hefs who Share – The ART of Giving is one of the most thoughtful and inspiring projects I’ve ever come across. Started by the enigmatic Barbara Lenhard and now in its fourth year, the project raises funds to uplift communities. The event – one of the greatest culinary and art lifestyle events – will this time take place in Joburg this month. Among the many platforms is the Chefs who Share – Young Chef Award, which is a search for the most promising and talented local chef. The final seven young chefs (from some of the country’s top restaurants and hotels) have been selected. Each chef, between the ages of 18 and 29, had to submit a canape creation, which was judged by industry experts. The young chefs in the final are: Conrad van den Heever, senior sous chef from Greenhouse-Cellars Hohenort; Anand Bhana, junior sous chef from Hartford House; Blaine Robert Coetzer, senior chef de partie at Leeu Estate; David Graham-Parker, junior chef de partie at Level Four; Leeandra Govender, junior sous pastry chef at Roots; Elize Benson, senior chef de partie at Roots; and Anthonie James van Zyl, commis chef at Tokara. These young chefs will get an incredible opportunity to work alongside 14 of their national and
international culinary heroes – including Michelin-starred Vineet Bhatia from London, Vincent Rodier from Mauritius, and chef Reto Mathis from Switzerland – at the Grand Gala on 24 September in the Johannesburg City Hall. The winner will be announced at the gala and, besides local recognition, will win a trip to Europe to work in a Michelin-star restaurant and visit the headquarters of Moët & Chandon in Épernay, France, to experience the culinary and oenological highlights of Champagne. Now that’s a once in a lifetime experience! Progressing from her first recipe book, Jackie Cameron Cooks at Home, the launch of her second book has been a great success. “The main launch was at my school with 170 guests. It was a sell-out. I had 15 friends, family and chefs, as well as my students, all involved in making a few of the recipes. Everyone arrived at 9am and placed
their combinations on two huge tables for all the guests to have an opportunity to taste. This was a very special way of launching, because nothing had been cooked by me, showing that all of the recipes do work, especially in your home kitchen,” says Jackie. “I have another launch coming up in Clarens on 12 November and another event at my school on 15 October that includes tasters from my book, flower arranging and beautiful wines. There will be many other special events throughout this year.” Each recipe has a place in Jackie’s kitchen, but what makes this recipe book unique are the taste combinations and accurate detail. “You won’t find a chocolate lamington, instead you’ll find a lemon and poppy seed lamington. You won’t find a traditional carrot cake, rather there is a chocolate chunks carrot cake. There are also recipes that have been passed down generation to generation that I couldn’t possibly change – like my granny Kay’s flourless Christmas pudding,” says Jackie.

aheem Kemet is a Durbanbased emcee, poet, vocalist and musician who is fast gaining international acclaim. He has performed at festivals all over the country (and outside of it). He recently signed with Sony Music Africa and his track The Fire Remix was chosen as the soundtrack of Mr Price’s latest summer campaign. Here’s why you shouldn’t miss out on this multitalented local. Q: How’d you get started in the industry? A: I was involved in performance art since the tender age of seven and later began writing and reciting my own lyrics. By age 17, I was completely involved in the Durban hip-hop scene, attending shows and winning rap battles. Q: What would you consider your career highlight so far? A: Last year I signed with Sony Music Africa and released my debut single The Fire, which has achieved major success on
all major radio and TV stations. I also just arrived back from Reunion Island as the selected South African representative at the 2016 Sakifo Musik Festival, as well as the Indian Ocean Music Market where I shared the stage with renowned artists such as Macy Gray and Baaba Maal. Q: Tell us a bit about the EP you’re working on right now? A: I’m currently working on an EP titled TV Don’t Know Us Yet, set to be released next month. It’s a mixture of hip-hop and soul, reflecting my persona as an artist and my experiences thus far. Q: As a local artist, do you feel that the new radio split has been beneficial? A: Yes, I do. But as a whole, it’s going to be a process because now compilers have to search for more local content instead of being spoon-fed playlists by major labels. There’s no use in demanding 90% local playlistings and not giving
way for upcoming musicians. What I have found is that the 90% quota has mostly given way to older stuff and musicians who are already established. This needs to change in order for our industry to grow. Q: What do you love most about the local music scene? A: I feel the Durban music scene is the most cultured and diverse in the country. It gives us, the creatives, freedom to create exceptional art without hindrance.

African citizens make up the largest share of foreign property buyers in SA
T
he share of African continent buyers of total foreigner buying of South African property declined mildly in the first half of 2016 to 27,5% from a two-quarter moving average of 31% for the first quarter of 2016. However, this is still high compared to the 8,5% of 2010. A 2016 survey by New World Wealth supported this change in foreign buyer patterns. The South Africa 2016 Wealth Report, published by New World Wealth, notes that wealthy African citizens made up the largest share of foreign property buyers in

2015, increasing considerably since 2007. “Most of them came from Nigeria, Angola and Ghana,” says Andrew Amoils, head of research, New World Wealth (a global wealth data capturer). “We expect more than 10,000 African millionaires to move to SA over the next decade.” Africans are purchasing local property for a variety of reasons, says Andrew Golding, CEO, Pam Golding Properties. “Some Africans are seeking investment properties or personal residences that provide access to an upmarket lifestyle.”

MSP takes a new direction

any visitors and locals have been pleasantly surprised to see the pastel shades, geometric motifs and elegant lines of an Art Deco building pop up around an unexpected corner in Durban. The city has many fine examples of genuine Art Deco architecture and several buildings that nod to the style, such as the Suncoast Casino and Entertainment complex. In the 1930s and 1940s, Durban’s developers commissioned buildings in Art Deco style with motifs that highlight the city’s location and maritime interests, leaving the city with a valuable Art Deco heritage. The Durban Art Deco Society encourages owners of Art Decostyle buildings to be aware of their history, offers advice on restoration or repainting – in a series of charmingly named palettes like Tropical, Hotel de Caribe and Alfresco – and organises lectures and tours. “Durban has some of the foremost Art Deco-style buildings in South Africa,
such as the Enterprise Building in the Durban CBD,” says Donald Davies, chairman, Durban Art Deco Society. “The Enterprise Building stands out because it was the first, and thus not influenced by any other architecture of the day. It was built in the second sub-period of the Art Deco period where Hollywood-type themes were ‘posted’ onto the buildings, called stucco. It is quite different from the Art Deco buildings built shortly thereafter as these dropped all stucco from the facade of the buildings and began to reflect the elements of speed in the Style Moderne period with their curved lines like automobiles, trains and planes.” Despite this interesting and important history, and many fine examples, several Art Deco buildings in the city are falling into disrepair. “It is important that buildings are maintained so as to create an appealing residence from which further funds can be generated for upkeep. Otherwise
they will require repair rather than maintenance, where funds are already limited,” says Davies. A solution to this problem has been converting some of the buildings into student accommodation for tertiary institutions. “This way, a minimum standard of upkeep is maintained, and funds (are) generated,” says Davies.
• Durban has a number of very fine examples of Art Deco style, mostly residential blocks built between 1930 and 1940, and include, among others, Broadwindsor Court and Manhattan Court in Dr Yusuf Dadoo Street, Enterprise Building in Samora Machel Street, Victoria Mansions and Willern Court in Margaret Mncadi Avenue, Berea Court in Berea Road, Cheviot Court in Musgrave Road, and Surrey Mansions in Currie Road. • The Durban Art Deco Society has a room at Surrey Mansions where archival information and a collection of books about Art Deco are kept. It is open at specific times to members and people who are interested.

If supplying house plans is not part of the standard purchase agreement, make it a term of the agreement that the seller should provide you with a copy of approved plans within a certain period of time for all structures on the property you are buying.

Reserve the right to resile from the agreement if the plans are not delivered or are incomplete. Check the plans against the property.

here are many reasons why not only having access to house plans is a big positive, but actually comparing your property to the plans can be very helpful. Even when it was obligatory for sellers to hand over plans to buyers, they were often tucked away in a drawer for safekeeping only to be brought out if you were going to add on to the property. By that time it’s too late to do anything if there are any issues. Every property has a Floor Area Ratio (FAR) – the ratio of a building’s gross floor area to the size of the piece of land it is built on. If the person you’re buying from has made any alterations to the home and not had the plans approved by the municipality, it could be your problem now. It may not even be the current owner who made the alterations, it could be the previous owner, but this could stop you from doing more alterations on your home. If the previous owner exceeded the FAR, you could be asked to pull down whatever was built. So, not only are you not allowed to add on that extra bathroom or whatever you were planning, you may need to remove something.
Estate agents are required to reveal what they know about the property, as is the owner. But if the owner isn’t forthcoming, the agent won’t know, and therefore can’t inform you as the buyer.

And you buy the property voetstoots. If you’ve bought into a gated estate/ residential complex, it can be even more frustrating. Your section is what is demarcated on the sectional title plan. Whatever is not part of a section is common property and is owned by all in undivided shares and is administered by the body corporate. Extending beyond your section will require the consent of every owner and mortgage holder. Any change to a section will require not only building plans but sectional title plans. So, whether legally required or not, it’s a smart idea to insist on those house plans and compare them to the property to make sure that what you are buying, is set out on the relevant plans and that you will not have to demolish anything. Even if you still have FAR to work with, to put your house in order, you’ll need to submit plans and any approvals of that old tool shed, in order to get the municipality to sign off on them before you begin your own new construction.

T
he upmarket resort town of Ballito lies approximately half an hour’s drive from Durban. Nestled in the heart of sugar cane country, the area has been drawing holidaymakers for years. Gorgeous sandy beaches and possibly one of the nicest winter climates in the country, are just two of the reasons this area remains so popular. The fact that the relatively new King Shaka International Airport is just down the road, has certainly boosted buyer interest from those who live further afield. An increasing number of buyers are relocating their families to the region while they commute to work in Gauteng. As one such buyer noted, “It is often quicker to catch a flight to Joburg and catch the Gautrain to Sandton than it is to drive between Pretoria and Joburg.” Geared towards tourism, the area enjoys a wealth of excellent amenities, including a variety of top restaurants. It’s also home to The Ballito Pro,
an international surfing competition that’s held on an annual basis. It’s the ideal spot for adventure seekers, and attractions include microlight tours, kite surfing, scuba diving and deep-sea fishing. For those who prefer taking life at a slower pace, there’s the beach, Flag Animal Farm, as well as the Ndlondlo Reptile Park and paintball arenas. There are a number of schools in the area, including Ashton International College and the PLG Ballito Academy. Curro Mount Richmore is located in nearby Salt Rock. All in all, this little coastal gem certainly seems to tick all the right boxes as a holiday destination and as a permanent home. Indeed, Ballito (which incidentally is Spanish for little ball) has come a long way since its founders decided to name an undeveloped area of the coast after a hosiery company. Popular with permanent and temporary residents, this town is bursting with potential.

Agent commentary Q: What types of amenities are available in Ballito? A: The days of having to travel to Durban to shop or for some entertainment are over. The swimming and surfing beaches have always been a big drawcard, but we also boast four magnificent golf courses, as well as mountain biking at the ever-popular Holla Trails situated at Sugar Rush Park. This venue also houses the fantastic Jump Park for trampolining enthusiasts. The shopping options have been everincreasing, but with the imminent launch of the Ballito Junction regional shopping centre in March/ April next year, we are set to have just about every retail offering available, as well as cinemas.
Q: What should buyers expect to pay for a home in Ballito? A: Ballito has long been deemed one of the most popular holiday destinations in South Africa, and is rapidly growing into a bustling hub – and so is it’s residential property market. Research has shown that more people are migrating north and this bodes well for property prices in the area. The current average price for sectional title units ranges from R1,35m to R3,95m. Freehold properties fetch between R2,365m and R7,1m. The trend in Ballito shows that the demand for sectional title and gated estates is much higher than for freehold properties, due to the security and lifestyle choices these types of properties offer.
Q: What do you love most about Ballito? A: We relocated to KwaZulu-Natal in January 2007 to what has aptly been described as the true gem of the North Coast coastline – Ballito. The area has enjoyed the greatest amount of growth in KZN which has had an extremely positive impact on house prices as well as opportunities in the business sector. We enjoy a fantastic climate, have a number of top golf courses nearby, as well as terrific shopping amenities. The lifestyle, the friendliness of the locals, as well as the beautiful beaches on this stretch of the coast, all make Ballito the place to be. I would recommend this area to anyone.
