REGISTRATION ON R130 MILLION APPROVED SALES – WITH A FURTHER R75 MILLION TO COME

I

t is now just 20 months since the Cape Town Northern Suburbs estate agency, Alexander Swart Property, broke away from the national group where it had been a franchisee for nine years. This week Rowan Alexander, Director of Alexander Swart Property, revealed that right now the organisation has R130 million concluded sales, all with bank loan approvals in place, awaiting registration. These sales figures, said Alexander, have been made up by 104 sales, 85 of which were freehold, the remaining being sectional title. The average selling price of all these properties on the list is R1,250,000, but 17 of the sales have involved homes priced over R2 million. Alexander Swart Property, said Alexander, has another R75 million worth of sales awaiting conclusion within the next two weeks. The company, he added, is working further afield and is no longer so completely reliant on the Brackenfell and Kraaifontein areas, even though these still provide the bulk of their sales. As a result of their expansion they can now offer homes at anything from R480,000 to R33 million and Alexander commented that right now the value for money obtainable in the R3million plus homes makes these exceptionally good buys.

“In the past three months there has,” he says, “been a very definite upturn in our business. August, September and October saw us signing agreements of sale (i.e. where the deals have been concluded but the buyer awaits bond approval or bond registration) on deals with a value in excess of R200 million. On our current performance we will equal our best franchisee era year figure in six months.”

(2) Persevering with branding and marketing efforts—everything from sale board displays and show houses to regular coverage in printed and online property and social media. As a result, Alexander believes, Alexander Swart have regained the confidence of old clients, some of whom were concerned about their going independent, and have roped in new clients who are attracted by their youthful, gogetting image. (3) Being especially strong in the right market, the above mentioned sub R2million bracket where demand continues to be good and prices continue to rise.

“Although our figures are higher than other Northern Suburbs agencies they nevertheless corroborate what we have been saying all along and that is that there is considerable strength and ongoing demand in the market for homes below the R2 million level. The average price of the homes we are selling i.e. R1,250,000 is still well within the capabilities of the typical wage earning middle class employee and the situation is
