resident Cyril Ramaphosa delivered his third State of the Nation Address (Sona) in Cape Town on the 20th. The Sona outlined South Africa’s general political, socioeconomic and other areas critical to the well-being of the nation. Mike Greeff, CEO, Greeff Christie’s International Real Estate, says the President spoke strongly to the message of growth and development of the country, but was also realistic with regard to the challenges facing the nation. He comments, “The speech resonated with all walks of life from all corners of the country that are struggling to thrive due to the slow rate of job creation. The creation of jobs and entrepreneurship opportunities will allow more young people access to the economy and therefore become contributing members of society. “The Presidency assured the country that the focus of government would be growth and renewal as well as the realisation of the National Development Plan that was adopted in 2012. Government has reassured the nation that the time for talk is over and actions need to take place,” he says. “There will be hard choices facing the country, but as a nation we need to be committed to focussing our efforts on actions that have the greatest impact on the country. Economic transformation and job creation is a key focus of the administration and that will only have a positive effect on the economy.

economic growth exceeding population growth is critical to South Africa’s longterm stability. Eskom is doing better and has done well to regain stability of the power grid and, while the funding of the parastatal may have been uncertain in the past, the President has assured the country that it’ll not be allowed to fail or default in any way.” Greeff says the overall message to the country and the world is that South Africa is an excellent investment prospect as it’s poised on the precipice of greatness. “This is an excellent time for the real-estate sector as infrastructure development will act as a catalyst for a rise in property prices in urban areas. The expropriation of land will be focussed on in the next five years to identify and release public land that is suitable for smart, urban settlements and for farming. The land being targeted is available public land and not private residential property. “The City of Cape Town can expect further growth as building plans worth R20bn for development have been approved. This is expected to bode extremely well for the property market as more and more people are expected to relocate here in search of increased opportunity. “I echo the President’s sentiments that by working together there’s nothing we cannot be, nothing we cannot do, and nothing we cannot achieve,” Greeff concludes.

“The improvement of the housing, health and transport systems across the country are key points of focus for the next decade. The President’s vision of

here’s a time for wines casually quaffed by the braai, and there’s a time for serious wines that demand your attention. The Old Road Wine Co., which launched earlier this year from its tasting room home in Franschhoek, aims to cater to both ends of the spectrum. Winemaker Ryan Puttick is at the helm in the cellar, tapping into unique vineyard sites from across the Cape winelands. It’s this wandering eye that offers plenty of curiosity in the portfolio, with the wines split across five distinct categories that tap into the characters and tales of the 19th-century winelands to offer an eye-catching collection of wines. The Quirky Ones runs from the zippy Juliette Sauvignon Blanc to the hugely enjoyable Spotted Hound; a red blend with nips of sangiovese, shiraz, cinsaut and more. The standout here though is the Cape blend dubbed The Butcher and Cleaver, a trio of shiraz, pinotage and mourvèdre that’s a fine accompaniment for anything off the braai.

the French Corner, with a pair of approachable blends to discover. The red is inspired by the Rhône valley, driven by grenache and gourvèdre, so expect plenty of bold fruit with an undercurrent of savoury notes. The white is a delicious, slightly unusual, blend of verdelho, marsanne and grenache blanc. While you’ll find the range of wines in good wine shops and online, perhaps the best place to discover them is at the source, in the Old Road Wine Co. tasting room in Franschhoek. The Anemos Deck and main restaurant offer wonderful valley views, with dishes under the watchful eye of chef Reimond van der Walt. There’s an extensive menu that rambles from pizza to pasta to hearty grills. As with the wines, you’ll be spoilt for choice.

The Originals pays tribute to the characters of yesteryear Franschhoek in the Smous Sauvignon Blanc and The Fat Man Pinotage, while the Single Vineyard releases are well worth seeking out, particularly the grand-mère semillon, with fruit picked from a special bush vine vineyard planted in 1936. With its tasting room in the heart of the Franschhoek valley it’s little wonder another range is dubbed PUBLISHED BY TIMES MEDIA PROPERTY PUBLISHING 1st Floor, Block H, Sable Square cnr Bosmansdam and Ratanga roads Milnerton, Cape Town

A feast for the senses Winter gives locals an opportunity to rediscover Winelands fine dining with tempting winter specials. Lunch at Terroir is a must for the winter bucket list. WORDS: KIT HEATHCOCK

S

itting on the terrace at Terroir in warm winter sunshine and looking over the lawns where majestic oak trees have turned gold, we taste the new winter menu and any winter blues are promptly banished by hearty, beautifully executed dishes. In a food world that’s constantly changing, a lovely thing about Terroir is its consistency. Chalkboard menu, classic combinations with seasonal innovative touches, chef Michael Broughton doesn’t go for glamour so much as for real good food. The restaurant interior, cosy and unassuming with a log fire burning, has the air of a French country restaurant, so quietly confident of its cuisine that decor is secondary.

In the fifteen years since Michael opened Terroir on Kleine Zalze wine estate, it has featured regularly in the Eat Out Top 10 and, as food fashions come and go, Terroir stands the test of time. The winter special set menu is the perfect opportunity for locals to indulge affordably. An amuse bouche sets the tone – a mini doughnut demurely seated on tart apricot jam sauce, the first bite revealing an intense beef cheek filling, a lovely play of sweet-savoury contrasts. A trout and horseradish classic combination with wasabi caviar pearls, leaves space on the plate for the unusual twist of a warm leek and potato soup poured at the table. Crusty sourdough, baked in-house twice a day, mops the plate clean. If you have trouble deciding whether you like your lamb best slow cooked and falling apart or just

waved over a flame and still sweet and pink in the middle, our delicious main ticks both boxes – tender pink cutlets on a bed of braised lamb shoulder with fregola, pea puree, and pickled mustard seeds, it does winter proud with a hint of spring in the freshness of the peas. We taste three irresistible desserts – a light and frothy pistachio souffle with a dollop of ice cream and dark vanilla caramel poured in at the table, a fabulous “Cutie pie” chocolatehazelnut-marshmallow concoction with espresso ice cream, and a delicate Catalan Crème with saffron ice cream. Terroir reopens 10 July after its winter break and the excellent value winter special – including two glasses of Kleine Zalze wine – continues until 30 September for lunch and dinner.

’m standing on upper Shortmarket Street just past 12 on a Friday afternoon, office workers, and tourists hustling and bustling past. I know where I’m heading but I don’t actually know where I’m going. The lure of a G&T at House of Machines almost derails my mission, but then I spot the distinctive manhole cover hidden inside a doorway. Here is the unimposing entrance to The Shortmarket Club – an entrance that belies what you’ll find within. Up the stairs in the open-plan bar, bistro-type dining area and kitchen, the maître d’ welcomes you warmly and hands you over to a member of the friendly wait staff who briskly sweeps you off to the annex. With its heavy wooden decor, soft-cushioned benches and old-school booths, it feels a bit like a gentlemen’s club of yore, but with a modern touch. Diners have a choice of two prix fixe menus: one with two starters and a

main, the other a starter, main and dessert. I go for the latter, opting for the roasted persimmon, pine nut ice cream, olive oil sponge and lemon ricotta dessert instead of the tuna tartare, hazelnut, burrata, king oyster mushroom and aged balsamic starter. But first the venison carpaccio, duck liver parfait, burnt honey dressing, Jerusalem artichoke crisps and poached quince, followed by local, ethically sourced fish with pea and gammon velouté, roasted autumn mushrooms, and pommes puree. A glass of Elgin Ridge 282 Sauvignon Blanc 2016 helps to bring out the intricate flavours of the dishes and creates a taste explosion. With Cape Town restaurant dining prices being what they are, you’ll be hard-pressed to find better value for money if a fine-dining meal is what you’re after. At R320 per person (wine not included) it’s probably more of a special occasion lunch, but it’s one I can highly recommend.

Smart storage Our homes are getting smaller, which means we increasingly need functional yet aesthetically pleasing storage solutions which also contribute to our look WORDS: ANNE SCHAUFFER

IMAGES: SHUTTERSTOCK

S

peak to any kitchen and bathroom designer like Umhlanga’s Morley Miller, and they’ll come up with a host of stylish storage concepts. “Storage for kitchens and bathrooms is coming of age. Superb quality products in contemporary colours and materials specifically to fit into or onto existing cupboards or units, not only look good, but function brilliantly. Larson Industries produce some really stylish storage options,” Natasha Miller of Morley Miller says.

Storage as decor

For smaller spaces, keep storage off the floor and ideally use the items to be stored as an integral part of the decor. So, if it’s beautiful waffle-weave grey towels, fold or roll them into boxed, cubed or floating shelves – even tubes – or fit them into baskets on those shelves. The towel colours, the type and colour of the wood or melamine, all talk to the look and feel. Nothing is accidental. Tinks Robinson of Peppergreen Interiors says, “Wooden shelving in various forms is big – floating, hanging, or shelves with attractive forged brackets with rail and hooks beneath.” A bedroom headboard is a wonderful multipurpose storage unit-cum-side table. Designed around your bed size and bedroom look, custom design it as a wall fixture. Whether you choose a rustic untreated wood unit, or matt or glossy spray-painted surfaces, the unit can combine cubed cupboards with open cubes and shelving, mood lighting and reading lights. A large, slim, plain box in a colour/woodgrain as a headboard, can be very effective, but with side access which includes deep narrow shelves – open or with doors.

Multifunctional furniture Today, there’s a wide range of beds

with superb storage facilities in a range of permutations. You might like the entire mattress section to lift from the empty base or platform – near invisible – or rather include feature shelving and cupboards. It’s ideal for linen and scatter cushions. For kids’ rooms, cubes and baskets are perfect for holding toys. Units on castors make for easy manoeuvrability, whether under a bed or as an ottoman. Upholstered ottomans and cubes have long been storage vehicles; so too, says Robinson, “built-in window seats, with hinged seats that open”. If you prefer, day beds or window seats can rather have open or cubed shelving.

Hidden storage

For those tight on space, Robinson suggests raising the floor, so it’s essentially a low wooden platform with a useful gap beneath. “Flat baskets on castors as well as suitcases can be stored in there, while removable front panels disguise the fact that there’s storage space.” Robinson also suggests converting stairs. “Install drawers where the riser panel is, or the riser panel could be made into a door, allowing space beneath the tread open for storage. Also, utilise your ceiling space by installing a tucked-away ladder or quality pull-stairs – it’s ideal for little used items or any bulk household purchases.”

Quirky or repurposed storage

Spray paint old steamer trunks, a vintage fridge shell or industrial lockers; mount old metal wire baskets or trays on the wall. It’s wonderful to have an element of quirkiness, even in the most traditional of decor spaces.

n the current economic climate, there’s significant value to be had in both residential and commercial property acquisitions, says MC du Toit, CEO: auctions and sales, BidX1 South Africa, an online property trading platform, whose next online auction will be held on 3 July. “Sellers are open to this platform as it provides both buyers and sellers with all the information required, while on the day, bidders will enter into a binding agreement at the price they’re willing to bid. The online auction process allows buyers to negotiate for the property they’re interested in from anywhere around the country and even globally,” Du Toit says.

International frontrunner in green lifestyle developments STEVE BROOKES

T

he development powerhouse Balwin Properties announced a major achievement in its ongoing drive to fight climate change through the mainstreaming of green lifestyle developments.

Edge registration provides our environmentally conscious buyers and tenants with the assurance that they’re minimising their own environmental footprint while saving on utility costs over the long term.”

Steve Brookes, founder and CEO, Balwin Properties, comments, “Balwin Properties has always been differentiated by its innovative approach to environmental management while creating quality lifestyle developments for its clients. We were the first to offer energyefficient appliances as part of the purchase price of an apartment and today we’re exceptionally proud to announce the world’s largest green Edge registration in partnership with the IFC.

As an initial phase, Balwin Properties has registered over 16,000 units across seven of its built-to-sell and three of its rental developments rated by the Green Building Council South Africa (GBCSA) as Edge certified. This is more homes than any property developer in the world to date.

“Using the Edge software we now have a cost-effective planning tool that helps us to build green, based on occupant behaviour, building type and the local climate. Importantly,

An innovation of the IFC, a member of the World Bank Group, Edge was created to respond to the need for a measurable solution to prove the financial case for building green, and to help jumpstart the proliferation of green buildings. The Edge standard is set at a minimum of 20% reduction across energy consumption, water usage and embodied energy in materials.

When listing a property at an inflated price, sellers may be eliminating an entire group of buyers as this may be beyond their limits. By following the above method, and especially in the current market, sellers are educated as to how to adopt a far more aggressive pricing strategy, but then to include the potential upside to this as a result of the BidX1 trading platform and the competitive nature of serious buyers. On the day there will be a range of residential properties around South Africa as well as a number of commercial properties, for example a sizeable, landmark corporate office and storage warehouse with development potential in Midrand, with frontage onto the N1, and an immaculate hotel, events venue and conference centre

Among the residential properties is a four-bedroom, three-bathroom home with pool and triple garage in soughtafter Parkmore. Also in Joburg, in the exclusive Eagle Canyon Golf Estate, is a five-bedroom, six-bathroom, luxury mansion with separate guest suite, cinema room, pool and jacuzzi room set on a spacious erf of 2,150m2, as well as a three-bedroom, twobathroom designer home in Craighall. In upmarket Silver Lakes Golf Estate in Pretoria East, overlooking the game reserve and with its own private boma, is a four-bedroom, four-bathroom home with an elevator to all three levels. In Erinvale Golf Estate in Somerset West, a two-bedroom (both en suite) character home in a private pan handle goes on auction, while on the West Coast in Sandy Point Beach Estate in St Helena Bay, only 30m from the ocean, a modern three-bedroom (all en suite) home with self-contained flatlet and sea views throughout, is on offer. In KwaZulu-Natal, in Bird Valley Estate at the foot of the Karkloof Mountain Range in Cramond in the KZN Midlands, a vacant erf of 2,680m2 will be auctioned. A haven for wildlife and birds just 30km from Pietermaritzburg, the estate lies just below the second largest indigenous forest in South Africa.

Solid Green Consulting was appointed to consolidate performance specifications for construction practices across Balwin Properties’s portfolio, to create an Edge-compliant standard specification and to support the Edge registration process. Chilufya Lombe, director at Solid Green, adds, “It’s encouraging to see such a large developer taking on the challenge of addressing climate change and we commend Balwin Properties for its leadership in this sector.” “Balwin Properties has realised the short- and long-term gains of designing, building and operating green buildings,” says Dorah Modise, GBCSA CEO. “To do so during an economic downturn when many developers are holding back on upfront costs, shows they have realised the benefits of making better design work harder to increase operational savings, market appeal and accelerate property values.”

Suburb focus

Plattekloof

With its enviable position high on the slopes of the Tygerberg Hills overlooking the whole of Cape Town and Table Mountain, Plattekloof remains a sought-after choice WORDS: KIT HEATHCOCK IMAGES: NATASHA LASSEN & GOOGLE MAPS *Map not to scale

Plattekloof is so central. I travel a lot and the airport is literally 20 minutes away. When it comes to shopping, hospitals, schools and wine farms, I feel Plattekloof is the most central suburb. I never have to sit in traffic as everything is within 10 minutes of me. WOLFGANG RIEBE, RESIDENT

T

he suburb of Plattekloof was once part of the De Grendel estate, which still cloaks the adjoining slopes with green vines and pastures. Through a town-planning error back in 1956 when the land was first sold for development, Plattekloof swapped prospective names with its neighbour, so the flat valley land got the name Panorama, while Plattekloof has the panoramic views, which residents are quick to appreciate. “In winter the entire city is sometimes under cloud and the mist touches our balcony,” says Wolfgang Riebe, events specialist. “It’s like sitting in a plane above the clouds and in the distance only the top of Table Mountain sticks out.” The second thing that residents love is the suburb’s position, with easy access to the N1, N7 and airport. “It’s so convenient and central for Stellenbosch, Somerset West and the Cape Town CBD,” says Eileen Pienaar, who grew up in the area. “Anything and everything you need is within 5km.” This includes the Panorama Mediclinic with all its associated doctors’ rooms, clinics and specialists. “It’s really a great place to live,” adds Leandre van Rooyen. “The people are always friendly and helpful. Everything is close: shops, hospitals, doctors, vet clinic, parks, gym, and restaurants.”

Property

Plattekloof was developed in slow stages, with generous plot sizes.

Wolfgang recollects visiting friends in Plattekloof 1 as a child, and never forgot the captivating views. He took the opportunity to buy a plot when Plattekloof 2 was developed in 1990. “I chose the best view right on top with a true 180º view from Cape Hangklip to Blouberg – it was a no-brainer – we moved back to Cape Town in 1996 to start building our dream home.” Many of the properties in Plattekloof were similarly built over the years as the dream homes of their first owners and range from modest family homes to lavish villas set in large gardens. Recent additions to the suburb are mostly secure estates, including exclusive Baronetcy Estate, close to the farmland of De Grendel and backing onto the Tygerberg Nature Reserve.

Schools

Locals who grew up here most likely went to Panorama Primary, which continues to serve their children, followed by Edgemead High School or Tygerberg High. There are several other options within easy driving distance including DF Malan in Bellville, all the Durbanville schools, Curro and Abbotts College in Century City, and Riverside College in Burgundy Estate.

Explore

The Olienhout Street park is a favourite local green space for picnics with a view.

Kids love having plenty of space to play and visiting the ducks in the pond. Below is the Frikkie Knoetze arboretum which functions as a fenced dog park with lots of trees and paths to explore, a favourite social spot for dogs and their owners. Tygerberg Nature Reserve offers wilder open space right on the doorstep, its entrance on Meyboom Avenue. Conserving an expanse of critically endangered Swartland renosterveld, it has well-maintained paths including a wheelchair path to the picnic spot (accessed from the Welgemoed entrance on the other side of the hill) and lots of wildlife – from birds to bontebok and abundant flowers in spring. While Plattekloof has its fair share of cafes, steakhouses and coffee shops, mostly located in the two main shopping centres, there’s one dining destination that stands out. “De Grendel is by far our favourite place to eat. It’s right next to where we live and the view, service and food is amazing,” says Leandre. Other entertainment urban spots such as Grand West and Century City, N1 City Mall, Willowbridge or Tyger Valley are a short drive away. The CBD is not much further, and it’s easy to escape the city altogether, with the Durbanville wine valley close to home and the Stellenbosch winelands and beaches easily accessible.
