here’s a dash of French chic about Yumcious Cafe: its pavement cafe tables overlook the leafy open-air square of the Cape Quarter, and the bright and airy interior is full of flowers, glass and mirrors. Combined with Jenny’s down-to-earth approach to food and warm hospitality, it’s the perfect place to relax over a leisurely and satisfying lunch, or sinfully delicious cake and coffee. Opened in December, the cafe is just across the square from her relocated CooksPlayground premises, so she’s hands-on in both places – emerging from the kitchen to put the final touches to sauces and dressings at the
Yumcious table, greeting customers and taking the time to chat, and later heading over to CooksPlayground for a cookery event. You’d think her life was full enough with TV and radio appearances, new cookery book and her successful raft of Giggling Gourmet services without opening a cafe too, but it was something she couldn’t resist. “I love feeding people. I’m creating recipes all the time, I dream about them. There are only so many recipe books I can write each year, and I can’t give everything to my husband and children. Yumcious is somewhere for me to share my creations.” The ever-changing, pay-by-weight Yumcious table, laden with twelve different salads (and not a lettuce leaf in sight), bears witness to Jenny’s creativity. At lunch time abundant bowls of colourful veggies fill the eye: from fresh lemony courgettes, to charred aubergines, roasted sweet potato with sesame oil, and green beans drenched in soy and sherry. A platter of Moroccan roast chicken,
followed by rare roast beef, ties the flavours from around the world together. Everything on the menu is home-baked too – from the rolls, the buns supporting the stacked-high signature burger, to the enticing selection of decadent cakes: rich chocolate, gently spiced carrot, and pretty bowls of swirly pink meringues, which take centre stage under gleaming glass domes and taste as good as they look. And I’m looking forward to a return visit to explore the breakfast menu. With so much choice of frittatas, cannelloni pancakes, sumptuous stewed fruit on granola, or French toast with honey-orange butter, Yumcious looks set to become a home from home for Cape Quarter locals.

arol Ostaszewski and Laura Clacey want to start a revolution – a revolution where apples aren’t only found in your fruit bowl, and where sweet and sickly isn’t what you associate with a bottle of cider. After returning to South Africa from Australia where they ran a successful craft cider business, “we saw South Africa as the next big opportunity for cider,” says Karol. “By dollar value, South Africa is in the top 10 countries worldwide for cider consumption. It’s driven largely by the big commercial brands, and the craft component is still small, but that’s exactly the niche we’re looking to tap into.” A handful of other local cider brands – like Everson’s, and Cluver & Jack – are also looking to grow the craft cider market, but Sxollie sets itself apart by focusing on singlevarietal ciders. The sweet and full-bodied Golden Delicious was the first to hit the market, followed swiftly by the slightly dry perry made from Packham pears. “We chose to launch with Golden Delicious because it is the number one apple grown, exported and consumed in Africa. It has a lovely fresh and sweet flavour profile, and it’s familiar to people,” says Laura.

A crisp Golden Delicious cider with plenty of tart acidity is set to hit the shelves early this year, and there are plans afoot for a cider from Cripps Pink apples too. Unlike commercial ciders, Sxollie is all about minimal intervention and its cider-making process is similar to crafting white wine. Apples are pressed and the juice collected in stainlesssteel tanks before champagne yeasts are added to convert the natural sugars into alcohol. Fresh apple juice is then blended back into the cider to return some of the sweetness lost during fermentation before the cider is bottled and shipped out. The whole process takes around eight weeks from pressing the apples to arriving on the shelf and, hopefully, your dinner table. “Cider is lighter in alcohol than wine, so it’s a great drink to enjoy with food,” says Karol, who recommends pairing the Golden Delicious with spicy dishes, and the perry with lighter dishes, like grilled fish or sushi. Whether you prefer them sweet or dry, it’s well worth trying your hand at being a bit of a Sxollie this summer.

ver the past few months, we’ve seen designers embracing poolside kitsch in interior decor in a big way. The pastels and distinctive styles of cities like Miami have influenced everything from colour schemes to product design, all drawing on the laid-back feeling of poolside relaxation. Now the influence is reversing, and the fun spirit embraced in the world of home decor is splashing back into outdoor living, too. South Africans love their pools, so this kind of trend is perfect for the local context. And, ironically or not, kitsch also does well in our market. It’s no surprise then to see people embrace a retro spirit in their pool accoutrements as we move towards outdoor living for the summer. Swartland retreat Taking a mini-break is all the more possible if you explore nearby towns

T
he holidays are now a distant memory, what with schedules up and the year taking off like a J&B Met favourite. But that doesn’t altogether mean losing sight of the calm effect. In fact, I’m attempting the impossible: to live a more holiday-inspired life. One way to kick-start this approach is to plan quarterly getaways. Even just one night away can refresh the ordinary. Surrounded by many interesting towns in the Cape, there are many options nearby just waiting to be explored. Last year, I found a gem in the Swartland: Kloovenburg Pastorie. Set in the rooibos- and wheat-producing part of the Western Cape, RiebeekKasteel is one of the oldest towns in the country. It’s also only 80km outside of Cape Town. Not being of plaasmeisiedecent, I wouldn’t usually choose to explore inland, dusty farmlands. But I must admit that I underestimated the beauty of the Swartland. Standing at the entrance to the Pastorie and looking out over the Riebeek Valley the view is breathtaking; the dusky colours melt into the horizon. I never knew that land could look so picturesque. Set on the Kloovenburg wine estate, Die Pastorie (The Parsonage) is one of the most historical buildings in the area. The Du Toit family, who purchased the building in the ’70s, recently renovated it into a luxury overnight accommodation option. This is one to add to your luxury-getaway list. The property has been restored and beautifully transformed into a Victorian-style homestead with touches
of French decor. The suites are draped in a natural palette of white, cream, and beige – which I love as it instantly clears the mind. Sleek touches of black, silver and colour creep in just enough to glam things up. It’s the perfect retreat. The Pastorie is inviting and the villa offers a gorgeous stay right on the countryside’s doorstep. Being part of the impressive Kloovenburg wine, olive and product range that the Du Toit family have steadily grown, really means a full-circle experience too.

Why sell or buy a home with a warranty? A warranty gives the buyer peace of mind and ensures a home sells for the best price it can attract
I
t’s hard to remember a time when you bought a car without a warranty. While a car makes up a significant portion of any household’s expenses, a home is for most people the largest purchase they will make. And yet homes are bought without warranties. You might think that the law protects the buyer from a seller’s failure to disclose defects. But enforcing your legal rights is expensive and time-consuming. For a new homeowner, time and money are the two things that will be in scarce supply when the roof is leaking and the trusses are giving in. Even if you can prove to a court that the seller knew or should have known about the defect, the harsh reality is that the seller might not have the cash to meet their liability. “When designing this product, we were acutely aware of the uninsured losses on standard homeowner’s insurance products and customer disappointment when discovering that defects to the
building were not covered,” says LeeAnn Dobrescu, Head: Group Business Development, Hollard. “Although we did consider offering a liability product that would protect sellers, we soon realised that a warranty product would respond far quicker. Our goal was to meet the need and exposure faced by our customers on both sides of a property transaction, either when buying or selling a home.”
So why sell or buy a home with a warranty?
“Our extensive consumer research shows that buyers love it. It’s all about peace of mind, which is something mostly absent when buying a home. Given the financial quantum, it is up there in the list of most stressful things you can do,” says Simon Griffiths, co-creator of the product. “Like car manufacturers who compete on the terms of their warranty, home sellers are competing for the attention of buyers. A warranty is a significant way to differentiate your home, attract more buyers, speed up the selling process and
ensure the home sells for the best price it can attract.” We all know people with stories of what went wrong after the transfer. Some can have a laugh about it when standing around the braai, but sadly for many these unforeseen expenses can have disastrous results. Most defaults on home loans take place within the first two years of taking the loan. In order to get the most home they can afford, buyers are stretched to the maximum. Even though they may have made adequate provision for all the associated costs of buying a house, very few have the latitude to cope with the cost of fixing the house. There’s nothing like collapsing roof trusses or gaping cracks to take the shine off your dream home. “With all the horror stories around, selling to buyers on fear would be easy,” says Lee-Ann. “But it isn’t Hollard’s style. We prefer to market the benefits to sellers and buyers and have a positive impact on the property environment as a whole.”
Wondering if only perfect homes qualify?
Most homes have some issues that need fixing, and research shows that buyers are happy to make some small repairs. All they want is some certainty so they can plan and budget accordingly. After an inspection has been conducted on the home, Hollard will make a decision on whether or not to grant a warranty. Where the problem is significant, the warranty will be declined. But where there are minor defects, these will be listed and excluded under the warranty. The certificate is then issued by Hollard confirming that the house has qualified for a warranty. This certificate can form part of the offer to purchase and the sellers disclosure of existing defects. Some sellers may choose to have these defects repaired. Here Hollard will provide access to their panel of repairers who have been vetted for the quality of their work and their pricing. Hollard will manage the process to ensure that the work gets done. Then there is the ever-growing list of compliance certificates required by regulation. These can be electrical, gas, plumbing, borer beetles and electric fence. Again there seems to be some misalignment in the process. The certificate is acquired and paid for by the seller, but certifiers and repairing contractors are often one and the same. This creates a conflict of interest.

A warranty is a significant way to differentiate your home When questioned on this issue, Lee-Ann responded, “From a risk management point of view, and for the benefit of both the buyer and seller, we thought it prudent to improve this process. Our panel of contractors will operate on the basis that the certifying contractor will not be the one who does the remedial repairs. We will also take all the necessary steps to ensure that the contractors are competent. After that we will be available for anything that goes wrong.” There are, of course, terms and conditions, the most significant of which is that general wear and tear and dayto-day maintenance are not covered, as well as the defects already identified and excluded. The policy wording is written in a way that everyone can understand. The aim is to ensure that buyers have protection for two years from the date of transfer, which will give them enough time to get used to their home, settle in and enjoy the best of it. Hollard will take care of the rest.

Q: How did your business start? A: Fifteen years back, I started selling at places like Rondebosch and Green Point craft markets. In 2007, I joined Spier craft market. In the beginning I was making everything myself, but now I have a team of guys and I show them what to make. Q: Why did you choose this area to set up shop? A: The CCDI (Cape Craft and Design Institute) has various programmes to learn about running a business, costings, finance and so on. As one of the members, I applied to be part of the CCDI shop at the Watershed, where a group of five

n upward trend in the prime lending rate looks set to continue this year. Some economists predict an increase of 50 basis points when the Reserve Bank meets at the end of January, while others suggest that more frequent, modest rate hikes could happen during the year. According to Absa Housing Review Q4 analyst Jacques du Toit, domestic interest rates should increase further by the end of this year, driven by inflationary pressures and higher US interest rates.

Revised fees for home loans
T
he Department of Trade and Industry recently updated the maximum fees that credit providers are able to charge. There has been a change in how interest rates are calculated as well as a general reduction in the maximum interest rates charged. According to the Department of Trade and Industry, the new maximum interest rates for all types of credit agreements will reduce the cost of credit for consumers.

ecent statistics reveal that the average commission paid to South African residential sales agents last year ranged between R60,000 and R210,000, with the highest number earned comfortably in the millions. “The industry standard is 7%, although the norm is usually around 5%,” says Ted Frazer, national marketing manager, Seeff. “This does depend on the price of the property, though, as with luxury sales the commission percentage is often lower (about 4%). There is currently no regulation on this and sometimes agents negotiate higher commissions – up to 8% or even more in some cases.” Grant Gavin, broker/owner, RE/MAX Panache, says, “Remember, though,
that unless you’re dealing with an independent operator who runs his own business, the agent will be sharing the commission with the agency. The percentage split depends on the agency and the productivity of the agent, but will generally range from 50% to 90%. Agents who keep a higher percentage of their commission will be paying their own costs of business and will therefore have financially invested in the transaction, whereas agents taking a lower split, will have their operating costs subsidised by their agencies,” Gavin says. “It should also be noted that multiple agents are involved in most transactions, often including a listing agent, an agent who introduced the buyer to the property, and a referring agent.”
