This isn’t an indicator of any particular characteristic, but it’s important that the wine is decanted off the sediment before serving. Keep the wine upright for an entire day and then pour off the clear wine into a decanter. Rinse the bottle and then pour the wine back into the bottle. This is called ‘double-decanting’ and also gives the wine a little aeration to show its full spectrum of flavours.”

W
est Side Story was a huge success when it last showed in Cape Town in 2015, and due to overwhelming demand, is now back on our stages and will run until 22 April at the Atrscape Theatre. Produced by Eric Abraham and the Fugard Theatre, the much-loved musical, which fuses music by Leonard Bernstein and lyrics by Stephen Sondheim, retells the classic story of Romeo and Juliet but is set in New York City’s Upper West Side in the ’50s. The love story of Tony and Maria is played out between two fighting street gangs, the Jets and the Sharks, and you can expect all those beloved songs such as I Feel Pretty and Tonight. The Fugard Theatre’s executive director Daniel Galloway says there are many reasons why the show has been such a hit here. “West Side Story is one of the most popular musicals ever written and has been performed the world over for decades. Sensational music and lyrics and universal themes resonate for us in South Africa right now. Issues of otherness, separation, acceptance, love against all the odds – it’s against this backdrop that audiences get to escape and reflect.”
The outstanding Lynelle Kenned is once again playing Maria, a role that won her the Fleur du Cap award for Best Actress in a Musical in 2016. Tony, the leader of the Jets gang, is played by American-born Kevin Hack, who’s performed the role almost 400 times (he’s also been in Les Miserables, Sweeney Todd and The Civil War). Other principal cast members include Bianca Le Grange as Anita, Stephen Jubber as Riff and Sven-Eric Muller as Diesel. “Performing in West Side Story with an orchestra under your feet playing some of the best music ever written for a musical, plus the fact that it’s a show that marries song and dance to an emotional story, is hard as hell and amazing at the same time,” says Stephen on why he loves being part of the show. West Side Story brings together the same award-winning creative team behind other excellent Fugard Theatre productions such as The Rocky Horror Show, Cabaret and Funny Girl. With a full orchestra and an outstanding cast, West Side Story has a certain explosive energy that Capetonians will get to enjoy once more.

etro glitz is the hallmark of the recent top-to-bottom renovation of Sea Point’s iconic Ritz Hotel. The revolving mechanism at the Top of the Ritz has been modernised and wows visitors with 360-degree views of Sea Point sunsets and city lights as they turn and turn again. The view itself is the main decor element, the rest plain sophisticated black with smoky mirrored walls to reflect the view some more. Tables are set on a revolving ring, gliding past the open kitchens once a rotation to reveal chef Adrian Cook and his team putting together the Journey of Flavours through the Cape Town tasting menu. Inspired by nostalgia for the flavours he experienced growing up in Cape Town, the seven-course tasting menu is approachable and creative. “I like earthy, natural flavours; I don’t like to overcomplicate things,” says Adrian. “These are the dishes I love eating.” A Knysna oyster and a scarlet strawberry salsa kick off the menu with a bright splash of flavour, leading into the appetizer, a tongue-in-cheek Sea Point Avocado Ritz with a succulent cajun-roasted prawn topping a spoon of velvety avocado. The bread course is reminiscent of the masala steak gatsby, giving hungry diners a chance to fill up, with rye rolls and baguette, a delicious steak paté and subtle cheese mousse. Dramatic plating and earthy flavours

are next, beetroot starring alongside goat’s cheese and charred onion. We’ve revolved a leisurely complete turn by now, the sun has set gloriously over the bay and lights are twinkling on Signal Hill. A beautiful palate cleanser combines tart gooseberries, Sauvignon Blanc and a spike of bird’s eye chilli. Two main courses – one of sustainable line fish, the next a choice between sirloin steak and Karoo lamb – are all full of perfectly executed touches elevating humbler dishes that are Cape Town stalwarts to a deserved place on a tasting menu. By the time the terrarium of superbly decadent chocolate mousse arrives (inspired by mushroom hunting in Tokai Forest, complete with smoke and a white meringue mushroom), we’ve majestically revolved three times. Dinner here is a three-hour extravaganza, a charming journey through the looking glass, leaving a sense of pleasurable disorientation as you search for the staircase to re-enter the real world.

ntrepreneur and clothing designer Siyabulela Sophi recently opened the first store for his brand MK Originals in Makhaza, Khayelitsha. He tells us more about the brand. Q: How did your business start? A: MK Originals started in 2014 after I resigned from full-time employment. I couldn’t find myself in the corporate space and wanted to start my own business. My mother had exposed me to entrepreneurship through selling second-hand clothing in the community, so clothing was the obvious choice.
I decided to focus on streetwear, especially headgear. Caps have become part of our culture – people love them and three out of five people you pass in the CBD will be wearing one. The MK brand is about giving people a sense of belonging, about young people getting up and doing it themselves. We’re celebrating creativity and the positive side of our societies. When people talk about Khayelitsha, most of the time they focus on the negative aspects. We want people to recognise the
positive things that originate from our dusty streets and the positive side of street culture. We’ve grown from selling about 20 caps a month in 2014, to 100 caps a month to people in Joburg, Cape Town, Durban, the Eastern Cape, Zimbabwe, Swaziland and even a few German clients. We also have limited-edition gear such as T-shirts, jackets, crewnecks, happy socks, golf dresses, shorts and more. Q: Why did you choose this area to set up shop? A: Makhaza doesn’t contribute much to Khayelitsha’s gross domestic product, so investors are not so keen on investing in this side of Khayelitsha. Living here, we saw a huge need to play a part in the development of this society. Having a clothing boutique in the heart of Makhaza not only invites people over but also exposes our community to other investors. As our business grows, we will be able to open doors for other creatives. Q: How did you find your premises? A: I utilised space in my parents’ home to open the shop. Q: Why are the premises ideally suited to your business? A: There’s no better place to find street culture than a “kasi” like Makhaza. If we want to positively impact social issues like corruption, crime and service delivery, we have to be directly where they happen. Q: Who are your neighbours? A: Supportive residents who
appreciate the presence of the shop. They see my business as an inspiration to their children. Q: What are the rental prices like in this area? A: You can rent space for about R2,500 to R5,000. I reached a R0.00 rent agreement with my parents, which allows the business time to grow. Q: How many people visit your business each day? A: A bout 50 to 80 people come through daily to check out our gear, and lots more passing foot traffic. Q: Do you have any expansion plans? A: We have a strategic growth plan to move into Joburg, Durban and other provinces, with shops in the communities, creating employment for young people. We seek to bring quality wear closer to people so they don’t have to travel to busy malls. Q: Do you operate online as well? A: We use social media for marketing and to drive sales. Our presence on social media is how we tapped into other provinces. We’ll launch our online store soon. Q: What's your most popular item? A: Our MK caps and MK jackets.

ccording to Chris Renecle, MD, Renprop, Midrand’s appeal for business and industrial space is mainly due to its prime location between Joburg and Pretoria, as well as its easy access to major road networks. Midrand’s commercial property is characterised by various usage zones, catering to a vast range of industries. “This, together with its location, makes it a prime, soughtafter commercial node,” says Renecle. “The new Waterfall precinct has created interest in Midrand’s commercial property as there are a number of businesses that want to be situated close to it,” says Renecle. “There is also a definite increase in

e all tend to go on that “gut” feel, but when it comes to choosing a tenant, that’s not enough. As tough as it can be, you need to protect yourself if your tenant is retrenched, their relationship falls apart and their partner was paying a portion of the rent, and a host of other reasons.
DIY or rental agent?
You need a watertight agreement that will stand up to the most vigorous legal scrutiny. Of course, you can draw up your own lease agreement or buy one off the shelf, but as Myles Wakefield, CEO, Wakefields Real Estate, says, “There are so many different bodies regulating the letting and management of residential property. You need to have extremely good knowledge of all of the laws governing residential letting in this country. If the lease agreement is not fully compliant with these bodies, the landlord is on shaky ground from the start.” In addition, an experienced agent has heard it all before, so heartwrenching stories which might touch you, simply ring alarm bells for a seasoned rental agent.

What about the cost of using an agency as opposed to DIY? Charges and services vary from agency to agency, and your circumstances will dictate your choice. If you’re living far from your investment apartment, or prefer not to be involved, it may be wise to outsource all or part of the function.
In terms of the growth and yield potential of Midrand property, Renecle says that secure business parks have enjoyed good growth in rentals and sales. “While growth has been steady in the original suburbs of Midrand, at around 10% per annum, it’s in the newer developing areas such as Waterfall, where rentals achieved have been around 20% to 30% higher. Yields vary between 9% and 10,5%.”

Where to begin
current employment situation, net income (they need to have a net income three times the rent in order to qualify), previous landlords’ details (if any), ID and proof of address. You need proof of all this, as well as any references up front. If they’re foreign, they need to provide a copy of their visa, which must not expire before the end of the proposed tenancy. The agency/landlord must then conduct a credit check. Myles says, “We use TPN – it’s the only credit bureau globally to specialise in the property industry, and as a result estate agencies, individual landlords and listed property funds use TPN to credit check their tenants.” All references must be thoroughly checked for legitimacy. If everything checks out, there’s a little more to be done to separate the wheat from the chaff.
Sectional title rules
Defaulting on rent is one thing, but disregard for house rules in a complex or gated estate is another. The tenant must be provided with a copy of the house rules before taking occupation and must read, understand and sign the copy. Attach the copy to the lease agreement. As long as this has been done, any contravention of the rules will be regarded as a breach of contract – make sure they understand that. Any fines imposed on the landlord by the body corporate can be recouped from the tenant by the landlord. “If the tenant does not remedy the breach within the given timeframe (usually 20 business days), then the landlord can proceed with the eviction process,” says Myles.
Tenant or landlord – who rules?
There’s a myth that tenants have the upper hand, but Peter Mennen of TPN Client Legal Liaison, says that’s not true. “Ultimately, a landlord who approaches the courts where a tenant illegally occupies the property will always find their eviction order is granted. But landlords often delay approaching the courts in the first place because it’s a costly and lengthy process. They try to negotiate their way out of the situation or commit an unfair practice such as disconnecting utilities or locking the tenant out in an attempt to get them to pay or vacate without having to take the legal route. This only exacerbates the legal process from the landlord’s perspective. “A well-chosen, quality tenant who has had a proper affordability assessment done and who has not undergone a major life change is unlikely to squat when the landlord cancels the lease agreement.” He says the faster you act on a defaulting tenant by sending a letter of demand and cancelling the lease agreement, the more chance you have of a favourable outcome. “Often, the first letter of demand or the first summons is enough of a jolt for the tenant to get out of the property or settle their rental.”
The last word

tunning views of Table Mountain and easy access to town aren’t the first things that come to mind when most people think of the Northern Suburbs. But the neighbourhoods within the triangle made by the N1, the N7 and
the slopes of the Tygerberg Nature Reserve enjoy both these advantages.

Residents of Plattekloof, Panorama, Edgemead, Burgundy Estate and neighbouring suburbs can reach the centre of Cape Town within 20 minutes, are conveniently placed for travelling to the international airport and have the food, wine and nature of the Durbanville Wine Valley nearby.

sports clubs, schools and the close-knit community that worked so hard over the years to build all these facilities, have made it eminently desirable. The architectural uniformity regulated by Garden Cities has relaxed slightly since administration passed to the municipality, with the occasional colourful exterior or double-storey house appearing, but the legacy remains in the amenities and public spaces, the excellent library, the shopping centre and sports fields.
Panorama is on flatter ground below Plattekloof Road – the story goes that the town planners swapped the names of the two areas by mistake on the original plans. Older family homes here are being renovated by a new generation who appreciate the quiet neighbourly streets of suburban living. The most notable landmark is the excellent Mediclinic Panorama, which attracts patients from all over the city.
Burgundy Estate is the newest kid on the block – an enclosed suburb still under development. “When we moved the school here there were just a few units around us, and it was quite a young single population,” says Elana Edwards of Riverside College, Burgundy’s first school. “Now the community is a lot more family oriented. You see families playing in the parks, walking to the shops. There’s a very relaxed atmosphere.” A mixture of apartment buildings, townhouses and larger homes can be found in the area, with parks, walkways and running tracks interspersed. The mashie golf course and canoeing lake are favourite dog-walking spots.
Plattekloof spreads up the hillside above Plattekloof Road with luxury villas and architect-designed homes positioned for fantastic views of Table Mountain and Table Bay. Bordering Tygerberg nature reserve and with historic De Grendel farm on one side, the upmarket suburb feels open, spacious and close to nature.
