his much-anticipated annual conference takes place from 27 February to 1 March at the Artscape Theatre in Cape Town. The leading international creative showcase will once again bring speakers from all over the world together for three days of innovative presentations and thought leadership.

The Most Beautiful Object in South Africa is an annual undertaking designed to involve and engage people from all walks of life with the best of South African design, at the same time honouring personal freedom of choice and individual sensibilities. “We want the public to decide what they think constitutes a ‘beautiful object’. It’s not just about what something looks like, it’s also about smart functionality, or a design’s ability to enhance the quality of life for its user, or effect change. In the selection process itself we want to foster a sense of appreciation, accessibility and engagement,” explains Design Indaba Festival organiser Beverley Cupido. Most Beautiful Object in South Africa is a public-facing initiative that was propelled into being 12 years ago by Design Indaba. This year there are 10 candidates, each nominated by a prominent public figure or industry leader. The nominated Most Beautiful Object in South Africa design or concept that receives the highest number of public votes will be declared the winner.

tuart Botha probably won’t have time to read the papers this Sunday morning. For the winemaker at Tokara, February means harvest, and there’s little time to spare when the grapes are ready for the cellar.
And with the cellar producing three expressions of this ever-popular cultivar, with fruit sourced from both Stellenbosch and the coolclimate vineyards of Elgin, he has his work cut out for him.
Stuart joined Tokara in 2017, exchanging the Constantia vineyards of Eagle’s Nest for the hilltop views of Tokara on the Helshoogte Pass outside Stellenbosch.
The Tokara Sauvignon Blanc is an approachable, well-priced blend of these two regions, showing the crisp apple and lemongrass notes of the cooler Elgin vines alongside the vibrant tropical notes of Stellenbosch. It’s a delicious drop, but perhaps more intriguing for a sauvignon fan is the Tokara Reserve Collection
This year marks his second harvest at Tokara, and all eyes are on the sauvignon blanc the cellar is famous for.
In the design arena, Olof Schybergson from global design consultancy Fjord has a client list that includes PayPal, Adidas and Citibank, and his innovative approach in the design and digital space have made him the go-to for simple but elegant solutions. Keenan Wyrobek, whose company Zipline makes blood transfusions accessible to rural and far-flung locations via drone technology, will illuminate on how disruptors in the medical sector can transform lives.
Elgin Sauvignon Blanc. Here only fruit from Elgin has been used, with all of the bright acidity you’d expect from these high-lying mountain vineyards. “There’s an amazing freshness as the wine enters the palate, with clean citrus flavours leading to a creamy mid-palate and a lingering crisp finish. This sauvignon blanc shows remarkable ageability and will evolve with correct cellaring over the next few years,” says Stuart. For something with a little more weight on the palate, the estate’s flagship white blend – Tokara Director’s Reserve White – is a classic Bordeaux blend of sauvignon blanc and semillon. Picked from specific blocks high on the flanks of the Simonsberg, the juice is fermented in older French oak barrels and aged on the lees for nine months before bottling – a fine reflection of the Tokara terroir. Stuart is in no hurry to make his own mark on the cellar, rather letting the vineyards speak for themselves. “The wines of Tokara are very expressive of their terroir, and when that’s the case, minimal intervention is the best approach. You don’t try and manipulate them too much. When it comes to blending and barrel selection, that’s where the style of the winemaker comes through over time.”

I
f French cuisine makes you imagine sophisticated dining, incomprehensible menus, intimidating waiters and a jacketand-tie dress code, The Vine Bistro defies those stereotypes. Two years ago when Glenelly Wine Estate’s redoubtable 93-year-old French owner May de Lencquesaing was talking to chef Christophe Dehosse of Joostenberg Bistro about a food offering to do justice to her flagship wines, he was definite about the style they should go for. “I wanted people to come and feel comfortable, relaxed, convivial,” he says. “Our food is classic French food, but what is classic French? It’s a big subject, a big country with three or four different climates and many regions.” At the Vine Bistro, Christophe cooks the unapologetically robust and classic fare of the old-school French bistro. Everything is made in-house. It’s the food of the Gallic countryside, where nose-to-tail is a way of life, not a fashion, where local ingredients have always been the focus and where the crusty bread isn’t a separate course but stays on the table to mop up those last delicious drops of sauce from your plate. We happily devoured the excellent home-made sourdough and baguette, first to do justice to creamy spiced
piccalilli that went with beautifully smoky grilled octopus and chermoula, then to savour the last vestiges of intensely lemon risotto with succulent chunks of porcini mushroom, topped with crispy lemon verbena leaves – love at first bite. Plating is generous and unfussy: tender springbok loin surrounded by light and herby gnocchi Parisienne and a fresh, crunchy kale and almond salad; and superb braised pork cheeks and trotter, rich and groaning with flavour, a classic done to perfection, with more bread to soak up the gorgeous gravy. You could sit on the peaceful terrace all day, dallying with frozen berry parfait and meringue, and lingering over coffee, butter biscuits and chocolate truffles, with stunning views over vine-clad hillsides and Stellenbosch mountains, but leave time to wander through Madame de Lencquesaing’s incredible glass collection – from Roman vessels through art deco to contemporary art pieces. Also visit the upstairs tasting room to sample more of the estate’s excellent wines. The award-winning flagship Lady May single vineyard cabernet sauvignon blend sums up the whole ambience at Glenelly – classic French elegance well-rooted in its vibrant South African setting.

hen you feel you’re in a position to buy a home and need a home loan, the smartest move you can make is become prequalified – in other words, before you head out to find your new home, find out what size loan you qualify for. It’s disappointing to find your perfect home and not qualify for that size loan.
Bond basics
How to get prequalified
For first-time buyers – or those who have been out of the property market for some time – here are the back-to-basics steps to securing a home loan
The wonderful thing today are the online tools available to assess whether you’re eligible for a home loan and what size. Look for instance at ooba’s home loan affordability calculators on its website. It’s important that you put in accurate figures to get an accurate outcome – this tool is an indicator, not a guarantee, and you’ll have to supply all the required documentation – salary slips and so on – to secure your loan when the time comes to make a formal application.

If you don’t want to be prequalified online but prefer to go into your bank’s home loan department, of course you can do that and they’ll explain everything to you, including the additional fees which you’ll have to pay, like transfer costs. Rhys Dyer of bond originators ooba explains the criteria which banks use to award home loans. “Banks assess affordability and credit profile first when it comes to bond applications. Affordability is now based on net disposable income, which for many means access to less credit. A good credit score is all-important. Banks also look at your current financial situation, whether or not it might change in the next few years, as well as the stability of your income.”
A good credit score
You need a good credit score to be approved for a home loan. Dyer says, “Every year, ask for your credit score from a credit bureau, or use an online tool like ooba’s bond indicator so you always know what your status is when it comes to assessing your financial risk to a potential lender. Your credit score will be determined by issues like how well you manage your debt, how many accounts you have, and how long you’ve had them for, among others.
Is it possible to get a 100% home loan?
It is, but once again, it’ll be about affordability – it’ll depend on whether you can afford the monthly repayments on the amount for which you’re applying. For those who don’t have a deposit, but have a good credit rating, it’s definitely worth applying.
The interest rate
It’s important to negotiate the interest that the bank will charge you for the money you’re borrowing – if you work through a bond originator, they will, for no charge, take your home loan application, and present it to a number of different banks. That way, if you’re granted a loan by a few of them, you’ll be able to choose the best deal for you. Is it better to opt for a fixed or variable interest rate? According to Dyer, “If you’re working to a tight monthly budget and can afford to, it might be wise to fix your interest rate even though they’re usually higher than variable rates. Before buying a property, “stress test your budget to ensure you’ll still be able to meet your bond repayments if rates start to rise”.

he current economic climate has seen a turnaround in the Cape Town property market. We’re accustomed to seeing the glamorous suburbs of the Atlantic Seaboard and the more exclusive of the Southern Suburbs making headlines with record-breaking sales, but now growth in those areas has slowed and others are taking their turn in the spotlight.
Price growth “Generally, suburbs experiencing price growth are those that offer a variety of amenities, are close to places of work or entertainment, or major transport routes,” says Sandra Gordon, research and market analyst, Pam Golding Properties. “With rising inflation, fuel costs and other economic challenges, affordability has become an increasingly important factor in the property market. This means that activity tends to be more robust at the lower ends of the market.”

Looking at the Lightstone property data for 2018, she identifies the overall top-performing suburbs in terms of house price growth, across all price bands, as Blue Downs (170%), Atlantis (153%), the Waterfront (50,6%) and Mouille Point (52,4%), with Kalk Bay, Kuils River and Century City also registering significant median price growth.
Volume of sales Another measure of performance is volume of sales. Arnold Maritz, Southern Suburbs co-principal, Lew Geffen Sotheby’s International Realty, notes that Propstats data shows sales numbers dropping by 27% across the Cape Peninsula last year. “The highest reduction in volumes of sales and turnover seemed to be in the areas of Cape Town where the median prices were higher. Areas such as False Bay, the South Eastern Suburbs and the Western Seaboard seemed to be slightly less affected than the Atlantic Seaboard, City Bowl and Constantiaberg areas, but none were unscathed.” He cites Plumstead, Harfield Village, and Rondebosch as least affected, and observes that in Plumstead, Observatory, Tokai and Rondebosch, average sale prices increased by 15,8%, 13%, 10% and 7,4% respectively. RE/MAX has seen a similar pattern of more affordable suburbs coming to the fore, says Adrian Goslett, regional director and CEO. “According to our own statistics for the year, the highest number of registered sales completed in 2018 were recorded in and around the suburbs of Table

View, Somerset West, and Mitchells Plain, followed by suburbs such as Gardens and Claremont.” Online property portal Private Property shows areas with a median price of under R1m such as the Cape Flats and Eersterivier topping the list of most in-demand suburbs in 2018 (based on views per listing), as they did the previous year. Areas that have significantly moved up the list since 2017 include Plumstead, Edgemead, Uitzicht in Durbanville, and Muizenberg with median prices of between R1,5m and R2,35m.
Affordability A variety of reasons are behind the performance of the better performing suburbs. “Harfield Village, like Plumstead and Rondebosch, simply offered better value for money than the suburbs immediately surrounding them and consequently attracted more of the qualified buyers in those respective price ranges,” says Maritz. “Suburbs like Observatory are undergoing urban renewal, and that, together with new developments in the area, contribute to the price growth in that suburb.” Says Goslett, “Price growth in the Table View area can be attributed to the ongoing development in the area,
from the addition of the MyCiti bus route and the new Table Bay Mall, to the multitude of sectional title developments that have popped up over the years. All of this has seen demand grow in this suburb – a trend that I predict will continue well into 2019 and beyond.”

Owing to the escalation of prices in suburbs such as the Atlantic Seaboard and CBD, more affordable and newly developing suburbs somewhat further removed from the centre of town are growing in popularity ADRIAN GOSLETT, REGIONAL DIRECTOR AND CEO, RE/MAX OF SOUTHERN AFRICA
He adds that Somerset West has seen a comparable growth curve and is steadily growing in popularity.
Top of the market When it comes to the top end of the market it’s not all bad news. “There are still some areas where high-end properties remain sought-after,” says Gordon. “The Waterfront continues to perform as the appetite for luxury apartment living near to the coast shows no sign of abating.” The two highest-priced properties that sold in Constantia last year were significantly more expensive than the two highest priced properties sold there in 2017, according to Maritz. “Sellers in more affluent areas are potentially less likely to accept low offers while the general market is in a ‘holding pattern’,” he says, “and are able to afford to hold out for the market to return to a stronger growth phase.”
