Having since March 2017 ceased to operate as a franchise to a big national group, Alexander Swart Property is now expanding in pursuit of its goal to be one of the top five Cape Town estate agencies by 2020. This, says Rowan Alexander, Director of Alexander Swart Property, means that they are continually on the lookout for staff, either experienced agents looking for a new opening and a better income or rookies who want to get into property and are prepared to undergo the very thorough training period on which Alexander Swart Property insists. “What has pleased Andre Swart and myself,” says Alexander, “is that we find that it is not difficult to attract applicants. The reputation we have built up for ourselves has ensured that we are able to attract good staff in a steady stream. To date, just thirteen months since we went on our own, we have already increased our staff by 12, giving us a total of over 50. We will continue to increase staff numbers in the foreseeable future.” What is it that other agents find attractive about Alexander Swart Property? “Firstly,” says Alexander, “it is our general image, the picture that people have of us. We are seen as undeniably successful,

energetic and young and we do, in fact, have more people below the age of 30 than any other company that I know of. “Secondly, unlike so many estate agencies, we provide the agent with a strong sales administration backup – from compiling and taking the photographs for advertisements, to the placing of them on behalf of the agents and listing their properties on the online media. “At no cost to the agent, we run an ongoing, unrivalled marketing effort: we take 11 full page advertisements per week in the printed media and although they benefit from this we bear the costs ourselves. Nor do we charge for desk space, landline phone calls, signboards or documentation. We also handle the bonds for their clients through our inhouse mortgage bond originators. “Perhaps, however, the most important aspect of our agents’ back up service is that we employ a separate team to find stock. This means that although the agent is still encouraged to bring in stock, he will almost always have homes to sell, even when he cannot find them for himself. This makes a very big difference, especially when the agent has just joined our company and is battling to make an income. It is our ability to keep stock levels high which above all makes us successful.” These and other factors not mentioned, says Alexander, are enhanced by real upfront leadership. The top four in the
