T

he proportion of South Africans aged 50+ is projected to grow to over 15% by 2050. With people generally living longer, local property experts find the demand for senior housing rapidly increasing as well as drastically changing in type and style. “Retirement now is a very different concept from what it used to be,” says Berry Everitt, CEO, Chas Everitt International property group. “It’s common to find people still working or even starting new business ventures in their 60s. Consequently, many are not ready to move to what we traditionally think of as old age homes or care centres until they are over 75.”

They want to be able to use this new phase as an opportunity to travel, be social, and engage passions they had to put aside while pursuing their careers and bringing up their children.” The demand now is for retirementtype housing that meets these new lifestyle needs in one way or another.

Not everyone can afford to buy into an estate or a retirement village. Everitt says there’s a growing number of seniors organising themselves into “communes” where they share a large house with other seniors, and organise help with meals, laundry and transport. “We’ve also seen a rise in demand for freehold properties that have ‘granny flats’ or garden cottages and can comfortably accommodate more than one generation of a family,” says Everitt. Many families find it convenient and more secure to share one property, as well as the running costs and child-care responsibilities, between working parents and grandparents. At the very top end of the market, realtors find many seniors selling their luxury homes to relocate to luxury apartments in buildings offering the amenities of a five-star hotel. “Major trends also include the integration of a senior housing component into many of the new

lifestyle estates,” says Everitt. These homes appeal to seniors who are ready to scale down but still want access to estate facilities like golf courses, clubhouses and wellness centres. In the middle upwards income bracket most clients seem to prefer purposebuilt retirement villages. Says Nadia Aucamp, broker and manager, RE/MAX All Stars Gauteng, “People want to feel safe to walk the streets within the complex and have on-site health-care facilities, peer group interaction, and catering facilities.”

Darling Green Estate launches

More good news for the residential property market

C

urrent economic and sociopolitical challenges aside, some “green shoots” of renewed activity have appeared in the residential property marketplace in certain regions, which is over and above ongoing, sustained activity experienced in various key hubs, says Dr Andrew Golding, chief executive, Pam Golding Property group. Retha Schutte, regional executive, Pam Golding Properties, Pretoria and Centurion, concurs, saying that well-priced properties are experiencing increasing activity, while units in popular Menlyn Maine continue to be

snapped up by urban professionals and other aspirant homebuyers. In addition, sales in mixed-use developments in the Pretoria region have surprised on the upside over the past six months.

Notably, while the Western Cape remains the top-performing major region overall, KwaZulu-Natal is showing the most resilience in the upper price band.

Another area which continues to experience sustained activity is the rapidly expanding North Coast in KwaZulu-Natal, which with its close proximity to King Shaka International Airport and proliferation of secure lifestyle estates, major business node in uMhlanga, and abundance of good schools, continues to attract local buyers as well as large numbers of up-country homebuyers.

Sandra Gordon, senior research analyst, Pam Golding Properties, points out that Cape Town and Nelson Mandela Bay continue to outperform South Africa’s national average of 4,3% with house price growth of 7,5% and 5,3% respectively. “It’s also interesting to see that the rebound in house price growth in the Northern Cape continues to gain momentum, at 3,39% for the year to date (Jan–Nov 2018, Lightstone).”

mart home adoption is on the rise, and technology now makes it possible for homeowners to adjust their music, ambient lighting or home security settings on their cellphones. This is only the beginning. According to the report Smart Home Market – Global Forecast to 2024, the smart home market is estimated to grow from $76,6bn in 2018 to $151,4bn by 2024. The benefits include energy efficiency, systems user functionality, and – of particular interest for South Africans – home security. These can all be controlled from a phone or other mobile devices, allowing remote users to activate alarms, set zones or even check out movement within their property. Risks like water leaks and fire could also be detected by a smart home before they become a problem. This will have implications for insurance as well. According to Vera Nagtegaal, executive head, Hippo.co.za, there’s a strong likelihood that insurers will start to offer solutions similar to telematics for cars that offer discounted premiums based on responsible behaviour. “In future, interactive apps might allow you to update your policy details in real time, by, for example, adding a new security feature that will alert you to risky behaviour, such as leaving your window open at night, and this could affect your premium,” she says. In addition, if smart homes were to evolve in such a way that could prevent risks before they occur, like alerting a homeowner to a water leak before it becomes a problem, insurance claims

will decrease as a result and impact the insurance industry significantly. “Insurance providers will have to look at new opportunities that are presented by smart home technology,” Nagtegaal explains. “Instead of just focussing on customers’ risks and offering reactive solutions, such as compensation for damage incurred after a pipe burst, insurance value propositions will have to shift. Products should be adapted to provide solutions in real time that are pre-emptive to prevent risks from occurring in the first place.” One example is the Homies alarm platform by Dutch insurance company Achmea and Accenture, which connects home security systems with neighbours, friends and families to assist each other in case of a fire or burglary. Of course, full smart home adoption is only in its early stages

in South Africa, so innovations like these are a long way off, but insurers are already considering the implications of the availability of this kind of data in future. “It’ll ultimately be better for homeowners, who’ll benefit from the positive ways in which they modify their behaviour in terms of their safety. In addition, insurers would be able to run more efficient risk models and offer more accurate and even affordable solutions to those individuals who use technology to improve their home security,” says Nagtegaal. All in all, the smart home revolution is likely to create significant benefits for homeowners. But, as with every new advance in technology, there’ll be adoption hurdles to overcome before full and efficient functionality – and home security – is achieved.

hutters have been around for some time, and they’ve been getting more and more aesthetically pleasing. No longer simply functional, they’re fabulous. Today, there are superb ranges, in different colours and materials, customised and, most importantly, effectively secure.

“When designing our security shutters, we prioritised not only the safety features but the aesthetic ones as well,” says Karina Palmer, interior designer and marketing director, AMERICAN shutters. These have the same appearance of traditional timber shutters… and the same practical safety features of traditional security barriers. Today, you can get them in three standard finishes – satin white, grey and charcoal, as well as custom colours. According to Anthony Mederer, MD, Taylor Blinds and Shutters, “Our ShutterGuard Security shutters are made from super sturdy aluminium and can be fitted to almost any window and door. The range is available in five standard colours – white, light grey, stone, bronze and anthracite – all of which have a matt finish. However, clients can request custom colours (at a surcharge). We’ve also introduced the option of a new textured paint finish called grain white.” According to him, their shutters have undergone stringent security tests and have a

specialised patented locking system that locks the shutters with a unique security key, as well as bolting the shutter in both the top and bottom tracks when it’s locked. Additional security is provided by the louvre lock pin that secures the louvre panel closed. Dave Meek, Earlswood Shutters, says his security shutters are similar in appearance to his PVC, wooden or aluminium ones, except they’re lockable (locks can be ordered in different key systems, master key, keyed alike, and so on). “The louvres in security shutters are reinforced, so it’s difficult to remove them as opposed to those in ordinary shutters.”

Ordinary vs security shutters “AMERICAN shutters’ Security Shutters are easy to operate without a tilt rod, thanks to their ‘gear tilt’ system hidden in the shutter framework,” says Palmer. “The louvres operate smoothly with a tight fit against the shutter framework and the interleaved shutter panels provide greater privacy, security and light block. The locked bolt system secures the shutter panels in place simultaneously at the top and bottom of the shutter panels, and the tamper-proof bottom and top tracks ensure that the shutters can’t be lifted out of place.” Both Taylor shutters and AMERICAN shutters can be installed internally or externally, and provide security, privacy, light and ventilation control.

“Earlswood’s Security Shutters are constructed from powder coated extruded aluminium profiles with stainless-steel hardware,” says Meek. “When correctly installed, security shutters form an almost impenetrable barrier from unwanted intruders. Compared to typical burglar guards, security shutters are significantly more secure.”

Other plusses

Security shutters are inevitably custommade. “In that way, they form part of the building and remain with the property when it’s time to sell – very appealing to any prospective buyer,” Meek says. “They’re also made of durable material and components which make them easy to clean – they’ll outlast any other window dressing. Louvres can be opened, closed or adjusted to control the amount of light, ventilation, visibility or privacy not easily achieved with any other window dressing. Shutters also prevent direct sunlight from damaging carpets, floors, and furnishings.” He adds, “During the day shutters can be opened up and stacked back to allow unobstructed views and easy access for entertaining. At night – or when you want peace of mind – shutters can be closed and locked, while the windows and doors remain open to allow cool air to move through the building.”
