HAVE THE NECESSARY SKILLS FOR VALUING A RESIDENTIAL PROPERTY

A

lmost all South African estate agents are prepared to give potential home sellers, or even those who are merely curious, a valuation on their properties – and there is usually no charge for this. Over the years this service has proved an effective way for estate agents to establish contact with clients and win their trust.

However, says Rowan Alexander, Director of Alexander Swart Property, the inconvenient truth is that a great many estate agents are, in fact, incapable of giving a really accurate valuation because they lack the necessary training and skills.

try to assess whether the neighbourhood as a whole is improving or going backwards. The market, he adds, will always determine the end price and a good estate agent will be in touch with the latest trends ahead of his rivals. Those considering appointing estate agents should insist on seeing his or her track record, in particular not only how many homes he or she has sold but also how long these were on the market and how close they came to being sold at the full market price.

Alexander, who, as a BSc Property Studies honours graduate, has a Chartered Valuer qualification, says that far too many estate agents have to rely solely on the automated comparative market/price analyses provided by various companies operating in this field. “Over the years,” says Alexander, “these comparative price analyses have proved very valuable and at Alexander Swart Property we consult them regularly. However, they are by no means definitive. They work off Deeds Office data from which their analysts calculate the average sales value per square metre of properties in any one area. With plot and plan developers this data can be particularly misleading because when only the plot sizes are taken into account the property’s true value is likely to be updated only years later when it is resold. For this reason”, says Alexander, “these comparative market analyses can be especially wrong in areas where new developments have taken place.” People with access to automated valuation systems sometimes think, says Alexander, that they have no need of other valuers. It is, however, worth noting, he says, that the banks almost invariably insist on their registered professional valuers inspecting the property – and they would not do this if they could rely only on automatic comparative valuations. In valuing any property, says Alexander, it is essential to consider its location, its proximity to amenities, transport and schools, the current economic situation and the strength or weakness of demand in the area. With this data the seller or buyer should
