The next generation The Cape Winemakers Guild recently celebrated the 10 year anniversary of its Protégé Programme. The programme gives aspirant winemakers the opportunity to work side by side with members of the guild during a threeyear internship. Neighbourhood was there to witness the accomplishments and how innovation and the sharing of knowledge span more than 33 years of winemaking excellence. The Cape Winemakers Guild started the programme with the aim of not only cultivating young winemakers
and viticulturists, but also bringing transformation to the industry. Since then, 20 talented protégés have entered the programme with no less than 12 of them now pursuing successful careers. The 10 year anniversary emphasises that soon we will see the first generation of protégés earning their stripes and joining the prestigious Cape Winemakers Guild and, hopefully, changing the face of the industry as we know it.

Q: How did you become involved with The SA Brandy Foundation? A: I was originally brought in from a strategic marketing perspective, but it wasn’t a difficult move to make because I already had such a love for South African brandies. I was brought up in a house that appreciated brandy, and there were always a few bottles of KWV on the shelf. When I officially joined SA Brandy, I also got to go on a crash course that allowed me to taste a whole range of South African brandies, many of which I immediately fell in love with. Q: What is your view of the current state of the spirits industry in South Africa? A: It’s a very exciting time in the spirits industry because there’s been a lot of interest in terms of the creation of new and interesting craft spirits. This has brought about a whole resurgence in the craft of the product, and there are a lot of smaller distilleries bringing in amazing new ideas. A: The great thing about brandy is that there are no rules – just enjoy what works for you. I have different favourites for different occasions: the Ladismith 8-year-old brandy is fantastic with sushi or oysters, while for a heavier main course like fillet I’d go for a more robust brandy like the Van Ryn’s 12-year-old. And people don’t realise that brandy is incredible with dessert – pair dark chocolate with a KWV 15-year-old and you’ll love how it breaks through the chocolate’s richness.

House prices show resilience

tandard Bank Report’s House Price Index (HPI) edged up 7,3% year on year in June from a downwardly revised 6,6% year on year in May. Rea Vaya to boost Sandton Central
E
xpanding its Bus Rapid Transit (BRT) system, Joburg will bring Rea Vaya’s fast, convenient and affordable bus service to Sandton Central within the next two years. Boosting all modes of transport and easing traffic flows, the project will also add improvements to infrastructure in Sandton Central with new bridges, widened main roads, upgraded pavements and signage, and a dedicated cycling and walking path linking Alexandra with Sandton. “The infrastructure improvement to roads, pavements and public transport the BRT introduces, support Sandton Central’s position at the forefront of well-managed
Sandton Central is a key destination in the R3bn Phase 1C of Rea Vaya, which began construction in 2014. This phase is expected to add 245 buses to the 277-bus fleet. It comprises 16km of dedicated trunk route that extends Rea Vaya’s route from Parktown to Alexandra and on to Sandton and beyond. Rea Vaya will have at least two stations in Sandton Central. The project adds two new bridges across the M1 highway – one for BRT buses and pedestrians, the other for cyclists and pedestrians.

Berry Everitt, CEO, Chas Everitt International group, says, “At the moment, our experience is that there are many empty-nesters eager to downsize from their large family homes in order to cut their monthly expenses and put the savings towards their retirement plans, and we expect this round of municipal increases to amplify this trend. “There is good demand for their properties from developers as well as younger buyers with growing families, so it’s possible for them to sell quite

quickly – provided that they seek the advice of a qualified and experienced estate agent to help them set a realistic, market-related asking price,” he says. According to him, the latest round of municipal increases make it all the more important for prospective sellers to guard against overpricing. “Potential buyers will just avoid any properties they regard as overpriced and these homes will then stick in the market, causing the owners’ holding costs to mount up and eat into their potential profits,” Everitt explains. Holding costs include everything you have to pay to own and run your home, such as the bond repayment, insurance, maintenance costs, any monthly levy that you pay and, of course, municipal rates and service charges.

I
f your home is more than 60 years old, or you are considering buying a property with a building built before 1956, it is important to note that you will need approval from the Provincial Heritage Resources Authority (PHRA) before doing any alterations, additions or demolitions. In KwaZulu-Natal the PHRA is known as Amafa/Heritage/ Erfenis KZN. “The point of protecting buildings over 60 years old is to determine their conservation worthiness,” says Ros Devereux, who heads up the Built Environment Section of Amafa. “The definition of ‘alter’ in the legislation is very broad and covers all work, both internal and external, and includes any decoration applied to the building, including painting and plastering.” Minimal interference with the existing fabric of the building particularly to the exterior is required and proposals that are sympathetic to the original in materials, techniques and design are likely to be approved.
New work should be of the present day and should not mimic any historical period. The Durban Art Deco Society, for example, has published a series of guidelines in terms of colour palettes to be used when restoring Durban’s many old Art Deco buildings. With names such as Tropical, Hotel de Caribe and St Moritz Miami, the schemes are described as being sympathetic to the era but also having contemporary sensibilities. Changing the exterior appearance of the building is generally prohibited, so enclosing verandas, removing bay windows, altering gables or changing windows and doors – particularly from timber to aluminium and sliding sash to casement or vice versa – are not generally approved. “The introduction of decoration that was not previously there, such as broekie lace on concrete columned verandas, will not find favour,” says Devereux. “Changes to the roof are also generally not approved as
the roof forms about a third of the visual appearance of the house, so alterations will dramatically alter the visual appearance of the building.” Restoration to a particular period with the removal of previous alterations is not always approved and must be strongly motivated as it is a worldwide trend that the layers of history of a building are expressed.

Boundary: there should be no shrubs to hide behind, and no overhanging trees that can be used to enter your home. Car entrance gate: install a sliding gate that can’t be removed off the track. The same goes for a swinging gate – block access to the motor.

Pathways alongside the house: use gravel/loose stones to make it difficult to approach the house quietly. Lighting: have good lighting everywhere, with motion detector lights at key points – these are cost-effective and disturbing to intruders.

ecurity experts talk about layers of security. The more elements obstructing the entrance of an intruder, the earlier you’ll be alerted, the less likely they are to continue, and, most importantly, the more time there is for security companies to react or for you to take evasive action – your family is far more important than any household goods. Intruders weigh up risk against reward, and an obstructed path into an unknown space may act as a deterrent. Crime has as many trends as fashion. Once the public gets used to a particular form of intimidation and develops defensive mechanisms, the trend changes. Similarly, as technology gets smarter and new deterrents are invented, criminals’ expertise improve. The four Ds of security – deter, detect, delay, detain – say it all. Those are your goals. As a homeowner, play devil’s advocate and walk in an intruder’s shoes. If you can break into your own home (we’ve all tried that when we’ve been locked out), then anybody could. Begin with the basics: avoid the obvious, like the spare key under a pot, and the safe in dad’s cupboard, unless it’s a dummy safe complete with costume jewellery. Instil into the family and employees the importance of being constantly aware and not becoming complacent. Don’t falter on key issues: when the electric driveway gate is opened,

make sure there’s nobody around, and once you’ve driven/walked in, check that nobody sneaks in while it’s closing. When you’re inside the house and the doorbell rings or somebody hoots, don’t assume who it is and press the button to let them in. Visitors must always announce themselves. Try to alter aspects of your daily routine because professional housebreakers may be monitoring your movements. Begin your interrogation of your security system from the outer perimeter of your property and make your way inwards. Visualise how you can prevent anybody getting beyond that, then beyond the next obstacle. Be conscious of elements like trees hanging over your boundary wall, or shrubs acting as good cover. Dogs are helpful, whether you have a little yapper inside or a large and intimidating guard dog outside. But always be aware of your dog’s limitations! Try to find a balance between privacy and security. The less hidden your house is by solid walls/trees/bushes or other obstructions, the less appealing it is to intruders. It’s too easy for them to be seen breaking into your property when there are no obstructions. Get to know your neighbours – they will be to tell when something looks out of place.

Q: How did your business start? A: I’ve been teaching music at high school level for 12 years so far, and have found myself constantly guiding musically talented teenagers. I often meet up with pupils after hours to answer their questions. I train, guide and help prepare them for professional performances or auditions. I realised that talented young people need a place where they can go to for this kind of resource. That was the start of Cherry Blossom Music.

Q: Do you have any expansion plans? A: Our portfolio of services grows in line with demand, so we’re currently hiring additional specialist teachers and introducing new instruments.
Q: How did you find your premises? A: We added a small studio on to our house, which makes it easy for me to teach outside of school hours and be near my children too.
Q: Do you operate online as well? A: Our website and Facebook page keeps our followers and target market up to date on the latest news and developments.
Q: Why are the premises ideally suited to your business? A: Thanks to the close relationships I have with schools in the area, having a home-based studio makes it easy for students to attend lessons. Also, it helps to work from home when you’re a mom of three and don’t need to contend with any late afternoon traffic.

illcrest has seen major develop ment over the past 20 years or so and what was once a sleepy village has been transformed into one of Durban’s most popular suburbs with an array of great schools and a wealth of shopping facilities. Set high above Durban, Hillcrest enjoys a far more temperate climate than the suburbs on the coast, and although temperatures don’t actually reach freezing point during the winter months, there’s often a need for a fire or heater when the mercury does begin to drop.
The area is also famous for its Heritage Market, a shopping centre that houses a wide range of interesting shops and restaurants in quaint Victorian-style buildings. It’s also ideally placed for those who want to visit the nearby Shongweni Farmers & Craft Market that takes place every Saturday. Famed for the fresh produce it sells, this market opens early and those who wish to take advantage of the goodies on offer (including organic home-made cheeses and a decadent array of baked goods) should plan accordingly and be sure to beat the crowds.
It’s a great place to live and boasts a number of amenities aimed at those who enjoy the great outdoors, including the rather delightfully named Groovy Balls Lifestyle Adventures, which offers the extreme sport of Zorbing. Agent commentary Q: What on average should buyers expect to pay for a home in Hillcrest? A: The statistics clearly show what we as estate agents, know – Hillcrest appeals to buyers of all ages. According to Lightstone, 34% of recent buyers were aged between 36 and 49 years. However, there has been a surge in interest from buyers aged between 18 and 35, and 22% of those who have recently invested in this area fall into this sector.
