The new Sibaya Coastal Resort will also offer so much that many will choose to stay within the new precinct.
The perfect location allows buyers the opportunity to own a home in a tranquil and scenic area with spectacular ocean views and easy access to the beach, while at the same time offering the convenience of hot spots such as Umhlanga Village, Gateway, Umhlanga Ridge and the airport for leisure and business purposes. restoration. The push came when I couldn’t fit all my treasures into my house after moving. So my husband, Na’aim, suggested I either set up a shop or sell online. Q: Why did you choose this area to set up shop? A: Station Drive is a creative mecca. There are makers, designers, marketers, foodies, breweries and entrepreneurs. It’s a place to collaborate and engage with like-minded entrepreneurs, and is a natural fit for The Vintager. Q: How did you find your premises? A: T hrough Lisa Dolan, who worked for an agency within the precinct. Q: Why are the premises ideally suited to your business? A: T he store is eight minutes away and is located within a creative hub. There’s an energy about the precinct that’s aligned with my and Na’aim’s passion for our businesses.

A: T he Vintager website will go live this month, but we do have active social media pages. Keep your eyes on our social networks for the launch. Q: What’s your most popular item? A: I would have to say the vintage industrial items are getting the attention they deserve. We love collecting industrial treasures, so the store always has unique items that are functional statement pieces.

2017 Budget: good news for first-time homebuyers

inance minister Pravin Gordhan’s Budget speech on 22 February has brought with it some encouraging news for the real estate market.

Foreigners can buy apartments in Mauritius

t has taken almost six months, but the Mauritian government has now amended the island’s Non-citizens (Property Restriction) Act to make it possible for property investors from South Africa – and elsewhere – to buy apartments outside of the Integrated Resort Scheme, Real Estate Scheme and Property Development Scheme developments that were specifically designated for foreign buyers. In addition, the minimum investment amount has been dropped to MUR6m, the equivalent of around R2,2m at current exchange rates.

here’s a great investment opportunity for those looking to downsize to a high-end security estate. ith new residential developments launching in KZN every month, many people are choosing to build a new house rather than purchase an existing one. “The advantage of building is that you get exactly what you want, built to the specs that suit your personality, style and budget, as well as the ability to prepare the house for future technical or ‘green’ upgrades,” says Deanne Hamilton, agent, RE/MAX Panache. “Many estates have a design theme, so make sure it suits your personal taste. Build a home similar in size to the others being built around you and, if it’s an upmarket area, make sure your finishes are good quality so that you achieve optimum return on investment should you wish to sell in the future.” Although the cost of building is rising, especially with more stringent energy policies and building codes, there are savings to be had. “When building, one can often find the land to purchase under R750,000 and
not incur transfer duty on the land price,” says Michele Wilson, director, Seeff Hillcrest and Kloof. “This is a big saving. If the buyer has their own cash, the end product is also free of transfer costs. Likewise, if the person building goes through a developer there’s no transfer duty applicable.” When buying from a developer on a new estate it is essential to check their credentials. “Ensure the development has a strong professional team who have been supported by a reputable land surveyor and that all engineering work and construction is being carried out by respected civil engineers,” Wilson says. “Also be fully aware of the criteria around the mother bond on the development which involves a certain set amount of sales being secured by the developer before the development can begin.” Hamilton suggests choosing a plot with a good location. “Even in estates there will be some areas more sought-after than others, so rather buy the land
that seems higher priced at the time of purchasing. Down the line you will achieve a better return on investment due to the location of the site.”
According to Deanne Hamilton, agent, RE/MAX Panache, middle-class to upper-class building costs average between R9,500 up to R15,000 per square metre plus the cost of the land on which the house is to be built. The average forecast growth in nominal house prices this year was approximately 5% to 6%. Residential construction is most expensive in KwaZulu-Natal and increased by approximately 7,5% year on year – first year 2016 (as per Stats SA). Michele Wilson, director, Seeff Hillcrest and Kloof, says building costs in those areas are currently sitting at anything between R7,000 and R7,500 per square metre for standard builds. However, in the upmarket estates/golf course estates/equestrian estates the building costs are anything between R8,000 and R12,000 per square metre dependant on architectural designs and conformance to estate specifications.
