This is done by providing the estate agent with the documentation requested which will include the following, proof of identification (SA Green ID book, or ID card) and proof of residence (often a municipal account). Lastly, when receiving an Offer to Purchase, it is important not to take too long to respond. Although often time sensitive, taking too long can result in the buyer opting out. Selling your home need not be a painful process. If your price is right, your home in good repair and you know what to expect from your estate agent, all should go to plan.

ith Christmas carols now being played endlessly in the shops and festive season decorations going up in even the most unlikely places, the ‘silly’ season is very much in evidence yet again. Estate agents in the past tended to regard December and January as the ‘silly’ season: it was seen by many as a time when residential property selling gave way to festivities, family reunions, holidays and the enjoyable, relaxing recreational activities of mid-Summer. Homes, it was often said, simply did not sell at this time. Today, however, says Rowan Alexander, Director of Alexander Swart Property, the description ‘silly’ season is no longer appropriate to the December\January residential property marketing period. “Last year,” he says, “we took a break and closed our Alexander Swart Property offices for three weeks in December\early January. Despite this, we still achieved two-thirds our average previous monthly sales turnover.

This showed conclusively that the holiday period these days can be as good a time as any to sell – or buy – a home. I would go even further and say that, although no one can predict accurately what the market sentiment next year will be, attitudes become more optimistic at the start of a new year – it is seen by many as the beginning of a new era. This, therefore, can be a very good time to sell.” Those contemplating selling during the holiday season, says Alexander, should list their properties with a reputable agent right now. “This year Alexander Swart Property and many other agencies will ensure that most of their agents will be working from 17th December to 8th January even though the Administrative staff will be taking a short break. With so many people holidaying at the Cape and with the usual transfers, retirements and promotions taking place at this time, I forsee the property market experiencing a mini-boom over this period. If you want to sell in 2019, now is the time to put your home into the hands of a good estate agency.”
