A duo of delicious heritage-inspired releases is the perfect excuse to reacquaint yourself with the fine wines of one of the Cape’s oldest estates WORDS: RICHARD HOLMES

oschendal Farm takes history seriously. The property traces its history back to 1685 when the settler Jean le Long made his home here in the Drakenstein Valley, and the spectacular manor house built in 1812 still stands proudly at the end of the Werf precinct. The past few years have seen the farm celebrate heritage and modernity, with a remarkable series of upgrades transforming the wine and food experience from a heritage food garden to the old buildings of the Werf hosting a farm butchery, bistro and wine-tasting centre. At the upscale Werf Restaurant executive chef Christiaan Campbell incorporates authentic Cape flavours and ingredients in most of his dishes, while each September sees the estate host a Heritage Day farm feast, with an ox on the spit and long tables laid out under oaks.

A
visit to the Chefs Warehouse is always a treat, and just driving up the Franschhoek Valley automatically puts you into holiday mode. So visiting the newest Chefs Warehouse at Maison wine estate is a double treat. Owner Liam Tomlin has entrusted this new venture to chef David Schneider, who has creative control within the signature Tapas for Two formula established at Chefs Warehouse Bree Street. Having worked with Liam in Bree Street, Beau Constantia and Singita, David is loving the Franschhoek venue, which is inspired by the established organic vegetable garden next to the restaurant. “I don’t buy garnishes; I’d rather pick from the garden,” says David, identifying the delicate sprinkling of edible flowers on our first dish of cured Franschhoek trout as fennel, purple carrot, leek and shallot flowers. It’s a beautiful setting and the first Chefs Warehouse to be truly childfriendly, with a green lawn (the farm borehole allows for careful irrigation) and long rustic tables, shady mature oaks and roaming pet chickens. Kids can tuck into grilled fish and veggies or pizza from the wood-fired oven, while their parents relax over the set three-course tapas menu.
With no kids along, we sat on the comfortable veranda enjoying the green outlook of trees and vines as the first course arrived. Along with the trout and a linefish sashimi with spicy chimichurri, we loved the beef pastrami – grass-fed beef brined and cold-smoked then roasted over coals. “We’re using the pizza oven almost like a braai,” says David. “We make the occasional pizza, but we mostly use it for meat dishes.” Next up was a golden sweetcorn risotto, light and creamy with Cajun-spiced oil, basil and deep-fried onions. We also had a festive blue cheese and port mousse in pastry cannoli, with roast pear, apple, pickled fennel and candied walnuts. Flavours were beautifully balanced with plenty of fresh and home-pickled vegetable flourishes reflecting the changing seasons. Chicken with shitake mushrooms, salted lemon, tarragon and roasted Parmesan foam had all the taste buds going, and incredibly tender lamb shoulder with honey-roasted baby figs, Hawaii yoghurt and cashew nut dukkah was another winner. For dessert, the pizza oven is once more pressed into service to achieve the nostalgic campfire smokiness of David’s irresistible S’More chocolate dessert, plenty for two to share, although Liam’s signature lemon posset – light, tart and silken – is also a must.
So it’s perhaps fitting that winemaker Richard Duckitt has celebrated the estate’s centuries-long history with a duo of flagship wines dubbed the Heritage Collection. The collection includes two limitededition red wines: the Boschendal Grande Syrah and the Black Angus.
Richard is a dab hand at Syrah and it shows in this wonderful new release. The grapes were sourced from a cool vineyard on the Helderberg and fermented using specially selected Rhône-style yeast before ageing in barrels for 15 months. It delivers a glass brimming with the spice and pepperiness typical of cool-climate Syrah, coupled with great complexity. Full-bodied, but with smooth tannins, you can either drink it now or hold onto it for a few years. “Shiraz is often under-appreciated,” says Richard. “It’s an exceptional varietal that offers rich possibilities for experimentation and subtle layers of complexity. It’s also a special part of our history and something we hope to continue making for generations to come.” The Black Angus is an unusual red blend that’s driven by Shiraz, but supported by Petit Verdot, Cabernet Sauvignon and Cabernet Franc. There’s less spice and more dark fruit on this wine, with a full-bodied palate and a long, savoury finish. It’s ideal for pairing with a hearty winter meal. Both wines have been released in extremely limited quantities, with hand-numbered bottles available from the estate tasting room.

s a creative and innovative PR and communications agency, Paddington Station PR found its ideal home at The Old Castle Brewery. MD Paul Reynell tells us more. Q: How did your business start? A: In 2012, a colleague and I were discussing our ideal PR agency – exceptional content, old-fashioned client service values and the knowledge base and expertise to take brands on a journey. A PR agency whereby brand results were driven by passion and strategies that included multiple brand disciplines and tools. Four months later, we opened our dream agency. We also created a stand-alone strategic solution for brands facing challenges and declining market share due to the rise of millennials and the fact that the age-old LSM indicators have in a sense become obsolete. Every consumer these days has their own identity and thinks freely. We call this stand-alone product Brand Travel. It’s this “train of thought” around taking brands on a journey that inspired our agency’s name. Q: Why did you choose this area for your business? A: W hen we opened, it made business sense to be based alongside an established advertising agency. This is what brought us to The Old Castle Brewery. We instantly
fell in love with the development and have over the years watched Woodstock transform into the creative hive it is today. Q: How did you find your premises? A: We were originally based in The Old Castle Brewery, but when our lease expired we moved to a trendy part of town. However, within six months, we were back at The Old Castle Brewery. As we had existing relationships in the building, we just reached out to a few of them and before you could blink, we were back. Q: Why are the premises ideally suited to your business? A: P ublic transport, travel time to and from the agency all just worked out much better for everyone from Woodstock. We also missed the vibe in general, and clients love coming here. Q: Who are your neighbours? A: Our neighbours are two stunning agencies. Derrick, which is an advertising and design agency, and on the other side you’ll find the dynamic event management team of Firecracker Events and Marketing. Q: What are the rental prices like in this area? A: A s we’ve always been based in a space with other creative agencies, we’ve found the rent to be very reasonable.
Q: How many people visit your business each day? A: A s a PR agency, we don’t get “foot traffic”. On a weekly basis, we do have various clients visiting us here. Q: Do you have any expansion plans? A: We currently service clients on a national basis, with only about 50% based in Cape Town. With travel and technology, this approach of one central team works quite well for us. But naturally, should the need arise, we’ll definitely consider opening a Gauteng agency – maybe Central Station PR. Q: Do you operate online as well? A: Most of our business is based on referrals and some of it comes through from our website. Q: What’s your most popular service? A: Brand building strategies, and we do this across consumer and corporate sectors. We also do a lot of project work, like launches and PR for events.

he date chosen to occupy a new home is usually affected by a number of factors, such as the buyer’s timeline, where they’re going and whether the property is ready for them to move in or not. The seller needs to consider when they have to be out of the property and when the buyer wants to move in. There’s often a complex chain of events to consider.
any alterations or spend any money on a property which they don’t yet own. However, the disadvantage of “occupation on transfer” is the uncertainty. Moving is stressful enough, and not knowing when you can move into your new home isn’t ideal. You’ll be given an estimate, but that’s as good as it gets.

If, for whatever reason, the transfer doesn’t go through, the buyer will then have spent money on somebody else’s property and could well have a problem recouping that money from the seller. If something happens to the buyer before transfer and they are unable to proceed to take transfer, the seller could be handed back an altered property.
The problem is that it’s impossible to know the specific date when ownership will transfer from seller to buyer. There are too many people and processes involved in the sale and transfer of the property from one owner to another. Even with the best will in the world, things can go wrong.
Negotiate an occupation date

“Current thinking is that the best solution is to opt for ‘occupation on transfer of the property’,” says Maria Davey, attorney, Meumann White Attorneys. “This way, when the new owner takes vacant occupation (they) also (get) possession, meaning that all risk and benefit in the property is now vested in the purchaser who has paid the full purchase price and is the registered legal owner.”
However, if you need certainty and don’t wish to leave the property vacant for any period of time, then you could negotiate an occupation date with the seller, with the chance that this date may end up being prior to or after registration of transfer. If it ends up being prior to or post transfer, you’d settle on a specified occupational rental paid from buyer to seller, or vice versa. This provides certainty, but if it’s prior to transfer, it also leaves the seller open to a situation where the buyer occupies a property they don’t yet own. They may find problems with the property which they believe the seller must resolve, even though these may have existed at the time of sale. The seller could then be in a situation where they are “forced” to fix any issues simply to avoid unnecessary delays in the transfer.

Maria says a third approach often suits both parties. “Set an occupation date after registration of transfer. Say occupation will be given to the purchaser 14 days after the date of transfer. This can offer the best of both worlds,” she says. But what motivates a seller to promptly move out of the property once they’ve received their purchase price?

Kerzner Estate T he Kerzner family have launched the new Kerzner Estate, a 10ha estate located high on the slopes of Leeukoppie, just off Victoria Road in Hout Bay, Cape Town. The estate offers 48 luxury houses with three, four and five bedrooms, priced from just over R20m (inclusive of VAT) with no transfer duty payable. Ross Levin, developments director, Seeff Atlantic Seaboard and City Bowl, says that Seeff has enjoyed the opportunity to work closely with the Kerzner family again. W
hen you’re entertaining, well-placed lighting adds charm to your property. If you’re home alone, lighting allows you to spend more time outdoors, and if it’s well thought out, it can help make your home more secure. Melissa Davidson of The Lighting Warehouse suggests analysing your lighting needs by walking around your home at night. “Take a torch and play. Look at the interplay between the light and your home’s architectural and landscaping features. Also note areas you would use socially and dark spots which could compromise your safety and security,” she says.
Ambient, task and accent lighting
Melissa believes good lighting design is made up of layers. “For overall lighting, ambient sets the mood, task lighting is used for globes – in other words, spaces where work still needs to be done – and accent lighting is used to highlight features and play with ambient lighting.”
Energy efficiency
Choosing energy-saving bulbs allows you to save on your electricity bills and the cost of replacing bulbs. “LED lights can save up to 90% of energy compared to incandescent
globes. They also boast a lifespan of between 20,000 and 30,000 hours, which works out to about 10 years of average nightly use,” says Melissa. Controlled lighting is definitely the way to go. Motion-sensor lights, day/ night sensors and time switches all help you save money. In addition, lights left on during the day can let would-be intruders know that there’s nobody in the house.
Proportions
Just as scale matters with interior decor, it also matters with the exterior. The ideal outdoor light fitting needs to strike a balance between proportion and size. “A single light fitting for the front entrance of your home should measure one-third of the front door’s height so that it’s in proportion, provides visual balance and is noticeable from the driveway. However, if there are two lights at the entrance, each light should measure only onequarter the size of the front door.” Don’t use too many lights, because then the light will simply be aggravating and/or distracting. Aim for a subtle, well-planned landscape lighting scheme which will accentuate your home. “Plan your pathways using low-voltage, down-facing lights to provide a nicely lit pathway, without
glare, to guide you and guests along,” says Melissa. “Or use spotlights to highlight trees and other large features on your property or to wash your garden walls with light to create dramatic light-and-shadow features.”

Ensure that your lights don’t shine on to your neighbours’ property or blind them in their living rooms. Make sure any installations close to your neighbours shine downwards or are positioned so that they shine on to your property only.
Safety and longevity
“Do remember that by law, all outdoor lighting needs to be fully sealed against the elements to protect it from rain, irrigation and splashes. Water and electricity can be a lethal combination, so it’s imperative that an electrician installs your lights and that the fittings you choose are IP rated for outdoor use,” says Melissa. Choose weather-resistant fixtures which are non-corrosive and UV resistant – this will ensure longevity. Well-planned, exterior lighting can look great, highlight pretty aspects of the property, hide less attractive areas, create a range of moods and provide security. It really is money well spent.

With their backs firmly against the mountain, there’s little room for development in the villages of St James and Kalk Bay, so they’ve retained their old-fashioned seaside holiday feel and attractive historical buildings. “When I moved to Kalk Bay 22 years ago, it was a small fishing village community and houses were very affordable,” says Cheryl Rumbak of Kalk Bay Modern. “Now it’s more of a destination for visitors, with holiday homes and Airbnbs. It’s the furthest residential point along the coastline and also the end of the railway line linking the Southern Peninsula with central Cape Town.

Other schooling options include a variety of pre- and primary schools, including Bay Primary and St James RC Primary in Kalk Bay and Sun Valley Primary and Imhoff Waldorf School in the Noordhoek valley. In summer, life revolves around the beaches and tidal pools. At 6am on a summer morning, you’ll find residents swimming before work in the Dalebrook Tidal Pool between Kalk Bay and St James. There are numerous surf spots along the coastline starting from Muizenberg’s renowned Surfers Corner all the way to Cape Point Nature Reserve, which is popular among more experienced surfers. Simon’s Town has a long history as a naval base with several museums to explore, the Scratch Patch (where visitors can “scratch” around for polished gemstones) is popular with the kids and the penguins at Boulders Beach are a perennial favourite. And with the whole of Cape Point Nature Reserve to explore, wild fynbos, secret coves, hiking trails, mountain biking, bird-watching and unspoilt nature on your doorstep, a Table Mountain National Park My Green Card or a Wild Card is well worth investing in for locals.
