2018 WAS A YEAR IN WHICH THE PROPERTY INDUSTRY HAD TO DEAL WITH GREAT UNCERTAINTY

peaking to some 70 staff and colleagues at Alexander Swart Property’s end of year prize giving (held at the Knorhoek Wine Estate near Stellenbosch), Rowan Alexander, Director of the company, which is now completing its second year as an independent operation, said that 2018 had been a year in which many South African estate agencies had been severely tested. This, he said, was due to ongoing political, social and economic changes and instability, the net result of which was that South African consumers had been ‘uncertain’ about the future. The chief contributors to the year’s uncertainties, said Alexander, had been the battle for the ANC presidency (which ‘thankfully’ ended in the election of Ramaphosa), the establishment of new leadership in the government (including a new Finance Minister and the dismissal of incompetent or corrupt leaders), the lowering of the value of the rand and the general economic recession, the Steinhoff debacle, an increase in the interest rates and VAT, the land expropriation issue, the disruption caused by the EFF, both in parliament and countrywide, the financial and other problems of Eskom and in Cape Town the severe drought and water restrictions. These uncertainties, said Alexander, had brought about a change in the demand pattern for Cape homes, those priced above R2 million now taking longer to sell, while the demand for those below R2 million continues to be good. The uncertainties also resulted in changes in the banks’ score cards when assessing mortgage bond applications and in the type of products most favoured
by property buyers, notably a rise in the call for sectional title apartments and “lock up and go” town houses. Many estate agencies, said Alexander, had struggled to come to terms with the new conditions, but Alexander Swart Property, serving the Brackenfell, Kraafontein and Durbanville areas, had been ideally positioned for today’s market. The company had been able to make the most of the opportunities available, had raised its profile by occupying new premises in Brackenfell Boulevard and had increased its footprint by establishing a branch office in Durbanville. This office had had a remarkably successful first year, turning over more than R 60 million in sales. The company has also grown its footprint in many new areas, including Kuils River, Bellville, Parow, Parklands, Burgundy Estate, Panorama, Baronetcy Estate, Pringle Bay and even Calvinia and will continue to grow in the coming year. “The general opinion among the economists to whom I have talked,” said Alexander, “is that from here on the economy can only improve, albeit it slowly, and we ourselves are confident that in 2019 we will see a 50% growth and will expand our operations wider.” Recognising the doubts and uncertainties of both buyers and sellers, the company has initiated a public educational programme and is giving regular evening sessions to both first time home buyers and property i n ve s t o r s . T h e s e , s a i d A l e x a n d e r, h a d b e e n enthusiastically welcomed by the community.

Alexander thanked the staff, saying that with their help the company had built up for itself a reputation for being young, vibrant and always willing to go the extra mile. Alexander also thanked the company’s many support services, both in-house and external, including Nedbank (for mortgage bonds), Uzuko Finance (in-house bond origination), Uzuko Maintenance (for the care of properties) and the legal firm ESI Attorneys. Alexander also had a special word of thanks for the company’s backroom administrative staff and those many agents who regularly hold weekend show houses. These people, he said, can often have their work taken for granted, but are vital to the success of the company. Janine Swart, head of Alexander Swart Property Rentals, said that like the sales company they are ideally positioned to serve today’s market and are currently handling nearly 350 properties (mostly in the R7,000 to R9,000 bracket) and achieving on the day rental payments with 90% of their tenants – only 1,3% of whom default. In closing, Alexander thanked their valued clients, “In this business one needs perseverance and compassion, an ability to understand the client, without who, there would be no business. Alexander Swart would like to thank each and every client for their support in 2018 and look forward to an exciting 2019.”
