the colonial narrative and its present-day effects. Yours Truly
In 2010 owner Daniel Holland opened the first Yours Truly on Long Street, serving up great coffee and amazing sandwiches. Last year, the second branch opened up in Kloof Street –larger, with plenty of outdoor seating and a small but effective evening menu which includes build-your-own pizzas and salad choices. The Kloof Street branch now has an upstairs deck area with an awesome view, perfect for a lazy summer’s day. My favourite time to go is on a Sunday afternoon when they have local bands as entertainment on the deck. While some might find this a schlep, I love that you personally have to go to the bar to order food or drinks. The service is always friendly and what I most enjoy is that I don’t have that claustrophobic feeling that I need to order on demand. Just last month, Yours Truly launched its third branch at 63 Loop Street which was a resounding success. Loop’s branch closes at 2am from Wednesday to Saturday, a bit later than Long Street’s, for those night owls. With three branches in the city centre, these guys are doing well, to say the least.

here’s a trend towards pet owners having their animals’ digs as design-minded as their own, and with that comes spending significantly more on spoiling their furry progeny. There’s also the related trend of high-end designer breeds – such as the terminally hip French bulldogs – becoming musthave status items. And when you’re dropping thousands on a dog, their accessories had better match up. While some people go all out and design dedicated pet rooms, the mass-market application of this trend is mainly around bespoke and highend pet beds. These provide all the comfort of a standard doghouse or cat bed, but with the design sensibility to complement the rest of the room’s decor. Locally, Kitticraft produces products in this vein, using laser-cut wood as its medium for a sophisticated, trendright look. Internationally, we’ve seen everything from custom-designed desks with cat play tunnels to doghouses that mimic Frank Lloyd Wright homes. The overall mindset is summed up by Canadian furniture designer Gamla: “Your dog’s objects should be made with the same quality as yours.” While the idea of luxury pet homes seems like an extravagance to many people, the motivation behind it is interesting from a social standpoint. After all, many people claim that their pets are a part of the family, and now they can provide them with the living quarters to prove it.

The peaceful, well-maintained area of Centurion with its large houses, flats, estates, smallholdings and friendly residents with a strong sense of community; is ideal for families, students and young professionals. Centurion is located between Pretoria and Midrand, and borders on the City of Johannesburg Municipality, Ekurhuleni Metropolitan Municipality and Mogale City. It was granted city council status in 1962 as Lyttelton and renamed Verwoerdburg in 1967. The name Centurion was chosen by residents in 1995 to match the name of Centurion Park (now called SuperSport Park). The area became part of the City of Tshwane Metropolitan Municipality in 2000. Clive Napier, ward councillor for Lyttelton Manor East for six years and Lyttelton Manor West for nine years, says new property investments are pouring into the Centurion Business District. According to him, a piece of open land adjacent to Centurion Mall will soon accommodate an international convention centre and offices for the African Union and United Nations, contributing to the prestige of the area. Golf estate living is popular in this area. Centurion has some of the oldest, most beautiful and prestigious golf clubs in Pretoria; like Copperleaf’s The Els Club, Irene Country Club, Centurion Country Club and Zwartkop Country Club. Angela Ochse, a resident of Centurion for six years, likes that it offers easy access to highways to Pretoria, Johannesburg, OR Tambo Airport and Polokwane, plus it has four railway stations
(including a Gautrain station) in West Street. Trains run north to Pretoria and Hatfield, and south to Sandton and Johannesburg Park Station, making commuting to work a pleasure. “The station has four feeder bus routes to Highveld, Rooihuiskraal, Wierdapark and Southdowns. It is convenient for office workers and has resulted in a boom in office park and infrastructure development in the area,” says Angela.

Lizl Steggman has lived here all her life, and enthuses about Centurion’s fantastic sporting facilities, including SuperSport Park, Centurion Bulls Action Sports Arena and Zwartkops Raceway. SuperSport Park is home to the Titans cricket team, who have played home games there since 2004. “Centurion Bulls Action Sports Arena has five indoor sports courts to play action cricket, hockey, soccer and netball all year round. Zwartkops Raceway is used for high-speed motoring in competitions and driver development, has 4x4 driver training, vehicle evaluation facilities and a kart circuit,” says Lizl. Centurion has been home to Bonita Tapai for four years, and she believes that when it comes to shopping, residents are spoilt for choice with centres such as Centurion Mall, Jean Avenue Crossing and Centurion Lifestyle Centre. She says Jean Avenue Crossing opened stores including Woolworths, Pick n Pay and Dis-Chem in February, providing a modern shopping experience. “Centurion Mall has recently been renovated and provides open-air shopping with many store choices. Centurion Lifestyle Centre offers clothing, banking, health and food choices. One doesn’t have to travel far to buy everyday essentials and these centres have great fashion, dining, entertainment and grocery options,” says Bonita.

If it’s schools you need, Centurion has top English and Afrikaans schools including Lyttelton Manor High School, Irene Primary School, Hoërskool Centurion, Cornwall Hill College, Laerskool Wierdapark and specialised academies such as Prue Leith Chef’s Academy. These education centres aim to provide education reflecting the needs of the community for learners to reach their full potential. Sean White has lived in Centurion for 15 years, and enjoys its cultural and historical sites, including Smuts House Museum, Irene Village Market, Rooihuiskraal Historical Terrain and Animal Farm, Irene Dairy Farm and Air Force Base Waterkloof. He says with many little hidden places in the area, he is still discovering new places to visit. “The Irene Village Market, which has stalls with food, arts and crafts and curios at Smuts House Museum, is a great family outing. The Rooihuiskraal Historical Terrain has an animal farm, children’s playground, picnic area and braai facilties,” says Sean. He frequents Irene Dairy Farm for fresh dairy products and organic produce. Sean adds that every second year, the African Aerospace and Defence Show with air demonstrations at the Waterkloof Air Force Base is a highlight for residents. The peaceful area of Centurion with its supportive community, interesting events and convenient educational and entertainment facilities offers a friendly, dynamic environment in which to set down roots.

ccording to Lightstone Statistics, freehold property in a number of well-known golf estate developments in KwaZuluNatal have shown real resilience and a rebound in capital growth following the 2007/08 recession. Andrew Golding, chief executive, Pam Golding Properties, says that from 2010 to 2015, the resale value of freehold property analysed, has increased by 26,2% in Mount Edgecombe Golf Estate, 50,3% in Zimbali Coastal Resort, and 179,4% in Simbithi Eco Estate. hile the national average house price has, according to FNB, breached the R1m price mark, South Africa’s top 10 suburbs now also boast an average selling price of R10 million-plus, says Samuel Seeff, chairman, Seeff. Seven out of the 10 suburbs are located in the Cape metro, and include the top five Atlantic Seaboard suburbs of Clifton, Bantry Bay, Camps Bay, Fresnaye and Llandudno, along with Bishopscourt and Constantia in the Southern Suburbs. Three Johannesburg suburbs are in the top 10 list – all in the Sandton area: Sandhurst, Westcliff and Dunkeld. “These suburbs have emerged in the post-recession era as the blue chip locations of the country where wealthy buyers, both local high-net-worth individuals and foreign buyers from countries like Britain and Germany, will put their wealth,” says Seeff.

Q: How did you find your property? A: I was initially planning to rent and take my time in finding a house to buy. I was also planning to downsize from my 400m2 property in Rustenburg. Instead, I saw some pictures of a house at RealNet Properties and asked the agent, Cecile, to take me for a look. I ended up making an offer on the 1,550m2 property right away. Q: Is there anything you wish you’d known before you started looking? A: The process is not always completely transparent from the seller’s point of view. Cecile helped me push for some necessary items, such as the electrical clearance certificate. Everything worked out fine in the end, but first-time buyers should know what their rights are and hold the previous owners accountable.

ith the demand for homes escalating in certain regions and more individuals opting for simpler, lower-maintenance and lower-cost living, the number of properties being subdivided over the past 10 years has risen. Lew Geffen, chairman, Lew Geffen Sotheby’s International Realty, says this is particularly true of older, established, affluent residential suburbs that are completely developed, often with freestanding properties between 2,000m2 and 6,000m2. “The primary motivation for subdivision is usually financial. While owners might sacrifice half their gardens, they stand to bank a substantial amount of money without losing their dream homes. If owners wish to subdivide a property, they should consult local authorities first about whether subdivision is possible in their suburb and engage the services of an attorney to assist with expediting the process,” he says. According to Geffen, subdivision depends on the town or city’s bylaws and how they pertain to particular suburbs. If the intention of the subdivision is to sell, owners should weigh up the cost of the process versus a realistic sale price for the land. “Depending on where the land is situated, it might not be worth the eventual time and expense.
Owners should also factor in potential loss of peace and privacy. If they are used to living in isolation on a large property, a cluster development on their doorstep will alter their quality of life,” Geffen says. Herschel Jawitz, CEO, Jawitz Properties, says subdividing a property lowers the costs of running a large home, including maintenance outlays, and decreases the rates. He adds that it allows owners to tap into significant amounts of equity in their property that can be used for retirement, or paying off the existing mortgage or other investments. “Most suburbs where the original stands are a meaningful size – generally in excess of 2,000m2 – allow for subdivision, but only to a certain size of 1,000m2 or 500m2. The size of the subdivision is determined by rules set by town planning departments, and in many suburbs, residents’ associations oppose subdivision applications that go below the minimum accepted size,” says Jawitz. It could take more than a year to apply and get subdivision rights granted, says Jawitz, and owners should understand the costs of selling the stand, including capital gains tax, costs of application to subdivide, and agents’ commission on the sale. He says it’s important for owners to get a good sense of what the subdivided stand would be worth, and understand the impact on the value and enjoyment of the existing property when considering subdividing.

O
ne of the biggest obstacles to implementing effective economic policy in South Africa is the high level of distrust that exists between the government and business. Broadly speaking, both parties seem to think that the other is not being supportive. And they both have a point. There are many areas where the government is failing to create the right environment for business. Concerns are being raised almost daily that South Africa is quickly becoming an unattractive investment destination. However, the corporate sector is not exactly covering itself in glory. Issues of corruption, collusion, tax evasion, exploitation and flouting environmental laws are unfortunately far too common. The great danger we face is that the two problems feed off each other. The more the government puts obstacles in the way, the more businesses retreat into a mentality of not caring for anyone but themselves. And the worse the corporate sector behaves, the more the government feels it has to regulate and stifle it. It is a deeply unhealthy relationship, and one that urgently needs fixing. Both parties really need to take a step back and consider more rationally what they need from the other and what they are willing to give in return. Because society needs business – just as business needs society. As the man considered by many to be the father of modern economics, Adam Smith, famously pointed out: “It is not from the benevolence of the butcher, the brewer, or the baker that we expect our dinner, but from their regard to their own interest.” There is an awful lot distilled into that single observation, because it is as relevant in the microeconomic world of the country-town butcher supplying meat to the locals, as it is to the macroeconomic world of what makes a country able to provide for its citizens. Businesses must be encouraged to prosper and grow and to be profitable. We must do everything we can to support those who chase after building their own wealth because in serving their own interests they are also serving society.

But it can’t end there. Simply hunting profits is not adequate. Businesses have to appreciate that they can only thrive if the society they are in is also thriving. That’s why it is so important that the government and business come to an understanding. Ultimately it’s a bit of a no-brainer. When the government supports business and business supports society, there are no losers.

ith an estimated 42 official co-working spaces, South Africa is the continent leader in this worldwide trend, and 75 Harrington in Cape Town’s East City is just one of these. Manager and community curator Steven Harris shares why this coworking hub is much more than just a collective of freelancers and start-ups. Q: How did 75 Harrington come about? A: It started early in 2014 when the Cape Craft and Design Institute (CCDI) consolidated its operations in the Harrington House building across the road and retained the lease on its previous premises. I own and run the adjacent multifunctional building called The Bank, and the idea of creating a multidisciplinary creative hub emerged out of various discussions between the CCDI and myself. One year later, we have a community of members who fill three floors of co-working and shared office space. The ground floor opens directly onto Harrington Street and is a welcoming space with hot desks, free Wi-Fi, a pop-up coffee shop, and a salad and soup bar.
Q: Who are your tenants? A: We embrace diversity and we have a real range of members and tenants – it’s where art, design, engineering and tech start-ups intersect. There are also NGOs such as Open Streets, Oranjezicht City Farm, The Shift, Sunshine Cinema, This is Africa and the Buffelshoek Trust, who do significant and exciting work throughout the city and beyond. Q: How relevant is its location? A: Our location is key. People come to us not just for the great coffee, food and internet, but to connect with others. A design and innovation ecosystem is now steadily emerging in the East City after many years of neglect.

ell-priced properties and a bucolic setting are just two of the reasons property sales in Somerset West are thriving. The area is proving to be a popular choice for those relocating from other parts of the country and – while the region was once dominated by the freehold sector – this has changed of late. The suburb now boasts an impressive array of estates and sectional title developments. Beatrix Joubert, Winelands Regional manager, Lew Geffen Sotheby’s International Realty, notes that the influx of buyers from Gauteng looking for a secure lifestyle has brought about a shift in focus to estate living. This, she says, has greatly contributed to the tremendous growth in Somerset West in recent years and has led to the mushrooming of many new sectional title and cluster home developments, two retirement villages and various shopping centres. “Local families looking for a quieter, more secure lifestyle are also moving out of Cape Town, and Somerset West is very popular because of
its proximity to the city and its excellent schools,” she adds. Louise Varga, area manager for Somerset West, Pam Golding Properties, says the price of freehold and sectional title properties averages out at about R2,2m and R1,5m respectively, although there are areas of the town that command higher prices. Homes in an upmarket security estate, for example, can fetch as much as R18m. The choice of sectional title homes is wide, and one- and twobedroom units in a decent area can still be purchased for about R700,000. “The town is ideally located for commuting to Cape Town while still living in the country,” she says. “Some people even commute to Johannesburg for the working week while the family enjoys the peace and lower traffic volumes in the town. The whole family then spends the weekend together in a desirable environment. The beauty of our ‘basin’, which is surrounded by the Hottentots Holland mountain range, and the close proximity to the sea at Strand, can prove to be irresistible when one is looking for a home.”
