You’ll find tasting portions of soups, chowders, bisques and artisan bread, paired with wines at some of the estates, leaving you room to head to the next estate for more tastes of food and wine, or hearty bowls of soup, bread and a glass of wine at others to sit back and relax over. Wine estate restaurants have special soup options on their menus. Wild mushrooms, biltong and mosbolletjie croutons, spicy butternut, roasted garlic and blue cheese ravioli, are just a few of the mouth-watering soups mentioned in the programme. There will be live music, barrel specials, and a relaxed and friendly atmosphere to warm up a winter weekend.

Go for Grenache Often associated with the southern Rhône region of France, most famously the wines of Châteauneuf-du-Pape, Grenache is making waves on local wine estates WORDS: RICHARD HOLMES

O

riginally hailing from Spain, where it’s known as Garnacha, Grenache is a cultivar well suited to South Africa’s hot and dry conditions. It’s often used for Roséstyle wines or blended with Syrah, Carignan and Cinsaut, but a handful of local winemakers are showing what this spice-laden red cultivar can offer when bottled on its own. One of the finest examples comes from David and Nadia Sadie, who source grapes from three vineyards in the Swartland for their limitedrelease Grenache. Brimming with red fruit and freshness on the palate, it’s an elegant wine befitting the somewhat hefty price tag. Stellenbosch winemaker Neil Ellis looks even further north for his Grenache grapes, turning to old bush vines in the mountain vineyards of the Piekenierskloof. Matured for 18 months in (mostly old) oak barrels, it’s a wine of fine tannins, spice and bright fruit – a perfect pairing for lamb dishes. The Tulbagh valley is cementing its new-found reputation for quality red wines, and the Saronsberg Grenache is a lovely example of the cultivar at a more pocket-friendly price. Expect bright cherry notes underpinned by spice and integrated tannins. It’s only available from the cellar, which is an excellent excuse to visit the charming art-filled tasting room outside Tulbagh. The Oldenburg tasting room is just as elegant, and offers wonderful views into the scenic Banghoek Valley. This boutique estate is perhaps more famous for its Cabernet Sauvignon

and Syrah, but this year released its 2014 Grenache – the first to be made exclusively from Banghoek vineyards. “Our south-west-facing Grenache vineyard is one of the highest on the farm – right at the top of the mountain – which makes it cooler than most other Grenache vineyards in South Africa,” says Oldenburg cellar master Philip Costandius. “The fruit ripens slowly but fully, allowing us to make a rounded yet elegant wine at a more moderate alcohol level.” Black Elephant Vintners also takes terroir seriously, sourcing fruit for its 2014 “Bakenshoek” Grenache Noir from a single vineyard in the Franschhoek valley. This boutique cellar is making waves in local wine circles, and winemaker Jacques Wentzel’s maiden vintage is superb, the delicate strawberry hue wine belying a structured palate of spice and savoury notes.

I

t’s supposed to be a secret but I couldn’t keep it to myself. Secret Sunrise is a combination of a party, dance, silent disco, yoga session, meditation and much more. There aren’t many things that would motivate me to voluntarily wake up before sunrise. A grumbling tummy might cause me to forage, but other than that, not much gets me out of my cosy cocoon. Having said that, though, I would drag myself out of the warm comforts of my bed for the chance to dance my way into a new day because I love to dance as much as I love to sleep. Life in the city is fast paced and the days often bleed into each other. Secret Sunrise lovingly provides a space where you can dance your daily worries away and connect with yourself and others in the judgment-free morning light. Described as the “most epic way to start a day in the 21st century”, Secret Sunrise begins at 6am where upon arrival you receive a set of wireless headphones that are tuned into energising tracks courtesy of some of the city’s favourite DJs. at its best and, of course, experience the first light of day. Previous venues have included Tokai Forest Market, Woodstock Eatery and Jordan Wine Estate in Stellenbosch. The phenomenon of sunrise silent discos has caught on across the world and there is even a Secret Sunrise community in London. If you’re ever travelling around South Africa you can catch a Secret Sunrise in Joburg, Pretoria or Durban, so keep an eye on the Secret Sunrise Facebook page for upcoming events. I’m excited to see what the Secret Sunrise team have up their sleeves. I think a “secret sunset” would be a brilliant follow-on.

s the industrial trend continues to gain popularity, we’re seeing an increasing focus on exposed hardware in product design. Rather than trying to create furniture with a slick appearance, designers are drawing attention to the details that hold everything together. Often, this also plays with the contrast between everyday materials and very considered fixtures and fittings for added appeal. At the more conceptual end of the spectrum, designers like the Dutch studio Droog are selling fixtures that allow people to either build or update

existing pieces. This appeals to people with a DIY spirit and those who want to get a high-design piece at a relatively lower cost. Designers like Raw Studios appeal to this low-tech aesthetic with products like the Klik storage system. An update on pegboard shelving, Klik features modular shelving and storage that can be reconfigured to fit a number of needs. By keeping the structure of the system visible, it becomes a feature rather than something purely functional.

This trend has definite appeal in the local market where we don’t have stores like IKEA that really democratise design. The ability to personalise and add a special touch to ordinary pieces of furniture is compelling, and hopefully we’ll see more brands introducing products like this in the future.

Q: How did your business start? A: We started as three business partners but have become friends who like business. Gino Papa isn’t a stylist, but comes from three generations of Italian barbers. We wanted to get into barbering again with a space that was not just a copy of traditional barbershops, but spoke of Cape Town and appealed to the people in it. Q: Why did you choose this area to set up shop? A: The Widow Maker is really about the space – once we saw it we knew we had to move. Jodi and I are attached to Long Street from when we owned Scar clothing. Long Street is recognised worldwide and has so much history of which we’ve been a part of since 1998. Q: How did you find your premises? A: I’m always walking up and down our area – popping into spaces I have been keeping an eye on over the years. The building had been repainted and stood out – I saw the sign and walked in. Done. Q: Why is it ideally suited to your business? A: It has space and exposed ceiling beams add to that. It has a room for the washbasin area and a large area for services and for men to relax while waiting for their barber.

The architecture and heritage of the building is special. Q: Who are your neighbours? A: We are surrounded by a group of like-minded businesses. Directly below us is Boardhub with surf gear. We are next to Long Street Baths and just down the road is Royale. Across from us is Baseline and Deluxe Coffee in Metal Lane. Q: What are the shop rental/ sales prices like in this area? A: We are on the first floor, so while enjoying the benefits of being elevated from Long Street, we also don’t pay the pricier ground-level rentals. New shops elsewhere seem to be paying around R250 to R300/m2. But Kloof and Long seem to be levelling out and charging fairer rentals. Q: Who forms your shop traffic? A: We’ve never had such a busy new shop – we seat about 15 to 20 gents on a weekday, less at weekends. Q: Do you have any expansion plans? A: These things always depend on the space and people. We are very keen to expand but have been doing this long enough to know that these things need to be right. Q: Do you operate online as well? M

eet Generation Y, young adults born between 1980 and 2000, who are changing the way the world functions and how markets operate. They are doing it through their spending habits, technosavvy approach and a global view that is significantly more questioning than that of the generations who preceded them. First National Bank data reflects that 44% of South African buyers are less than 40 years old, putting a significant percentage of buyers into the millennial category. Millennials are prolific technology users and now constitute the bulk of the world’s first-time homeowners.

Different selling philosophy

Into that environment is the change that makes for a different selling philosophy for estate agents. Statistics from estate agencies’ websites reflect that 90% of buyers begin their property search online via smartphones or tablets. South African internet penetration is approaching 20%, with the mass market embracing digital tools on their phones and mobile operators cutting data costs and rolling out networks. Tim Johnson, sales director, Seeff Dolphin Coast, says having searched online for property, millennials use social media platforms to ask questions and gather information

about neighbourhoods, property trends and prices long before they encounter agents. “Within this demographic there exists a culture of ‘don’t call me, I’ll find you’. Once they have done their research, they will seek out a trusted advisor to assist in the buying process,” adds Adrian Goslett, CEO and regional director, RE/MAX of Southern Africa.

Less settling

In line with international trends where children either leave home later, returning to their parents’ homes – the term is boomerang kids – or rent for longer periods before acquiring property, Goslett says the average age of South African first-time buyers is slowly increasing. In April 2015 the figure was 32 years old, increasing to age 34 by December 2015.

Millennials are generally not focusing on family, wealth creation and settling down. They may swap home practicality for something trendy, tech-smart, stylish and close to where they work. Goslett says an advantage of buying over renting is that it implements forced saving. Bond repayments ensure homeowners have an asset, considering South Africans’ generally poor savings culture.

Double buying power

Access to finance remains a key issue for first-time homeowners, so typically millennial buyers are dual-income households to slightly boost their buying power. While younger ones have student loans impacting on their ability to access finance, those acquiring property are entering the market at between R1m and R2,5m. The Absa Homeowner Insights report reflects that young, independent

Absa statistics released in December last year reflected the average nominal values for middle-segment properties at R887,000 (small homes of 80m2 to 140m2), R1,274m (medium homes of 141m2 to 220m2) and R1,982m (large homes of 221m2 to 400m2). After experiencing nominal price growths of 10% in 2013 and 9,3% in 2014, South African residential values increased about 6% last year.

ne of the ironies of South Africa’s current economic problems is that the government has already mapped out many of the solutions. The National Development Plan (NDP) sets out all the most important things that need to be done to return this country to a path of prosperity.

This really presents company boards with a choice. Unless they take this money elsewhere and invest it in countries that they feel offer better opportunities, there is a simple decision to make: they can either sit on their cash, hoping that things will improve, or they can use it to drive the changes that they would like to see.

For complex reasons, however, implementation of the NDP is lacking. And unfortunately we don’t have the leadership to drive it.

This means thinking creatively, and potentially deviating from their core business to consider those things that make their core business possible. But if South African companies moved from looking at only the obvious economic opportunities in the markets they have always served, to thinking about the enormous potential that exists elsewhere in this country, there could be an awful lot to be gained.

One of the most critical issues identified by the NDP is that infrastructure development is key to economic growth. Building schools, roads, hospitals and communications infrastructure will unlock more of this country’s potential. Developing infrastructure is also recognised as one of the most effective ways of fighting poverty and inequality. Giving people better access to education, health care and commercial opportunities, immediately improves their chances of being economically productive.

A big part of the challenge facing South Africa is that the government is not short on plans for building infrastructure. The question is whether these plans are appropriate, how they will be implemented, and whether they address the right concerns.

andton Central is becoming more pedestrian-friendly in keeping with global urban trends. Traditionally many of the entrances to buildings in SA’s business capitals were accessed via parkades. Now Sandton has a new generation of innovative commercial properties with welcoming street-level entrances, expanded pavement widths and pedestrian-friendly urban designs. The increased walkability should boost health and economic and environmental benefits for those with real estate investments, businesses or homes in this financial hub. Recent improvements include the changes under way around the

Gautrain Sandton Station, its outer face connecting a vibrant street-fronted retail area with those on foot – the station pavement has been expanded to a wider pedestrian zone of 5,2m in some areas and a new pavement design includes trees and balustrades. West Street’s pavements were improved for the City of Johannesburg’s EcoMobility World Festival 2015. They are now getting an additional makeover to improve pedestrian access. Situated above and adjacent to the Gautrain station, Kgoro Central is a new mixed-use green development that will create a pedestrian- and bicycle-friendly urban environment using wide, demarcated walkways,

cycle paths and facilities. Sandton City has added a pedestrian-friendly entrance with its Protea Court expansion. In 2018, Discovery moves to a new resource-efficient, sustainable 87,000m2 global head office building. Improved walkability makes a city more appealing to residents and businesses, according to Elaine Jack, city improvement district manager, Sandton Central Management District. “Much of Sandton’s road infrastructure was developed with only vehicles in mind, typical of the development of its time. Today it is increasingly recognised that walkability is an important part of sustainable urban design,” says Jack.

rban and vibrant, Gardens is as close to the city centre as you can get and still be counted as a suburb. Residents stroll through the Company’s Garden to get to work in the CBD. The lively cafe culture of Gardens’ Kloof Street seamlessly segues into the nightlife of Long Street and the hip restaurant scene on Bree. This proximity to the hum of the city is a big part of the attraction for the young professionals who make Gardens their home, but it also has its own laid-back identity. “Gardens is comfortable, relaxed, friendly,” says Bridget McNulty, who has lived here for 8 years. “It really feels like a neighbourhood, with lots of people walking around and interesting spots to eat.” Predominantly made up of apartment buildings and cottages, there is less of the leafy spacious appeal of the suburbs higher up the slopes of the City Bowl. Residents, however, claim two green spaces as their own – the formal botanical gardens of the Company’s

Garden, its cafe a perfect summer brunch meeting place, and the shady lawns and trees of De Waal Park with its Victorian bandstand and free summer concerts, a Mecca for dog walkers. Shopping is easy at the Gardens Centre, which combines the daily necessities of supermarkets and hardware stores with spoils such as Sorbet and Cassis. A newer centre adding a chic industrial vibe to the area is Wembley Square, which has a Virgin Active for gym and yoga, and an airy precinct of cool cafes and shops, including Knead, Rua and Wellness Warehouse. Then the City Bowl Market on Hope Street is a community hub on Thursday nights with gourmet street food, music and organic veggies. Older residents are attracted by the convenience of car-free living, with everything within walking distance, including the Mediclinic, and the MyCiTi bus right there to venture further afield.

Agent commentary Q: What types of properties are available, and what can buyers expect to pay? A: Gardens is where you want to live if you are young and hang out in vibey Kloof Street, or more mature and want to be close to the hospital, walk to the shops, and catch the MyCiTi bus everywhere. Unfortunately not so affordable anymore, as an entry-level studio apartment starts at R1,2m, a one-bedroom at R1,7m and a two-bedroom apartment from R2m up to R5m, depending on position and condition. There’s generally a shortage of stock and cottages are very hard to come by. You’ll be lucky to find a semi-Victorian with a parking bay or garage below R6m.

Q: Who is buying property in the area? A: Gardens is consistently a common favourite with buyers purely because of its positioning within the City Bowl. It does, however, draw a specific buyer – one that is either starting out in their property portfolio development, or slowing and scaling down. Of the 21 recorded sales for the first quarter of 2016 in both freehold and sectional title, the staggering statistic is that 18 were cash transactions. That equates to 86%. Fourteen of those cash deals were local South Africans. The foreign buyers were from Germany, Switzerland and the UAE, and two buyers were from Gauteng and KZN.

Q: What attracts buyers to the area? A: Gardens is very sought-after for its convenient central location which offers easy access to the CBD for work, and its vibrant nightlife. Residents can quite literally stroll down the road to a wide array of excellent restaurants, cosy cafes and a myriad retail options. It’s only a short drive from world-class beaches and popular attractions and conveniently close to public transport. The suburb also offers the best value for money in the City Bowl, especially at entry level. It’s still possible to buy older properties in the area at accessible prices which can be renovated to increase their value significantly, thereby offering an excellent return on investment.
