W
hen Giulio Bertrand fell in love with Morgenster back in 1992, he saw it as a beautiful place to retire to after running a successful Italian textile business. Twenty-four years later, with retirement forgotten, he’s actively involved in every aspect of the thriving wine and olive farm that he has meticulously built up from scratch, importing olive stock from Italy and vines from France and Italy. There are 14 different olive cultivars, several of which are never revealed as they are the secret ingredients of Morgenster’s prize-winning extra virgin olive oil. It’s the only South African oil regularly at the top of the prestigious international Flos Olei list, and this year it’s one of the top 13 in the world. Nico Loubser, production manager, says that the final blend comes from exhaustive tasting and is different each year. “You play to find the right

combination. At Morgenster we’re looking for the best balance, not the strongest or best-looking oil.” The extra virgin olive oil tasting is the perfect opportunity to experience this. The Morgenster flagship oil and its two single varietal oils are set out in the contemporary tasting room overlooking the dam (plus the truffle and lemon oils, balsamic vinegar and olive pastes), and we sip, swirl and allow the flavours to develop, the pepper hitting the back of the palate only after several seconds. The
different layers of flavours unfold and we get a glimpse of the complexity behind the blending of a successful oil. Though tempted by the Italian Collection wine and chocolate tasting, lunch awaits in Giorgio Nava’s 95 at Morgenster next door, also with tranquil views over the dam to the mountains. The menu offers the classic Italian dishes that Giorgio is known for at 95 Keerom, and head chef Jaryd Sparg adds his own subtle creative touch. The La Tagliata al rosmarino is a generous plate of sliced beef fillet lightly smoked over olive wood from the farm and rubbed with rosemary and garlic, adding delicate layers of flavour. The pork belly melts in your mouth, with a crunchy crust and a salsa verde to balance out the richness. And for dessert, as well as a plate of light fruit sorbets, the chocolate fondant is a chocoholic’s heaven on a plate.

eed an excuse for a winelands road-trip? Local wine estates offer a tempting choice of laid-back festivals that are the perfect reason to head for the vineyards. The release of the year’s first wines is always a happy occasion for a winery, and few make a better show of it than Bosman Family Vineyards on the outskirts of Wellington. The annual Bosman Release Celebration (12 to 13 November, 11am to 4pm) is held on the historic Lelienfontein family farm, with winemaker Corlea Fourie leading informative tasting sessions in the 260-year-old cellar. Exclusive new releases for Bosman Wine Club Members will also be launched on the day, including an enticing Chardonnay, Pinot Noir and Pinot Meunier blend. These new releases will be available for purchase, alongside a small selection of older vintages from the Bosman Family Wine Museum. Kids will be entertained by dedicated childminders in a separate play area, with a lively food market under the oaks taking care of any hunger pangs. There’s no shortage of good food at the Groote Post Country Market (30 October, 27 November and 18 December – Christmas market – 10am to 3pm) with a superb range of Swartland produce on offer at this historic West Coast estate. Expect the likes of Weskus Worswa, Udderly Delicious Cheese, and Darling Brew to tempt your taste buds. And, of course, there’s the chance to sample the top-notch Groote Post wines from winemaker Lukas Wentzel. It’s not only about food and wine, though; there’ll be stalls selling artisan knives, handcrafted jewellery and vintage clothing too, with live music from Cape Town muso Francois Haasbroek to entertain guests throughout the day. Down in Elim, the southernmost wine region in Africa, it’ll be Nic Stevens keeping the music flowing during the annual Elim Wine Festival (5 November, 10am to 5pm), to be held at Black Oystercatcher Wine Farm. This cool-climate wine region marks 20 years as a designated wine ward in 2016, and has made a name for its terroir-driven Sauvignon Blanc, Pinot Noir and Shiraz. This laid-back festival is a chance to discover the area’s unique wines with guided tastings by 10 local winemakers. There’ll be local produce and food on offer, as well as a vintage tractor parade to keep kids entertained.

ne thing South Africans are known for is braaiing. With this staple comes what goes onto the fire and, in particular, the ingenious creation of the braaibroodjie. The first braaibroodjie was probably born out of what was available in the fridge: bread, cheese, sliced tomato, onion, and Mrs HS Ball’s chutney. On the back of this tradition and Heritage Day, Lust Bistro and Bakery ran a Braaibroodjie Bake-off with the vision of adding this weekend treat to its menu. Johan van Schalkwyk, head chef, tells us what he loves about it. Q: What makes a braaibroodjie great? A: The ingredients obviously play a large role in making up the perfect braaibroodijie, but so does the company, setting and vibe!

MASTERING BREAD Q: What’s your advice on flavour combinations? A: Less is more! Don’t overcomplicate matters by trying to add too much to the broodjie. Stick to tried and tested combinations. Q: Tell us about the winning braaibroodjies selected: The Bobotie Bomb and The Fintastic? A: My favourite sarmie since school days consisted of bobotie and chutney, so when it was served as one of the broodjies, it was an obvious choice. Very often a favourite sarmie also makes the perfect braaibroodjie. The fact that we were celebrating Heritage Day also helped us in selecting two dishes with traditional fare: smoked snoek and bobotie. Q: What is it about the food at Lust Bistro and Bakery that makes Vrede en Lust a proudly South African farm? A: Bread and wine! Need I say more? We pride ourselves on sourcing local ingredients. Q: What role does your heritage play in your style of cuisine? A: We are privileged in this great

Even a loaf that takes 96 hours from start to finish will only require your attention for a couple of minutes every day. • Use natural/wild yeast. It is all around us – you just need a medium to cultivate and grow it. • Play it out in your head before jumping in, especially once you start making a few loaves at a time. Yeast, being a biological leavening agent, has its own time, and even though you can manipulate it through retardation techniques, at some stage you will have to change your game plan instinctively. • Be patient. There is only so much you can do to control the process. It’s best that you understand and accept very quickly that you can only guide the process. • Don’t slice a hot loaf. The cooling time (usually around 60 minutes) is integral to the texture of the end product.

First-time buyer demand high
T
he average price paid by firsttime homebuyers rose by 5,8% to R739,000 in the 12 months to end-September as demand in this sector of the market picked up. This is according to the latest statistics released by BetterLife Home Loans. “Our figures show year-on-year growth of 0,1% at end-September in the percentage of home loan applications made by first-time buyers, compared to the 3,9% decrease in the previous 12 months,” says Shaun Rademeyer, CEO. This indicates that demand has risen strongly even though most households are running on a very tight budget, he says. “The rate at which home prices in this sector are growing, has picked up and the average percentage of
purchase prices that first-time buyers are paying in cash as a deposit, has also increased in the past year, reaching 12,2% at end-September compared with 11% in the previous 12 months. “This compensates for the fact that the 4,3% increase in the average home loan amount granted to first-time buyers, has fallen short of the 5,8% increase in the average home price, and underlines the continued determination among young people to become homeowners.” Buyers in this sector are generally in their late 20s and early 30s with household incomes of between R25,000 and R35,000 a month. “They usually spend around 40% of their income on debt repayment (mostly cars and credit cards or personal loan balances) and 30% on rent and utilities.
There is a very exciting regional message to tell about Durban, particularly in the property space. There is no reason why Durban should not be competing head-on with the likes of Joburg and Cape Town. Safe-haven destinations for SA property investors
T
he trend for South African property investors is to keep their stock in stable, safe-haven destinations like London, Melbourne, Chicago and Berlin, but a global investment report issued recently revealed some new pockets of value. This investment insight is in a biannual report – the Global Real Estate Outlook – composed by property investment firm IP Global, which identifies and analyses the best-performing cities for property investment, as well as those to approach with caution. According to the report, London, Manchester, Melbourne, Berlin, Chicago and Tokyo top the wish list for global real-estate investors with current preferences of sub-Saharan African investors being Adelaide, Brisbane, Hamburg and Vienna.
“Property investors from SA, Zimbabwe, Botswana, Zambia, Kenya and Nigeria have consistently shown a healthy interest in the United Kingdom and Australia – due to the shared historic connection. Europe, and finally the USA follow,” says George Radford, director for Africa, IP Global. The Global Real Estate Outlook reveals London as a solid global investment choice and firm favourite with investors from sub-Saharan Africa – thanks to a constant housing supply shortfall putting pressure on house prices. Britain’s dawn-to-dusk, dynamic capital has seen interest rates cut from 0,5% to a record low of 0,25%, following the European referendum vote, making this market parti cul arly attractive for buyers.
Value for homebuyers and holidaymakers in PE
A
pretty coastal town with Blue Flag beaches and a warm ocean, Port Elizabeth offers homebuyers and holidaymakers good value for money. The latest Lightstone data, for example, shows that the median price of a sectional title property is just R647,000 and for freehold, still around the R1,03m price range. The data also points to a steady market with the property transactions for 2015 very much on par with that of 2014. Activity for the last year to the end of June amounts to some 4,481 registrations worth just over R3,7bn for the metro as a whole. Pierre Germishuys, Seeff licensee for the area, says that while prices
have grown over the last few years, the growth has been sustainable. The metro is home to a large middleclass sector and the market is sensitive to economic fluctuation, but Germishuys says that, as with any other urban area, the market just continues to tick over. Activity in the market is driven largely by a mix of younger, often first-time buyers, that comprises over 30% of all activity, as well as families and older buyers under 50 who make up a further 40% activity. Over 70% of all property stock is still freehold, but demand for security estates is on the increase, especially in the more affordable R500,000 to R1,2m price range.

Consult a town planner/surveyor, who, together with your architect, will draw up plans and submit a report to the municipal authorities. Get neighbours’ approval via registered letters and published notices in the media – approval is necessary before submission of documents.
T
here are so many reasons why subdividing your property makes sense, predominantly financial. Not only can you either sell on the subdivision or a property you develop on that plot, but your downsized property/land size incurs lower rates and costs less to maintain. But subdividing isn’t a simple or speedy solution to anything, and once you’ve found out if your property is eligible for subdivision, you need to give it some thought. There are costs involved, and they can be quite hefty. Firstly, every South African suburb – even areas within suburbs – has a minimum subdivisible plot size. As your first step in the process, you’re well advised to employ a town planner or land surveyor to assist you. You’re going to need a professional site drawing with precise measurements of your property, as well as the exact position of your current dwelling/s on the plot. If it’s in the centre of the plot, or your plans exceed the maximum allowable floor area or building lines, you’re unlikely to be able to proceed with the subdivision; you also need to be able to create a separate entrance for this new property. Employing a professional is not only for the drawing and submission of
documents to various municipal authorities in order to gain permission, but also to give you a qualified opinion of whether your property is suitable for subdivision. You won’t want to spend inordinate amounts of money chasing something which is unlikely to be approved by the municipality. If you have a home loan, you can’t pursue a subdivision without approval from the lender. This will need to accompany your application. Once you’ve ascertained the eligibility of your property, your surveyor will submit the required documentation, but be aware that this process can take up to 18 months to finalise. You will probably have had a vision of what you intend for the new plot. And if you want to develop it, will it be a freehold property which you sell or let out, or do you envisage sectionalising it, selling or letting out units? Each of these options requires an architect who should work in conjunction with your surveyor. If you plan to develop the land, there are numerous steps in the process – including gaining permission from neighbours – and it’s not for the fainthearted. But if the plans all come together, it can be very worthwhile.

T
he Atlantic coastline below the Twelve Apostles mountain range is dramatic, strewn with rounded boulders and small coves – untamed nature at its wildest. Tucked into a secluded bay around a sandy beach, about a 10-minute drive from Camps Bay, Llandudno feels about as away from it all as you can get, while still being within easy reach of the city. It’s a small community with only 300 properties and no shops or commercial activities, but it has its own primary school, a sports club for tennis and squash and a life-saving club, as well as 24-hour security patrols. Most residents in this upmarket suburb are here for the peace and quiet, and the joy of nature on their doorsteps – from dolphins, seals and whales in the bay to the birdlife in the surrounding fynbos. Families enjoy the close-knit community feel, with those choosing the primary school in the village walking their kids to school and taking part in
sports days on the beach. Others drive to schools in Camps Bay or Hout Bay, which is only five minutes away and the closest place for shopping, restaurants and everyday essential services.

There’s plenty of social life within the community. “Our quaint life-saving hut holds parties for all the youngsters plus the oldies,” says resident Brenda du Preez. “It’s fantastic as it’s in walking distance from our houses, so no fetching and collecting.” And in summer there are informal gatherings on the beach to catch up with neighbours and soak up the spectacular sunsets over sundowners with friends.

What attracted me from the very beginning about Llandudno is the closeknit family feel of the community. Family and friends walk the streets, teaching youngsters to ride bikes and skate. Our mission is to help ALL women affected by Domestic Violence and substance use disorder who seek sanctuary by providing a Caring, Clean and Safe shelter with accommodation from 24-hours to 6 months. We have assisted women with substance use disorder since 2012. They are able to seek rehabilitation and treatment whilst their children are safe with us.
