Moving on up

M

igration between provinces in South Africa is on the increase. StatsSA recently looked at migration trends and the results show that a lot of people move from rural areas to metros. Taking it one step further, Lightstone tested if these trends observed by StatsSA are present in the property market and if there’s a higher demand to live in specific areas. The outcome is interesting although not surprising.

The largest migrations are toward Gauteng and the Western Cape. In Gauteng, Pretoria is the most popular city to move to and in particular Pretoria East. In the Cape, Parklands in Milnerton is the most popular suburb for property owners to relocate to from Gauteng or the Eastern Cape. Relocation happens on a regular basis and is a positive factor for the overall property market.

emand for Fairtrade-certified wine has soared in recent years, with global sales now close to 30 million bottles per year, and for South African producers, Fairtrade certification is fast making financial and socio-economic sense. Leading the sustainable charge on local estates, is Bosman Family Vineyards outside Wellington, where some 380 employees on the estate own a substantial share in the business through the workers’ Adama Trust. Earlier this year the winery repackaged its Adama Red and White blends to reflect the cellar’s longstanding Fairtrade accreditation, and channel increased funding to the farm’s community upliftment projects. “Our goal is to be the leading supplier of responsibly produced wine in South Africa, and Adama is where everything comes together,” explains Petrus Bosman, managing director of Bosman Family Vineyards. “The Fairtrade accreditation allows us to connect with both clients and customers.” Happily, the wine is also superb. seven-way blend underpinned by Chenin Blanc, while the Shirazdriven Adama Red gains complexity from blending in small amounts of Cinsaut, Grenache Noir, Nero d’Avola, Mourvedre, Primitivo and Viognier. Around the corner in Suider-Paarl, Fairview is as famous for its goat tower as its cheeky wine brands. Their Goats do Roam range of wines (a play on the protected French appellation Côtes du Rhône) has been Fairtrade accredited since 2013, with a percentage of profits funding community development projects across 10 farms in Paarl, Darling and Stellenbosch. While the range includes a quaffable white and rosé, your best bet for winter is the delicious Goats do Roam Red, a Shiraz-led blend with Cinsaut, Mourvedre, Grenache and Carignan. The spicy Goat-Roti blend (a nod to Côte-Rôtie near Lyon) of Shiraz and Viognier is also a fine wine to pour by the fireplace. Over in the Swartland, Earthbound Wines, produced by Nederburg,

are sourced from organic dry land vineyards near Darling, and winemaker Heinrich Kulsen is upbeat about the challenging 2016 vintage. “The low yields offer great concentration, which has resulted in wines of utmost flavour and complexity,” he says. Earthbound’s range of red and white wines offer a more everyday Fairtradefriendly option, with the juicy fruit and vanilla notes of the Pinotage making it a great choice for winter.

rosciutto and parmesan are two ingredients that have to be the real thing if you’re talking Italian cuisine. Where better to go on a taste trip to Italy than Villa 47 on Bree Street, recently opened by Rialto Foods, who have been importing the best Italian ingredients for 17 years.

was skilfully slicing prosciutto in the glass-walled cheese and ham room. At first taste of our shared cheese and meat platter, I was transported back to my years working in Italy: delicate Parma ham, sweet and rich Grana Padano, creamy gorgonzola, and juicy green olives from Puglia.

Owners Luciano Previtera and Michele Mirotto decided it was time to showcase their products the Italian way and they are doing this in style. Teaming up with chef Clayton Bell, formerly of Constantia Uitsig, they came up with not one but three food concepts for the historic building. The ground floor is Locanda, a contemporary informal eatery serving breakfast, lunch and dinner. Next up is Stuzzico, an evening tapas bar on the first floor, and due to launch on the top floor in September is The Restaurant, with an intimate and elegant modern dining atmosphere. “Chef Clayton has a phenomenal palate,” says operations manager Peter Douglas. “He developed the menus in consultation with the Italian owners and team to get the authentic flavours and feel.”

Next, the risotto with peas and pancetta, topped with crispy Parma ham was a perfect balance of sweet and savoury. There was a tempting fresh pasta with buffalo mozzarella on the specials menu, but for nostalgia I went for the imported tortellini stuffed with minced Parma ham, served with a meaty ragu sauce that scored full marks for authenticity and robust winter flavour.

Locanda was bustling and vibrant at lunch time. Tables spill out onto the pavement and there is a spacious enclosed courtyard at the back with an olive tree and bar. Chef Vittorio Bianchi, whose family makes cheese near Parma,

We admired the appetising main courses delivered to the next table – seared tuna and a saltimbocca with polenta chips, but after the generous portions of pasta and risotto, dessert called – a classic tiramisu, light, rich, creamy and very moreish, and a creative panettone bread-and-butter pudding with home-made ice cream. Excellent coffee and a peppery but smooth dash of Nardini grappa, rounded off a thoroughly satisfying Italian lunch.

hat do you do when you need to get away – out of the humdrum of everyday life, the emails, the to-do-lists, the endless chores – but you don’t have the time or the budget to travel to an exotic overseas locale? I’m happy to say I think I’ve found the answer: you take yourself to the secret garden of the Vineyard Hotel, a seven-acre riverside garden estate in Newlands that feels a million miles away from everyday. I had been to the Vineyard before, of course, for afternoon tea and to visit the spa. But I had never explored the depths of the hotel – the beautifully serene suites, with their tasteful decor and outdoor deck looking on to Table Mountain and the vast swathe of green in front. And it’s this expanse of green that really sets the Vineyard apart, because it is a garden that is both wild and manicured at the same time: wonderfully cared for but filled with leafy nooks and crannies that feel as if nobody has ever discovered them. A stroll around the grounds – past the famous giant tortoises and along the riverside – before dinner at The Square Restaurant, is a delightful way to end

off a day of relaxation and unwinding. And dinner continues this theme, with an extensive sushi menu or a fivecourse wine pairing meal (which we felt obliged to dive into!). In fact, Tastes of 2016, which pairs their elegant fine dining fare with a top wine estate twice a month. Be sure to check out their calendar for your favourite wine farms as you’ve never tasted them before. Breakfast is another meal to write home about, an abundance of sweet and savoury, cold and hot that is as far from my everyday bowl of yogurt and fruit as it is possible to be. We may only have spent one night at the Vineyard, but by the time we left I felt as if we’d been away for a week – refreshed, revitalised and ready to head back over the mountain and into real life.

One & All Neighbourhood celebrates a year of achievements at One&Only Cape Town

I

’ve always been a firm believer in marking the milestone that a birthday brings. As a child I learnt early on that birthdays should mean spoiling and sparkles, balloons and streamers. I mean, without birthday parties life would be quite ordinary really, and I believe in romancing the ordinary… a lot! As July is Neighbourhood’s first birthday month we decided it was time to head out as a team and celebrate in style at One&Only Cape Town. There we were spruced up and seated at Reuben’s One&Only Chef’s Table – you don’t get more special than that. Working on five weekly titles, it’s a rare occasion to have time out as colleagues, let alone a smart dinner together. And since awardwinning executive chef Reuben Riffel believes that the good food journey is best shared with friends, we were definitely sharing the same sentiment. Reuben’s One&Only is his first urban restaurant and the setting is chic and classy with hues of amber lighting surrounding dark, modern furniture and finishes. The restaurant proudly showcases a menu that pays tribute to the rich heritage of the Cape, as well as the cultural influence in local modern cuisine. Reuben likes to keep things simple in food and works with the natural flavours of seasonal ingredients. Recently back from a US tasting mission, he’s infusing some new ideas into the menu – still signature favourites but also more stripped down and including more seafood.

Our preview of what to expect was scintillating. Being a pescatarian I was treated to a full seafood menu. Starting with a white fish soufflé with tropical fruit relish and papaya coulis, this dish was light and perfect. Then the salmon roulade with Asian broth was succulent and seasoned to perfection. Main course was the grilled kingklip which came with a saffron linguini which was out-of-this-world delicious. Pairing each course with the tasteful La Motte wines added to the taste journey, as did the excellent service from the staff. We ended with the moreish Crema Catalana which came with caramel ice cream and trimmings. It’s easy to see how Reuben has blitzed a successful pathway in the foodie industry. And as we toasted to the success of Neighbourhood, we also raised a glass to the real talent that comes out of our South African suburbs, like Reuben.

Black as a trend in kitchen design has never been bigger. By playing with textures and using it in different rations, you can achieve vastly different effects.

• Black accents provide a bold

and unexpected surprise, especially if textured differently from the rest of the kitchen. • Kitchens that feature white cabinetry with contrasting black trim, serve to define the edges of the cabinets for a sleek, sharp effect. • In the same way that black is a good canvas for colour accents, so is it the ideal foil for metallics – warm tones like brass, gold and copper in particular. Matte(r) of fact

Knock on wood

Wood has been a favourite choice in kitchen design for some time, thanks to the warmth it adds. It needn’t only be applied in a rustic setting – new finishes and applications give it contemporary relevance too. • Today’s use of wood in the

kitchen often fuses an old farmhouse aesthetic with contemporary elements. • Thanks to the vast array of timber finishes and colours now available, wood accents have become popular precisely because they can suit just about any aesthetic in a kitchen. • Mixing different shades and grains is another kitchen trend we love, and it can be done in endless ways.

These use electricity to transfer heat from the air to water in an enclosed tank instead of generating heat directly.

A single pane of glass can lose almost 10 times as much heat as the same area of insulated wall. Consider installing double-pane windows with Low-E coating to reduce the transfer of heat through windows. Different types of Low-E coatings have been designed to allow for high solar gain, moderate solar gain, or low solar gain.

Reduced window-to-wall ratio The correct balance between glazed and wall surfaces in the external façades maximises daylight while minimising unwanted heat transfer, resulting in reduced energy consumption.

External shading devices

These will protect windows from direct sunlight, which increases both solar heat gain and glare. Designs that take advantage of summer and winter sun should be considered.

Natural ventilation

A natural ventilation strategy can improve occupant comfort by providing access to fresh air as

E

arlier this month the IMF revised its growth forecast for South Africa for this year. It is now expecting the country to only just avoid a recession.

are still strong sellers with sales since the start of this year already topping the R1,166bn value mark. The average sales price, meanwhile, stands at R13,1m (exclusive of the extraordinary R290m sale) compared to just under R12m for the first half of 2015.

Of the 91-odd sales recorded on Propstats so far for this year, only about 11%, or 10 sales, fall in the

R0m to R5m price band. Most of the sales have been in the mid-market areas of Green Point and Sea Point. The R5m to R10m price band was by far the busiest, accounting for almost half of all sales with about 40 units sold at an average price of around R8m, compared to R7,6m during the same period last year. The bulk of the sales have been in Fresnaye and Camps Bay, and a single sale in Clifton.

Other analysts are less optimistic. There are a number of predictions that South Africa’s economy will in fact shrink during the course of 2016.

Yet you wouldn’t get the impression that this country’s economy is in trouble if you visited Sandton or the V&A Waterfront. New buildings are going up, roads are being widened, and inside the shopping malls there is no apparent shortage of people spending money.

Private sector perspective on national spatial planning

This is the South African dichotomy. The country has these nodes where economic activity is booming, yet elsewhere a very different story is playing out. If you were to study the kinds of companies that are moving into the offices around Sandton and the V&A Waterfront, you might find some kind of explanation for it. Almost without exception, these areas have become home to local and multinational financial services and legal firms. The quality and depth of the services offered by these companies is one of the reasons why South Africa remains an appealing destination for foreign investment. Having this expertise and ability to facilitate big deals is an important part of building a stable economy. There is, however, also another side to the growing dominance of these industries. As much as financial and legal services facilitate the growth of an economy, they do not actually make anything. On their own, they do not create economic growth. There are even arguments that when these kinds of firms grow beyond a certain size in an economy, they can become an impediment. This is because they continue to absorb more resources but are no longer able to add any further value. This is not a criticism of these industries, but rather an important reality check. Sandton and the V&A Waterfront cannot continue to thrive without growth in other sectors of the economy behind them.

Resilience characterises SA’s property market D espite a local and global economic landscape characterised by unusually high levels of economic and political uncertainty, the South African property market remains remarkably resilient, according to the Winter 2016 issue of The Study, a report which incorporates the Pam Golding Residential Property Index. The report says in part this resilience reflects pockets of strength in the national housing market, such as the booming Western Cape market, but it is also attributable to the structural underpinning of a young

population and the growing influence of first-time buyers. As a result, property – both local and offshore – can provide an excellent investment opportunity during what can only be described as uncertain times.

Agent commentary Q: Who is buying property in the area and what types of properties are available? A: The Strand is a real gem enjoying a fabulous seaside setting, a 5km Blue Flag beach with an upgraded promenade including trendy eateries and world-class apartment blocks. As well as attracting local residential buyers, it is increasingly becoming popular with holiday home buyers, especially the beach front area, which encompasses a wide range of apartment complexes. Next to this, is the Greenways Golf Estate offering a 9-hole golf course and a mix of sectional title and freehold homes that includes beach houses. Properties within the town itself tend to be a bit older and are exceptionally well priced.

Q: What attracts buyers to Strand? A: Strand is situated on the eastern edge of False Bay and on the foot of the Hottentots Holland mountains which means you have both mountains and ocean on your doorstep. A mere 20 minutes from Cape Town International Airport or the Stellenbosch winelands and only a 50km drive to Cape Town along the N2, it’s easy to live in Strand and commute to Cape Town. With top-class shopping malls, excellent medical facilities, and a number of high-quality schools on the one hand, and a community that still has that village feel on the other, Strand offers buyers the best of both worlds. House prices are still very reasonable and you definitely get value for your money.

Q: What can buyers expect to pay for property? A: Properties available in the Strand area vary in price. Over the past 12 months a total of 1,400 properties changed hands, but interestingly enough, there were less than 30 properties that sold for more than R3m. The majority of sales were either entry level or in the range of R1m to R2m. Currently there are entry-level properties for sale, mainly smaller apartments, which vary from R300,000 to R500,000. Apartments on Beach Road again vary in price. The majority are between R2m and R3m. We have, however, just sold a two-bedroom apartment in Welge­legen for R1m. There are some good freehold properties in the market below R2m.
