Kings of the north The suburbs of Plattekloof, Panorama, Edgemead, and Burgundy Estate offer great value for money WORDS: KIT HEATHCOCK
Stunning views of Table Mountain and easy access to town aren’t the first things that come to mind when most people think of the Northern Suburbs. But the neighbourhoods within the triangle made by the N1, the N7 and the slopes of the Tygerberg Nature Reserve enjoy both these advantages. Residents of Plattekloof, Panorama, Edgemead, Burgundy Estate and neighbouring suburbs can reach the centre of Cape Town within 20 minutes, are conveniently placed for travelling to the international airport and have the food, wine and nature of the Durbanville Wine Valley nearby.
PROPERTY
Plattekloof spreads up the hillside above Plattekloof Road with luxury villas and architect-designed homes positioned for fantastic views of Table Mountain and Table Bay. Bordering Tygerberg nature reserve and with historic De Grendel farm on one side, the upmarket suburb feels open, spacious and close to nature. Panorama is on flatter ground below Plattekloof Road. The story goes that the town planners swapped the names of the two areas by mistake on the original plans. Older family homes here are being renovated by a new generation who appreciate the quiet neighbourly streets of suburban living. The most notable landmark is the excellent Mediclinic Panorama, which attracts patients from all over the city.

Edgemead was the second Garden City to be developed after Pinelands, starting in 1972. Its tree-lined streets, sports clubs, schools and the close-knit community that worked so hard over the years to build all these facilities, have made it eminently desirable. The architectural uniformity regulated by Garden Cities has relaxed slightly since administration passed to the municipality, with the occasional colourful exterior or double-storey house appearing, but the legacy remains in the amenities and public spaces, the excellent library, the shopping centre and sports fields. Burgundy Estate is the newest kid on the block – an enclosed suburb still under development. “When we moved the school here there were just a few units around us, and it was quite a young single population,” says Elana Edwards of Riverside College, Burgundy’s first school. “Now the community is a lot more family oriented. You see families playing in the parks, walking to the shops. There’s a very relaxed atmosphere.” A mixture of apartment buildings, townhouses and larger homes can be found in the area, with parks, walkways and running tracks interspersed. The mashie golf course and canoeing lake are favourite dog-walking spots.

Many years of community support and involvement went into building Edgemead’s primary and high schools which have long been highly rated

Riverside College settled on a temporary site in Burgundy Estate in 2011 and is currently building a permanent campus, providing private education all the way to matric. The well-established public schools in Bellville and Durbanville are within comfortable driving distance, as are the newer private schools of Century City in the other direction.
EXPLORE
With the fynbos-clad backdrop of Tygerberg Nature Reserve, residents have easy access to hiking, running and mountain biking trails. The Tygerberg Mountain Bike Club has special access to a network of trails linking the reserve with neighbouring wine estates all the way to Meerendal. For a more leisurely exploration of the area, go wine tasting – starting at De Grendel with its renowned fine dining restaurant and work your way around the valley from Durbanville Hills to Nitida, Bloemendal, D’Aria and beyond. Urban recreation for the whole family can be found at Grand West – where you can ice-skate, catch a movie, watch a theatre production or enjoy a band performance – or at Canal Walk, for movies and retail therapy. There’s also the Barnyard Theatre at Willowbridge, or you can pop into the city centre for more entertainment. Residents really do feel like they have the whole of Cape Town on their doorstep.

STONEWOOD VILLAGE HOMES SELL FAST EVEN BEFORE COMPLETION OF SHOWHOUSES.
I
t may surprise those not familiar with current conditions in the residential property sector, that the standard of current new homes has probably never been higher than it is now, says Rowan Alexander, Director of Alexander Swart Property.
Now that new development boom times are behind us, developers who did not compromise on quality or service levels throughout the busy period have survived and are producing apartments and homes of really good quality. They tend to employ well-trained, experienced teams with high standards of workmanship and a wealth of experience to draw on. As they are no longer under the intense pressure they were formerly they can now pay even more attention to small design details and features. Long standing relationships with reputable subcontractors and suppliers (from whom they get exceptionally good prices in the present market), the valuable lesson learnt that it pays to select quality materials and �ttings plus inclusion of "extras" such as good landscaping and attractive communal facilities in their projects, pays off in the end. These comments are particularly applicable to the developers, Trinity and their contractors, Brick 'n Board. They are handling the new Stonewood Village Homes at Stonewood Estate, corner of Pinehurst Drive and Okavango Road (near Pinehurst). In all his experience, says Alexander, no development he knows of has offered such value for money before. Prices range from R 1 820 000 to R2 100 000; the majority of homes selling below R2million. The development will have 106 homes, all freestanding, single-storey dwellings on a single level. All will have three bedrooms, two bathrooms AND a double garage with fully automated doors. Furthermore, all the homes will be in a security estate with electri�ed boundary fencing AND 24- hour manned security AND biometric �ngerprint recognition access.

A fairly large proportion of the site has been left for public open spaces, already planted and landscaped and a large vlei which will be full all year round, fed from a borehole and stormwater runnels. Water plants and reeds will create a pleasant spot to relax and have picnics. Walking and cycle trails throughout the property will enable children to play in secure conditions even when not watched by their parents. Brick 'n Board are busy putting the �nishing touches to two showhouses, one of 140m2 and one of 158m2 on plots of 300m2. These, with �nishes and features such as ceramic �oor tiles, granite counter-tops and indoor or outdoor braai facilities, will have higher ceilings than usual: 2,7 and 3m above the �oor levels. Brick 'n Board will be starting on the construction of the �rst 20 homes in the next three weeks. This project, says Alexander, has bucked the usual trend by selling fast BEFORE the showhouses were built. Phase One (25 homes) is already completely sold out and a further �ve homes in the follow-up phase have now been signed for. The completion of the showhouses will almost certainly speed up the rate of sale. “What the fast sales show is that Trinity, with their usual insight into market conditions, have come up with a development that EXACTLY suits today's salary-earning, cashstrapped buyer," says Alexander. "I can think of no other current or recent development that compares with the value of what is being offered here. Those looking for a really sound investment should visit the showhouses, approached via Okavango Road, from this week onwards and check out what is being offered."
