he Station Drive Precinct was established a few years ago as part of Durban’s regeneration of tired, no-go areas. Since then, creativity and entrepreneurship have been at the heart of leisure and business there.

Station Drive has been trailblazing because of the courage of some brave vendors who opened a little retail outlet in an abandoned part of town, with limited parking, and found ways to market themselves and grow their businesses.
Open Plan Studio is all about coworking and events, and there’s always something artistic happening there. On Sunday mornings you’ll find crowds at The Morning Trade, the brainchild of Anna Savage, (owner, I Heart Market, and former professional chef). It’s a hive of activity, with fresh produce on sale and delectable goodies to take home or eat there. You’ll find the Renegade Kitchen, the mobile food company which, aside from catering for events

he Voetstoots clause is a standard clause in a property sale agreement. “It protects the seller by stating that the property, whether movable or immovable, is purchased ‘as is’, and seeks to deprive the buyer of any recourse against the seller, should the property have any latent or patent defects,” says Vicky Stott, attorney, Fourie Stott Attorneys.

hrough her own experience, Mishelle Kison discovered a gap in the market for plus-size lingerie. She started Sassy Lingerie to give women with more curvaceous body types the opportunity to feel comfortable and attractive. Q: How did your business start? A: I worked in sales for most of my life and I really wanted to be a businesswoman doing something that I was passionate about. I’ve always struggled to find affordable lingerie that fits my body type, so I decided to take the plunge and start Sassy Lingerie for plus-size women. Q: Why did you choose this area to set up shop? A: My business is fairly new, and I can’t afford to move into a mall or shop, so I started running the business from home in Reservoir Hills. Q: How did you find your premises? A: I work from home as the business operates online. Q: Why are the premises ideally suited to your business? A: I save on rental costs and still get to be my own boss and earn a salary. Q: Who are your neighbours? A: A family who are very supportive of my business.
A latent defect is one which could not have been discovered by a reasonably thorough inspection prior to the sale, while a patent defect is visible on inspection.
Q: What are the shop rental/ sales prices like in the area? A: I run the business online from home, so fortunately I don’t pay any rent, but rental prices, excluding amenities, range between R3,000 and R4,500. The rental on average in the surrounding areas is more or less in the same price range. Q: How many people go through your store each day? A: My online traffic ranges from 1,500 to 3,000 views a day. Q: Do you have any expansion plans? A: Sassy Lingerie has grown over the last two years and we’ve recently launched the Sassy Young collection, which is a clothing range for plus-size women and the younger generation. I also hope to move into my own premises in the next two years. Q: Do you operate online as well? A: T he business only operates online. Q: What’s your most popular item? A: O ur most popular items are the Baby Doll sets that most women feel comfortable in because they cover most areas but still give them that sassy edge.

Although sellers are often concerned over the impact of the Consumer Protection Act (CPA) on the Voetstoots clause, Stott says that in the sale of immovable property, the CPA only applies where the seller sells the immovable property in the ordinary course of the seller’s business, and to the marketing service provided by the estate agent in negotiating between the parties. “The CPA doesn’t apply to ‘once-off’ transactions such as the sale by an individual of his/her home. Therefore, the Voetstoots clause (as we know it) still applies to the majority of property transactions,” she says. Stott advises sellers to disclose any latent defects they are aware of in writing prior to concluding a sale agreement to avoid falling foul of the Voetstoots clause. “The onus is on the buyer to properly inspect a property prior to its purchase,” she adds.
“The buyer should inspect the prospective immovable property with a high degree of care and diligence, even to the point of obtaining a home inspection report or other expert reports so that a purchase can be made with complete clarity on what constitutes ‘as is’.” If you believe that a seller has not fulfilled their obligations in terms of a sale agreement, seek advice from an attorney. “In order for a buyer to succeed in holding a seller liable for a latent defect, the buyer will have to show that although the seller was aware of the latent defect, the seller didn’t disclose it and the nondisclosure was a deliberate intention to defraud the buyer.”

he day you walk into your home and think it looks tired is the day you need to breathe new life into it. There are so many things you can do without leaving your home or picking up the phone and others that are either DIY or very cost-effective. Decorator Morgan Fry of Thrift tells us how to “be brave” with decor.
Home shopping
Walk into each room and remove at least one item of furniture or frippery (items you no longer like or use). Look hard because when an item has been in your home for a long time, you barely notice it anymore. And don’t panic if it has sentimental value – you don’t have to get rid of it. Just put it away for now. You’ve given yourself some clean space in the rooms and that negative space is the start of a transformation. Now look at those discarded items and rethink them. Is there anything there which would work in another room? Perhaps it needs to be sanded down and painted? Does it need a new frame? Play with these pieces, not necessarily immediately, and if you no longer have room for them in your life, sell or donate them. Less is generally more.
Colour me
Colour is a major game-changer, whether it’s walls, floors or artwork. As a loose guide, remember the 60:30:10 ratio (predominant colour should cover
about 60% of the room, usually painted walls; secondary colour should be 30% percent, usually window treatments, upholstery, rugs; and accent colour 10%, artwork, ceramics, accessories). A splash of paint or a pop of wallpaper are great for transforming a room. Stand in the room with a handful of swatches and pick out colours you really like which feature in the carpet, a painting or something else dominant. Play before committing. You can create a single feature wall of a plain strong colour, stripe the wall with even or uneven bands (do it yourself with masking tape and paint), or even choose a photograph – your own or one you’ve bought online – and get it enlarged to fit that feature wall (apply it like wallpaper) or, of course, use wallpaper (hunt down the sales). Wallpaper can also look superb behind open bookcases or shelves.
Hang it up
Artwork can also have an impact and it doesn’t need to be an original piece. It can be interesting photographs of botanicals, inexpensive prints purchased online or even something abstract you might be brave enough to try. Mirrors can be as equally impressive as artwork, particularly if they have wonderful old frames or are really large. You can lean a mirror against a wall, reflecting the floor or ceiling, to enlarge the space or reflect greenery outdoors.

Upholstery art
Fabric and upholstery can be expensive (trawl through the fabric waste centres), but much like a feature wall, choose a single chair in the room and make this your eye-catching feature. If you’re brave enough, go bold and bright or even a little crazy and have a single print on the seat of a plain chair. Make it a chair-cum-artwork.
Window dressing
Windows treated differently can change a room – swap out your short curtains for a floor-to-ceiling one, or replace curtains with a fabric roller blind, wood Venetian blinds or old shutters (hunt them down at junk shops). Concentrate on the textures here – if you don’t need to block anything out, go thin and soft with muslin or voile.
TOP TIP: • Swapping out lamp shades is an easy way to spruce up an old look. • Use bright carpet tiles of different colours in a children’s room to create a chequerboard effect or make your own design. • Inexpensive rugs in bold colours and designs can be used to demarcate areas within a room. • Generally, bigger is better and bolder – remember scale.
