Luke William Upfold brought his long-awaited dream to life by merging his passion for tattoos with his creative spark. The Lightship Tattoo Gallery emanated from his vision to provide customised tattoos that speak to a client’s personal journey and sentiments. Q: How did your business start? A: Owning a tattoo shop has been a dream of mine since I started my apprenticeship. After a few failures, the right place and opportunity presented themselves and Lightship Tattoo Gallery was born. Q: Why did you choose this area to set up shop? A: Station Drive is one of Durban’s urban renewal and creative hubs, which I enjoy as an artist. It’s a family of creative thinkers who get to share their respective crafts and promote small businesses. Q: How did you find your premises? A: A friend who knew I was looking, referred me to Paul Basson, the landlord.

Q: Who are your neighbours? A: S’bhekile Ndlangisa, a jeweller who does pieces by hand, and then a coffee shop called Parkside. Q: What are the shop rental/ sales prices like in this area? A: They’re in line with normal retail rental prices. Q: How many people go through your shop each day? A: In general, around three to four, but on Sundays, we have an influx of around 15. On the first Thursday of the month, there’s an event that brings around 100 people. Q: Do you have any expansion plans? A: I’m planning to add a retail element to the shop. Q: Do you operate online as well? A: I’m on Facebook (facebook.com/ lightshipgallery) and Instagram (@lightship_gallery), which is more of an online portfolio. Q: What’s your most popular service? A: The tattoos are more popular than the piercings.

Q: Why are the premises ideally suited to your business? A: The building I trade from is called The Station and has a coffee shop where my clients can relax and have something to eat while they wait.

Private Property takeover bid by P24 will not proceed

P

rivate Property has announced the conclusion of a deal which will see a change in ownership from the existing shareholder, OAM, which is an American private equity controlled company, to a consortium of committed South African buyers, including listed media giant, Caxton. Other buyers include industry participants with a deep understanding of the market. The deal is subject to Competition Commission approval and is expected to be finalised by the end of October 2017. The proposed takeover bid by Property24 parent company, Naspers, will not proceed. The new deal was concluded with the assistance of the industry body, Real Estate Business Owners of South Africa (Rebosa).

The transaction, once it has navigated the regulatory hoops, will usher in a new era for the property portal. “Private Property has grown strongly in the past three years, achieving excellent results as a digital platform, and now holds a significant position in the South African market. We’re really pleased that we could conclude a deal that maintains our independence and affords us the opportunity to enhance the role that technology can play in the real estate industry,” said Simon Bray, CEO, Private Property. “This is good news for everybody. For Private Property, we get to keep doing what we’re passionate about: building a great service for property shoppers. For the industry, it ensures a vibrant competitive environment with at least two big platforms offering advertising services.”

If you're packing up and going for good, then it makes sense to sell the property. hile the South African property market appears to be taking strain, Val de Vie Estate in the Paarl-Franschhoek Valley is reaping benefits from its investors. In Pearl Valley, amalgamated with Val de Vie in 2016, land prices increased from R900/m2 to R2,600/m2. The estate has a diverse property portfolio ranging from developer stands, lockup-and-go apartments and family homes, to top-end R100m houses. Mpumalanga’s Phola Mall open

T

he end of September saw the grand opening of Phola Mall, the first fully enclosed regional shopping mall in the old “KwaNdebele” region of Mpumalanga. Located in Phola Park, within KwaMhlanga, and with direct access off Moloto Road, the 29,000m2 mall is ideally located to service the massive rural population that surrounds it. Anchored by Superspar, Edgars, Shoprite, a Builders Superstore and boasting a strong line-up of fashion tenants, banks and food stores, Phola Mall promises to become the new centre of the greater community.

As is becoming a signature of McCormick Property Development (MPD) projects, the mall offers more than just shopping facilities. Two action soccer courts, numerous rest areas, a kids’ play area and wall murals by internationally recognised Ndebele artist, Esther Mahlangu, all contribute to the “gathering place” that the mall has become. “We want our communities to connect with their malls,” says Jason McCormick, MD, MPD. “By instilling a sense of pride and attachment to the mall, we’re able to give back in more ways than one.”

everal new developments are under way in Hillcrest with a focus on providing more medium-density, affordable housing, addressing a long-standing shortage. “There’s a desperate need for housing for teachers, nurses, municipal and other officials who work in the area in the order of R1m,” says John Forbes, town planning consultant and former manager: planning and development, eThekwini Municipality Hillcrest. “This group currently have to travel from far afield as they cannot afford the locally available accommodation. They must be catered for locally, and the apartments in Emberton and Cotswold Fenns are a step in the right direction.”

“Hillcrest has a host of restaurants, commercial centres and offices, and the lifestyle has changed from being that of a sleepy ‘B’ income area and transformed into a vibrant ‘A’ income area with local shopping and work opportunity,” says Forbes. This makes the rental market in the area robust, and mediumdensity developments provide excellent opportunities for buyto-let investors. “An added bonus of a new development is that buying off plan means no transfer fees and therefore much more value for your money,” says Smith.

The first development to be approved, Emberton Estate, offers a mix of freestanding homes, simplexes, duplexes and apartments, along with communal facilities, and residents are already moving in. “Buyers are prioritising security, affordability, lifestyle and accessibility, and the uptake has been phenomenal,” says Andrew Smith, director, Smiths Property Group (which is mandated to manage sales for Emberton Estate). Trevor Botsis, director, Global Property Investments (one of the developers of Cotswold Fenns), agrees that the demand has been exceptional, adding
